What you get with a private office in the UK — and what you do not

A private office on Wezoo is a lockable, enclosed room inside a managed building. The listing tells you three things about it: how many people it is listed for, its floor area in square metres, and which floor it sits on. A room listed as “4 people · 12 m² · floor 9” is exactly that — one room, on one floor, for up to four desks.

What sits outside the room is a building facility, not part of your space. Breakout areas are named on 624 of the 898 buildings, catering on 480, a staffed reception on 343, phone booths on 207. Those are shared with everyone else in the building. If you need a meeting room to yourself for an afternoon, that is a separate request, not something the private office includes.

Two things the listing does not give you. First, a final price: the monthly figure is described on the listing itself as indicative, and 110 of the 898 buildings show no figure at all. Second, an instant confirmation — a private office is a room you request, not a room you book. One more gap worth closing before you commit: the listing does not say what stands inside the room. People, floor area and floor number are given for every room; desks, chairs, screens and storage are set per building by the operator running it. Ask what is already there before you price up what you would have to carry in.

What comes with a private office in the UK — the facilities, and who they belong to

The room is yours. Almost nothing else is. Facilities on a Wezoo listing are attached to the building, not to the office inside it, and that one distinction accounts for most of what surprises people on a first viewing.

877 of the 898 UK buildings name at least one facility; 21 name none. Fifteen kinds turn up across them, and they fall into three groups.

Every line on that list is shared. A breakout space named on 624 buildings is a breakout space for everyone in those buildings, and a staffed reception signs for the whole building’s post, not only yours. A meeting room you want to yourself for an afternoon is a separate booking on top of the private office, priced on its own.

What the listings leave to the operator

No UK private office listing publishes a per-room amenity list. Desks, chairs, screens, storage, whether the walls reach the ceiling — those are set by the operator running the building, and the data does not carry them.

The running costs are patchier still. Of the 898 buildings, 342 mention meeting rooms somewhere in their own description, 125 internet or wi-fi, 111 a kitchen, 89 a reception, 76 showers, 64 that rooms come furnished, 37 round-the-clock access, 23 utilities, 21 cleaning, 8 printing and 2 business rates. Read that as a map of what buildings have chosen to write down, not as a list of what they have: a facility named is named, and a facility unnamed is as likely to be there as not. Either way it belongs in your first message to the operator rather than in your assumptions — especially utilities, cleaning and business rates, where the difference between included and billed on top lands on the same invoice as the rent.

When the doors are open

738 buildings publish at least one day with a start and an end time, and 729 of those show a day finishing at 17:00, 17:30 or 18:00 — a staffed working day rather than a key of your own. 113 publish 00:00 to 00:00 on every day they list, which reads identically whether the building never closes or the field was simply left flat, so it is worth a question rather than an inference. 47 publish no hours at all. Thirty-seven buildings say in words that access runs round the clock, and that sentence is the only place in the listing where it says so plainly.

Where private office UK space is available in Britain — the cities and how many buildings in each

The spread is lopsided, and pretending otherwise would waste your time. Greater London holds 420 of the 898 private office UK buildings. Manchester is next with 58, then Leeds with 29 and Birmingham with 21. After that the counts fall into single figures quickly.

Buildings outside these places are spread over smaller towns and cities — Exeter and Norwich, Preston and Aberdeen among them. They all sit in the national list, which is the fastest way to see everything at once.

What a private office costs in the UK

The lowest monthly figure on any private office UK listing right now is £69 — a one-person room of 8 m² on the fourth floor of Boho 5 in Middlesbrough. The highest is £268,750, for a 1,538 m² floor listed for 430 people at 98 Theobalds Road in London. Between those two sit the rest of the 12,961 rooms that carry a figure.

One detail decides whether a figure means what you think it means. The number shown is the 24+ month term rung. The same listing usually names a second, higher rung for a 12–24 month term — at Peter House in Manchester the single-desk room reads £239/month at 24+ months and £366/month at 12–24 months. Shorter commitment, higher monthly figure. Read the rung before you compare two buildings.

The prices on the listings are indicative, so treat them as a starting point and request a quote for the room you actually want. For 110 of the 898 buildings there is no figure to start from at all; those are priced on request, and the useful questions there are the building, the floor, the room size and when it comes free. How much space you need — team size, desks and room size

Start from the room, not the rent. Of the 13,008 rooms that state a team size, 3,480 are listed for 4–6 people, 2,514 for 11–20, 2,480 for 7–10, 2,335 for 2–3, 1,350 for 21–50, 457 for a single person and 392 for 51 or more. The middle of the market is a four-to-six desk room.

Floor areas on comparable rooms tell you what to expect. A four-person room reads 12 m² at Peter House in Manchester, 12 m² at Lewis Building in Birmingham, 10 m² at Castlemead in Bristol and 10 m² at Park Row in Leeds. Larger rooms in the same four buildings: 20 people at 52 m² in Peter House, 20 people at 51 m² at Castlemead, 22 people at 56 m² at Lewis Building and 22 people at 56 m² at Park Row.

The figure on a Wezoo listing is the top of the range the room description spells out, so a room shown as 12 m² may be described as 11–12 m². Check the description before you assume the larger number.

There is a legal floor under all of this. The Workplace (Health, Safety and Welfare) Regulations 1992 require that the cubic space allowed for each person in a workroom is not less than 11 cubic metres. The HSE illustrates what that means in floor terms: with a 2.4 m ceiling you need about 4.6 m² per person, and with a ceiling of 3.0 m or higher about 3.7 m². The HSE is explicit that 11 cubic metres is a minimum and may be insufficient once furniture and equipment take up part of the room. The smallest single-desk rooms on our UK listings start at 3 m², so check any room against the number of people who will really use it.

Who can rent a private office in the UK — individuals, startups and established companies

Yes, one person can take a private office. 457 of the 13,008 rooms that state a team size are listed for a single occupant, spread across 252 of the 898 buildings, and the cheapest of them starts at £69 a month. A sole trader who wants a door that closes is a normal enquiry, not an exception.

Commitment length is usually the real question. 9,834 of the 13,106 rooms state a minimum rent of one month; another 3,184 state no minimum at all on the listing. That is why the 24+ month rung looks cheap next to the 12–24 month rung: the longer figure buys the discount, and a one-month minimum keeps the exit close.

At the other end, 566 buildings list at least one room for 20 people or more and 226 list one for 50 or more, so a company moving a whole department has somewhere to go. Who this is not for: if you need one desk two days a week, a private office is the wrong product and an expensive one — a hot desk or a day office answers that better. Who else is in the building — neighbours, shared rooms, and what Wezoo does not run

A private office is private at the door and communal past it. 729 of the 898 UK buildings list more than one private office; 169 list exactly one. Venture House lists 79. In most of our buildings, then, your neighbours are other small companies along the same corridor, on the same kind of terms as you.

That is what makes the shared rooms worth checking. 761 buildings name at least one social space — a breakout area, a lounge, a coffee and tea bar, a restaurant or a bar — and 330 name both a breakout space and a lounge. Those rooms are where people who work in one building run into each other, and they arrive with the building rather than with a membership you buy.

Sixty operators run the 898 buildings between them. Regus runs 227 of them, Spaces 63, Fora 62, Bruntwood 60, HQ 56 and Kitt 35; the remainder are smaller, often a single building with one landlord behind it. The operator sets the character of the place, and 155 of the 898 descriptions mention a community team, an events programme or networking as part of what the building offers.

One thing to be plain about: those programmes belong to the operator, not to us. Wezoo lists the space and passes your request to the building — we do not run events, we do not sell a membership, and nothing in a listing records how often a community team actually gathers people or who turns up. If that side of a building matters to you, put the question in the request itself. The operator will have a real answer; we would only be guessing at one.

How to request a private office in the UK on Wezoo

Every private office UK listing follows the same path, and it starts with a request rather than a booking. There is no instant confirmation and no card taken at the end, because the room, the term and the figure are settled between you and the operator first.

  1. Open the national list or a city page and filter to private offices.
  2. Pick the building, then the room — team size and floor area are on each one.
  3. Check the availability line. 4,741 rooms carry a stated date, 2,091 read “Available now”, 183 carry another note such as “Under Offer”, and 6,091 leave the field blank. A blank field is not a promise that the room is free today.
  4. Send the request. It goes to the operator running that building.
  5. Confirm the term. The figure you saw is almost certainly the 24+ month rung, so ask what a shorter term does to it.
