1-2 person office space Westminster - Wezoo

One desk is still a door that locks. If you are pricing 1-2 person office space Westminster, the useful number is not the borough total but how many rooms are actually built that small. Wezoo lists 112 private office buildings in the City of Westminster, and 33 of them publish at least one office sized for one or two people. Between those 33 buildings sit 102 such listings, the cheapest at £449 a month and the dearest at £12,988. The smallest room in the borough is also the scarcest.

This page is the shortlist. It covers what 1-2 person office space Westminster costs, how much floor area each room lists, which ones carry a move-in date and which do not, and then ten buildings in price order from £505 to £3,000 a month. Every figure below is read straight off the live listing, so treat it as a starting price and a starting date rather than a quote. For the wider picture across the country, see our complete guide to private office in the UK.

For an overview of every option, see all private offices in Westminster.

How many Westminster buildings have 1-2 person office space?

Thirty-three. That is the answer to start from, because it is the number that sets your shortlist before price does. Westminster carries 112 private office buildings on Wezoo and 33 of them publish a room at this size.

The band is the narrowest of the three in the borough. Westminster has 61 buildings with a room for three to six people and 63 with a room for seven to ten, so a solo founder or a pair is searching in roughly half the borough. Five operators carry most of it: Regus has eight buildings in the band, Spaces five, Argyll four and Fora four, with the remainder spread one or two at a time across Signature, WeWork, Halkin, Elementa, Huckletree, Pavilion, Spacemade and The Clubhouse. If your search keeps returning the same two brands, that is why.

Sizes above this one are covered separately: see 3-6 person office space Westminster for a small team and 7-10 person office space Westminster once you are hiring past six.

What does 1-2 person office space Westminster cost a month?

Starting prices in the band run from £449 to £12,988 a month. The bottom of that range is a single person room; the ten buildings in this guide begin at £505 and reach £3,000.

The shape of the pricing is worth knowing before you compare anything. On the serviced-office operators in this band, the one person and two person rates at the same building sit in a fixed pair: Marble Arch lists £505 for one and £1,010 for two, Covent Garden St Martin’s Lane £509 and £1,018, Victoria Station £525 and £1,050, Baker Street £599 and £1,198. The independents price the room instead of the seat: Parcels Building lists £2,599 for a two person office of 6 m², which is the same published area as a £1,010 room at Marble Arch. Price the room, not the postcode.

One listing sits a long way outside the pattern. The dearest entry in the band is at 151 Wardour Street in Soho, published at £12,988 a month for one person with a listed area of 61 m². A 61 m² room flagged for a single occupant reads as a whole suite rather than a one desk office, so read the top of the range as that listing and not as a market rate.

Two things the monthly figure normally absorbs that a conventional lease does not. Business rates are charged on most non-domestic property in England, offices included, and on a lease they are the occupier’s bill: see the government guide to business rates. In a serviced office they sit inside the monthly fee, along with utilities, cleaning and reception. If you want to see what the equivalent lease liability would be for a given address, you can look up its rateable value through the Valuation Office Agency service.

How much floor area does 1-2 person office space Westminster give you?

Listed areas in the band run from 3 m² to 61 m², and 101 of the 102 listings publish one. The ordinary case is much narrower than that spread suggests: the one person rooms cluster at 4 and 5 m², the two person rooms at 5, 6 and 7 m².

Three to five square metres is a desk, a chair and a door, which is the honest description of what the cheapest tier is. It is not a small office in the sense most people picture. If you need to put a second chair in for a client, look at the 7 and 8 m² listings at the two person price, or at the independents, where 8 and 9 m² is normal.

Treat the published area as the ceiling of what the room offers rather than usable desk space, and confirm it on a viewing. Where a figure looks wrong for its occupancy, as at 151 Wardour Street, the listing is almost certainly describing something larger than one desk.

What is included in 1-2 person office space Westminster, and what the listing leaves open

Every one of the 102 listings in this band publishes four things: a monthly starting price, the currency, a monthly billing interval and, in all but one case, a floor area. None of them publishes a room name, and none of them publishes a room level amenity list. That second gap matters more than it sounds.

What a room actually comes with has to be read off the building instead. All ten buildings below list proximity to public transport or public parking. Breakout space appears at nine of the ten. Catering is listed at Marble Arch, Covent Garden St Martin’s Lane, Victoria Station, Baker Street, Mayfair Berkeley Square, Paddington Sheldon Square and Huckletree Oxford Circus. A staffed reception is listed at the Elementa and Huckletree buildings, a restaurant at Mayfair Berkeley Square and Pavilion Knightsbridge, and phone booths at the two Fora addresses.

So the questions to put in your first message are the ones the listing does not answer: whether the desk and chair are in the room or charged separately, how many hours of meeting room credit come with the month, whether print and post are included, and what notice period applies after the first term. Nothing on the page settles any of those.

Which 1-2 person office space Westminster rooms can you move into now?

Seventy of the 102 listings carry no availability date at all, which on these listings means the room is offered as open rather than reserved for a future handover. Thirty-two carry a date, and in 16 of the 33 buildings not one matching listing carries a date.

Where a date is published it is often a long way out. The band’s dates run from 1 September 2026, which has already passed, through November and December 2026, then across 2027 and 2028, and two listings sit as far out as February and October 2031. A date that far ahead is a lease expiry showing through, not a room being held for you.

Of the ten buildings below, Paddington Sheldon Square, Huckletree Oxford Circus and Parcels Building publish no date on their matching rooms. Marylebone carries 1 September 2026, a date that has gone, so read it as open and confirm. Pavilion Knightsbridge carries 4 November 2026. Covent Garden St Martin’s Lane and Victoria Station each have one room from 1 November 2026 with the rest undated.

1-2 person office space Westminster, building by building

Ten buildings, cheapest first. Each entry gives the operator, the address, every matching listing at that building and the door to request it. The two sibling guides linked above cover the larger bands, so nothing here repeats a building featured in those.

1. Marble Arch — Marble Arch, W1K

1-2 person office space Westminster - Marble Arch
Marble Arch by Regus, 25 North Row

Regus, 25 North Row, W1K 6DJ. Six matching listings and the widest ladder of the ten: two single person rooms at £505, listed at 5 m² and 4 m², and four two person rooms at £1,010 at 6 and 7 m². Every one carries a one month minimum term.

Three of the six publish a handover date, in February 2027, April 2027 and March 2028; the other three publish none. The building lists 33 private office groups in total, so if nothing in the band is free the next size up probably is. A lounge and catering are listed here, which the cheaper Regus addresses in the borough do not all carry.

2. Covent Garden St Martin’s Lane — Covent Garden, WC2N

1-2 person office space Westminster - Covent Garden St Martin's Lane
Covent Garden St Martin’s Lane by Spaces, 60 St Martins Lane

Spaces, 60 St Martins Lane, WC2N 4JS. Two single rooms at £509, at 4 m² and 5 m², and four two person rooms at £1,018, all four listed at 7 m². One month minimum on all six.

Only one of the six carries a date, the 5 m² single from 1 November 2026, so five are offered open. This is the cheapest address in the band east of Charing Cross Road and the only one of the ten in WC2. Bike storage and catering are listed; the building carries 37 private office groups across all sizes.

3. Victoria Station — Victoria, SW1V

1-2 person office space Westminster - Victoria Station
Victoria Station by Spaces, 25 Wilton Road

Spaces, 25 Wilton Road, SW1V 1LW. Two single rooms at £525, both 5 m², and four two person rooms at £1,050 at 5, 5, 7 and 8 m². One month minimum throughout.

The 8 m² two person room is listed from 1 November 2026; the other five publish no date. With 63 private office groups this is the largest of the ten buildings by listing count, and the only entry in SW1V. Coffee and tea bar, breakout space and catering are listed.

4. Baker Street — Marylebone, W1U

1-2 person office space Westminster - Baker Street
Baker Street by Spaces, 83 Baker Street

Spaces, 83 Baker Street, W1U 6AG. Seven matching listings, the most of any Spaces address in the band: three single rooms at £599 at 5, 4 and 5 m², and four two person rooms at £1,198 at 7, 7, 5 and 7 m². One month minimum on all seven.

Six of the seven publish no date. The seventh, a 7 m² two person room, is listed from 1 March 2028, which is a reminder to filter on availability and not only on price. The building lists 44 private office groups in total.

Request Baker Street on Wezoo →

5. Mayfair Berkeley Square — Mayfair, W1J

1-2 person office space Westminster - Mayfair Berkeley Square
Mayfair Berkeley Square by Signature, Berkeley Square House

Signature, Berkeley Square House, W1J 6BD. Nine matching listings, more than any other building in the band: two single rooms at £635 at 4 m² and 5 m², and seven two person rooms at £1,270 at 5, 5, 6, 6, 7, 7 and 7 m². One month minimum on every one.

Three of the nine carry dates, two in February 2027 and one in October 2027, leaving six open. For a Mayfair address this is the cheapest entry in the band by some distance, and the building lists a restaurant, climate control and a coffee and tea bar alongside 69 private office groups.

6. Paddington Sheldon Square — Paddington, W2

1-2 person office space Westminster - Paddington Sheldon Square
Paddington Sheldon Square by Regus, One Kingdom Street

Regus, One Kingdom Street, W2 6BD. Two matching listings, both two person rooms at £1,010 and both listed at 7 m², each with a one month minimum and neither carrying a date.

This is the cheapest open two person room among the ten, because nothing here is held for a future handover. Paddington is the best represented district in the band overall, with four buildings and eleven listings, so if both rooms go there are near neighbours. The building lists 41 private office groups.

7. Marylebone — 4 Devonshire Street, W1W

1-2 person office space Westminster - Marylebone
Marylebone by Elementa, 4 Devonshire Street

Elementa, 4 Devonshire Street, W1W 5DT. One matching listing: a two person room at £1,232, listed at 8 m², with no minimum term published and an availability date of 1 September 2026 that has already passed.

That 8 m² is the step up from the 5 to 7 m² serviced rooms above, and it is where a second chair stops being a problem. A staffed reception, a lounge and climate control are listed. With 13 private office groups in the building this is a small operation rather than a floor of identical rooms.

Request Marylebone on Wezoo →

8. Huckletree Oxford Circus — Oxford Circus, W1D

1-2 person office space Westminster - Huckletree Oxford Circus
Huckletree Oxford Circus by Huckletree, 213 Oxford St

Huckletree, 213 Oxford St, W1D 2LG. One matching listing: a two person room at £2,100 at 8 m², with no date and no minimum term published.

The only entry in the band on Oxford Street itself, and the only W1D address among the ten. Reception service, lounge, breakout space and catering are listed, which is the trade you are making at this price: a small room attached to a large amount of shared space. The building lists six private office groups, so the band is a third of what it offers.

Request Huckletree Oxford Circus on Wezoo →

9. Parcels Building — Marylebone, W1U

1-2 person office space Westminster - Parcels Building
Parcels Building by Fora, 14 Bird Street

Fora, 14 Bird Street, W1U 1BU. One matching listing: a two person room at £2,599 at 6 m², undated, with no minimum term published.

Bird Street runs off Oxford Street behind Selfridges, and the building lists only two private office groups in total, so this is close to a single-room opportunity rather than a choice. Bike storage, phone booths and a coffee and tea bar are listed. At 6 m² the published area is the same as a £1,010 room at Marble Arch, which is the clearest illustration in this guide that you are paying for the address and the building, not the floor.

Request Parcels Building on Wezoo →

10. Pavilion Knightsbridge — Knightsbridge, SW1X

1-2 person office space Westminster - Pavilion Knightsbridge
Pavilion Knightsbridge by Pavilion, 64 Knightsbridge

Pavilion, 64 Knightsbridge, SW1X 7JF. One matching listing, and the only one of the ten listed for a single occupant at the top of the range: £3,000 a month at 7 m², available from 4 November 2026, with no minimum term published.

It is the only SW1X address in the band, which is the point of it. A bar, a restaurant and a lounge are listed, and the building carries three private office groups in total. If the brief is one person who needs to host in Knightsbridge, this is the band’s answer; if the brief is one person who needs a desk, it is not.

Best Westminster districts for a one or two desk search

Two districts carry four buildings each in this band: W2 around Paddington and W1J around Mayfair and Berkeley Square. Three more carry three each: W1W, W1S around Hanover Square and W1B around Regent Street and Langham Place.

Counted by listings rather than buildings the order changes. W1W and W1J lead with twelve matching listings each, then W2 with eleven and W1S with ten. A single Spaces or Signature address can carry six to nine rooms in the band on its own, which is why a district with fewer buildings can still hold more rooms.

The thin districts are worth knowing too, because they decide whether you have a choice. W1D, SW1X and W1H have one matching listing each, so Soho’s Oxford Street end, Knightsbridge and the Portman Street side of Marylebone are single-option searches at this size. For the borough as a whole, including the larger rooms, start from serviced office Westminster.

When should you choose a private office over a hot desk or a day office?

When the room needs to be yours on a Monday morning without you booking it. That is the whole difference, and it is worth being blunt about it, because at the bottom of this band you are paying a monthly fee for a room of 4 or 5 m².

A hot desk is priced per day and a day office is priced per day, so two or three days a week in the borough is a different kind of spend from £505 a month. Wezoo lists all coworking spaces in Westminster as well, and for an occasional London day that is the cheaper honest answer. Go to a private office when you need to leave equipment out, take calls that cannot be overheard, put the address on your letterhead, or stop negotiating for a quiet corner every morning.

One more practical reason: 69 of the 102 listings in this band carry a one month minimum term. That is a rolling commitment rather than a lease, so the decision is reversible in a way a conventional office is not. If the same band in a smaller market is useful for comparison, we covered 1-2 person office space Leeds as well.

The paperwork differs as well, and it is worth asking which document you are signing. Part II of the Landlord and Tenant Act 1954 sets out the security of tenure that attaches to a business tenancy in England and Wales. A serviced office is normally granted as a licence to occupy rather than a tenancy, which is one reason the term can run month to month. On a conventional lease the duties written into the agreement fall to the tenant, from fire safety to repairs in the areas the lease covers, as the government guide for business tenants sets out. In a serviced building the operator carries those.

How do you request 1-2 person office space Westminster on Wezoo?

A private office is not an instant booking. It is an enquiry, because the price on the listing is a starting price and the operator confirms the room, the term and what is bundled with it. Four steps.

  1. Open the door link under any building above, or open the full Westminster list and filter to private offices.
  2. Pick the listing whose occupancy and floor area match what you need, not the cheapest line on the page.
  3. Send the enquiry with your start date, how long you want the room for, and the four questions from the inclusions section above.
  4. Compare the replies on total monthly cost and notice period, then view the two you would sign for.

Shortlist more than one building in the same district. At this size a room can be taken between your enquiry and your viewing, and sixteen of the thirty-three buildings have only one or two matching rooms to lose.

1-2 person office space Westminster: frequently asked questions

How much is 1-2 person office space Westminster?

Starting prices across the 102 listings in this band run from £449 to £12,988 a month. The ten buildings in this guide start at £505 for a single person room at Marble Arch and reach £3,000 for a single person room at Pavilion Knightsbridge. Every figure is a starting price; the operator confirms the total.

Which Westminster buildings list a room for just one person?

Twenty-six of the 102 listings in the band are for a single occupant. Among the ten buildings here, Marble Arch (£505), Covent Garden St Martin’s Lane (£509), Victoria Station (£525), Baker Street (£599), Mayfair Berkeley Square (£635) and Pavilion Knightsbridge (£3,000) all publish one.

How big is 1-2 person office space Westminster?

Listed areas in the band run from 3 m² to 61 m², and 101 of the 102 listings publish a figure. In practice the single person rooms are listed at 4 or 5 m² and the two person rooms at 5, 6 or 7 m². Read the published area as the ceiling of the room and confirm it on a viewing.

Can I move in now?

Seventy of the 102 listings carry no availability date, which on these listings means the room is offered as open. In 16 of the 33 buildings not one matching listing carries a date. Of the ten here, Paddington Sheldon Square, Huckletree Oxford Circus and Parcels Building publish no date on their matching rooms.

Is there a minimum term?

Sixty-nine of the 102 listings publish a one month minimum term. The other 33 publish none, which does not mean there is no term, only that the listing does not state it. Ask for the notice period in the same message as the start date.

Can I book a private office in Westminster online the way I would a meeting room?

No. Meeting rooms, hot desks and day offices on Wezoo are instant bookings. A private office is an enquiry: you request the room, the operator confirms availability, term and the monthly total, and you sign with them. The listing price is where that conversation starts.
