1-2 person office space Edinburgh - Wezoo

One desk and a door is the hardest office to shop for. Everything on a flex operator’s price list is built around teams, and 1-2 person office space Edinburgh sits at the end of that list, where the room is barely wider than the desk inside it. Wezoo lists 31 private offices for one or two people in the city, and they sit in five of Edinburgh’s eleven private-office buildings. The other six do not go this small at all.

This guide covers all 31, building by building, with the monthly figure, the floor area and the availability date each listing publishes. 1-2 person office space Edinburgh is a narrow slice of a narrow market, so the numbers below are the ones each operator puts on the page, nothing averaged and nothing rounded. For the product rather than this one size, start with our complete guide to private offices in the UK.

Wezoo snapshot: 1-2 person office space Edinburgh

  • 31 private offices for one or two people, across five of the city’s eleven private-office buildings

  • Listed monthly figures: £169 to £1,610 per office

  • Published floor areas: 4 m² to 9 m²

  • 10 listings take one person, 21 take two

  • Operators: Regus, Spaces, WeWork

What does 1-2 person office space Edinburgh cost in 2026?

The lowest figure published in this band is £169 a month, for a one-person room at South Gyle out by Edinburgh Park. The highest is £1,610 a month, for a two-person room at 80 George Street in the New Town. Every other 1-2 person office space Edinburgh listing sits between those two.

Each building publishes one figure for its one-person rooms and a second for its two-person rooms, and holds that figure across every listing of that size under the same roof. At this size you are choosing a building, not hunting for the one cheap room inside it.

83 Princes Street Regus £249/month £498/month

Treat every figure above as a starting point. The listing does not publish which contract length the figure belongs to, so confirm the term with the operator before you plan a budget around it.

Which Edinburgh buildings list a one-person office?

Four of the five buildings with 1-2 person office space Edinburgh list a one-person room. South Gyle, 83 Princes Street, 93 George Street and 1 Lochrin Square each publish at least one office with a maximum occupancy of one. 80 George Street does not: its smallest published room takes two people. Ten listings in the city are one-person rooms, and 21 take two.

The six buildings that never reach this size are worth knowing by name, so you can stop opening them. 6 Coates Crescent and Fort Kinnaird start at three people. Clockwise Edinburgh Leith starts at four. 6 Waterloo Place starts at fifteen. The Melting Pot and Orchard Brae House publish no capacity on their private-office listings at all. For the other end of the same eleven buildings, see our guide to 7-10 person office space in Edinburgh.

If a lockable room of your own is more than you need this year, our complete guide to flexible workspace in the UK sets out the lighter options, and the wider private office market in Edinburgh covers every size the city lists.

The five buildings with 1-2 person office space Edinburgh teams can take

Ordered by the lowest monthly figure each building publishes for 1-2 person office space Edinburgh.

1. South Gyle, Regus, Edinburgh Park

1-2 person office space Edinburgh - South Gyle

South Gyle by Regus, Edinburgh Park

Westpoint, EH12 9DQ. The cheapest door in the band and the only one under £200 a month. Regus publishes five listings here for one or two people: a single one-person room at £169 a month with a published floor area of 5 m², and four two-person rooms at £338 a month with areas of 5 and 7 m². Four of the five carry no availability date; the fifth, a two-person room, opens on 1 March 2027. All five publish a minimum rent period of one month.

It is a business-park address rather than a city-centre one, which is the whole reason the figure is what it is. The building lists breakout spaces, catering and step-free access. If your week is calls and focused work rather than client meetings in the New Town, the trade is an easy one. Request South Gyle on Wezoo

2. 83 Princes Street, Regus, city centre

1-2 person office space Edinburgh - 83 Princes Street

83 Princes Street by Regus, city centre

83 Princes Street, EH2 2ER. Eleven listings in this band, more than any other building in the city. Four are one-person rooms at £249 a month, with published areas of 4, 5, 5 and 6 m². The other seven take two people at £498 a month, at 5 and 7 m². Minimum rent period: one month.

Dates are the thing to read here. The 4 m² one-person room publishes no availability date, while the other three one-person rooms are dated April 2027, September 2027 and September 2028. Several two-person rooms are undated. The building lists public transport and public parking nearby, breakout spaces, catering and step-free access. Request 83 Princes Street on Wezoo

3. 93 George Street, Regus, New Town

1-2 person office space Edinburgh - 93 George Street

93 George Street by Regus, New Town

93 George Street, EH2 3ES. Five listings: three one-person rooms at £285 a month with areas of 4, 4 and 5 m², and two two-person rooms at £570 a month at 7 m². A New Town address a street back from Princes Street, with parking and bike storage alongside breakout spaces, catering and step-free access.

One thing sets this building apart, and it is not the price. Every one of its five listings in this band publishes a future availability date, so none of them is advertised as free today. The earliest opens on 1 November 2026 and the latest on 1 October 2027. If your move-in is this month, ask before you set your heart on it. Request 93 George Street on Wezoo

4. 1 Lochrin Square, Spaces, Fountainbridge

1-2 person office space Edinburgh - 1 Lochrin Square

1 Lochrin Square by Spaces, Fountainbridge

1 Lochrin Square, EH3 9QA. Five listings: two one-person rooms at £355 a month, at 4 and 5 m², and three two-person rooms at £710 a month, at 5, 6 and 7 m². The 4 m² one-person room publishes no availability date; the 5 m² one opens on 1 December 2026. Minimum rent period: one month.

Fountainbridge sits between the canal and Lothian Road, a walk rather than a commute from the west end. Spaces lists a staffed reception, breakout spaces, catering, step-free access and both public transport and public parking nearby. The reception matters more at this size than it sounds: when the office is one room, someone else signing for your parcels is a service, not a perk. Request 1 Lochrin Square on Wezoo

5. 80 George Street, WeWork, New Town

1-2 person office space Edinburgh - 80 George Street

80 George Street by WeWork, New Town

80 George Street, EH2 3BU. Five listings, and all five take two people. There is no one-person room here. Four are published at £1,410 a month and one at £1,610, with floor areas of 7 m² on four of them and 9 m² on the fifth, the largest room anywhere in this band.

It is also the one building in the band that publishes no minimum rent period, so the term is a question for the operator rather than a number on the listing. Four of the five carry no availability date and one opens on 1 December 2026. The building lists phone booths, a lounge, a coffee and tea bar, a staffed reception, bike storage and public transport nearby, which is the longest service list of the five and most of what separates the figure from the rest of the table. When can you move into 1-2 person office space Edinburgh?

Fifteen of the 31 listings publish no availability date. Sixteen publish one, and those dates run from 1 November 2026 to 1 September 2028.

A blank date field says nothing. That is not the same as saying yes. It means the listing does not commit either way, and the only way to turn it into an answer is to ask. 93 George Street is the clear case in the other direction: all five of its listings carry a future date, so nothing there is advertised as free this month.

Terms are tidier. Twenty-six of the 31 listings publish a minimum rent period of one month. The five that publish none are all at 80 George Street. That is the whole commitment story the data carries; notice periods, deposits and renewal terms are not in the listing and have to come from the operator.

What four to nine square metres actually buys

Every 1-2 person office space Edinburgh listing publishes a floor area. One-person rooms run from 4 to 6 m². Two-person rooms run from 5 to 9 m². Four square metres is a desk, a chair and a door that shuts, and for a lot of one-person businesses that door is the entire product.

The law is less precise than you might hope. Regulation 10 of the Workplace (Health, Safety and Welfare) Regulations 1992 requires only that every room where people work has sufficient floor area, height and unoccupied space for purposes of health, safety and welfare. No single number appears in the regulation itself. The Health and Safety Executive publishes the approved code of practice and guidance for those regulations as L24. So judge the room on the tour, with your own monitor and chair in mind, rather than on the square metre count alone. Published areas are listing figures and worth confirming on site.

Two things the listing never tells you. Whether the monthly figure covers non-domestic rates, and whether you or the operator is the ratepayer. That question bites hardest at exactly this size: under the Scottish Government’s Small Business Bonus Scheme, an occupied property with a rateable value of £12,000 or less qualifies for 100% relief, subject to the scheme conditions. Non-domestic rates in Scotland are set by the Scottish Government and billed by the councils, so English guidance does not apply here. Ask which side of that line the room falls on and who holds the entry.

How to shortlist 1-2 person office space Edinburgh

  1. Start with the date, not the price. Fifteen listings publish no availability date and sixteen publish one. If you need a room this quarter, that single filter halves the 1-2 person office space Edinburgh shortlist before you have looked at a figure.

  2. Pick the district before the room. New Town gives you 93 George Street and 80 George Street, the city centre gives you 83 Princes Street, Fountainbridge gives you 1 Lochrin Square and Edinburgh Park gives you South Gyle. What separates the cheapest figure in this band from the dearest is mostly a map, not a specification.

  3. Ask what the figure covers, and on what term. The published monthly figure is a starting point and the listing does not say which contract length it belongs to.

  4. Settle the rates question in writing. Who is the ratepayer, and does the rateable value sit inside the Small Business Bonus Scheme threshold.

  5. Check the room against your next hire. A two-person room has nowhere to put a third desk. If you expect to be three or four people within the year, read our guide to 3-6 person office space in Edinburgh before you sign anything here.

At this size the shortlist is short on purpose. Five buildings, 31 rooms, four of them with a one-person option. Every private office on Wezoo is an inquiry rather than an instant booking, so the next step on any 1-2 person office space Edinburgh listing is a request and a tour, not a checkout.

Frequently asked questions

Can one person rent a private office in Edinburgh?

Yes. Wezoo lists 10 offices in Edinburgh with a maximum occupancy of one person, across four buildings: South Gyle at £169 a month, 83 Princes Street at £249, 93 George Street at £285 and 1 Lochrin Square at £355. Published floor areas run from 4 to 6 m².

Which Edinburgh buildings list a one-person office, and which start at two?

South Gyle, 83 Princes Street, 93 George Street and 1 Lochrin Square each list at least one one-person room. 80 George Street is the only building in this band whose smallest published office takes two people. The city’s six other private-office buildings do not list anything for one or two people at all.

What is the smallest 1-2 person office space Edinburgh listing?

Four square metres. Four listings publish that figure: one at 83 Princes Street, two at 93 George Street and one at 1 Lochrin Square, all of them one-person rooms. The largest room in the band is a 9 m² two-person office at 80 George Street.

Is any 1-2 person office space Edinburgh listing available right now?

Fifteen of the 31 listings publish no availability date, which means the listing does not commit either way rather than that the room is free. The 16 that do publish a date run from 1 November 2026 to 1 September 2028. All five listings at 93 George Street carry a future date.

Do you pay business rates on a one or two person office in Edinburgh?

The listings do not say whether the monthly figure covers non-domestic rates, so ask the operator who the ratepayer is. In Scotland the Small Business Bonus Scheme gives 100% relief on an occupied property with a rateable value of £12,000 or less, subject to the scheme conditions, which is relevant territory for a room of this size.

What happens when you outgrow a two-person office in Edinburgh?

You move up a band inside the same building in most cases. Eight of the city’s eleven private-office buildings list rooms for three to six people, and eight list rooms for seven to ten, so a move usually means a different door on a different floor rather than a different postcode.

Note on rates and regulations. This guide summarises UK and Scottish government guidance as published on 14 October 2026. It is general information, not legal, tax or financial advice. Non-domestic rates relief, workplace regulations and contract terms change, and they apply differently to every occupier.
