The paperwork for a new company asks one awkward question before anything else: what address goes on the register? A virtual office UK companies can genuinely register – a real street address that receives your post while you work from anywhere – answers it without a lease. The register is public. Your home address doesn’t have to be.
Wezoo is the aggregator side of that market: one place that lists serviced addresses from operators such as Regus, Fora and Bruntwood. At the time of writing (31 August 2026) that comes to 710 virtual office addresses across the UK. If the product itself is new to you, start with our complete guide to virtual offices; this page is the UK-specific picture – the law, the costs and the cities.
Wezoo snapshot – virtual office UK coverage
- 710 virtual office addresses listed UK-wide (31 August 2026)
- 330 listed under London; 380 under other town names
- Top operators by addresses listed: Regus (168), Fora (62), Bruntwood (60)
- Pricing: not published on Wezoo – each address is handled as an enquiry
Those four lines are the Wezoo side of the virtual office UK market in miniature: London-heavy, operator-led, and priced per address rather than on a rate card.
What does a virtual office UK package actually include?
At its core, one thing: the right to use a real street address as your company’s address. Everything else – registered office use, mail scanning and forwarding, call answering, meeting-room hours – is layered on top of that right, and varies from one virtual office UK provider to the next.
Three different jobs often share one address. The registered office is your company’s official address on the Companies House register. A trading or business address is what you print on your website and invoices. A director’s service address is the correspondence address each director files instead of exposing a home address. A well-built package lets one address do all three – check that each use is explicitly allowed before you sign.
Is a virtual office legal in the UK?
Yes. Nothing in UK company law requires you to own or rent the building your company calls home. What the law does require – since the Economic Crime and Corporate Transparency Act rewrote section 86 of the Companies Act 2006, in force from 4 March 2024 – is that your registered office is at all times at an ‘appropriate address’. One test decides it: post addressed to your company must be expected to reach someone acting for it, and the sender must be able to get delivery acknowledged.
A serviced address run to that standard passes the test. A Royal Mail PO Box no longer can, and Companies House guidance rules out ‘similar services from other companies’ too. The sanction is not theoretical: a company that fails to provide a compliant registered office address could be struck off the register, and section 86 makes non-compliance without reasonable excuse an offence by the company and every officer in default. The fuller detail sits in two guides: is a virtual office legal in the UK and virtual office for company registration.
The privacy logic is simpler than people expect. Your registered office appears on the public Companies House register, searchable by anyone. A director’s home address, filed separately, sits on a private register that Companies House shares only with bodies such as credit reference agencies and the police. Use an address you don’t live at, and the public trail ends there – official advice is blunt: if you don’t want an address public, don’t register it.
How do you set up a UK virtual office?

1. Choose your city. Pick the place clients expect to find you – the city table below shows where supply actually sits.
2. Pick the address and plan. It must be a real street address; a PO Box cannot serve as a registered office.
3. Complete sign-up checks. Address providers are trust or company service providers under the UK money-laundering regulations and must be supervised by HMRC or an equivalent body – so expect an identity check before the address goes live.
4. Register with Companies House. The address must be in place before you register, and it must sit in the same country as the company – a company registered in Scotland needs a registered office in Scotland.
5. Put it to work. Your business letters, order forms and websites must show the registered office address, the registered number, where the company is registered and the fact that it is limited.
Virtual office UK costs: what actually moves the price?
Your quote is set by the answers to five questions. Which postcode are you buying into? May the address be used as your registered office, or only for trading? How is mail handled – scanned, forwarded or held – and how much of it arrives? Do you want call answering or meeting-room hours on top? And is the contract monthly or annual?
Wezoo doesn’t publish rate cards for virtual offices – every address is an enquiry, quoted by its operator. For a grounded view of what UK plans cost by tier, our virtual office cost UK guide breaks the market into price tiers.
Which UK cities are best for a virtual office?
‘Best’ depends on what the address must do – impress, comply, or simply exist. Supply is the honest starting point, so here is where Wezoo’s virtual office UK coverage sits today:
| City | Addresses on Wezoo | City guide |
|---|---|---|
| London | 330 | Virtual office London guide |
| Manchester | 59 | Virtual office Manchester guide |
| Leeds | 25 | Virtual office Leeds guide |
| Birmingham | 20 | Virtual office Birmingham guide |
| Bristol | 12 | Virtual office Bristol guide |
| Liverpool | 10 | Virtual office Liverpool guide |
| Glasgow | 8 | Virtual office Glasgow guide |
| Edinburgh | 7 | Virtual office Edinburgh guide |
Counts are Wezoo virtual office listings grouped by the town named in each address, as at 31 August 2026. Greater London towns listed under their own names (Surbiton and Uxbridge, with 5 each) are not inside the London figure.
London is nearly half the register – 330 of 710 addresses – and the virtual office London guide walks through the strongest options. Manchester is the deepest market outside the capital with 59 addresses. Leeds (25) and Birmingham (20) anchor the north and the Midlands.
Scotland deserves a special word: a company registered in Scotland must keep its registered office in Scotland, and Glasgow (8) and Edinburgh (7) are the two Scottish cities on this list. Bristol (12) and Liverpool (10) round out the eight. The remaining 239 addresses sit in markets outside these eight – Reading and Preston among them – that rarely make a ‘best of’ list but may be exactly where your clients are.
How do you choose the address itself?
Run four checks before you pay for any virtual office UK plan. First, it is a real street address, not a box. Second, the plan explicitly allows registered office and director’s service address use rather than trading-address use alone. Third, the mail handling matches how you work – scanning suits a paperless setup, forwarding suits one that isn’t. Fourth, the provider verifies who you are – an identity check at sign-up is standard for a supervised provider.
Your registered address is on the public record from day one and is the last thing you want to redo. Pick the city, make sure the address passes the appropriate-address test, and keep your home off the record. Pick the postcode; skip the lease.

Virtual office UK: frequently asked questions
Is a virtual office legal in the UK?
Yes. UK company law does not require a company to own or rent its premises; it requires the registered office to be at an ‘appropriate address’ – post must reach someone acting for the company, and delivery must be capable of being acknowledged (Companies Act 2006, section 86). A serviced address that virtual office UK providers run to that standard meets the test; a PO Box does not.
Can I use a virtual office as my registered office with Companies House?
Yes, if it meets the appropriate-address rules: a physical address, in the same country the company is registered in, where post reaches someone acting for the company. The address must be in place before you register the company, and since March 2024 a Royal Mail PO Box – or a similar box-style service – cannot be used.
Does HMRC accept a virtual office address?
A virtual office address is judged by the Companies Act 2006 appropriate-address test: post must reach someone acting for the company, and delivery must be capable of being acknowledged. An address that passes it can serve as the company’s official registered address, which is where official post is delivered. The providers of such addresses must themselves be supervised under the money-laundering regulations, by HMRC or another supervisory body.
How much does a virtual office cost in the UK?
It depends on the postcode, the uses the plan permits (registered office, trading address, director’s service address), the mail handling included and the contract length. Wezoo does not publish virtual office rate cards – each address is quoted on enquiry by its operator. Wezoo’s separate UK cost guide breaks the market into price tiers.
What is the difference between a registered office and a business address?
The registered office is the company’s official address on the public Companies House register – every UK limited company must have one, and statutory post goes there. A business or trading address is the address you show customers on your website, letters and invoices. They can be the same place, and one serviced address often covers both, plus a director’s service address – the correspondence address a director lists instead of a home address.
Can I keep my home address off the public register?
Yes. The registered office is public, so avoid making it your home: official guidance says that if you do not want an address publicly available, you should not register it. A director’s residential address is filed on a private register either way, shared only with bodies such as credit reference agencies and the police – but a home used as the registered office stays public for as long as it is registered.
Do I have to show the address on my website and letters?
Yes. Business letters, order forms and websites must show the company’s registered office address, its registered number, where it is registered (England and Wales, Scotland or Northern Ireland) and the fact that it is a limited company.
Which UK city has the most virtual offices?
On Wezoo’s register, London – 330 of the 710 virtual office addresses listed across the UK on 31 August 2026, grouped by the town named in each address – followed by Manchester with 59. Leeds, Birmingham, Bristol, Liverpool, Edinburgh and Glasgow complete the eight cities this guide compares; Reading, with 8 addresses, is the largest market outside that list.
