1-2 person office space Bristol | Wezoo

Five of the thirteen Bristol buildings that list private offices on Wezoo publish anything sized for one or two people. Between them they list 18 offices at that size, and the cheapest is £249 a month. This guide walks through all five, what each one publishes about the rooms, and what the listings leave out, so you can shortlist before you enquire. If you want the wider picture first, start with our complete guide to private offices in the UK.

Shopping for 1-2 person office space Bristol is a different job from shopping for a team room. The choice is narrow, the rooms are small enough that a square metre matters, and the listed monthly prices run from £249 to £3,000. Two people and one door. That is the whole product.

  • Listed monthly prices: from £249 to £3,000

What does 1-2 person office space Bristol cost in 2026?

Seven monthly prices cover all 18 listings: £249, £279, £458, £498, £558, £1,500 and £3,000. Five of those seven come from the four city-centre serviced buildings. The two at the top come from one address in Clifton.

  • One person. Castlemead and 40 Queen’s Square both list from £249 a month. All Saints’ Street lists from £279. Origin Workspace lists two one-person offices, at £1,500 and £3,000.
  • Two people. Broad Quay House lists from £458. Castlemead and 40 Queen’s Square list from £498. All Saints’ Street lists from £558.

Every price on this page is a starting price, which is the floor for that room rather than a quote. The Wezoo listing does not publish the contract length those floors assume, so treat them as the opening number and ask the operator what it covers. Four of the five buildings do publish a minimum rent of one month on these rooms. Origin Workspace publishes no minimum at all.

Why only five Bristol buildings sell at this size

Bristol does not run out of small offices. It runs out of buildings that sell them. The other eight addresses with private offices on Wezoo all start higher up. Bristol Bridge, Elementa’s Bristol building, Colston Avenue, Clockwise Bristol and Square Works each begin at four people. Temple Meads and Runway East’s Queen Square begin at eight. Future Leap Clifton publishes one private office whose listing carries no usable capacity figure.

That leaves the small end to three large serviced buildings that run a full ladder of room sizes, one smaller Signature building, and one independent workspace in Clifton. Castlemead lists rooms from 1 person to 63, and All Saints’ Street from 1 to 57. The one- and two-person rooms in those two buildings are the bottom rung of a long ladder, not a specialism. If your team grows past two, the same address usually has the next size, which is one practical reason to prefer them. The step up is covered in our guide to 3-6 person office space Bristol.

Internal or external: the label that changes the room, not the price

Each listing at this size carries a room type. Nine of the 18 are tagged internal, seven are tagged external, and the two at Origin Workspace carry no tag. External means the room sits on the building’s outside wall; internal means it does not. The listing says nothing beyond that, and it does not promise a window either way.

The label does not move the price. At All Saints’ Street the two external one-person rooms and the internal one are all listed at £279. At Castlemead the £249 rooms include one internal and one external. At 40 Queen’s Square the same pattern holds at £249 and again at £498. So the room type is free to choose and worth asking about, because in a 4 m² room it is the difference you will notice every day. The law sets a test rather than a number: regulation 10 of the Workplace (Health, Safety and Welfare) Regulations 1992 requires every room where people work to have sufficient floor area, height and unoccupied space. Ask to stand in the room before you sign.

What are 1-2 person offices in Bristol best for?

A lockable room for one or two people answers a specific problem: you need a door you can close for calls, and an address that is not your kitchen table. The largest share of UK businesses sits in the professional, scientific and technical sector, and that is the work this size suits: consultants, accountants, solicitors, surveyors, small agencies, a founder plus one.

It suits you less well if most of your week is solo and quiet. A desk in a shared floor costs less and comes with the same coffee. If you want to compare the two, read our complete guide to flexible workspace in the UK before you commit to a room. And if you want the whole Bristol private-office market rather than this slice, see office space Bristol.

All five buildings that list 1-2 person office space Bristol

Ordered by how many offices each one publishes at this size. Between them they account for every 1-2 person office space Bristol listing on Wezoo, and every figure below is taken from the live listing.

1. All Saints’ Street, Spaces, The Pithay, BS1 2NB

1-2 person office space Bristol at All Saints Street, Spaces
All Saints’ Street by Spaces, The Pithay, central Bristol

Six listings at this size, the most of any Bristol building, and the only one that publishes three separate one-person rooms. The one-person offices are 4 m², 4 m² and 5 m², all from £279 a month. The two-person offices are 6 m² and two at 7 m², all from £558. Spaces occupies the upper floors of The Pithay, a distinctively curved building in central Bristol, and the listing shows a reception service, bike storage and catering on site. Five of the six rooms publish no availability date; the 5 m² internal room is listed from 1 January 2027.

2. Castlemead, Regus, Lower Castle Street, BS1 3AG

1-2 person office space Bristol at Castlemead, Regus
Castlemead by Regus, Lower Castle Street, Bristol

Five listings at this size, and a one-person room at the lowest price published in Bristol, £249 a month, which 40 Queen’s Square matches. The two one-person offices are 5 m² and 4 m²; the three two-person offices are 7 m², 8 m² and 9 m², from £498. The listing describes Castlemead as Bristol’s tallest building, an 18-storey tower opposite Castle Park, with parking on site. Only one of the five rooms is listed with no availability date. The earliest dated room anywhere in this guide is here: a 5 m² internal office from 1 December 2026.

3. 40 Queen’s Square, Signature, 40 Queen Square, BS1 4QP

1-2 person office space Bristol at 40 Queens Square, Signature
40 Queen’s Square by Signature, Queen Square, Bristol

Four listings at this size, matching Castlemead on price: two one-person rooms at 4 m² and 5 m² from £249, and two two-person rooms both at 7 m² from £498. This is the smallest of the five buildings by ladder length, topping out at 12 people, so it behaves less like a tower and more like a single address with a reception. The listing shows climate control, catering and breakout space. Three rooms carry no availability date; one 5 m² external room is listed from 1 May 2027.

4. Origin Workspace, 40 Berkeley Square, BS8 1HP

1-2 person office space Bristol at Origin Workspace, Clifton
Origin Workspace, Berkeley Square, Clifton

Two one-person offices, listed at £1,500 and £3,000 a month, and the only building in this guide outside the centre. Origin runs 42,000 sq ft on Berkeley Square in Clifton with a gym, two rooftop terraces and a member lounge, and the listing describes lockable private offices with seven-day access. Neither room publishes a floor area or a minimum term, and both carry the note “Available October” rather than a date. After these two the building jumps straight to five people, so there is no two-person option here at all.

5. Broad Quay House, Regus, Harbourside, BS1 4DJ

1-2 person office space Bristol at Broad Quay House, Regus
Broad Quay House by Regus, Bristol harbourside

One listing at this size, and no one-person room at all: Broad Quay House starts at two people. That single office is 5 m², tagged internal, listed from £458 a month and from 1 February 2027. It is the lowest two-person price published in Bristol, and it is the only room this building offers at the size, so the February date is the whole offer rather than one option among several. The building sits on the harbourside, the listing shows a reception service, catering and wheelchair access, and the ladder runs up to 26 people from there.

When can you actually move in?

Availability on 1-2 person office space Bristol comes in three shapes, and only one of them is a date. Seven of the 18 listings carry a specific date, running from 1 December 2026 to 1 October 2027. Two carry a note rather than a date, both at Origin Workspace, both reading “Available October” with no year attached. The remaining nine publish nothing in the availability field at all.

An empty field is not a promise that the room is free today. It means the listing does not say. So the honest reading is this: one room in Bristol is published as free before the end of 2026, a handful more land through 2027, and for everything else the answer comes from the operator. Ask for the date in writing in your first message rather than the second.

How to compare these five before you enquire

The listings for 1-2 person office space Bristol publish enough to cut the shortlist to two or three without a single phone call. Work through it in this order.

  1. Headcount first. If there are two of you, Origin Workspace is out, because it lists nothing between one person and five.
  2. Then the date. Castlemead publishes the only 2026 date. Nine rooms publish no date at all, which is a question for the operator rather than an answer.
  3. Then the room type. Internal and external cost the same, so state your preference while the operator still has a choice to offer you.
  4. Then the floor area. 4 m² and 9 m² are both sold as offices on this page. Ask which room you are being quoted, not which size band.
  5. Then the ladder. Castlemead and All Saints’ Street both run past 50 people, so moving up later means changing rooms rather than changing buildings.

A private office is an enquiry, not a booking. You send a request, the operator comes back with a quote and a viewing, and the published figure is where that conversation starts. Rooms at this size in other UK cities work the same way, as our guide to 1-2 person office space in Leeds shows. Frequently asked questions about 1-2 person office space Bristol

How much is 1-2 person office space Bristol per month?

Listed monthly prices run from £249 to £3,000. Castlemead and 40 Queen’s Square list one-person offices from £249, All Saints’ Street from £279, and Origin Workspace lists two one-person offices at £1,500 and £3,000. For two people, Broad Quay House lists from £458, Castlemead and 40 Queen’s Square from £498, and All Saints’ Street from £558. Each figure is a starting price rather than a quote.

Which Bristol buildings list an office for one person?

Four of them: Castlemead and 40 Queen’s Square from £249 a month, All Saints’ Street from £279, and Origin Workspace at £1,500 and £3,000. Broad Quay House is the one building in this guide with no one-person room, because its private offices start at two people.

How big are these rooms?

Where the listing states a floor area, the rooms run from 4 m² to 9 m². One-person offices are listed at 4 m² and 5 m², two-person offices at 5 m² to 9 m². The two Origin Workspace rooms publish no floor area, so 16 of the 18 listings state a size.

What is the difference between an internal and an external office?

External means the room sits on the building’s outside wall and internal means it does not. The listing says no more than that, and it does not promise a window. Nine of the 18 rooms at this size are tagged internal and seven external. The tag does not change the price in any of the five buildings, so it is worth naming your preference when you enquire.

Can I book 1-2 person office space Bristol online?

No. A private office is a request rather than a booking. You send an enquiry through Wezoo, the operator replies with a quote and a viewing, and you agree the term with them. Meeting rooms, hot desks and day offices in the same buildings are instantly bookable; private offices are not.

Is there a minimum contract?

Castlemead, All Saints’ Street, 40 Queen’s Square and Broad Quay House all publish a minimum rent of one month on these rooms. Origin Workspace publishes no minimum. The listings do not state what contract length the starting prices assume, so confirm both the term and the price with the operator.
