A team of seven to ten is the size at which a shared desk arrangement stops working. You need a door that closes, a wall you can write on and a postcode a client recognises. This guide covers 7-10 person office space City of London: which buildings actually list a room that size, what the monthly from-price is in each one, and what the listing tells you before you pick up the phone.
Wezoo lists 77 private office buildings inside the City of London. Forty-one of them publish at least one room with a stated capacity of seven to ten people, and between them those 41 buildings list 158 such rooms. The numbers below come from those listings, read on 20 October 2026. For the national picture, read our complete guide to private office in the UK.
The 7-10 person office space City of London listings on this page are one slice of a wider market. If you want the broader view of the Square Mile rather than one team size, our guide to office space City of London covers the whole borough. For an overview of every option, see the full list of private offices in the City of London.

How many buildings list 7-10 person office space City of London?
Forty-one. That is the count of buildings in the City of London whose Wezoo listing includes at least one private office with a stated capacity between seven and ten people. The rest list private offices, but none in that band.
The supply is not spread evenly. Elementa lists nine of the 41 buildings, Argyll and WeWork five each, Orega and Regus four each, Signature, Fora and Halkin three each, Spaces two, and Huckletree, Spacemade and The Clubhouse one each. Nineteen postcode districts are represented, with EC3A and EC2N carrying five buildings each and EC2M and EC4N four each.
Capacity is a ceiling, not a target. A room listed for nine people is a room the operator says will hold up to nine. If your team is seven, every room in this band is a candidate, and the 44 rooms listed for exactly seven are simply the tightest fit.
What does 7-10 person office space City of London cost per month?
The lowest monthly from-price among the 158 rooms is £2,625, for a seven-person room of 19 sq m at Fleet Street, the Regus building at 107-111 Fleet Street. The highest is £15,346.80, for a ten-person room of 49 sq m at 1 Great St Helen’s. That is the real spread on 7-10 person office space City of London, and it is wide enough that a single headline figure would tell you nothing useful.
Three of the 158 rooms sit below £3,000 a month. Twenty-seven sit below £4,000. Thirteen are at £10,000 or above. So the question is less what the market costs and more which end of it you are shopping in.
Taken by exact capacity, the cheapest listings are: seven people from £2,625 at Fleet Street; eight people from £2,760 at Fenchurch Street; nine people from £3,375, again at Fleet Street; ten people from £3,450, again at Fenchurch Street. At the other end, 1 Great St Helen’s holds the dearest listing in three of the four capacities, and the dearest seven-person room is the 51 sq m office at Octagon Point for £8,820.
One caution on every figure here. A from-price is a floor: it is the lowest the operator publishes for that room, and the listing does not say what contract length it assumes. Sixty-six of the 158 rooms carry a stated minimum of one month; the other 92 leave that field empty. Ask for the term alongside the price, because the two move together.
Rates are a separate line to settle. Business rates are charged on most non-domestic property in England, offices included. In a serviced building the charge is usually folded into the monthly fee, but no listing states that, so ask.
How much floor area comes with 7-10 person office space City of London?
Every one of the 158 rooms publishes a floor area. The smallest is 9 sq m, the largest 68 sq m, and 119 of the 158 sit between 18 and 30 sq m. The most common listed area for a seven-person room is 19 sq m; for a ten-person room it is 27 sq m.
The outliers are worth knowing before a viewing. The 68 sq m room is at Warnford Court on Throgmorton Street, listed for ten people at £10,250 a month. The 9 sq m room is at 8 Devonshire Square, listed for seven. Nine square metres for seven desks is not a working office, and that listing is the clearest example of a figure to query rather than trust.
Floor area is the one field that separates two rooms of the same stated capacity, so it is the field to compare first. Two eight-person rooms at the same price with 20 sq m and 29 sq m between them are not the same product.
Internal or external: which room should a team of seven to ten ask for?
Ninety-one of the 158 rooms are listed as external, 23 as internal, and 44 leave the field blank. External means the room has a window on the building facade. Internal means it does not.
The gap shows up in the price. At Bevis Marks, the Elementa building at 6 Bevis Marks, the three cheapest seven-person rooms are all internal and all on the first floor, from £3,866.67. The two external seven-person rooms in the same building are £5,375 and £6,235, the second of them on the twelfth floor. Same building, same stated capacity, and the window is most of what you are paying for.
For a team of seven to ten who will sit in the room all day, that premium usually earns itself back. For a team that is in two days a week, an internal room at the lower price is the sharper buy. Decide which you are before you look, because the listings will not decide it for you.
Which 7-10 person office space City of London rooms can you move into now?
Availability splits four ways across the 158 rooms. Sixty-three carry a specific date. Forty-six are marked “Available now”. Two are marked “Under Offer” and one “Available on request”. The remaining 46 leave the field empty, which is not the same as free: it means the listing says nothing.
Two details in the dated group matter. Sixteen of the 63 dates have already passed, the oldest being 31 July 2026 at Central Court. A date in the past means the room was released some time ago and the listing has not been refreshed, so it is a question for the operator rather than a promise. At the other extreme, 100 Bishopsgate lists a seven-person room dated 1 September 2028, which is a lease expiry showing through, not a room you can plan around.
If your move-in is fixed, start with the 46 rooms marked “Available now” and treat every other status as a conversation.
7-10 person office space City of London, building by building
Twelve of the 41 buildings that list 7-10 person office space City of London, ordered by the lowest monthly from-price each one carries in the seven to ten band. Every figure comes from the live listing.

All eight are listed as external and all eight carry a one-month stated minimum. The availability field is empty on every one, so confirm the release date before you plan around it. 107-111 Fleet Street sits at the western edge of the Square Mile, with the river four streets south.

2. 33 Queen Street (33 Queen Street, EC4R 1AP)

33 Queen Street by WeWork, EC4R
Operator: WeWork · Rooms for seven to ten: 4 · Capacities listed: 7 and 8 · From: £3,220 a month
Four rooms, all marked “Available now”, which is rare in this band. One seven-person room at £3,220 and three eight-person rooms at £3,890, all between 16 and 17 sq m. That is compact for eight people, so it suits a team that works on laptops rather than one that needs a meeting table in the room. Queen Street sits between Cannon Street and the river.

3. Cannon Street Station (60 Cannon Street, EC4N 6NP)

Floor area runs 18 sq m to 27 sq m, and the room type is mixed, three internal and eight external, so there is a cheaper option inside the floorplate if you want one. Three of the eleven carry a release date, the rest leave it blank.

Three of the six carry a date: two sevens in February and March 2027 and the nine-person room on 1 December 2026. All six state a one-month minimum. Sixty-three St Mary Axe sits between Liverpool Street and Aldgate, which is useful if your team arrives from more than one direction.

5. Tower 42 (25 Old Broad Street, EC2N 1HN)

Tower 42 by Signature, EC2N
Operator: Signature · Rooms for seven to ten: 6 · Capacities listed: 7, 8, 9 and 10 · From: £3,535 a month
Six rooms from £3,535 to £5,050, 19 sq m to 27 sq m, each with a one-month stated minimum. Two of the six are internal, a seven and an eight; the other four are external. Three carry a date, including a ten-person room on 1 December 2026. A recognisable Old Broad Street address does work in a pitch, and this is the cheaper of the two tower addresses on this list.
6. Bevis Marks (6 Bevis Marks, EC3A 7BA)

Bevis Marks by Elementa, EC3A
Operator: Elementa · Rooms for seven to ten: 8 · Capacities listed: 7, 8 and 9 · From: £3,866.67 a month
Eight rooms in the band and the clearest internal-against-external ladder of any building here: five rooms for seven people running from £3,866.67 to £6,235, then an eight at £6,742.50 and two nines at £6,562.50 and £7,612.50. Floor area is 22 sq m to 29 sq m throughout, so the money is going on the window and the floor, not the footprint. Two rooms are marked “Available now”.

7. Lloyds Avenue (3 Lloyd’s Avenue, EC3N 3DS)

Lloyds Avenue by Fora, EC3N
Operator: Fora · Rooms for seven to ten: 1 · Capacities listed: 7 · From: £3,962 a month
One room, for seven people, 30 sq m, at £3,962 a month. That is the most floor area of any seven-person listing under £4,000 on this page. Lloyd’s Avenue runs south from Fenchurch Street.

8. Liverpool Street New Broad Street House (New Broad Street House, EC2M 1NH)

Liverpool Street New Broad Street House by Spaces, EC2M

Floor area runs 18 sq m to 27 sq m and every room states a one-month minimum. Four are internal, eight external, and two of the sevens carry 2027 dates. 9. 8 Devonshire Square (8 Devonshire Square, EC2M 4YJ)

8 Devonshire Square by WeWork, EC2M
Operator: WeWork · Rooms for seven to ten: 4 · Capacities listed: 7, 8 and 10 · From: £4,100 a month
Four rooms: two sevens at £4,100 and £4,740, an eight at £5,870 and a ten at £7,000. Three of the four are marked “Available now”. The floor areas are the reason this building needs a viewing rather than a shortlist slot: the cheaper seven-person room is listed at 9 sq m and the dearer one at 24 sq m. Devonshire Square is a courtyard development, so the rooms vary more than the address suggests.

10. The Gherkin (30 St Mary’s Axe, EC3A 8BF)

The Gherkin by Signature, EC3A
Operator: Signature · Rooms for seven to ten: 3 · Capacities listed: 7, 8 and 10 · From: £4,333 a month
Three rooms: a seven at £4,333 dated 1 January 2027, an eight at £4,952 and a ten at £6,190, 20 sq m to 27 sq m, each with a one-month stated minimum. The eight is internal, the other two external. This is the one address on the list a client will place without being told twice, and at £6,190 for ten people it is not the dearest ten-person room in the City by a long way.

Three 7-10 person office space City of London listings whose figures do not line up
Reading 158 listings in one sitting surfaces a few that contradict themselves. None of these is a reason to discount the building. Each is a reason to ask one specific question.
Nine square metres for seven people. At 8 Devonshire Square, the cheapest seven-person room is listed at 9 sq m and a second seven-person room in the same building at 24 sq m. One of those two numbers is describing something other than a seven-desk office. Ask which.
Five identical capacities, two very different prices. Bevis Marks lists five rooms for seven people, from £3,866.67 to £6,235. The field that separates them is room type and floor, not size: the three cheapest are internal first-floor rooms of 22 to 23 sq m, the dearest is an external room on the twelfth floor of 24 sq m. Worth confirming the view is what you are buying.
Three identical rooms, three different dates. 100 Bishopsgate lists three nine-person rooms, all 23 sq m, all at £6,795, released on 1 April, 1 July and 1 October 2027. It also lists three seven-person rooms at £5,285 each, two with no date and one dated 1 September 2028. Identical pricing across staggered releases usually means a rate card rather than a room-by-room quote.
Filed under City of London, but the postcode says Holborn
Three of the 41 buildings that list 7-10 person office space City of London carry a WC postcode rather than an EC one. They sit in the Wezoo City of London area because the search catchment reaches a little past the ward boundary, and for most teams that is a feature rather than a problem. It is worth knowing which three, because a WC postcode is Holborn rather than the Square Mile.
London Holborn Gate at 330 High Holborn, WC1V 7PP, lists three eight-person rooms at £4,165, £4,485 and £4,915, from 24 to 29 sq m, none with a date. Central Court on Southampton Buildings, WC2A 1AL, is the deepest of the three with seven rooms in the band from £4,270 to £9,080, and floor areas up to 51 sq m. Chancery House on Chancery Lane, WC2A 1QS, lists a single seven-person room of 26 sq m at £7,100, dated 1 October 2026.
If the address itself is doing work for you, a WC postcode reads as legal London rather than financial London. If it is the commute that matters, measure it from where your team actually arrives.
How do you request 7-10 person office space City of London?
A private office is not a room you book by the hour. You send an enquiry, the operator comes back with a quote and a term, and you arrange a viewing. On Wezoo that runs in four steps.
- Filter to private offices in the City of London and set your team size, so you only see rooms whose stated capacity covers you.
- Compare floor area before price. Two rooms at the same monthly figure can be 10 sq m apart, and that is the difference between a working office and a crowded one.
- Check the availability field on the exact room, not the building. In this band 46 rooms say “Available now” and 46 say nothing at all.
-
Send the request. Ask for the term the from-price assumes, what the fee covers and whether business rates sit inside it.
If your team is closer to five or six than to ten, or you want a desk count that moves month to month, our guide to rent flexible workspace City of London is the better starting point. If the search has already crossed the boundary westwards, the same size band in the neighbouring borough is covered in 7-10 person office space Westminster.

7-10 person office space City of London: frequently asked questions
How much is 7-10 person office space City of London per month?
From £2,625 a month at the low end, for a seven-person room of 19 sq m at Fleet Street, up to £15,346.80 for a ten-person room at 1 Great St Helen’s. Three of the 158 rooms in this band are listed below £3,000 a month and 13 are at £10,000 or above. Every figure is a from-price, so treat it as a floor.
How many buildings offer 7-10 person office space City of London?
Forty-one of the 77 private office buildings Wezoo lists in the City of London list 7-10 person office space City of London, and between them they list 158 rooms with a stated capacity of seven to ten people: 44 for seven, 50 for eight, 36 for nine and 28 for ten.
Can you book 7-10 person office space City of London online?
No. Private offices are enquiry-led, not instant. You send a request through Wezoo, the operator responds with a quote and a term, and you arrange a viewing before anything is signed. Meeting rooms, day offices and hot desks are the products you book outright.
How much floor area should 7-10 person office space City of London have?
Across the 158 rooms the listed area runs from 9 sq m to 68 sq m, and 119 of them sit between 18 and 30 sq m. The most common listed area is 19 sq m for a seven-person room and 27 sq m for a ten-person room. Compare the area field on the specific room, because two rooms with the same stated capacity are often several square metres apart.
What is the shortest term on 7-10 person office space City of London?
Sixty-six of the 158 rooms state a minimum of one month. The other 92 leave the field empty, which means the term is something to settle in the enquiry rather than something the listing has decided. No listing states the contract length its from-price assumes, so ask for both together.
Which 7-10 person office space City of London rooms are available immediately?
Forty-six of the 158 are marked “Available now”. Sixty-three carry a specific date, two are under offer, one is available on request and 46 leave the field blank. Sixteen of the dated rooms carry a date that has already passed, which is a prompt to ask rather than a promise.
