3-6 person office space City of London - Wezoo

A team of three has options. A team of six has a shortlist. This guide covers 3-6 person office space City of London: which of the 77 Wezoo private office buildings inside the Square Mile actually list a room for that many people, what each one asks for it per month, and the handful of listings where the price stops following the floor area. For the national picture, read our complete guide to private office in the UK.

Forty buildings list at least one room for three to six people, and between them those 40 publish 246 such rooms. Every one of the 246 carries both a monthly starting figure and a floor area, which makes this one of the few capacity bands in London you can compare line by line. For an overview of every option, see all private offices in the City of London.

Wezoo snapshot: 3-6 person office space City of London

  • 40 of the 77 Wezoo private office buildings in the City list a room for three to six people
  • 246 rooms in that capacity band across those 40 buildings
  • Price range: £1,035 to £8,218.60 per month
  • Floor area range: 8 sq m to 37 sq m
  • 72 of the 246 rooms are marked available now; another 71 carry neither a date nor a note
  • 122 of the 246 rooms publish a stated minimum of one month
  • Operators with the most buildings in the band: Elementa, WeWork, Regus

What counts as 3-6 person office space City of London?

A private office with a lockable door, listed for a stated maximum of three, four, five or six people, inside the EC and WC postcodes that make up the Square Mile. It is not a bank of desks in a shared room and it is not a day office you take for an afternoon. The capacity figure on the listing is a ceiling set by the operator, not a measurement.

That distinction matters more in this band than in any other. Eight of the 246 City rooms put four or more desks into 9 sq m or less. The Health and Safety Executive puts the legal floor at 11 cubic metres of empty volume per person, and its own worked example translates that to about 4.6 sq m of floor per person where the ceiling is 2.4 m high, adding that the figure is a minimum and may be insufficient once furniture is in the room. Read the square metres, then read the headcount. In that order.

Who rents 3-6 person office space City of London?

The City is a workplace, not a neighbourhood. The City of London Corporation counts 8,600 residents and 614,500 workers inside the same square mile, which is one in every 52 workers in the country. Almost everyone in the band is here for proximity: to a client, to counsel, to an exchange, to a regulator.

In practice that means three groups. A founding team that has outgrown a shared desk and now needs a door for calls. A London bridgehead for a firm headquartered somewhere else, where three or four people need an EC address and a postcode a client recognises. And a project team that has a fixed end date and no appetite for a building of its own.

How much does 3-6 person office space City of London cost?

The published starting figures across all 40 buildings run from £1,035 to £8,218.60 a month. The lowest sits with one of the large serviced operators and buys a 9 sq m room for three. The highest buys 27 sq m for six. The nine buildings below start at £1,545, because the very cheapest listings in the borough are already featured in our guide to office space in the City of London.

Three things change what you pay more than the address does. Capacity, which every operator prices in steps. Whether the room has a window, which is the internal and external split you will see in the listings. And how soon you want it, because a room you can take this month and a room released in 2027 are not the same product. Prices are indicative starting figures and move with availability, so request a current quote rather than planning on the number you read here.

Where the price of 3-6 person office space City of London stops tracking the floor area

Three of the nine buildings below break the pattern you would expect, and they are worth knowing about before you shortlist on price alone.

  • At The Monument, the six-person room at 15 sq m is listed at £3,880 while the five-person room at 13 sq m is £4,030.
  • At 1 Cornhill, a 21 sq m room for five is £4,380 and a 19 sq m room for four is £4,600.
  • At Moor Place, the three-person room is 12 sq m and the four-person room is 8 sq m, and the smaller one is the dearer of the two.

At Blackfriars the opposite happens: every three-person room carries the identical £1,545 whether it is listed at 8, 9 or 10 sq m. That operator prices desks. Others price floors. Ask which one you are talking to.

Which 3-6 person office space City of London rooms are open now?

The 246 rooms split four ways, and the difference between the first two is the one that catches people out. 72 carry an explicit available now marker. 71 carry neither a date nor a note, which usually means open but is not the same statement. 84 carry a future date, the earliest 31 October 2026 and the latest 1 June 2031. Nine carry a date that has already passed, and three of those nine sit in two of the buildings listed below.

The remainder are edge cases worth knowing: two rooms are marked under offer, two are available on request, and six carry a month rather than a date, which puts the release somewhere inside a four week window rather than on a day. A date in the past is not a trap, it is a listing nobody refreshed after the room came free. It is still the line to check by phone before you build a move around it.

3-6 person office space City of London, building by building

Nine buildings that list 3-6 person office space City of London, ordered by the lowest monthly figure each one publishes for a room in the band. Every figure and floor area below is taken from the current listing.

1. Blackfriars, Tallis House (EC4Y 0AB)

3-6 person office space City of London, Blackfriars

Blackfriars by Regus, EC4Y

Operator: Regus · Rooms for three to six: 15 · Capacities listed: 3, 4, 5 and 6 · From: £1,545 a month · 8 to 17 sq m

The widest ladder of the nine, and the one that shows how a large operator prices this band. Every three-person room carries the same £1,545, whether it is listed at 8 sq m, 9 sq m or 10 sq m. Four people costs £2,060, five costs £2,575, six costs £3,090, and the floor area moves inside each step without moving the figure. Eight of the 15 carry no release date and no note; the other seven are dated between December 2026 and August 2027. It is also the only building in this nine that publishes a minimum term: all 15 rooms state one month. Tallis House sits on the western edge of the Square Mile, a short walk from Blackfriars and the river.

2. 2 Minster Court (EC3R 7BB)

3-6 person office space City of London, 2 Minster Court

2 Minster Court by WeWork, EC3R

Operator: WeWork · Rooms for three to six: 4 · Capacities listed: 3 and 4 · From: £1,590 a month · 8 sq m

The tightest footprint in this nine. All four rooms are listed at 8 sq m: one for three people at £1,590 and three for four people at £1,860. All four are open now, which is rare at this price in EC3. Four desks in 8 sq m is a genuine squeeze, so this is the clearest case in the borough for seeing the room before you commit. Minster Court is a minute from Fenchurch Street station and the Monument line of the City.

3. One Avenue Dawson House, 5 Jewry Street (EC3N 2EX)

3-6 person office space City of London, One Avenue Dawson House

One Avenue Dawson House by One Avenue Group, EC3N

Operator: One Avenue Group · Rooms for three to six: 5 · Capacities listed: 3, 4, 5 and 6 · From: £1,650 a month · 10 to 20 sq m

The cleanest ladder in the set. One room per capacity apart from four people, which has two, and the floor area climbs with the headcount every time: 10 sq m for three at £1,650, 13 sq m for four at £2,200, 16 sq m for five at £2,750 and 20 sq m for six at £3,300. Every one of the five is listed as an external room with a window. None is marked available now: four carry a month rather than a date, October, November, December and February, and the fifth is flagged as an early release. Ask which week, not which month. Jewry Street runs down to Tower Hill, so this is the eastern end of the Square Mile rather than the banking core.

4. The Monument, 51 Eastcheap (EC3M 1DT)

3-6 person office space City of London, The Monument

The Monument by WeWork, EC3M

Operator: WeWork · Rooms for three to six: 6 · Capacities listed: 3, 4, 5 and 6 · From: £1,930 a month · 9 to 15 sq m

Six rooms, and all six are marked available now, which no other building in this nine manages across its whole band. Two three-person rooms at 9 sq m are both £1,930; a third three-person room at 10 sq m is £2,400. The six-person room at 15 sq m is listed at £3,880, below the five-person room at 13 sq m on £4,030, so do not read the ladder from the top down. One naming warning: this is the WeWork building on Eastcheap. A second City listing also carries the Monument name and belongs to a different operator on a different street.

5. Farringdon, 1 Giltspur Street (EC1A 9DD)

3-6 person office space City of London, Farringdon

Farringdon by Elementa, EC1A

Operator: Elementa · Rooms for three to six: 8 · Capacities listed: 4 and 6 · From: £1,984.50 a month · 12 to 21 sq m

The only building in this nine with an EC1 postcode, up at the Smithfield corner where the City meets Clerkenwell. It skips three and five entirely: two internal rooms for four people at 12 sq m and £1,984.50, then six external rooms for six people between 18 sq m and 21 sq m, from £3,465 to £3,955. Three of the eight are open now. Four carry a January 2027 date and one carries a September 2026 date that has already come and gone, which is worth a question when you call.

6. Monument, 10 Lower Thames Street (EC3R 6AF)

3-6 person office space City of London, Monument

Monument by Halkin, EC3R

Operator: Halkin · Rooms for three to six: 4 · Capacities listed: 3, 4 and 5 · From: £2,100 a month · 13 to 22 sq m

More room per head than anything else at this price. Three people get 13 sq m, five people get 22 sq m at £3,700, and there is no six-person room at all. Not one of the four is a straight yes: two are marked available on request and two carry dates of 31 August 2026 and 30 September 2026 that have already passed. Treat this building as a phone call rather than a plan. This is the Halkin building on Lower Thames Street, not the WeWork one on Eastcheap listed above. Same name, two different front doors.

7. Moor Place, 1 Fore Street Avenue (EC2Y 9DT)

3-6 person office space City of London, Moor Place

Moor Place by WeWork, EC2Y

Operator: WeWork · Rooms for three to six: 4 · Capacities listed: 3, 4 and 6 · From: £2,270 a month · 8 to 14 sq m

All four rooms are open now, and the listing is a neat illustration of why you read the square metres and not the headline. The three-person room is 12 sq m at £2,270. The four-person room is 8 sq m at £2,370. The smaller room holds more people and costs more. Two six-person rooms at 12 sq m and 14 sq m both sit at £3,200. Fore Street Avenue is the Barbican edge of the City, north of the Guildhall and five minutes from Moorgate.

8. 75 King William Street (EC4N 7BE)

3-6 person office space City of London, 75 King William Street

75 King William Street by Elementa, EC4N

Operator: Elementa · Rooms for three to six: 8 · Capacities listed: 4, 5 and 6 · From: £2,295.83 a month · 13 to 20 sq m

The best building in the set for seeing what a window is worth. A 13 sq m internal room for four is listed at £2,295.83; a 14 sq m external room for the same four people is £2,847. Six-person rooms run 19 sq m and 20 sq m, from £3,182.50 to £3,483.33. Three of the eight are open now and the rest are spread across 2027, from January to May. King William Street runs straight into Bank, so this is as central as the band gets.

9. 1 Cornhill (EC3V 3ND)

3-6 person office space City of London, 1 Cornhill

1 Cornhill by Argyll, EC3V

Operator: Argyll · Rooms for three to six: 4 · Capacities listed: 4 and 5 · From: £4,320 a month · 19 to 21 sq m

The top of this nine on price and the most generous on space: four rooms between 19 sq m and 21 sq m, all four open now. Three are for four people at £4,320, £4,580 and £4,600. The fourth holds five people in 21 sq m at £4,380, which undercuts two of the smaller rooms. Cornhill faces the Royal Exchange at the Bank junction, which is the most expensive address in this guide and the shortest walk to a client meeting in the core.

Where in the Square Mile to look for 3-6 person office space City of London

The 40 buildings cluster by postcode. Fourteen sit in EC3, the insurance and Lloyd’s end running down to Tower Hill. Twelve sit in EC2, which is Liverpool Street, Moorgate and the towers around Bishopsgate. Ten sit in EC4, from Bank west to Blackfriars and Fleet Street. One sits in EC1 at the Smithfield corner.

Three of the 40 carry a WC1 or WC2 postcode, which is Holborn rather than the Square Mile proper. They are filed under the City because the boundary runs through Chancery Lane, so if a Holborn walk matters to you, check the postcode on the listing rather than the borough label. If your centre of gravity is further west, the same band in the neighbouring borough is covered in our guide to 3-6 person office space in Westminster.

When should you choose a private office over coworking?

At three people the honest answer is sometimes not yet. A shared desk membership costs less and a team of three can work around a call. By five or six it stops being a judgement call: you need somewhere to leave a second monitor, somewhere to take a client call without booking a room, and a door that closes during a hiring conversation.

The other side of the trade is commitment. Coworking is monthly and walkaway. A private office is a quote, a term and a signature, and the room you saw is the room you get. If your headcount is about to move past six, look at 7-10 person offices in the City of London before you sign for this band, and if you want the whole capital rather than the Square Mile, start with 3-6 person office space across London.

How to request 3-6 person office space City of London on Wezoo

Four steps to request 3-6 person office space City of London, and none of them is an instant booking.

  1. Shortlist on floor area and capacity together, not on the headline figure alone.
  2. Open the building page and send the enquiry. Say how many desks, when you want to be in and how long for.
  3. The operator comes back with the current figure and the term. Both are set by them, not by the listing.
  4. View the room. In this band, a square metre either way changes how it feels at nine in the morning.

3-6 person office space City of London: frequently asked questions

How much is 3-6 person office space City of London?

Across the 40 City buildings that list a room for three to six people, the monthly starting figures run from £1,035 to £8,218.60. The nine buildings in this guide start at £1,545. Every figure is a starting price for the room, not a per-desk rate, and it moves with availability.

How many City of London buildings list a room for three to six people?

Forty of the 77 Wezoo private office buildings inside the City of London, and between them they list 246 rooms in that band: 45 for three people, 79 for four, 57 for five and 65 for six.

How big is 3-6 person office space City of London?

The band runs from 8 sq m to 37 sq m. Eight of the 246 rooms list four or more desks in 9 sq m or less, so the capacity figure and the floor area need reading together rather than one or the other.

Can I move into 3-6 person office space City of London now?

72 of the 246 rooms are marked available now and another 71 carry neither a date nor a note, which usually means the same thing without saying it. 84 carry a future date, the earliest 31 October 2026 and the latest 1 June 2031. Nine carry a date that has already passed, so confirm those by phone.

Is there a minimum term on 3-6 person office space City of London?

122 of the 246 rooms publish a stated minimum of one month. The other 124 publish nothing, and 10 of the 40 buildings show a term at all. Every one of the 246 is listed as a serviced office rather than an empty floor, but where the listing is silent the term comes from the operator at quote stage, so ask for it in writing.

Can I book 3-6 person office space City of London online?

No. A private office is a request rather than an instant booking. You send an enquiry through Wezoo, the operator comes back with the term and the current figure, and you view the room before anything is signed. Meeting rooms, day offices and hot desks on Wezoo do book instantly; private offices do not.
