If you are looking for office space in south London and you want a count rather than a carousel, here is what Wezoo’s own catalogue holds: 64 buildings south of the centre, of which 43 publish a live monthly price for at least one private office. Between them they list 558 priced private offices, from £195 a month to £161,300.
The boundary, stated once and used for everything below. South London here means the postcode districts SE1–SE28, SW2–SW20, and the CR, BR, SM and KT areas — Croydon, Bromley, Sutton and Kingston. The same rule decides what is in and what is out. Westminster’s SW1 block counts as central London here rather than southern, and is covered by our central London guide, and Richmond, Twickenham and Teddington sit in the TW area, which is not on the list. Because the rule follows the postcode map rather than the river, it also takes in Chelsea, Fulham and South Kensington in the SW districts.
Prices below are what each operator publishes as a starting monthly rate for a whole office — not per-desk rates. The listings carry no tax label and no breakdown, so treat every figure as a headline rate and ask each operator what VAT, service charge, business rates, furniture and internet do to it. “Per stated occupant” divides that monthly rate by the maximum occupancy on the listing, which is a ceiling rather than a desk count: how many desks, cupboards and a meeting table fit alongside is a question for the viewing. What does office space South London cost against the centre?
About a third less. Taking each building once, represented by the median of its own priced offices, the typical southern building charges £525 per stated occupant per month against £761 in central London, and £143 per m² against £210 — 31% and 32% respectively. That is 43 southern buildings against 206 central ones on price per person, and 43 against 203 on price per m² (p < 0.001 on both).
Part of that gap is a slightly smaller room. Comparing offices of the same stated capacity, southern ones carry about 6% less floor area per person, and the range the data allows runs from 12% less to a shade more (p = 0.087). So the room is a little tighter — but nothing like a third tighter.
The test that settles it holds everything constant at once. Across the 2,929 priced offices in the 246 southern and central buildings that publish both a capacity and a floor area, a model of monthly price on floor area, stated capacity and operator puts the southern address at 35% cheaper — p < 0.001, with a range of 21% to 46%. Same square metres, same stated capacity, same operator: still a third off.
You are not buying a smaller office. You are declining to buy a central postcode.
How much cheaper, by team size?
Each building counts once inside each band, so a single building with forty-eight rooms cannot tip a median.

Four of the five gaps clear p < 0.001 comfortably. The 21 or more band is the weak one — 14% at p = 0.013 — and it is the band where a tighter boundary makes it vanish altogether. Whole floors in Bankside and at Greenwich are priced like the City.
Is this one landlord’s rate card?
Regus, Spaces, HQ and Signature are one company, IWG, and IWG runs 16 of the 43 southern buildings that publish prices. Testing one brand in two places separates a location effect from a brand effect, and IWG is the only operator with enough buildings on both sides for a well-powered test: 16 southern against 29 central, where the southern buildings list 43% less per stated occupant (p < 0.001). Spacemade, with four southern buildings against seven central, comes out at 36% less (p = 0.029). Fora (14%, p = 0.255) and Kitt (19%, p = 0.115) point the same way without reaching significance on three to eight buildings, while Runway East, on two southern buildings against four central, points the other way — the only operator with more than one building on each side that does.
Six operator groups list only in the centre and two only in the south, so a simple south-versus-centre average is partly a comparison of different brands rather than of two places. The model above carries an operator term for that reason.
A note on the floor-area figures
Some operators appear to set a room’s stated capacity from its floor area at a fixed rate: IWG’s listings match floor area divided by 2.71 to within one person on 95% of rooms, Elementa’s a divisor of 3.26 on 91%. So “square metres per person” says more about who wrote the listing than about how generous the room is — the operator accounts for 51% of the variation in it, the part of London for 2%. Is the south cheap, or is the centre expensive?
The centre is expensive. Of the 91 Wezoo buildings that are neither central nor southern, the 78 that publish a price are listed at £449 per stated occupant and £152 per m² — on the median, a shade below the south’s £525, though the difference is not statistically clear (p = 0.470). Read the gap as a central-London premium you can step outside of rather than a bargain unique to the south; half the south’s priced buildings sit in SE1, which pulls its median up.
Does the answer change if you draw South London more tightly?
Narrow it to the SE postcodes alone — 34 buildings, 25 of them priced, 244 offices — and the per-m² gap is still 24% (p = 0.002). What changes is the top of the ladder: among offices for more than twenty people in the SE postcodes, no gap can be measured at all, on 20 buildings. With that few, only a very large difference would have shown up.
One structural caveat: 67% of southern buildings publish a price against 88% of central ones, so every comparison here is between the buildings that publish, not between all buildings.

Read the capacity line before the price. “Seats 20+” at Croydon Lansdowne Road is a 27-person room and at Clockwise Bromley a 30-person room, so a team of twenty-two would be paying for chairs it does not need: the column gives the cheapest office that clears the bar, not one sized to your team. Where a room shows no date, the listing publishes none.
Some buildings charge a flat rate per person, and some price room by room
This is the thing to check before you sign anywhere you plan to grow. Of the 32 southern buildings listing four or more priced offices, 17 charge the same rate per stated occupant whatever the room size — Croydon Lansdowne Road at £195 a head, Kangley Bridge Road at £209, Sutton Point at £219 — so doubling the team doubles the bill and nothing else changes. Those are the buildings a finance model can extrapolate.
The other 15 price room by room, and the rate per head jumps about rather than climbing with size. At 12 of the 15 the larger rooms are the cheaper ones per person. 1-2 Paris Gardens has the widest spread of the fifteen and also the longest menu, at 17 offices: £388 a head in one sixteen-person room against £811 in a nine-person room, with its six-person room at £617 and its forty-four-person floor at £625. Pavilion Fulham runs £450 to £850 a head and Uncommon Fulham £412 to £600, on the same room-by-room basis.
On those fifteen, multiplying a headline per-head rate by your headcount gives the wrong number in either direction — at Paris Gardens it overstates a sixteen-person room by about £3,700 a month. Price the room, not the building.
Nothing in the listings says whether an operator will move you between rooms mid-term, or what that costs. If you are growing, that is the first question to ask, and it is what decides whether taking a big room now beats moving twice.

Nine Kingston-area buildings sit inside the boundary and none of them currently publishes room-level private-office listings or rates on Wezoo. Across the south, 21 buildings publish no private-office price; London-wide the figure is 63 of 390. A blank here means the price is not published, not that the building is empty. One further building inside the search area publishes no usable postcode and no priced office, so it sits outside every South London count above.
The districts with nothing in them
Priced private offices in the south sit in fifteen postcode districts: SE1, SE10, SE13, SE26, SW3, SW6, SW7, SW11, SW15, SW18, SW19, BR1, CR0, CR9, SM1. That leaves a large, well-populated belt with none at all — Peckham (SE15), Brixton (SW2 and SW9), Camberwell (SE5), Dulwich (SE21 and SE22), Herne Hill (SE24) and New Cross (SE14) have no priced private office on Wezoo, and the one SW2 building in the catalogue publishes no rates. SE1, SE10, SE13 and SE26 are the only SE districts holding a priced building at all. - Window or not. 264 are labelled external rooms, 169 internal, 123 carry no label and 2 carry another.
- Floor area. All 558 publish a floor area in m².

Three gaps are worth naming. Opening hours are stored against these offices but every southern record carries a blank 00:00–00:00 schedule, so this guide cannot tell you the hours these offices are let on. Room-level amenities are empty on all 558, so the write-ups above draw on a building-level service list instead. And that list is a set of flags, not detail: it will tell you a building is near public transport but never which station or how far, and it says nothing at all about internet, service charge, business rates, furniture, cleaning or whether a meeting room comes with the office. Those four questions — what is included, what the notice period is, what the deposit is, and whether you can register a company at the address — are the ones to put to the operator in the first email.
When should you choose South London over the centre?
When your team is under twenty and your clients are not all in the City. Between three and twenty people the southern buildings list 37% to 40% less per person, and for a one- or two-person office the gap reaches 51%. The cheapest private office Wezoo lists anywhere in Greater London is £195 a month, a one-person, 4 m² room at Croydon Lansdowne Road. Four of the six London buildings whose private-office entry price is under £250 are in the south; the other two are in Barking and West Kensington, and the next cheapest building after those six opens at £255.
When you should not: if you need a whole floor. Above twenty people the gap thins to 14% across the sector and cannot be measured at all inside the SE postcodes. At that size the riverside estates at London Bridge and Greenwich price like the City, and the choice comes down to the address rather than the bill. And if the postcode itself is not the point, the north, east and outer west sit a little lower per person on the median, though not by a clear enough margin to bank on.
