Jersey has one serviced business centre on the Wezoo network, and it carries 25 separate private offices. That is the whole national picture in a sentence: one address in St Helier, 25 lockable rooms behind it, sized from a two-person room of 6 m² to a 105 m² suite listed for up to 37 people, with monthly starting prices from £418 to £7,733.
This guide sets out what is actually available on the island right now: which rooms exist, what they cost, how much floor area a team of a given size needs, who the product suits, and how to ask for a room. Every figure below comes from the live listing for the building, not from a brochure.
What you get with office space in Jersey — and what you do not
Every one of the 25 rooms on the island is a serviced private office: an enclosed room with a door that locks, let as a furnished unit rather than as bare floor area. All 25 carry a minimum rent term of one month, which is the shortest commitment on offer and the thing that most clearly separates this product from an island lease.
Seventeen of the 25 rooms are external, meaning they sit on the façade and have a window. The remaining eight are internal rooms without one. That distinction matters more in a single-building market than it would in a city with forty options, because it is the main choice a tenant actually gets to make here beyond size.
The building itself carries shared facilities that come with the address rather than with your room: breakout spaces, catering, a coffee and tea bar, a lounge, and step-free, wheelchair-accessible entry. Reception, cleaning and the building services are run by the operator.
What this is not: it is not a lease on your own floor, and it does not come with a meeting room reserved for your exclusive use. Meeting space and the shared areas are facilities of the building, booked or shared rather than owned. If your requirement is a dedicated boardroom with your name on the door, that is a different conversation to have with the operator at the point of enquiry. And if what you need is the address rather than the room, the same building offers a business address on its own: see our guide to the virtual office in Jersey.
One honest word about how most people search in Jersey. Almost all of the island’s office search runs through commercial property agents, and for a full floor on your own lease that is exactly who you should be speaking to: a lease is a multi-year commitment with its own fit-out, rates and dilapidations. What we list is the other end of the same market. A serviced room by the month, furnished, with the building services included in the arrangement and a one-month minimum term, suits a team that wants to be working next week rather than one that wants a building for five years. Both are legitimate; they answer different questions.
Where office space is available in Jersey — the cities and how many buildings in each
Jersey is roughly 120 square kilometres with a single commercial centre, so the national picture and the town picture are the same picture. All of the island’s listed office space sits in St Helier, at one address: Liberation Station, on the Esplanade side of town near the Liberation Station bus terminus, postcode JE2 3AS.
There is no second town with inventory, and no second building in St Helier on the network. Anyone comparing parishes will find the comparison short. What there is instead is depth inside the one address: 25 rooms rather than one or two, spread across a wide band of sizes, which is why a team of three and a team of thirty can both be housed at the same postcode.
What office space costs in Jersey
Prices on the island start at £418 per month for the smallest room and run to £7,733 per month for the largest. Every price listed is a floor: it is the lowest monthly figure the operator quotes for that room, and the quote you receive depends on the term you agree and on what you add to it. Treat the figures below as the entry point to a conversation, not as a final rent.
| Listed for up to | Floor area | Rooms | From, per month |
|---|---|---|---|
| 2 people | 6 m² | 1 | £418 |
| 3 people | 8 to 10 m² | 5 | £627 |
| 4 people | 10 to 12 m² | 4 | £836 |
| 5 people | 14 to 15 m² | 3 | £1,045 |
| 6 to 8 people | 17 to 22 m² | 5 | £1,254 |
| 10 to 17 people | 27 to 45 m² | 6 | £2,090 |
| 37 people | 105 m² | 1 | £7,733 |
Availability is the second half of the price question, and on a one-building island it is the half that decides things. Fourteen of the 25 rooms are listed as available now. The other eleven carry a stated availability date, the earliest in November 2026 and the latest in August 2027. If a particular size is the one you need, the date attached to it is worth asking about before the price is.
How much space you need: team size, desks and floor area
The capacity shown against each room is a ceiling, not a recommendation. A room listed for four people holds up to four; a team of four should therefore look at rooms listed for four or more, never at the three-person rooms. The same goes for the floor area, which is the upper figure of the range the operator quotes for that room.
Read against the island’s inventory, that gives a short and practical ladder. A solo founder or a pair fits the 6 m² room. A team of three has the widest choice on the island with five rooms between 8 and 10 m². Four and five-person teams have seven rooms between 10 and 15 m². Above that the market thins quickly: five rooms cover six to eight people, six rooms cover ten to seventeen, and exactly one room on Jersey is listed for more than twenty.
Two things worth building into the number before you enquire. First, add for growth: in a market with one building, the room you can move into next year is whichever room happens to be free, so a little headroom now is cheaper than a move later. Second, remember what sits outside your four walls. Because breakout space, the lounge and catering are shared building facilities, you are not buying the floor area for a kitchen or a waiting area, which is why these rooms read smaller than an equivalent leased suite would.
Who can rent office space — individuals, startups and established companies
All 25 rooms are let on the same basis, so the product is open to a sole trader on their own as readily as to a company with a payroll. The one-month minimum term is what makes that true in practice: there is no multi-year covenant to sign and no fit-out to fund, so an individual consultant can take the 6 m² room on the same terms a finance firm takes the 105 m² suite.
It suits three groups particularly well on Jersey. Sole traders and consultants who need a door that locks and an address in town rather than a desk at home. Small and growing teams who cannot predict their headcount eighteen months out, and for whom a one-month term is the point. And established companies that need an island presence without taking a building: a local project team, a seasonal office, or a landing spot while a longer-term property search runs.
Who it is not for, stated plainly. If you need a whole floor on your own lease, with your own fit-out and your own front door, a serviced room is the wrong shape and an island agent is the right first call. If what you actually need is a business address and mail handling rather than a room to sit in, a private office is more than the job requires. And if you need thirty-plus desks, be aware that the island currently has exactly one room at that scale.
Private offices in Jersey, building by building
1. Liberation Station — St Helier

Liberation Station is the island’s only listed business centre and sits on Floor One at JE2 3AS, in the Esplanade quarter of St Helier within walking distance of the harbour, the bus station and the town’s finance offices. It is operated by Regus, and it is step-free and wheelchair accessible.
Behind that single address are the 25 private offices this guide describes: 17 external rooms with a window and 8 internal rooms, every one of them serviced, every one available on a one-month minimum term, ranging from 6 to 105 m² and listed for two to 37 people. Shared facilities at the building include breakout spaces, catering, a coffee and tea bar and a lounge. Fourteen rooms are available now; the remaining eleven have dates running from November 2026 to August 2027.

How to request office space on Wezoo
A private office is requested, not booked from a calendar. You tell us the size you need and when you need it, and the enquiry goes to the operator who holds the room; the terms, the exact rent and the start date are agreed with them. Before you send it, settle three things: how many people the room has to hold, which month you want to be in it, and whether a window matters enough to narrow you to the 17 external rooms.
With one building on the island, the practical advice is to name a size range rather than a single room. Availability moves, eleven of the 25 rooms have a date attached, and a range gets you a useful answer first time.

If Jersey turns out to be one stop on a wider search, the two nearest markets we cover in the same language are worth a look. Our guide to private offices in the United Kingdom covers hundreds of buildings across the mainland, and the guide to private offices in Ireland covers the Irish market. Both are a short flight from the island, and both carry the choice that a single-building market cannot.
