What does office space East London cost per month?
Of the 260 offices with a published monthly price, 188 are takeable now — listed with no move-in date or one that has already passed, and not marked under offer. Across those, the median is £3,490 a month and the range runs from £229 to £148,450.
That spread is not a mistake. It is the difference between a five-square-metre room for one person in Barking and a 1,182-square-metre floor for up to 267 people at 1 St Katharine’s Way. The useful number is not the average — it is the cheapest room that actually fits your team and is free when you need it.
Two things distort a quoted price if you do not check them. Stated capacity is a maximum, not a desk plan: a room listed for eight people is the largest team the operator will put in it, not a promise of eight comfortable desks. And 71 of the 260 priced offices carry a future move-in date, some as far out as 2031, with one more marked under offer — 72 rooms you cannot take today. Tables headed “takeable now” count only the other 188; tables of listed ranges say so in the caption.
One more thing the listings do not settle. The monthly figure is the operator’s own listed price for the room. VAT, service charge, deposit, business rates and any fit-out are agreed with the operator, not published here, and a private office on Wezoo is an enquiry rather than an instant booking — so treat every number below as the opening line of a conversation. Above sixteen the two Canvas Offices warehouses in E1 hold the floor, and the area per person keeps rising.
A second wrinkle explains why two buildings can quote the same room very differently. Of the 16 East London buildings with more than one priced office, 5 quote a single flat rate per desk — the monthly price is that rate multiplied by the stated capacity, exactly, across 161 offices — while the other 11 price each room on its own merits.
That is an established way of quoting rather than an East London quirk: we ran the same check on every Regus, Spaces and Signature building in Birmingham, Leeds and Manchester the same day, and each one quotes a single flat desk rate there too. Where a rate is flat you can price any team size yourself before you enquire.
Minimum term is published for some operators and not others. Regus, Signature, Spaces list a one-month minimum on every East London office; Kitt lists twelve months at Albion Mills; and Canvas Offices, Fora, Runway East, WeWork publish no minimum term at all, as do the three buildings with no unit detail. Where it is not published it is negotiated — ask for it in writing either way.
In office space East London the operator decides the room, not the postcode
Split the 20 buildings by who runs them and the market falls into two halves. Four serviced-office brands — Regus, Signature, Spaces, WeWork — run 7 of the 20 buildings and hold 209 of the 260 priced offices. The other 13 buildings are independents: Canvas Offices, Fora, Kitt, Runway East, plus the three that publish no unit detail. Between them the independents hold 51 priced offices.
The rooms behind those two halves are not the same size. Measured room by room across every office with a published floor area, the serviced brands’ median room is 16.5 square metres and the independents’ is 44 — 2.7 times larger — with median stated capacities of 6 and 16 people. Per stated head the gap is smaller but points the same way: 2.71 square metres against 3.17. Serviced operators subdivide floors into many small suites, most of them under 20 square metres; the independents let between one and nine rooms each, a median of five and a half.
“Serviced brand” here means an operator running a national network of managed centres and quoting by the desk; the rest are independents and single-site operators. The shortcut is useful in the middle of the market: at ordinary team sizes the independents hold the larger rooms. It reverses at the very top — every East London room above 150 square metres but three is run by a serviced brand, and the two WeWork towers hold every room listed for more than 150 people.
One address settles the point better than any average. One Canada Square, E14 5AA, carries two operators: Fora lists 8 offices there with a median of 68 m² for a stated 20 people, and Signature, on the 37th floor of the same tower, lists 33 with a median of 14 m² for 5. Same building, same postcode, same year — and a room five times the size.
Geography tracks the split without explaining it. Six of the seven serviced buildings sit in Docklands, Stratford, the Olympic Park or Barking; nine of the ten priced independents sit in E1. Two cross the line in opposite directions: 1 St Katharine’s Way in Wapping is a WeWork tower on the western side, and One Canada Square is an eight-room Fora building in the middle of Canary Wharf. Read the operator, not the postcode.
The supply totals follow from it. In the City fringe, 13 buildings share 69 listings; in Docklands and beyond, 7 buildings hold 194. Counting only the buildings that publish prices, the western median is 5.5 rooms per building against 30 in the east.

Nine of those thirteen western buildings sit in E1 alone, between Aldgate East and Brick Lane. Further east the districts are fewer and the buildings much larger.

Three entries publish no price at all. Shoreditch Exchange in E2 and Laundry Studios in E8, both run by Oneder, list private offices without unit-level detail, as does Tobacco Dock in E1W. Each counts as one listing in the tables above because that is all the data says; their real room counts are unknown. That is why the census reads 20 buildings but 17 with a published price.

208 Brick Lane — The cheapest square metre in E1

Three offices in a converted Brick Lane warehouse, and the pricing is the story. At a building-level median of £79 per square metre a month it is the second-cheapest floor area in East London and the cheapest anywhere in E1 — and it is the cheapest room in the sector for teams of 11 and up, at both ends of that range. All three rooms are takeable now, which is rarer here than it sounds. The largest is listed for up to 40 people in 121 m², which works out at 3.0 m² a head.

A single 148-square-metre office listed for up to 24 people on East Tenter Street, a five-minute walk from Aldgate East. Kitt is the only operator here publishing a twelve-month minimum term, and at £91 per square metre this is the second-cheapest floor area in E1 after 208 Brick Lane. There is nothing to compare inside the building, which makes the choice a simple yes or no.

A median of £116 per square metre puts it below every Canary Wharf building.

Thirty-five offices at Jhumat House, and the entry price — £229 a month for one person — is the lowest of any building in this guide. At a median of £76 per square metre it is also the cheapest floor area in the sector. Regus quotes £229 per desk flat across every listed size from one to ten people, plus a twelve-person room. Fifteen of the 35 are dated, and what is takeable today tops out at nine people.
