Office to rent in Namibia: private offices in Windhoek

If you are looking for an office to rent in Namibia, this page tells you exactly what is on Wezoo today: one building, in Windhoek, with 21 private offices inside it. The smallest is 3 m² and holds one person. The largest is 28 m² and holds up to eleven. Prices start at NAD 3,090 per month and run to NAD 33,990 per month, and every office in the building can be taken for a single month.

That is a short list, and we would rather say so plainly than pad it out. What follows is the building, the offices in it, what each size costs, how much room a team of a given size actually needs, and how to ask for one.

What you get with office to rent in Namibia — and what you do not

Every one of the 21 offices in our Namibian inventory is a serviced private office: an enclosed room with a door that locks, inside a managed building, let by the month rather than by the year. Twelve of the 21 are external rooms, which means they sit on the outside wall of the floor. The other nine are internal rooms without an outside wall. That distinction matters more than it sounds: an internal room is usually the cheaper way to get the same floor area, and an external one is what you want if daylight is part of why you are leaving the kitchen table.

The shared parts of the building come with the office rather than on top of it. The operator lists a lounge, breakout spaces, a restaurant, catering, a coffee and tea bar, parking on site, public parking nearby and step-free access for wheelchair users. The building is listed as being close to public transport.

Now the honest half. Our inventory does not publish a per-office amenity list for this building, so we cannot tell you from here which of the 21 rooms arrives furnished, how many meeting room hours are included, or whether reception handles your post. Those are real questions and they have real answers, but the answers sit with the operator and not with us. Ask them when you request the room, and get the answer in writing before you sign.

One more thing, because most people searching for an office to rent in Namibia land on property portals first. A commercial listing on a Namibian portal is usually a whole unit on a lease you sign yourself: a few hundred square metres, a deposit, a fit-out, utilities, cleaning and security arranged by you, and a term measured in years. That is a different product from this one, and for a company of a certain size it is the right one. What we list is the other end: one lockable room inside a building someone else runs, with the shared space, the cleaning and the building management already in the monthly figure, taken for as little as a month at a time. If you need a floor, go to a broker. If you need a room by next week, this page is the shorter route. And if what you need is the address rather than the room, that is a different product again: a virtual office in Namibia gives you a Windhoek business address at this same building without renting a room in it.

Where office to rent is available in Namibia — the cities and how many buildings in each

One city, one building.

  • Windhoek: 1 building, 21 private offices

That is the whole national picture at the moment, and it is worth being clear about what it means. We do not currently list private offices in Swakopmund, Walvis Bay, Oshakati or anywhere else in the country. If your search was for the coast rather than the capital, this page will not solve it today.

The building itself sits in the Maerua Mall complex in Windhoek, on the third floor, which puts it among the shops, the parking decks and the restaurants rather than on an industrial edge of town. For a one-person office that is a practical detail rather than a luxury: lunch, a bank, a pharmacy and a car park are all in the same building, which is most of what a working day outside the office actually consists of.

What office to rent costs in Namibia

Our inventory publishes a starting price per office, per month, in Namibian dollars. A starting price is a floor and not a quote: it is the lowest figure the operator will open at for a room of that size, and the actual figure depends on the term you agree and what you ask to have included. The rental term that each floor price belongs to is not something our inventory returns, so treat every figure below as “from”, and never as “from NAD X on a contract of Y”.

These are the floors, by office size, for the Windhoek building:

  • 3 m², up to 1 person: from NAD 3,090 per month
  • 5 m², up to 1 person: from NAD 3,090 per month
  • 5 to 7 m², up to 2 people: from NAD 6,180 per month
  • 8 to 9 m², up to 3 people: from NAD 9,270 per month
  • 11 to 12 m², up to 4 people: from NAD 12,360 per month
  • 13 m², up to 5 people: from NAD 15,450 per month
  • 15 to 16 m², up to 6 people: from NAD 18,540 per month
  • 21 to 22 m², up to 8 people: from NAD 24,720 per month
  • 28 m², up to 11 people: from NAD 33,990 per month

Two things to read off that list. The first is that all 21 offices carry a minimum rent term of one month, which is unusual enough in the Namibian market to be the main reason to look here at all. The second is that the ladder is regular: each step up in capacity moves the floor price by a predictable amount, so if your team is sitting between two rungs, the cost of taking the larger room is easy to see before you ask.

How much space you need: team size, desks and floor area

The capacity figure our inventory gives for each office is a ceiling, not a recommendation. An office listed for four people is the largest number the operator will put in that room, so a team of four fits and a team of five does not. Read it that way around and you will not be surprised on the day you move in.

Against that ceiling, the Windhoek rooms land roughly where you would expect: around 3 to 5 m² for a single person, 5 to 7 m² for two, 8 to 9 m² for three, 11 to 12 m² for four, 13 m² for five, 15 to 16 m² for six, 21 to 22 m² for eight, and 28 m² for a team of eleven. If you are at the top of a rung and you expect to hire, take the next room up rather than the tightest fit, because a serviced office is a room and not a desk count, and you cannot add a seat to it later.

Namibia does have workplace health and safety legislation, and we are not going to quote a legal minimum floor area per person here, because we have not read a Namibian source that states one. If that number matters for your situation, check it with the Ministry of Labour rather than with us.

Who can rent office to rent — individuals, startups and established companies

Four of the 21 offices are single-person rooms, so a sole trader, a consultant or a freelancer can take one without a company behind them. That is worth saying because it is the question people most often arrive with, and because a commercial lease on a whole unit genuinely is out of reach for one person in a way that a room by the month is not.

Small teams are the middle of this inventory. Eleven of the 21 rooms hold between two and four people, which is the shape of a young company, a local branch of something foreign, or a project team that needs somewhere in Windhoek for the duration of a contract. For an established company the ceiling is eleven people in one room, and three rooms hold eight or more.

And the honest negative. If you need space for more than eleven people in one room, if you need an address outside Windhoek, if you want to fit out a floor in your own brand, or if you need a lease long enough to put on a balance sheet, this is not the right inventory for you, and a commercial agent will serve you better.

The building we list in Namibia

1. Maerua Mall — Windhoek

Private offices at Maerua Mall in Windhoek, Namibia
Maerua Mall by Regus

Twenty-one serviced private offices on the third floor of the Maerua Mall complex in Windhoek, from a 3 m² single room at NAD 3,090 per month up to a 28 m² room for eleven people at NAD 33,990 per month. Twelve of the rooms are external and nine are internal. The floor offers a lounge, breakout spaces, catering, a coffee and tea bar and a restaurant, with parking on site, public parking nearby and wheelchair access, and it is listed as close to public transport. Every room here can be taken for one month. You can see the current availability and the full set of rooms on the Maerua Mall page.

How to request office to rent on Wezoo

A private office is requested, not booked. You tell us the size and the start date, we pass it to the operator who runs the building, and they come back with the room, the term and the figure. There is no instant confirmation on this product, and anyone offering you one has quietly skipped a step.

What is worth having ready before you ask: how many people will sit there on day one, whether you expect that number to move within six months, your earliest start date, whether an external room with daylight is a requirement or a preference, and what you need included. The last one is where the real price difference sits.

If Namibia turns out to be the wrong country for what you need, or you are putting an office in more than one market, our nearest equivalent pages are the private office hub for serviced offices in South Africa, about 1,150 km away and by some distance the deepest inventory in the region, and the hub for office space in Tanzania, roughly 2,950 km to the north east. Both are in English and both list considerably more buildings than this page does.
