Search for office space Hackney and you get a borough. What you actually get is a corner of it. Wezoo lists thirteen serviced private-office buildings inside the London Borough of Hackney, and twelve of them stand in the bottom kilometre of the borough — in Shoreditch, Hoxton and Haggerston, closer to Liverpool Street than to Hackney Central.
That is not a complaint. It is the market, and knowing it changes how you search. This is a building-by-building breakdown of every office space Hackney listing on Wezoo: where each one actually stands, what it charges per desk, the smallest room it will rent you, and which suites are free this month. If you want the wider mechanics of how serviced suites are priced and let, start with our complete guide to private office rental.
Wezoo snapshot — Hackney private offices
- 13 private-office buildings in the London Borough of Hackney
- Price range: £355 to £844 per desk per month (6 buildings publish a rate)
- Median: £550.54 per desk per month — Greater London is £600.92
- Smallest office on sale: 2 desks, £680 per month
- Top operators: Fora, Knotel, WeWork
Seven of the thirteen office space Hackney buildings publish no rate at all.
Where is office space Hackney actually located?
In the borough’s southern tip, almost entirely. Reverse-geocode all thirteen buildings to their council ward and they fall into four: Hoxton East & Shoreditch (9), Hoxton West (2), Haggerston (1) and London Fields (1). Hackney has twenty-one wards. Seventeen of them have no serviced office at all.
The twelve southern buildings sit inside a wedge 967 metres tall. The widest gap between any two of them is 1,079 metres — you can walk the entire office market of Hackney in fourteen minutes. Their median distance to Shoreditch High Street station is 490 metres. Their median distance to Hackney Central is 3,120 metres.
Twelve of Hackney’s thirteen offices are six times closer to Shoreditch than they are to Hackney.
The postcodes say the same thing without being asked. There is not one private-office building in E5 (Clapton), E9 (Homerton and Hackney Wick) or N16 (Stoke Newington). There is exactly one in E8 — and Dalston, which is in E8, does not have it. Everything else is EC2A, EC1V, N1, E1 and E2.
None of them is called Hackney
The naming is the tell, and it is unanimous. Not one of the thirteen buildings carries the word Hackney anywhere in its listing.
- Mindspace’s Hackney building is called Liverpool Street. Liverpool Street station is in the City of London, outside the borough.
- Regus’s Hackney building is called Old Street. Its street address is 167 City Road.
- Fora’s Montacute Yards has an address line that reads, in full, Shoreditch High Street.
- Oneder’s building in Haggerston is called Shoreditch Exchange. Shoreditch is 740 metres away.
Thirteen buildings stand in Hackney. Every one of them advertises somewhere else.
The reason is stock, not snobbery. Warehouse conversions and purpose-built floorplate cluster where the railway viaducts and the old furniture trade left them, along Great Eastern Street and City Road. North of the Regent’s Canal, Hackney is terraced housing, parks, light industry and conservation areas — and you cannot cut a twelve-desk serviced suite out of a Victorian terrace. The borough’s creative economy is real and well documented in the government’s own DCMS sector estimates, but almost none of it rents a desk by the month.
Office space Hackney: the one building north of the canal
One address breaks the pattern. It matters more than the other twelve put together, because it is the only office space Hackney listing that a Hackney resident would recognise as Hackney.
Laundry Studios — London Fields, E8

920 metres from Hackney Central, in the E8 postcode, on the London Fields side of the tracks. Run by Oneder, an independent operator rather than one of the big serviced-office houses. It is the nearest thing the borough has to an office in Hackney, and it sits 1,557 metres from its nearest neighbour on this list — an isolated dot on a map where everything else is a cluster.
It publishes no price. Neither does Oneder’s other Hackney building. Which produces the single most useful sentence in this article: you cannot look up what an office in Hackney costs, because the only office in Hackney does not publish a number. Enquire and Oneder will quote you. Every rate below this line is a Shoreditch rate wearing a Hackney postcode.

Shoreditch Exchange — Haggerston, E2

The second Oneder building, on the Haggerston side, 740 metres from the Shoreditch it is named after and 2.3 km from Hackney Central. Also quote-on-request. Between them, the two independents own the whole middle of the borough and publish nothing — which is exactly why the aggregators’ “average Hackney rate” is built entirely from the buildings at the bottom of the map.

How much does office space Hackney cost per desk?
Six of the thirteen buildings publish a rate. Their median is £550.54 per desk per month, against £600.92 across Greater London — so on paper Hackney is 8% under the city. The spread inside the borough is far more interesting than the gap to London: £355 to £844 per desk, a 2.38× swing, across buildings that are a ten-minute walk apart.
| Building | Operator | Postcode | Median £/desk/mo | Suites | Sizes | Entry bill |
|---|---|---|---|---|---|---|
| Old Street (167 City Road) | Regus | EC1V | £355.00 | 25 | 3–62 desks | £1,065 |
| 1 Mark Square | WeWork | EC2A | £382.50 | 13 | 2–26 desks | £680 |
| 145 City Road | WeWork | EC1V | £507.33 | 24 | 2–95 desks | £980 |
| 81 Rivington Street | Fora | EC2A | £593.75 | 2 | 2–4 desks | £1,300 |
| Great Eastern Street | Fora | EC2A | £785.56 | 14 | 4–156 desks | £3,200 |
| Montacute Yards | Fora | E1 | £844.17 | 2 | 14–22 desks | £12,550 |
Only one office space Hackney building charges the same rate at every size.
That building is Regus Old Street: twenty-five suites, twenty-one different sizes, and £355 a desk whether you take three or sixty-two. Everywhere else the price moves room by room. Fora’s Great Eastern Street runs £628 to £1,176 per desk inside one building — an 87% swing between two doors on the same landing. Ask which room, not how many desks.
Old Street, 167 City Road — Regus

The cheapest desk in the borough and the only flat price list in it. Three desks for £1,065, twelve for £4,260, sixty-two for £22,010 — the arithmetic never changes. If you have any doubt about how big you will be in a year, this is the building that will not punish you for guessing wrong.

1 Mark Square — WeWork

The cheapest way into the borough: a two-desk room at £680 a month, £340 a desk. It also contains the strangest number in Hackney. Its nine-desk suite costs £2,830. Its eight-desk suites cost £3,180 and £3,350. The bigger room is the cheaper room — by £350 a month, with a spare chair thrown in. Nobody with eight people should buy the eight.

145 City Road — WeWork

The deepest ladder in the borough after Regus: twenty-four suites running from two desks (£980) to ninety-five (£42,750). If you are growing fast and want to stay at one address while you do it, the range here and at Regus is the only range that will hold you.

81 Rivington Street — Fora

Two suites only — a two-desk at £1,300 and a four-desk at £2,150 — and the four-desk is the better value per head (£538 against £650). A small, finished building for a small, finished team. Do not expect to grow inside it.

Great Eastern Street — Fora

Fourteen suites, four to 156 desks, and no two priced on the same logic. The 30-desk floor is the best value in the building at £628 a desk; the 156-desk floor is the worst at £1,176. Volume buys you a better floor here, not a discount.

Montacute Yards — Fora

The dearest desks in the borough (£844) and by some distance the highest gate: its smallest suite is fourteen people at £12,550 a month. Eleven of Hackney’s thirteen buildings will rent to a team of four. This one will not rent to a team of thirteen.

What is the smallest office space Hackney will rent you?
Two desks. Not one. Not a single priced building in the London Borough of Hackney sells a one-person private office — against 29% of priced buildings across Greater London. If you are a solo founder who wants a door that locks, the borough has nothing for you at any price.
Above that floor, Hackney is unusually welcoming. The median entry bill — the cheapest suite each building actually keeps on its list — is £1,182, against £1,800 across London. The front door is a third cheaper than the city’s. It simply starts one person too late.
Here is what a real team pays, taking the cheapest suite in the borough that will actually hold them:
| Team size | Cheapest fit | Building | Suite | Per person |
|---|---|---|---|---|
| 1–2 people | £680 | 1 Mark Square | 2 desks | £340 |
| 3 | £1,065 | Old Street (Regus) | 3 desks | £355 |
| 4 | £1,420 | Old Street (Regus) | 4 desks | £355 |
| 5 | £1,775 | Old Street (Regus) | 5 desks | £355 |
| 6 | £2,130 | Old Street (Regus) | 6 desks | £355 |
| 7 | £2,830 | 1 Mark Square | 9 desks | £404 |
| 8 | £2,830 | 1 Mark Square | 9 desks | £354 |
| 9 | £2,830 | 1 Mark Square | 9 desks | £314 |
| 10 | £3,550 | Old Street (Regus) | 10 desks | £355 |
There is no seven-desk office space Hackney building on the market.
Look at rows seven, eight and nine. They are the same room. A team of seven pays £404 a head for it and a team of nine pays £314 — the same £2,830, spread differently. You do not rent a desk. You rent the smallest room that will hold you, and the two empty chairs are already on the invoice.
The price list is not the calendar
Every rate above assumes the suite is free. Several are not. Strip out everything with a future move-in date and the borough’s cheapest bills move:
- A team of five pays £1,775 on the price list. Regus’s only five-desk suite is let until 1 May 2027, so today that team buys the six-desk at £2,130 — 20% more, and £426 a head instead of £355.
- A team of four pays £1,420 on paper. Both Regus four-desk suites are dated (September 2026 and May 2027), so today the cheapest four-desk is £1,530 at 1 Mark Square.
- Regus’s 28-desk suite has a move-in date of 1 January 2031.
The price list says a five-person office space Hackney costs £1,775. The calendar says £2,130.
Ask for the smallest free suite your team fits into. It is a different question from asking the desk rate, and it is the one that produces the bill.

Twelve rows of that table are Shoreditch. One is Hackney.
Should you be searching for Shoreditch instead?
If the buildings above are what you want, yes — and you should read the office space Shoreditch breakdown, because it prices the same wedge from the inside and adds the buildings that sit just over the Tower Hamlets and Islington lines, which this borough filter excludes.
If what you want is Hackney — the Hackney of London Fields, Dalston, Clapton and Broadway Market — then the honest answer is that the serviced-office market has not arrived there yet. One building, no published price. The realistic move is to accept a short journey: London Fields to Shoreditch High Street is 2.1 km, four stops on the London Overground, and it puts you in front of every priced office in this article.
For contrast on how differently a London district can behave, office space Kensington sits almost exactly on the London median while charging a period-townhouse entry bill, and office space Fitzrovia shows one operator running seven doors in a single district with no consistent price list between them. Both are useful next to Hackney: the pattern here — a borough whose market lives under another name — is not the only way a London postcode can mislead you. Wider context on the product itself is in our guides to private office London and serviced office London.

Office space Hackney: frequently asked questions
How much does office space Hackney cost per desk?
Six of the thirteen buildings publish a rate. The median is £550.54 per desk per month, against £600.92 across Greater London. The range runs from £355 at Regus Old Street to £844.17 at Fora Montacute Yards — a 2.38× swing across buildings roughly a ten-minute walk apart.
Where is office space Hackney actually located?
Twelve of the thirteen buildings sit in the borough’s southern tip — Hoxton East & Shoreditch, Hoxton West and Haggerston — inside a wedge under a kilometre tall. Their median distance to Shoreditch High Street station is 490 metres; to Hackney Central it is 3,120 metres. Only Laundry Studios, in London Fields, sits north of that cluster.
Is there any office space Hackney in Dalston, Clapton or Stoke Newington?
No. Wezoo lists no private-office building in E5 (Clapton), E9 (Homerton and Hackney Wick) or N16 (Stoke Newington), and none in Dalston. The single E8 listing is Laundry Studios in London Fields, 920 metres from Hackney Central.
What is the smallest office space Hackney will rent you?
Two desks, at £680 a month from WeWork 1 Mark Square. No priced building in the borough sells a one-person private office, compared with 29% of priced buildings across Greater London. The median entry bill is £1,182, which is a third below the London median of £1,800.
Is office space Hackney cheaper than central London?
On the published rates, yes — about 8% below the Greater London median desk rate. But the gap between Hackney’s own buildings is far larger than the gap to London: £355 to £844 per desk. The district barely moves your bill. The building moves it 2.38×.
How far in advance should you enquire?
Ask for the smallest suite that is free, not the smallest suite that is listed. Regus’s only five-desk suite in Hackney is let until May 2027, which pushes a five-person team into the six-desk room and lifts the bill from £1,775 to £2,130. One suite in the borough has a move-in date of January 2031.
