Between £378 and £669 per desk per month, all-in. That is the answer, and it is a narrower band than the asking prices suggest.

Look again at the table. The “from” prices run from £400 to £12,120 — a spread of 30 times. The desk rates run from £378 to £669 — a spread of 1.8 times. Both numbers describe the same four buildings on the same afternoon. Only one of them is a price.

The “from” figure is not the cost of the address. It is the size of the smallest suite the operator happened to list. Fora’s headline of £12,120 looks like the most expensive private office Canary Wharf option on the market by an order of magnitude — but its smallest listed suite seats 21 people. Per desk it is £588, which is cheaper than the Spaces building down at Cabot Square. WeWork’s £400 looks like the bargain of the estate, and per desk it genuinely is the cheapest of the four — but that £400 buys you exactly one desk.

Do not compare “from” prices. Compare the desk you are going to sit at.

For context, Wezoo lists 227 private-office buildings in London that publish a price, holding 3,783 suites. The median London building charges around £600 per desk per month. All four Canary Wharf buildings come in at or below that: WeWork lands in the cheapest fifth of the city, Signature in the cheapest quarter, Fora just under the middle, Spaces slightly above it. Mayfair and Soho, meanwhile, sit well above the London median. The towers are not the expensive part of London. The townhouses are.

This is the finding that pays for the whole article, and you will not see it on a listing site.

Two of Wezoo’s four Canary Wharf buildings carry the same address. Signature operates on the 37th floor of 1 Canada Square. Fora operates in the same tower. Both listings read E14 5AA. On the map they are 17 metres apart — which is to say, they are the same building, and only five buildings in all of London host two different private-office operators like this.

Signature charges £429 per desk per month. Fora charges £577 to £599. That is a premium of roughly 37% for a line of text that is character-for-character identical on your invoices, your email signature and your Companies House filing.

One Canada Square has two price lists. Your letterhead cannot tell them apart.

And the direction of the gap is the opposite of what altitude would suggest: the cheaper operator is the one 37 floors up. Height is not what you are paying for here. The fit-out, the service model and the size of suite each operator chose to sell are. This does not make either building a bad deal — Fora sells large, finished, design-led floorplates and prices them accordingly; Signature sells small suites from two desks upward. It makes the comparison essential.

How many desks do you actually need?

Fifty-four of the 97 suites in Canary Wharf seat eight people or fewer. This is a small-team market with a few very large exceptions, and the exceptions are where the discounts hide.

At two of the four buildings there is no volume discount at all. Signature charges £429 per desk whether you take a 2-desk room or a 27-desk suite — 33 suites, one rate, to the penny. Spaces charges £669 per desk at every size from 1 desk to 72. Doubling your team doubles your bill and buys you nothing per head.

WeWork at 30 Churchill Place is the one that bends, and only at scale: £400 for a single desk, about £378 across its small suites, and £302.88 per desk once you are taking a 364-desk floor. The discount arrives when you stop buying a room and start buying a storey. If your team is under twenty people — as most teams searching for a private office Canary Wharf listing are — assume the per-desk rate is flat and choose on everything else.
