The median is £700 per desk per month. The floor is £314 and the ceiling is £1,176 — a 3.7× spread inside one square kilometre. Shoreditch sits 16% above the London median of £601, below Soho (£866) and Mayfair (£750), and above Old Street (£594) and Clerkenwell (£632).
Now throw away the headline. The cheapest advertised office in the district starts at £680 a month; the dearest starts at £13,500. That is a 21-fold gap on the “from” price, against a 2.2-fold gap on the actual desk rate. The “from” number is not telling you what the district charges. It is telling you the size of the smallest room that operator happened to put on the list.

Here is what nobody in the market publishes. Across all 217 London private-office buildings that list more than one suite with a price, we tested whether the desk rate stays constant as the suite gets bigger. The answer splits the city cleanly in two — and the split is not geographic.

Not one of the 19 buildings here is run by a corporate house. Every priced multi-suite building in Shoreditch charges a different rate per desk depending on which room you take. Walk 800 metres to Epworth House and a corporate operator lists 53 suites at £395 a desk — the same number, 53 times. Walk back, and Fora’s building on Great Eastern Street lists 14 suites at 14 different rates, from £628 to £1,176 a desk.
That is the same address, the same lift, the same postcode, and an 87% swing in what a seat costs. And it runs backwards to your instinct: the 30-desk suite there is the cheapest per head at £628, while the 156-desk floor is the dearest at £1,176. Volume does not buy a discount in this building. It buys a better floor, and it is priced like one.
The rule that follows is short. In a corporate house, ask how many desks. In Shoreditch, ask which room.

The cheapest seat in Shoreditch and it is not close. Thirteen suites from a 2-desk room at £680 to a 26-desk suite, with desk rates of £314 to £450 — the £314 nine-desk suite is the single best-value room we found in the district, 55% under the local median. Montacute Yards — Fora, E1 6HU
The closest private office to the station: 185 metres, on Shoreditch High Street itself. Two suites only — 14 desks at £12,550 a month (£896 a desk) and 22 desks at £17,422 (£792 a desk). Note the shape: the bigger room is the cheaper one per head. Both available now. A two-suite building is a short ladder, so treat it as an address you buy rather than a place you grow into.

Princelet Street — Fora, E1 5LP
Spitalfields side, six suites, and the most consistent price list of the Fora buildings here: £441 to £567 a desk, all six rooms available now. A 3-desk room starts at £1,700 a month; the 23-desk suite works out at £441 a desk, the best large-suite rate in the district. The building has a bar. Albert House — Fora, EC1V 9DD
Thirteen suites on Old Street, at the western edge of the district, from a 2-desk room at £1,400 to a 61-desk floor. The desk rate swings from £441 to £804 — the widest spread of any building here — and the 27-desk suite at £441 a desk is the value pick. Two of the thirteen suites are forward-dated to August 2026 and September 2027; the other eleven are free now.

Seven of the 19 buildings publish no price at all — Knotel’s three doors, Mindspace, Elementa Liverpool Street, Oneder’s Shoreditch Exchange and Fora’s Black & White Building are enquiry-only. That is normal in this market, and it is worth an email: an unlisted price is not automatically a high one.

Read the last column, not the third. Office space Shoreditch is the only district on that list with zero corporate houses — which is exactly why its price list behaves the way it does.
Old Street is eleven minutes’ walk and £106 a desk cheaper, and it is the same market wearing a different name — several buildings we count as Shoreditch have an Old Street postal address. Liverpool Street is closer than most people think (Huckletree’s building on Primrose Street is 431 m from Shoreditch High Street, right inside our circle) and brings the mainline station with it. Availability, not price, is usually what picks the address. A lease in this area is a six-to-nine-month conversation before anyone sits down. A serviced suite here is a viewing and a signature, and 87 of them are free this month.

Bigger than the neighbourhood’s reputation suggests. Suite sizes run from 1 desk to 156, with a median of 13. Thirty-six of the 94 priced suites seat eight people or fewer, so a four-person team has real choice — but so does a hundred-person one, which is not true of most London districts of this size.
The ceiling matters more than the entry price, because the ceiling is what forces the next move. Fora’s Great Eastern Street runs to 156 desks in one building, Folgate Street to 87, Albert House to 61, WeWork’s 8 Devonshire Square to 71. If you expect to double in eighteen months, choose the building whose top rung you can still climb, not the one with the friendliest opening quote.
