A virtual office Hackney address gives a company a real east London street address for its website, its invoices and its Companies House filing, without renting a desk. Wezoo lists 34 business addresses inside the London Borough of Hackney, spread across six postcode districts, and this guide names them, says which district does what, and sets out the registered office rules that decide whether an address is usable at all. For the picture outside London, see our virtual office UK guide.

One thing to settle first. A registered office is judged on whether post reaches you, not on how the postcode looks. Hackney happens to offer both, which is why the borough carries more business addresses than most English counties.

Wezoo snapshot: Hackney virtual offices

  • 34 business addresses available on Wezoo in Hackney (live inventory sweep, 24 October 2026). The borough landing page lists 31.
  • Price range: none of the 34 listings carries a published starting price. A virtual office is quoted per enquiry, so the plan and the fee come back from the operator.
  • Postcode districts: EC2A 20 addresses, N1 5, EC1V 3, E1 3, E9 2, E8 1.
  • Top operators: BASE 12 addresses, Fora 4, Mainyard Studios 3, Knotel 3. Canvas Offices lists 3 and WeWork 2, with single addresses from Regus, Mindspace, Sandbox Workspace and Kitt. Three addresses list no operator.

What does a virtual office Hackney address cost?

Wezoo does not publish a price for any of the 34 Hackney addresses, and that is the product rather than a gap in the data. A virtual office is an enquiry product: you pick the building, send a request, and the operator comes back with the plan and the fee. Nothing is bookable by the hour or the month from a listing page.

What moves the number is the service stack rather than the postcode. A plain business address with post collection sits at the bottom. Add post forwarding, then scanning, then a registered office filing, then call answering, then a meeting room allowance, and the monthly figure climbs at every rung. Ask for a quote on the exact combination you need, because a quote for the full stack will not tell you much about the cost of an address on its own. Our virtual office Greater London overview sets out how the same ladder behaves across the capital.

Is a Hackney business address accepted for company registration?

A Hackney address can be a registered office, and the test has nothing to do with Hackney. Since 4 March 2024 every UK company must keep its registered office at an “appropriate address” at all times. Section 86 of the Companies Act 2006, as substituted by the Economic Crime and Corporate Transparency Act 2023, sets two conditions: a document delivered there by hand or by post would be expected to come to the attention of a person acting on behalf of the company, and delivery there is capable of being recorded by obtaining an acknowledgement of delivery. Read the wording in Part 6 of the Companies Act 2006.

That is why a staffed reception is a legal feature and not a perk. Several of the Hackney buildings below list a reception service, which is exactly the arrangement the second limb of the test describes. GOV.UK guidance on company addresses adds the practical rules: the address must be a physical UK address in the same country the company is registered in, a Royal Mail PO Box and equivalent services from other providers can no longer be used, and where you use a service provider address you need their permission first.

Get it wrong and the consequence is concrete. Section 105 of the Economic Crime and Corporate Transparency Act 2023 lets the registrar move a company that fails the appropriate address test to a default address, and provides for striking the company off if it does not supply a proper address, with a right of appeal to the court. So confirm with the operator in writing that the plan covers use as a registered office before you file. If you want the longer version, read what is a registered office address.

The 10 leading virtual office Hackney addresses on Wezoo

These ten are ordered to walk the borough from its northern residential end down to the Shoreditch edge, so you can see what each district actually offers before you pick. Every building below is listed on Wezoo as a virtual office address in Hackney.

1. Mainyard Studios Hackney Central — Hackney Central, E8

280 Mare Street sits a two minute walk from Hackney Central Overground, and it is the only Wezoo business address inside the E8 postcode. The building is a converted studio block run by an independent east London operator, with a bar, a lounge and public parking nearby. For a founder who actually lives in Hackney, this is the address that matches the place on the company filing to the place the work happens.

2. Mainyard Studios Hackney Wick — Hackney Wick, E9

Wallis Road is the heart of the Hackney Wick studio belt, a short walk from Hackney Wick Overground and the Olympic Park. The site lists a bar, a lounge and a restaurant on the premises alongside good transport links. Creative and maker businesses that want an E9 postcode on the invoice, rather than a City one, start here.

3. Wood Lofts, 30-40 Underwood Street — Hoxton, N1

Wood Lofts, 30-40 Underwood Street by BASE, Hoxton, N1

Underwood Street runs behind Old Street roundabout, in the N1 sliver of Hoxton that belongs to Hackney rather than Islington. The building lists a staffed reception service, breakout spaces, climate control and a coffee and tea bar. A reception service matters more than it sounds for a registered office, because somebody has to be there when a recorded delivery arrives.

4. The Curve, 3 Haberdasher Street — Hoxton, N1

Haberdasher Street is one street north of East Road, five minutes from Old Street station on foot. Same operator package as the other BASE buildings: reception service, breakout spaces, climate control, coffee and tea bar. The N1 6 postcode reads as Hoxton to anyone local and as north City fringe to anyone further away.

5. 27 Corsham Street — Hoxton, N1

Corsham Street is a quiet cut between East Road and Shepherdess Walk, which is the kind of street you want when post volume matters more than footfall. The building lists breakout spaces, climate control, phone booths, a coffee and tea bar and nearby public transport and parking.

6. Rufus House — Hoxton, N1

Rufus Street sits between Hoxton Square and Old Street, so the walk to the Northern line takes a few minutes and the walk to Hoxton Overground takes a few more. The listing carries climate control, a coffee and tea bar, and both public transport and public parking nearby.

7. 346 Old Street — Old Street, EC1V

This is the far eastern end of Old Street, past the roundabout, where the street number is still EC1V but the surroundings are already Shoreditch. Reception service, breakout spaces, climate control and a coffee and tea bar are all listed. An EC1V address is the one most readers mean when they say they want a tech postcode.

8. 152-154 Curtain Road — Shoreditch, EC2A

152-154 Curtain Road by BASE, Shoreditch, EC2A

Curtain Road is the spine of the Shoreditch end of Hackney, and 152-154 sits at its northern stretch, close to Great Eastern Street. The building lists a reception service, breakout spaces, climate control and a coffee and tea bar. Two more Wezoo addresses sit on the same road, at 135-139 and 55.

9. Sandbox 68 Great Eastern St — Shoreditch, EC2A

68 Great Eastern Street is a few doors from the Shoreditch High Street junction, and the operator here is a single site independent rather than a chain. The listing carries breakout spaces, a lounge, phone booths, a coffee and tea bar, and nearby transport and parking. Phone booths are worth noting if the plan includes call answering.

10. 189-190 Shoreditch High Street — Shoreditch High Street, E1

virtual office hackney - 189-190 Shoreditch High Street
189-190 Shoreditch High Street by Canvas Offices, Shoreditch High Street, E1

Shoreditch High Street station is at the end of the block, which makes this the easiest Hackney address to reach from Liverpool Street or from south of the river. The building lists breakout spaces, a lounge, a coffee and tea bar, and nearby transport and parking. The E1 6 postcode puts the address on the Tower Hamlets boundary while the building stays in Hackney.

The other 24 Hackney business addresses on Wezoo

The remaining addresses complete the 34. The cluster of them sits in EC2A, which is the Shoreditch end of the borough, and a handful carry postcodes that read as Old Street or Liverpool Street rather than Hackney.

If your shortlist has landed in that EC2A and EC1V core, two sibling guides go building by building through it: virtual office Shoreditch covers the EC2A, E1 and N1 addresses around Rivington Street and Great Eastern Street, and virtual office Old Street covers the EC1V side of the roundabout.

Which Hackney districts carry the most weight for a business address?

Twenty of Hackney’s 34 business addresses sit in one postcode district: EC2A. Three more sit in EC1V and three in E1. That leaves eight spread across the rest of a borough that runs from Shoreditch up to Stamford Hill, and it tells you what the market thinks a Hackney address is for.

EC2A, Shoreditch. Curtain Road, Great Eastern Street, Paul Street, Luke Street, Leonard Circus, Singer Street. This is the dense end, walkable to Old Street and Shoreditch High Street, and the postcode a client reads as City fringe rather than outer London. Twenty addresses means real choice on building and operator.

EC1V and N1, Old Street and Hoxton. Eight addresses between them, around the roundabout and the streets behind it. The N1 6 and N1 7 buildings are in Hackney even though the postcode is shared with Islington, which is worth knowing if a form asks for the borough.

E1, Shoreditch High Street. Three addresses on the Tower Hamlets boundary, with the Overground station at the end of the block. Easiest of the lot to reach from the south and east.

E8 and E9, Hackney Central and Hackney Wick. Three addresses, all run by the same independent operator. These are the only ones where the address reads as Hackney proper to a Londoner rather than as Shoreditch. For a business whose customers are in the borough, that is the point.

Who uses a Hackney business address, and who should not

The pattern is consistent. Founders working from home who do not want a home address on a public register. Companies outside the UK that need a credible London presence before they commit to space. Small teams spread across several cities that still need one fixed point for post. Consultancies whose clients are in east London and whose paperwork should say so.

The register is the reason the first group matters most. Companies House has a statutory duty to publish the registered office, and its own guidance on personal information says plainly that it cannot protect a sensitive address once it has been used, and that a home address used as a current registered office cannot be removed until you change it. Choosing a third party address at the start is far cheaper than unpicking it later.

Two groups should look elsewhere. If you need somewhere to sit, this is the wrong product: a business address carries no desk, so a coworking plan or a private office is what you want. And if you will not read the post, do not take the address. The appropriate address test assumes a person acting for the company becomes aware of what arrives, and a plan nobody opens fails that test however good the building is.

How to request a virtual office Hackney address

Four steps, and none of them is a booking. Pick the building from the list above, using the district that matches where your customers are. Send the request through the building page, naming the services you need: post collection, forwarding, scanning, registered office use, call answering. Confirm in writing that registered office use is included, because that is the one thing you cannot add afterwards without filing a change at Companies House. Then set up forwarding or scanning before you put the address on anything.

Pick the address for the post, then enjoy the postcode. A virtual office Hackney address that nobody staffs is a liability dressed as a credential.

Virtual office Hackney: frequently asked questions

How many virtual office Hackney addresses are there on Wezoo?

Wezoo lists 34 business addresses in the London Borough of Hackney as of 24 October 2026. Twenty are in EC2A, five in N1, three in EC1V, three in E1, two in E9 and one in E8. The borough landing page shows 31, and the live inventory sweep returned 34.

Can a virtual office Hackney address be my registered office?

It can, provided it meets the appropriate address test in section 86 of the Companies Act 2006: post delivered there would be expected to come to the attention of someone acting for the company, and delivery can be acknowledged. Confirm with the operator that the plan covers registered office use, and check with Companies House if anything about your situation is unusual.

How much does a virtual office in Hackney cost?

None of the 34 Hackney listings carries a published price, because the product is quoted per enquiry. Send a request naming the exact services you want and the operator returns a plan and a fee. A plain address costs less than one bundled with forwarding, call answering and meeting room access.

Can I use a PO Box as my registered office instead?

No. GOV.UK guidance states that a Royal Mail PO Box can no longer be used as a registered office address, and that this includes similar services from other companies. A staffed street address is what the rules require.

Which Hackney postcode should I choose?

EC2A if you want the Shoreditch and City fringe read, and it also gives you the widest choice at twenty addresses. E8 or E9 if your customers are in Hackney itself and you would rather the address said Hackney Central or Hackney Wick. N1 and EC1V sit between the two, a few minutes from Old Street station.

Can I book a desk or a meeting room at my Hackney virtual office?

Not through the virtual office plan itself, which is an address service and carries no space. Many of the buildings do offer meeting rooms and desks as separate products, and several of the ones listed here carry breakout spaces and phone booths on site. Ask the operator what your plan includes before you assume access.
