Searching for the best virtual office UK usually turns up a list of providers and a monthly price. That is the wrong thing to compare first. In the UK, “virtual office” covers four different products with four different legal weights, and the one you need is decided by what you are using the address for, not by who is cheapest this month.
This guide sets the four formats side by side: the registered office address, the director’s service address, the business address with mail forwarding, and the full virtual office. It then shows where those addresses actually exist in Britain. If you want the geographic view instead, our complete guide to virtual office in the UK works through the eight best cities for a business address.
Pick the format first. The postcode second.

That last line is worth pausing on. Most pages ranking for this term lead with a headline price, which is easy to publish and hard to honour, because the price depends on which of the four formats you buy and which building you buy it at. Wezoo lists the addresses and the operator quotes the package. For an overview of every option, see all business addresses in the UK.

The four UK business address formats, ranked by legal weight
What is a registered office address, and who needs one?
A registered office address is the statutory address of a limited company or LLP. Every UK company has to have one, it appears on the public register at Companies House, and it is where Companies House and HMRC send formal correspondence. It is not a marketing choice. It is a filing obligation.
Since 4 March 2024 the rules are stricter than most provider pages admit. The Economic Crime and Corporate Transparency Act 2023 replaced section 86 of the Companies Act 2006, and the test is now that the registered office must be at an “appropriate address”. An address is appropriate if a document delivered there by hand or by post would be expected to come to the attention of someone acting for the company, and if delivery can be recorded by an acknowledgement.
Three consequences follow, and GOV.UK states all three on its registered office rules page. The address must be a physical address in the UK. It must be in the same country the company is registered in, so a Scottish company needs a Scottish address. And a Royal Mail PO Box will no longer do, nor will similar services from other providers. A company that does not hold a compliant address can be struck off the register.
A business address and a registered office are not the same thing, and the difference is written into statute. That is the sentence the price comparisons leave out. We go through the statutory test in more detail in our guide to whether a virtual office is legal in the UK, and the PO Box question has its own answer in can you use a PO Box as a business address.
One more thing the register does that catches people out: your registered office is published. If you use your home, your home address is searchable by anyone, forever. That single fact is why most sole directors go looking for an address in the first place.
What is a service address, a business address and a full virtual office?
The other three formats sit above and below the registered office in weight.
A director’s service address is the address a named director or person with significant control gives for their own official correspondence. It is separate from the company’s registered office and separate from the director’s home address, which Companies House holds but does not publish. Directors who want their residential address off the public record need this as well as, not instead of, a registered office.
A business address with mail forwarding is a trading address. It goes on your website, your invoices and your email footer, it receives your post, and the provider sends it on or scans it. It carries no statutory status at all, which is exactly why it is flexible: you can hold a Manchester trading address while your registered office sits with your accountant in Leeds. Our guide to the business mail forwarding address covers how the scanning and forwarding side actually works.
A full virtual office bundles the address with mail handling, a local phone number answered in your company name, and usually an allowance of meeting room time in the building. It is the format that behaves most like an office without a desk in it, and the only one of the four where you can reliably put a client in a room on the same site.
There is a fourth thing people compare against all of these, and it belongs in the comparison honestly: a serviced office. That is a real room you occupy. It answers the address question as a side effect, and it costs an order of magnitude more, because you are renting space rather than a service.
One rule covers every provider of these four. Under the money laundering regulations, supplying a registered office, a business address, a correspondence address or mail forwarding to a company is a trust or company service provider activity, and the provider must be registered for anti money laundering supervision. HMRC names virtual office services explicitly. If a provider cannot tell you who supervises them, that is your answer.

Most searches for the best virtual office UK are really one of two questions in disguise. Either “which address keeps Companies House happy and my home private”, which is the first column, or “which address makes my company look established”, which is the third and fourth. They have different answers and, usefully, different prices.
What does each format cost in the UK?
Short answer: the four formats are priced as a ladder, and the gaps between the rungs are large. A registered office service sits at the bottom because the provider is handling a small volume of statutory post. A business address with forwarding sits above it because the volume and handling go up. A full virtual office sits above that because a person answers a phone. A serviced office is a different market entirely.
Wezoo does not publish a list price for virtual office addresses, and that is deliberate rather than a gap. The package is set per building and per operator, so the figure you want is a quote for the address you have chosen, not a national average that will not apply to you. We break the ladder down in our guide to virtual office cost in the UK.
Two costs are easy to forget. Mail forwarding is usually charged on top of the address, by item or by weight, so a business that receives a lot of post can pay more for the forwarding than for the address. And if your turnover crosses the £90,000 VAT registration threshold, you will be dealing with more official correspondence at whichever address you nominated, which is a good moment to check it is still the right one.
The cheapest address costs the most when it is the wrong kind. A ten pound a month mail drop that fails the appropriate address test is not a saving. It is a filing problem with a direct debit attached.
Which format should you choose? By situation, commitment and budget
Four situations cover most of the people searching for the best virtual office UK option.
You run a limited company from home. You need a registered office address, and you probably need a service address for yourself as well, because the two are published separately. A business address is optional on top. Start at the bottom of the ladder.
You are a sole trader with no company. You have no registered office obligation at all, because there is no company on the register. What you want is a business address with mail forwarding, purely so your home address is not on your invoices. This is the group most often sold something heavier than they need.
You are an overseas company entering the UK. You need a UK registered office in the correct jurisdiction, and you will want mail scanning rather than forwarding, because physical post sent abroad arrives late. Check the provider’s anti money laundering supervision before you sign, because your own onboarding checks will be heavier as a non resident. The rules for registering here are set out in our guide to using a virtual office for company registration.
You have a small team that meets clients. You want a full virtual office, and you want it in a building whose meeting rooms you would be happy to sit in. That is the one case where the building matters more than the postcode, and the only case where visiting first is worth the trip.

Where to find a virtual office address in the UK on Wezoo
Wezoo brings addresses from Regus, Spaces, Fora, Bruntwood, HQ and a long list of independent operators into one place, so you can compare buildings before you ask anyone for a quote. Eight addresses below, one per region, chosen to show the range rather than to rank it. Each one lists a staffed reception, which is the practical test of whether post gets signed for. Confirm with the operator which of the four formats they sell at that address before you file anything.
1. Chancery Lane

Chancery Lane by Elementa, London
Best for a professional services address in central London. 81 Chancery Lane, London WC2A 1DD. WC2A sits between Holborn and the Royal Courts of Justice, in the stretch of London that solicitors, barristers and accountants have used for two centuries. If your clients read a postcode before they read your website, this one does quiet work for you. Wezoo lists a staffed reception here, which is the part that matters when a statutory letter has to be signed for.

2. Old Street

Old Street by Mindspace, London
Best for a London tech postcode. 142 to 146 Old Street, London EC1V 9BW. EC1V is the Old Street end of the City fringe, the postcode most often attached to London software and fintech companies. Investors and candidates recognise it. The building sits on the roundabout itself, a minute from the Northern line and the Elizabeth line interchange at Moorgate.
3. Manchester Piccadilly

Manchester Piccadilly by Orega, Manchester
Best for a northern base with direct rail. 3 Piccadilly Place, Manchester M1 3BN. Piccadilly Place is a short walk from Manchester Piccadilly station, so the address doubles as somewhere you can actually meet a client off a London train. Manchester is the second largest cluster in Wezoo’s UK virtual office supply, with 62 addresses.

4. Colmore Row, Birmingham

Colmore Row, Birmingham by X+Why, Birmingham
Best for a Midlands business district address. 103 Colmore Row, Birmingham B3. Colmore Row is Birmingham’s business row, running past the cathedral to Snow Hill. B3 reads as the commercial centre of the city rather than an out of town park, which is the distinction most Midlands buyers are actually making when they compare addresses.

5. The Leeming Building, Leeds

The Leeming Building, Leeds by Wizu Workspace, Leeds
Best for a Yorkshire address with a city centre postcode. George Street, Leeds LS2 7HZ. George Street runs beside Kirkgate Market in the centre of Leeds, inside the LS2 ring. Leeds carries 27 virtual office addresses on Wezoo, the largest count in Yorkshire, and this one keeps you in the retail and professional core rather than the business parks off the M621.

6. Temple Quay, Bristol

Temple Quay, Bristol by Elementa, Bristol
Best for the South West and a Temple Meads commute. One Temple Quay, Temple Back East, Bristol BS1 6DZ. Temple Quay is the office quarter built alongside Bristol Temple Meads, which puts the address within sight of the station. For a company that trades across the South West and travels to London once a fortnight, that proximity is the whole argument.

7. 2 West Regent Street, Glasgow

2 West Regent Street, Glasgow by Wizu Workspace, Glasgow
Best for a company registered in Scotland. 2 West Regent Street, Glasgow G2 1RW. This is the one on the list that answers a legal question rather than a branding one. A company registered in Scotland has to hold its registered office in Scotland, so an English address will not do, however good the postcode. G2 is the Glasgow city centre grid, two streets up from Buchanan Street.

8. 65-69 Dublin Road, Belfast

65-69 Dublin Road, Belfast by Hubflow, Belfast
Best for a company registered in Northern Ireland. 65-69 Dublin Road, Belfast BT2 7HG. The same country rule applies here: a company on the Northern Ireland register needs a Northern Ireland address. Dublin Road runs south out of Belfast city centre past the Grand Opera House, and BT2 is a central Belfast postcode rather than a suburban one.

Frequently asked questions
Can I use a virtual office as my registered office address?
Yes, provided the address passes the appropriate address test in section 86 of the Companies Act 2006, it is a physical UK address in the same country your company is registered in, and the provider offers a registered office service at that building. A PO Box does not qualify.
What is the difference between a registered office and a business address?
A registered office is a statutory address published on the Companies House register and used for formal correspondence. A business address is a trading address with no statutory status, used on your website and invoices. A company can hold both, at different buildings.
Will my home address stay private if I use a virtual office?
Your registered office will be the virtual address rather than your home, and that is the record most people are worried about. To keep your own details off the register as a director, you also need a service address. Companies House still holds your residential address, but does not publish it.
Do I need a virtual office if I am a sole trader?
You have no registered office obligation, because there is no company on the register. A business address with mail forwarding is usually all a sole trader needs, and it is the cheapest of the four formats.
How do I check a virtual office provider is legitimate?
Ask who supervises them for anti money laundering purposes. Supplying a registered office, business address or mail forwarding is a trust or company service provider activity under the money laundering regulations, and the provider has to be registered. A provider who cannot answer this has told you something.
Can I use an English address for a Scottish company?
No. GOV.UK is explicit that the registered office must be in the same country the company is registered in, so a company registered in Scotland needs a Scottish registered office and a Northern Ireland company needs one in Northern Ireland.
Best virtual office UK: the bottom line
The best virtual office UK choice is the cheapest format that does the job you actually need done, at a building that can prove post reaches a human. For most home based limited companies that is a registered office plus a service address. For sole traders it is a business address and nothing more. For a team that meets clients it is the full package, in a building you would walk into yourself.
Work out which of the four you need, then pick the postcode. Doing it the other way round is how people end up paying for call answering they never use, or filing an address that Companies House will not accept.
Note on UK company law. This article is general information about UK address formats, not legal, tax or accountancy advice.
