A business mail forwarding address is a UK address you can put on your letterhead and your company filings, staffed by someone who receives your post and sends it on to wherever you actually are. It is the quietest way to keep a home address off the public register, and it is the reason so many UK companies list a city centre building they have never worked in.
Most results for this search sell you one address, usually in London. This guide does the opposite. It explains what the law asks of the address itself, sets out the difference between a forwarding address, a registered office and a service address, and then lists nine real UK buildings you can choose between. For the wider product, read our complete guide to virtual office in the UK.
The address is the part of your company that is permanently on display. Worth choosing properly.
Wezoo snapshot: business mail forwarding addresses in the UK
- 887 UK business address listings on Wezoo, counted on 19 October 2026
- Addresses in 212 towns and cities, led by London with 393, Manchester with 62, Leeds with 27 and Birmingham with 25
- 58 operators, the largest being Regus, Spaces and Fora

- None of the 887 listings publishes a monthly price in the platform, so the figure comes from the operator when you request it
Nine buildings is a shortlist, not the whole market. For an overview of every option, see all business addresses in the UK. The sections below explain how to narrow it down.
What is a business mail forwarding address?
A business mail forwarding address is a commercial UK address that accepts post in your company name and forwards it to an address you nominate. The building is real, the reception is staffed, and the person at that desk signs for your post. You pay for the address and the handling, not for a desk.
Three things usually come bundled with it. The address itself, which you can print on stationery. Mail handling, which is the sorting and the sending on. And, on some plans, call answering with a local number so the phone matches the postcode.
What it is not is a PO box. A PO box is a sorting office pigeonhole with no one behind it, and that difference is now written into UK company law. If you want the long version of the mechanics, we have a separate piece on what mail forwarding is and a step by step on how to set up mail forwarding.
Forwarding address, registered office or service address?
These three get used as if they were the same thing. They are not, and picking the wrong one is how companies end up with a compliance letter. Here is what each one does.
| Address type | What it is for | On the public register? |
|---|---|---|
| Business mail forwarding address | General business post, stationery, your website, suppliers and clients | Only if you also file it as a registered office or service address |
| Registered office | The statutory address for Companies House and HMRC, and where legal documents can be served | Yes, always |
| Service address | The correspondence address for a director or a person with significant control | Yes, per officer |
| Royal Mail redirection | Moving post from an address you already hold to a new one, for a fixed term | No, and it is not an address you can file |
Plenty of providers sell all three off one building, which is why the labels blur. Ask which of them your fee actually buys. Our guides to the business address service and to the registered office address go deeper on each.
What the law asks of the address you forward from
Post is the easy part. The address has to pass a test first.
If the address will also be your registered office, GOV.UK sets out what it must be: a physical address in the UK, in the same country your company is registered in, so a company registered in Scotland needs a Scottish registered office. It must also be an ‘appropriate’ address, meaning you or someone acting for your company is made aware of post delivered there, and the sender can get confirmation of delivery (GOV.UK, Companies House). A Royal Mail PO box no longer qualifies, and neither do equivalent services from other providers.
That duty is statutory. Section 86 of the Companies Act 2006 requires a company to ensure its registered office is at all times at an appropriate address, and failure without reasonable excuse is an offence by the company and by every officer in default (legislation.gov.uk). Section 1139 is the reason it matters in practice: a document may be served on a company by leaving it at, or posting it to, the registered office (legislation.gov.uk). Court papers sent there count as served, whether or not anyone forwarded them to you.
Two more obligations catch people out. Your registered office address, your company number and the country of registration have to appear on business letters, order forms and your website. And you must display a sign with your company name at your registered company address (GOV.UK). A staffed building can usually arrange that signage. A pigeonhole cannot, which is the practical reason the buildings below are a different proposition from a mailbox.
What does a business mail forwarding address cost in the UK?
Honest answer first: none of the 887 UK listings on Wezoo publishes a monthly price in the platform, so the number comes from the operator when you request it. Treat any figure you see quoted elsewhere as indicative and ask for a quote on the building you want.
Four things move the price. The city, because a central London postcode is not priced like a regional one. Whether the plan is address only or adds call answering and a local number. Whether you need the address accepted as a registered office as well as a trading address. And how the forwarding itself is billed, because UK providers commonly charge a subscription and then the cost of posting each item on top, with scanning or hold for collection as alternatives.
Before you compare quotes, get three numbers in writing: the recurring fee, the per item forwarding charge, and what happens to parcels. The third one is where most surprises live, because many address plans cover letters only.
The 9 best UK business mail forwarding address options in 2026
These nine come from the 887 UK listings, picked for spread rather than for size: nine cities, eight operators, and all four parts of the United Kingdom, so there is a compliant option whichever registry your company sits in. Each business mail forwarding address below is a staffed building with its own photograph and its own enquiry page.
1. 85 Great Eastern Street — London

What to expect: an EC2A postcode in Shoreditch, a short walk from Old Street and Shoreditch High Street stations, with Liverpool Street close by. The listing records a staffed reception, climate control, a coffee and tea bar and breakout space. The wider site describes the fourth floor as around 2,606 sq ft fitted for about 35 desks, so the reception you are forwarding through sits under a working floor rather than a counter.
Operator: BASE. The virtual office listing here does not publish its package contents, so ask what the mail handling covers before you commit.
Best for: tech and creative companies that want the address to read as east London rather than as a mailbox.

2. Manchester – Balloon Street — Manchester

What to expect: an M4 address on Balloon Street in the Hanover building, beside the NOMA district. Reception is staffed, the floor has phone booths, lockers and step free access, and the listing records tram and bus stops nearby. Balloon Street puts you a short walk from Victoria station and the Northern Quarter, which is useful on the days you do want to collect post in person.
Operator: Orega. Monday opening runs 09:00 to 17:00, which matters if couriers need a signature.
Best for: northern companies that want a city centre Manchester address with a staffed desk behind it.
Request Manchester – Balloon Street on Wezoo
3. Birmingham Brindleyplace — Birmingham

What to expect: a B1 address at 3 Brindleyplace, the canalside business quarter west of New Street. The listing records a staffed reception, a coffee and tea bar, bike storage and light rail stops close to the door. Brindleyplace is a cluster of commercial buildings rather than a single tower, so the postcode reads as an office district to anyone who checks it.
Operator: Elementa. Monday opening runs 08:30 to 18:00, one of the longer staffed days in this list.
Best for: professional services firms selling into the Midlands who want a recognised commercial postcode.

4. 46 Park Place – Leeds — Leeds

What to expect: an LS1 address on Park Place in the Leeds financial district, a few minutes from the station. Reception is staffed and the listing records phone booths, bike storage, a lounge and breakout space. Park Place is a Georgian terrace converted to offices, which gives you a street name that does not look like a mail centre.
Operator: Wizu Workspace. Monday opening runs 08:30 to 17:30.
Best for: finance, legal and insurance businesses that want a Leeds address with the right neighbours.
Request 46 Park Place – Leeds on Wezoo
5. Temple Meads — Bristol

What to expect: a BS1 address at 101 Victoria Street in Redcliffe, beside Bristol Temple Meads station. The listing records a staffed reception, lockers, phone booths, a bar and step free access. Victoria Street is the main approach between the station and the old city, so couriers find it without a phone call.
Operator: Runway East. The station on the doorstep makes this the easiest address in the list to visit in person when you need to collect something.
Best for: founders in the south west who travel to London often and want post waiting beside the platform.
6. The Plaza — Liverpool

What to expect: an L3 address at 100 Old Leeds Street in Liverpool’s commercial district, which the listing describes as home to around 850 businesses, a short walk from Castle Street and the waterfront. Moorfields station is about seven minutes on foot. Bruntwood runs a national network, so if you later outgrow the address there is space in the same building to move into.
Operator: Bruntwood. The building opens at 07:00 on Mondays, the earliest in this list, and has an on site coffee shop, restaurant and cycle hub.
Best for: companies that want a landmark Liverpool address and the option of walking in early.
7. Princes Street — Edinburgh

What to expect: an EH2 address at 83 Princes Street on Edinburgh’s main thoroughfare. The listing puts the Princes Street tram stop 70 metres away and Edinburgh Waverley within easy reach. Published detail like that is worth more than a price, because it tells you the plan includes handling rather than only the use of the street name.
Operator: Regus. This is one of three addresses in the list that publishes what the virtual office plan contains: a business address, mail handling, call answering, a local phone number and meeting room access.
Best for: companies registered in Scotland, which must keep their registered office in Scotland.
Request Princes Street on Wezoo
8. Brunel House — Cardiff

What to expect: a CF24 address on Fitzalan Road in the Central Square business district, with Cardiff Queen Street station around 444 metres away according to the listing. The reception sits below offices on the 15th floor. Fitzalan Road sits inside the Central Square redevelopment beside the station, which is the part of Cardiff that most businesses will recognise.
Operator: Regus. The published plan covers a business address, mail handling, call answering, a local phone number and meeting room access.
Best for: Welsh businesses, and anyone who wants a Cardiff presence without taking space.
9. Pearl Assurance House — Belfast

What to expect: a BT1 address on Donegall Square East in Belfast’s central business district, moments from City Hall and Victoria Square, with Belfast Grand Central Station within reach. The listing records a staffed reception, parking, phone booths and step free access. Donegall Square East faces City Hall, so the address is as central as Belfast gets without being a serviced mailbox.
Operator: Signature. The published plan covers a business address, mail handling, call answering, a local phone number and meeting room access.
Best for: companies registered in Northern Ireland, which must keep their registered office there.

Who is a business mail forwarding address best for?
Four groups get the most out of one. Home based founders and sole directors, who do not want a residential address on a register anyone can search. Companies trading outside the city they want to be seen in, which is the main reason a Manchester firm takes a London address or the reverse. Overseas businesses opening a UK entity, who need a UK address before they have UK premises. And fully remote teams with no office at all, where post has nowhere else to land.
A business mail forwarding address is a poor fit in two cases. If you need to receive parcels and stock regularly, ask first, because many plans are letters only. And if you want walk in access to a desk, you are buying the wrong product: that is a day office or a coworking pass, not an address.
How to set up your business mail forwarding address on Wezoo
- Decide which registry your company sits in: England and Wales, Scotland, or Northern Ireland. That decides which of the nine buildings above can serve as your registered office.
- Shortlist two or three addresses in that jurisdiction and open their enquiry pages.
- Ask the operator three things: is the address accepted as a registered office, how is forwarding charged, and are parcels included.
- Send the enquiry. Virtual offices are not instant bookings, so you request the address and the operator comes back to you.
- Expect identity checks. UK providers are obliged to verify who they are giving an address to, so have company and personal ID ready.
- Once it is live, update your letterhead, your website footer and, if you are filing it, your Companies House record.
Allow a few working days end to end. Pick the business mail forwarding address for where your company is registered, not for where it sounds best.

Frequently asked questions
Is a business mail forwarding address legal in the UK?
Yes. Using a commercial address to receive and forward business post is normal practice. The constraint is on using it as your registered office: GOV.UK requires that address to be a physical UK address in the same country your company is registered in, and to be an appropriate address where post reaches someone acting for the company and delivery can be confirmed.
Can I use a business mail forwarding address as my registered office?
Often yes, but only if the building meets the appropriate address test and the provider agrees to it. Ask the operator directly rather than assuming, because an address sold for general post is not automatically offered as a registered office.
Can I use a PO box instead?
No, not as a registered office. GOV.UK states you can no longer use a Royal Mail PO box as your registered office address, and that this includes similar services from other companies. For general business post a PO box still works, but it will not satisfy Companies House.
Does a forwarding address keep my home address private?
It keeps it off the filings you replace. Your registered office address is published on the Companies House register, so if you file a commercial address instead of your home, your home is not the one on display. Directors also have a separate service address to consider.
How quickly will my post reach me?
That depends on the operator and the plan, not on the address. Ask whether post is forwarded the same working day, batched weekly, scanned, or held for collection, and get the answer before you sign.
Do I need to put the address on my website?
If it is your registered office, yes. GOV.UK requires business letters, order forms and websites to show the registered office address, the company registration number and where the company is registered.

This article is general information about UK company addresses, not legal, tax or accountancy advice, and it is not a substitute for guidance from Companies House, HMRC or a qualified adviser. Company law changes: the registered office rules were tightened by the Economic Crime and Corporate Transparency Act 2023, so check the current GOV.UK position before you file an address. Business Mail Forwarding Address: the bottom line
A business mail forwarding address buys you two things: a UK address that is not your kitchen table, and someone who signs for your post. The market sells it as a London postcode. The useful version of the decision is narrower than that, because the registry your company sits in rules most of the options out before price enters the conversation.
Start with the jurisdiction, shortlist two buildings inside it, then ask about forwarding and parcels. Nine business mail forwarding address options above, 887 across the UK, and a staffed reception behind each one.
