What you get with a private office in Australia, and what you do not

The product is an enclosed office with a door that locks, inside a serviced building. Desks and chairs are already in it. The reception, the kitchen, the breakout areas and the meeting rooms sit outside your door and are shared with everyone else on the floor. In Australia the same product is sold under two names, private office and serviced office, and operators here lean towards the second; the listings are the same thing.

What is included beyond the office itself is a per-building question, and the listings say so. Rialto M2 in Melbourne lists parking, bike storage, a coffee and tea bar, catering and a restaurant. 25 Grenfell Street in Adelaide lists parking, bike storage, a lounge and step-free access, and is marked as close to public transport. Riparian Plaza in Brisbane lists breakout spaces and catering and is also marked as close to public transport. Read the building, not a generic amenity list.

One distinction worth knowing before you shortlist: offices are listed as either window-facing or internal. Across the Australian set, 927 listings are window-facing and 743 are internal. An internal office is usually the cheaper way into the same building, which matters more than it sounds when the address is the reason you are there.

What you do not get: the floor, the signage rights or control of the front door. Meeting rooms are shared and are normally booked separately rather than bundled by the hour. Fit-out and branding are not published in the listing feed, so treat anything on that front as a conversation with the operator. Where a private office is available in Australia: the cities and how many buildings in each

The 85 buildings are spread across every state and territory except Tasmania, where Wezoo currently lists no private offices at all. By state and territory:

What a private office costs in Australia

The lowest starting price in the Australian set is A$189 a month, at 1 Palmerston Circuit in Palmerston, in the Northern Territory. Adelaide has a listing from A$199 at 20-22 Torrens Street and Melbourne one from A$219 at 266 Raglan Street. At the other end, the cheapest listing in the most expensive building starts at A$3,410 a month. Between those two numbers sit 1,745 individual offices, and the spread is driven more by floor area and city than by anything else.

Two things about those figures are worth stating plainly. First, a starting price is a floor, not a quote: it is the lowest listed price in that building, and the office you want may not be the office it belongs to. Second, the listing feed does not publish which contract length the starting price assumes. In this product a longer commitment usually buys a lower monthly rate, so treat the figure as the opening of the conversation and ask the operator which term it corresponds to.

What the feed does publish is the shortest commitment on offer, and it is short: 1,670 of the 1,745 listings carry a minimum rent term of one month. The remaining 75 carry no term at all and say “enquire for availability” instead. That one-month floor is the structural difference between this product and a conventional office lease, and it is why a growing team can take a two-person office now and a ten-person office next year without renegotiating anything.

We do not publish an average or a median price per city, because an average across offices of different sizes in different buildings is a number that describes nothing you can actually rent. The listed price on the office you want is the only figure that matters.

How much space you need: team size, desks and floor area

Every listing carries a capacity, and that capacity is a ceiling rather than a target. An office listed for six people seats up to six; a team of six fits, a team of eight does not. So shortlist on “capacity is at least my headcount”, and expect the office that suits a team of four to be listed anywhere between four and six.

Listed floor areas in Australia run from 3 m² at the smallest, a single-person internal office, listed that way in Darwin, Perth, Melbourne and on the Gold Coast, up to 353 m² for the 105-person suite at Two Melbourne Quarter. The areas look small next to a conventional office because they are: the kitchen, the reception and the meeting rooms sit outside your door and are not counted in them. That is the whole point of the format, you pay for the enclosed part and share the rest.

Most Australian businesses sit at the small end of that range. The Australian Bureau of Statistics counts 689,600 businesses with one to four employees and 232,912 with five to nineteen. Those two bands are exactly where this market lives: 1,712 of the 1,745 Australian listings have a capacity ceiling under 30 people. The handful that go further, 15 Moore Street in Canberra at 52 and Two Melbourne Quarter at 105, are the exception rather than the shape of the market.

We do not publish a minimum floor area per person for Australia. There is no single national figure in the listing data, and inventing one would be worse than leaving the question open. Measure against the listed area and your own desk layout instead. business.gov.au has a short checklist for exactly this, and it asks the right questions: how much space do you need for equipment and storage, do you need an open floorplan or private rooms, and does the space need to support your plan to expand.

Who can rent a private office: individuals, startups and established companies

Anyone running a business can take one, and the Australian market is largely made of the people this product was built for. The ABS counted 2,814,778 actively trading businesses at 30 June 2026, of which 996,203 employ anyone at all, and 848,300 are sole proprietors. A one-person office starting at A$189 a month is a serious option for a sole trader in a way that a five-year lease never is.

Established companies use the same inventory differently. A project team that lands in Canberra for eighteen months, a national firm that wants a Perth presence before committing, a business absorbing an acquisition and needing desks this quarter: all of these are served by a month-to-month term and a building that already has internet, security and a reception desk.

Who it is not for, stated honestly. If you only need an address for correspondence and nobody will sit there, you are paying for an office you will not use; business.gov.au puts it plainly, noting that if you provide a professional service “you could rent a co-working space or virtual office monthly”. If you need a shopfront, a warehouse or a workshop, this is the wrong product: business premises, in the government’s own phrasing, “means a building or any other space where you do business”, and a serviced office floor is only one kind. And if you want to own the asset rather than rent access to it, nothing on this page will help.

A private office is not an instant booking, and no one should pretend otherwise. You are asking for a specific office in a specific building, on a term the operator will confirm, so the flow is a request rather than a checkout.

One practical note on timing: 662 of the 1,745 listings carry a dated availability and 75 are marked “enquire for availability”. The rest carry no date, which means the date is a question for the operator, not that the office is free today. If you have a hard move-in date, say so in the request and start with the buildings that publish dates, such as Riparian Plaza in Brisbane, where 30 of the 49 listings carry one.
