This guide to office space North London is built from the 344 private offices that 29 buildings in the N and NW postcodes publish on Wezoo, with the price, floor area, stated capacity and availability read off each listing on the day of writing. Whole offices run £255 to £75,350 a month. Divide by the capacity the operator states and the spread is £194 to £1,520 a head. Two things move that number more than anything else: how big a room you need, and whether you are inside the kilometre around King’s Cross or outside it.
For an overview of every option, see all private offices in London.
Before you start, two things that change how you plan the week. A private office on Wezoo is an enquiry rather than an instant booking — you send your requirement and the operator comes back to you. And a minimum term is published on only 203 of the 344 offices; 202 of those say one month, and every one of the 202 is a Regus, Spaces or HQ building. The other 141 say nothing about term at all, so it is a question to ask rather than assume.
The boundary, so you can check it. North London here means the N and NW postcode areas — N1 to N22, including N1C at King’s Cross, and NW1 to NW11. The same rule decides what is in and what is out, so EC1 and WC1 addresses are excluded even where they are a few minutes’ walk from Angel or Euston; those sit in the office space central london guide, and the other sectors in office space east London and office space south London. Widening the boundary to the EN and HA areas would add two buildings, Vision 25 in Enfield and 79 College Road in Harrow. Neither would enter the top or the bottom of any table below, and Vision 25 has a guide of its own: private office Enfield. For every London postcode at once, start with the complete guide to office space in London.
Three further buildings in N and NW list a private office with no price and no size attached: Rufus House in N1, Channel at King’s Cross, and Impact Hub London Euston. Nothing below counts them. The 29 that do publish a price sit on 28 postcodes, because the Stanley Building and the Gridiron Building are two separate Fora buildings either side of Pancras Square sharing N1C 4AG.
Wezoo snapshot — North London private offices
29 buildings in the N and NW postcodes publish a priced private office, between them 344 offices.
Whole-unit price, per office per month: £255 to £75,350, median £2,905.
Divided by the maximum occupancy each operator states: £194 to £1,520 a head, median £405.
Smallest office takes 1 person, largest 119; floor area per office runs 3–511 m² (32–5,500 sq ft).
Operators: 12. Regus, Spaces and HQ are one company, IWG, and account for 202 of the 344 offices across 9 buildings.
What does office space North London actually cost?
The median office is £2,905 a month for the whole unit, or £405 a head once you divide by stated capacity. The ends of the range are more use than the middle. The lowest whole-unit price is £255 a month, a one-person room of 4 m² (43 sq ft) at Clockwise Wood Green in N22; the highest is £75,350 for a 92-person floor at Kings Place in N1.
What a per-head figure means here. Operators publish one price for the whole room and a maximum occupancy. Every per-head figure in this guide divides the one by the other, so it is what each person costs with the room filled to that stated maximum — not a desk rate, and not a promise that the room holds that many desks. An office listed for eight may be furnished for six. Two sections below compare buildings on their entry rate, which is simply the lowest of those per-head figures across all the offices a building lists.
One more caution. Each listing publishes an amount, a currency and a monthly interval, and nothing else: no listing breaks out a service charge, a booking fee or VAT. Treat the figure as the operator’s asking rent and ask what sits on top of it. On a conventional lease business rates are billed separately; serviced operators often fold them in, but the listing does not say which costs are bundled.
Operator | Offices listed | Median price per head / month, at stated capacity | Range per head / month, at stated capacity |
|---|---|---|---|
Clockwise | 27 | £285 | £200 – £325 |
IWG (Regus, Spaces, HQ) | 202 | £399 | £195 – £479 |
Spacemade | 11 | £450 | £350 – £500 |
Canvas Offices | 3 | £454 | £390 – £536 |
Uncommon | 8 | £500 | £338 – £647 |
WeWork | 18 | £553 | £450 – £864 |
LABS | 50 | £600 | £194 – £800 |
Halkin | 6 | £676 | £638 – £713 |
Fora | 18 | £1,107 | £564 – £1,520 |
Kitt | 1 | £1,221 | £1,221 – £1,221 |
Twelve operators run these 29 buildings, and the band each one occupies narrows a search fast. Geography cuts it down further, and more sharply than it looks.
What is actually free in North London, by team size
The listings hold 344 offices, but they are not spread evenly across team sizes, and what is free is spread even less evenly. This is the table to start from. “Free now” counts offices either marked available now or carrying a start date that has already passed; the next column adds those with a start date between now and 1 December.
Room size | Offices listed | Free now | Free by 1 December | Cheapest free by 1 December, whole room per month |
|---|---|---|---|---|
1–2 people | 38 | 2 | 8 | £399 — Angel Islington |
3–6 people | 113 | 34 | 43 | £780 — 186 Brent Crescent |
7–10 people | 97 | 36 | 44 | £1,995 — Clockwise Wood Green |
11–20 people | 56 | 15 | 20 | £3,500 — Lockside |
21–35 people | 29 | 14 | 18 | £7,350 — Atrium |
36+ people | 11 | 5 | 5 | £8,200 — Clockwise Wood Green |
Three things fall out of it. Small rooms are plentiful but rarely free: 38 offices take one or two people and only 2 are free today. The middle of the market is where the choice is — 210 offices for three to ten people, 87 of them available inside three months. And above twenty people the market thins fast: 40 offices in the whole sector, 23 of them free by December. If you are moving a team of thirty and want one room, you are choosing from a handful, and you should start now.
Note what the cheapest column does not say. The lowest whole-room price in the sector is £255 at Clockwise Wood Green, but it is a one-person room and it is not free before December; the cheapest one- or two-person room you could actually take by then is £399 at Angel Islington. Headline minimums and available minimums are different numbers in this market, and the gap is usually the interesting part.
North London has a price boundary, not a price gradient
Nine of the 29 buildings sit within a kilometre of King’s Cross St Pancras. Their entry rates run £638 to £1,365 a head. The other 20, spread from 1.0 km to 11.6 km out, run £194 to £650. The two groups overlap by £12 and no more: exactly one pair crosses the line, the cheapest building inside the kilometre (Mainframe, £638) and the dearest outside it (Hawley Lock, £650). Every other building falls cleanly on one side or the other.
That is a step, not a slope, and it changes how you search. Inside the kilometre, every building is in the top band. Outside it, distance stops predicting price: across those 20 buildings, spread over ten and a half kilometres, the correlation between distance and price is close to zero and not significant. Moving from Camden to Wood Green does not reliably save you money. Moving out of the King’s Cross estate does.
The step holds up when you check it properly. Buildings inside the kilometre list far fewer offices each — a median of 2 against 16 outside — so their cheapest room looks dear for reasons that have nothing to do with the market. Compare like with like instead, room size against room size, and the gap is still there in every band from one person to twenty-five. The same holds on price per square metre, which uses no capacity figure at all. The method and the numbers are at the end.
Ranked by entry rate, those nine buildings are nine of the ten dearest in the sector. All five whose entry rate tops £1,000 are inside the kilometre — 4 of them on the N1C estate at King’s Cross, the fifth, York House, 0.46 km from the platforms.
Outside the kilometre, nobody charges you for distance
The flatness beyond the boundary is not one operator’s habit. IWG runs nine of these buildings under its Regus, Spaces and HQ brands, from 1.0 km to 11.6 km out, and across them distance and entry rate are unrelated (-0.37, p = 0.34). Take the 11 buildings run by everyone else over that same stretch, from 1.8 to 7.4 km, and the answer is the same (-0.33, p = 0.32).
Nine buildings and eleven are small samples that could only reveal a strong effect, so read this as an absence of evidence rather than proof of a flat market. What it does rule out is the tidy story that each kilometre closer to the centre costs a fixed amount more. Outside N1C it does not.
Worth knowing: no IWG building sits inside the expensive kilometre at all. IWG’s nearest is Angel Islington at 1.01 km, and the nine buildings inside it belong to Fora, WeWork, Kitt and Halkin. So the comparison above is partly a fact about where each operator chose to build.
For anyone who wants to be near King’s Cross without paying King’s Cross prices, that is the opening. Three IWG buildings — Angel Islington, Euston Warren Street and Camden — sit within 1.6 km of the station and price well below anything inside it. Check the dates on the specific room you want, though: at all three, the rooms free soonest are the small ones, and the larger offices carry start dates well into next year.
A rank correlation is a tendency rather than a rule, and the sector’s lowest rate breaks it cleanly. £194 a head at Lockside in Camden Lock Place sits 2.0 km from the station, not out at the edge of the sector where that rate would be expected. It is a single 18-person office rather than a building offering a range of sizes, so it is one room rather than a building-wide rate.
Postcode district | Buildings | Median entry rate per head / month | Median straight-line distance to King’s Cross |
|---|---|---|---|
N1C | 5 | £1,173 | 0.3 km |
NW6 | 1 | £479 | 5.4 km |
NW1 | 11 | £450 | 1.9 km |
N1 | 5 | £429 | 1.0 km |
N4 | 1 | £405 | 3.9 km |
N14 | 1 | £385 | 11.2 km |
N19 | 1 | £350 | 3.7 km |
N5 | 1 | £338 | 2.4 km |
NW10 | 2 | £257 | 11.4 km |
N22 | 1 | £200 | 7.4 km |
N1C is the King’s Cross estate, and it is a different market from the rest of the sector.
What “capacity” on a North London listing actually means
Divide floor area by stated capacity across all 344 offices and the answer is almost always the same: 316 of them — 91.9% — land between 2 and 4 m² a head, and only 28 exceed 4 m². That looks like a fact about how much room you get. It is closer to a fact about how the field is filled in.
Floor area and stated capacity move together almost perfectly across the 344 listings (rank correlation 0.98), and for most operators the capacity is reproducible from the area by a single divisor. Divide IWG’s floor areas by 2.71 m² (29.2 sq ft) a head, round to the nearest person, and you land within one of the published capacity on 195 of its 202 offices. The divisor differs by operator, which is the interesting part, because it is effectively each operator’s house assumption about how much floor a person needs.
Operator | Offices listed | Floor area per head implied by the listings | Published capacity reproduced within one person |
|---|---|---|---|
WeWork | 18 | 2.62 m² (28.3 sq ft) | 61% of 18 |
IWG (Regus, Spaces, HQ) | 202 | 2.71 m² (29.2 sq ft) | 97% of 202 |
Halkin | 6 | 2.86 m² (30.8 sq ft) | 100% of 6 |
LABS | 50 | 3.00 m² (32.3 sq ft) | 82% of 50 |
Uncommon | 8 | 3.31 m² (35.6 sq ft) | 75% of 8 |
Clockwise | 27 | 3.50 m² (37.7 sq ft) | 89% of 27 |
Spacemade | 11 | 3.50 m² (37.7 sq ft) | 73% of 11 |
Fora | 18 | 4.16 m² (44.8 sq ft) | 78% of 18 |
The practical consequence is the one worth carrying into a viewing. A capacity figure on these listings is a floor-area calculation, not a count of desks somebody has put in the room — so a room listed for eight at an operator working to 2.71 m² (29.2 sq ft) a head is a different proposition from a room listed for eight at one working to 4.16 m² (44.8 sq ft). Ask how many desks are actually in it.
On price per square metre — which needs no capacity figure at all — North London runs £49 to £355 per m² a month (£4.55 to £32.98 per sq ft), median £145 (£13.51 per sq ft). Measured that way the King’s Cross boundary is just as sharp, so the premium inside the kilometre is not a capacity-counting effect either.
10 North London buildings, from £194 to £1,221 a head
Ten buildings, ordered by entry rate, covering every price band in the sector from its lowest rate upward. Where a building already has a Wezoo guide of its own — Angel, Highbury, Euston, Southgate, Park Royal and the King’s Cross estate — it sits in the full table further down with a link rather than being written up twice, and that includes the sector’s highest entry rate, £1,365 at the Gridiron Building. Prices are per office per month unless a line says per head.

All 29, with the smallest and the largest room each one lists, so you can see immediately whether a building has anything your size. Each room cell gives capacity, the whole-room monthly price, the floor area and when that specific room is free — “free now” means marked available now or carrying a start date that has already passed, and “ask” means the listing gives no date. Several already have a guide of their own. Office space Islington covers Angel Islington, Highbury & Islington, Riley Studios and City North West Place; office space Camden and office space Euston cover the Spaces buildings on Camden High Street and Warren Street, though not the LABS buildings around the lock; and office space King’s Cross covers East Side, the Gridiron Building, the Stanley Building, Kings Place and York House. For shared desks in the same streets rather than a closed room, coworking space north London is the companion guide and profiles eleven of these same buildings.
Which North London postcode should you look in?
Office space North London sorts itself geographically before it sorts itself by price, so the question is really whether you need to be at King’s Cross.
If you do, you are choosing among the nine buildings inside the kilometre — N1C and the streets immediately around the station — and you should expect to pay a multiple of what the same room costs elsewhere in the sector. If you do not, the whole of the rest of North London is roughly one price band, and the choice comes down to which line your people are already on. The Camden and Euston buildings in NW1 are the closest to the centre; Park Royal and Brent Crescent in NW10, Southgate in N14 and Wood Green in N22 are the furthest out, and they hold the lowest entry rates in the sector.
The trade-off is travel, and it is worth costing against like-sized rooms rather than averages. London fares rise with the zone, and an eight-person office at Park Royal, 11 km out, is £2,552 a month against £3,192 for the cheapest eight-person office at an N1 address (Angel Islington). That is £640 a month, set against eight people’s travel.
How far ahead should you be looking?
Availability is the constraint most office space North London searches leave until last, and it should not be. The listings say one of five things. 72 offices are marked available now. Another 34 carry a start date that has already come and gone, which means the same thing — so 106 of the 344, a little under a third, are free today. 96 carry a start date still ahead, and those run a long way out: the latest is 2031. 15 carry a note instead of a date, 8 of them “Under Offer”. And 127 — more than a third — give neither a date nor a note at all, which means unknown rather than free.
It swings sharply from one building to the next. Clockwise Wood Green has 26 of its 27 offices free today; Mainframe has none of its six, and dates every one to late October or late December. It also swings by room size within a single building, which is the trap: a building showing a room free this month is often showing you its smallest one. Check the date on the room you actually want, not the building.
One more thing the listings will tell you, and it is worth asking about. 248 offices are labelled internal or external — whether the room has a window — with a further 5 carrying a third label that says nothing either way. Two buildings price the window, both LABS: at Dockray Place an external office is listed 17% above an internal one of the same stated capacity, and at Atrium 33%.

Office space North London: frequently asked questions
How much is office space North London per month?
Whole private offices run £255 to £75,350 a month across the 29 buildings in the N and NW postcodes that publish a price on Wezoo, median £2,905. Divided by the capacity each operator states, that is £194 to £1,520 a head, median £405. No listing breaks out a service charge, a booking fee or VAT, so confirm what a quote includes.
What is the lowest price for an office in North London?
The lowest whole-unit price is £255 a month, a one-person room of 4 m² (43 sq ft) at Clockwise Wood Green in N22. The lowest rate per head at stated capacity is £194, at Lockside in Camden Lock Place, NW1. Both are single listings rather than building-wide rates.
Which part of North London is most expensive for office space?
N1C, the King’s Cross estate, by a distance: median entry rate £1,173 a head against £450 in NW1 and £200 in N22. Of the 29 buildings here, all 5 whose entry rate tops £1,000 sit within a kilometre of King’s Cross St Pancras.
Is an office nearer King’s Cross always more expensive?
Only in the sense that there is a boundary. The 9 buildings within a kilometre of the station run £638 to £1,365 a head; the 20 beyond it run £194 to £650, and across those 20 distance predicts almost nothing (rank correlation -0.24, p = 0.31, over ten and a half kilometres). Moving further out than about a kilometre does not reliably save more money.
How big is a private office in North London?
Floor area per office runs 3–511 m² (32–5,500 sq ft). Divided by stated capacity, 91.9% of the 344 offices come out between 2 and 4 m² (21.5 to 43.1 sq ft) a head — but that consistency is largely because operators appear to set the capacity figure from the floor area in the first place, each using its own allowance per person. Treat capacity as a calculation rather than a desk count, and ask how many desks are in the room.
Can I book a private office in North London instantly?
No. Private offices on Wezoo are an enquiry: you send your requirement and the operator comes back to you. Meeting rooms, hot desks and day offices in the same buildings are bookable on the spot.
How much notice do I need to take an office in North London?
Of the 344 private offices listed, 72 are marked available now, another 34 carry a start date that has already passed, and 96 carry one still ahead — some well into 2027 and beyond. 15 carry a note rather than a date and 127 carry neither, which means unknown rather than free. Availability swings sharply between buildings and between rooms in the same building, so check the date on the room you want rather than on the building.
Does a North London office come with a minimum term?
203 of the 344 offices publish a minimum term. 202 of them say one month and every one of those is an IWG building — Regus, Spaces or HQ. The exception is Thirty Lighterman, at 24 months. The other 141 publish no term at all, which means asking rather than assuming.
Sources and method
Every price, floor area, capacity and availability date above was read from the live office space North London listings on Wezoo for these 29 buildings on the day of writing, and recomputed rather than quoted. A building’s entry rate is the lowest figure you get by dividing each of its offices by that office’s own stated capacity, which is not always its cheapest room. It also falls as a building lists more offices — the 9 inside the kilometre list a median of 2 each against 16 outside it — which is why the capacity-matched comparison carries more weight here than the headline figure.
The King’s Cross comparison, in full. Ranking the 29 buildings by straight-line distance to King’s Cross St Pancras against their entry rate gives a Spearman rank correlation of -0.72. Measured from Euston it is -0.68, Charing Cross -0.64, Oxford Circus -0.63, Bank -0.59 and Old Street -0.54 — but all five sit within about three kilometres of King’s Cross, so they are versions of the same test rather than independent ones.
Restricted to the 20 buildings beyond the kilometre it falls to -0.24 (p = 0.31), which is the basis for calling it a boundary rather than a gradient. Matched by room size it holds: -0.56 for rooms of 1–4 people, -0.59 for 5–10, -0.64 for 11–25; on price per square metre, which uses no capacity figure, -0.72. p values come from 50,000 reshuffles of single buildings; reshuffling whole operator estates instead — the more conservative test when one operator holds several neighbouring buildings — gives about 0.004. Distances are straight lines to King’s Cross St Pancras.
Background on how UK commercial property is billed comes from GOV.UK on business rates, and on travel costs from Transport for London on fares and zones. Listings change; check the current figure on a building’s own page before acting on it.
