Look at the gap in that table. The jump from £355 to £775.01 is 2.18×, or £420 a desk every month, and not one of the nine buildings sits inside it.

The other half of the district’s cheap side, and the other deep list: 33 offices from 1 to 32 desks, flat at £355. Sitting between the two termini, it is the building that quietly supplies most of the small-team market here.

Literally inside the station envelope, and the cheapest of the six premium buildings. Four offices at 8, 12, 14 and 24 desks — the 12-desk suite is the best value of them at £696 a desk. Nothing here for a team under eight.
4. WeWork Kings Place — £841.51 per desk (398 m)

Canal-side on York Way, and a floorplate proposition rather than a room one: two offices only, at 25 desks (£21,600) and 92 desks (£75,350). The 92-desk floor is the cheaper of the two per head, at £819.
5. Elementa at The Lighthouse — £857.67 per desk (165 m)

The closest building to the station on this list — a two-minute walk. Four offices at 3, 6, 10 and 17 desks, and unusually the 3-desk room (£725 a desk) is the cheapest per head, not the largest. The 6-desk room is the dearest at £978.
6. Fora York House — £913.77 per desk (457 m)

Six, 10, 12 and 30 desks on Pentonville Road. The 6-desk office at £793 a desk is the cheapest way into Fora anywhere in King’s Cross for a small team — £4,756 a month.
