An office space Kelowna search returns two different products wearing the same name. Most of what you see is commercial real estate: whole floors quoted by the square foot per year, on leases measured in years. Wezoo lists the other kind. Across two serviced buildings in Kelowna there are 49 private offices, from CAD 409 a month, every one of them on a one-month minimum term. This guide covers both buildings, what each capacity actually costs, and which of the two products fits which team. For the wider picture, our private office Canada guide maps all 161 Canadian locations.

Two buildings, forty-nine offices, one month minimum. That is the whole Kelowna inventory, and its smallness is the point: you can read all of it in five minutes rather than filter a portal for an afternoon.

What does office space in Kelowna cost?

On Wezoo, a one-person private office in Kelowna starts at CAD 409 a month at Landmark and CAD 549 a month at The Innovation Centre. Those are monthly figures for a furnished, serviced office, not a rate per square foot, and they are starting prices rather than the only price in the building.

Price tracks the number of people the office is configured for. Every office space Kelowna figure in the ladder below is the lowest monthly price published for that capacity, taken straight from the listings.

People Landmark, from The Innovation Centre, from
1 CAD 409

CAD 549

2 CAD 818

CAD 1,098

4 CAD 1,636

CAD 2,196

7 CAD 2,863

CAD 3,843

15 not listed

CAD 8,235

Landmark publishes capacities of 1, 2, 3, 4, 5 and 7. The Innovation Centre goes further, with 1 through 9 and then 11, 14 and 15. If your team is bigger than seven people, only one of the two buildings has an office configured for you.

Office space Kelowna: serviced office or commercial lease?

This is the fork that decides everything else, and most people meet it without being told it exists. A lease asks you to guess how big you will be in five years. A serviced office asks how big you are this month.

Serviced private office Commercial office lease
Priced Per month, per office

Per square foot per year, plus additional rent

Term From one month

Usually several years

Fit-out Furnished and connected on arrival

Yours to design, build and pay for

Reception, kitchen, meeting rooms Shared, run by the operator

Yours to provide and staff

Scaling up or down Move to another office in the building

Sublet, assign, or sit it out

Neither is better. A twenty-person firm that knows its shape, wants its own front door and can carry a build-out will do better on a lease. A three-person team opening a Kelowna office for a client they won last month will not. The cheapest line on a listings page is rarely the cheapest office to occupy once you add the fit-out, the furniture and the year you spend getting there.

The 2 serviced buildings on Wezoo

1. The Innovation Centre, downtown Kelowna

The Innovation Centre by Spaces, downtown Kelowna

Operator: Spaces, at 106-460 Doyle Avenue, a block back from the lake in the downtown core. This is the larger of the two: 30 private office configurations, priced from CAD 549 a month for one person up to CAD 8,235 a month for fifteen.

What to expect: half the offices face outward and half sit internal, so ask which you are being shown. Parking, catering, breakout space and step-free access are listed at the building. Nineteen of the 30 configurations carry a dated handover, the earliest 1 November 2026; the other eleven list no date at all, which is a question rather than an answer.

2. Landmark, Landmark District

Landmark by Regus, Landmark District

Operator: Regus, at 1631 Dickson Avenue, in the office cluster the City calls the Landmark District. Nineteen private office configurations, from CAD 409 a month for one person to CAD 2,863 a month for seven. It holds the lowest published starting price in Kelowna.

What to expect: an upper-floor outlook over the valley, with a lounge, coffee bar, restaurant, catering, parking and step-free access listed at the building. Nine of the 19 offices face outward and ten are internal. Seven carry a dated handover, the earliest 1 February 2027; twelve list no date, so the start is worth asking about early.

How far ahead should an office space Kelowna search start?

Earlier than the one-month term suggests. The term tells you how long you are committed for, not when a given office opens up, and in a 49-office market the office that fits your team may be the only one of its size. A fifteen-person office exists once in Kelowna.

  1. Fix your head count first, then read the capacity ladder. The price follows the configuration, not the floor area.
  2. Shortlist by district, not by building. Downtown and the Landmark District are a different commute for your team.
  3. Ask for the handover date in writing. Undated listings are common here and they are not the same as available now.
  4. Send the request before you have decided. A request is not a commitment, and the answer changes what you shortlist.

Which Kelowna district should you choose?

The two buildings sit in the two places Kelowna puts offices, and the City has written down why. Kelowna is the primary employment centre for the Central Okanagan and holds almost all the Class A office space in the region, with towers concentrated through the Core Area. Its 2040 Official Community Plan projects an annual net absorption rate of 5,500 to 7,500 square metres of office space, 119,450 square metres to be developed by 2040.

Downtown puts you among the restaurants, the waterfront and the cultural district, and it is where client meetings are easiest to arrange. The Landmark District is the newer answer: the same plan records a 28,000 square metre Class A office project that began construction there in 2019 and 2020. It is drive-to rather than walk-to for most of the city, and the upper floors look out over the valley.

Either way the tenant mix is widening. The City counted 2,598 new business licence applications in a single year, and names professional, scientific and technical services as its fastest-growing sector. That sector rents offices rather than warehouses.

Office space Kelowna is a two-building market, which makes it unusual. If your search is wider than British Columbia, the same comparison runs in office space Markham and office space Brampton, and the nearest big BC market is covered in office space for rent Vancouver.

Office space Kelowna: FAQ

How much is office space in Kelowna per month?

On Wezoo, from CAD 409 a month for a one-person private office at Landmark and CAD 549 at The Innovation Centre. A four-person office starts at CAD 1,636 and CAD 2,196 respectively, and the largest listed office, for fifteen people, is CAD 8,235 a month.

Can I book a private office in Kelowna online?

No. A private office is not booked the way a meeting room is. You send a request through Wezoo, the operator comes back with what is free and on what date, and you sign from there. The price you see is a starting price for that configuration.

What is the shortest term available?

One month. All 49 private office configurations across both Kelowna buildings carry a one-month minimum term, which is the main structural difference from a commercial lease.

How many office space Kelowna buildings does Wezoo list?

Two: The Innovation Centre at 106-460 Doyle Avenue downtown, and Landmark at 1631 Dickson Avenue in the Landmark District. They are about 2.5 km apart. Between them they hold 49 private office configurations.

Is furniture and internet included?

Both buildings list serviced offices, which means the office arrives furnished and connected and the shared reception, kitchen and meeting rooms are run by the operator. Confirm what is inside the monthly figure and what is billed on top when you send your request.

Which office space Kelowna listing has the lowest starting price?

Landmark, at 1631 Dickson Avenue, where a one-person private office starts at CAD 409 a month. The Innovation Centre starts at CAD 549. Both are starting prices for that configuration, and both sit on a one-month minimum term.

Choosing between the two

Head count decides it more often than district does. Under seven people, both buildings have an office configured for you and Landmark publishes the lower starting price. Above seven, The Innovation Centre is the only address in Kelowna with offices that size. In a city this size an office space Kelowna search ends quickly, and that is a mercy: two requests, one afternoon, and you have seen everything there is.
