What you get with a private office in Canada, and what you do not
You get an enclosed, lockable room with desks and chairs already in it. The listing names tell you the size directly: a “6-person External Standard Office” is a room laid out for six, and “External” means it has a window, while “Internal” does not. That is the whole product. Everything else in the building is shared.
Shared means shared with every other tenant on the floor. Of the 161 Canadian buildings, 143 list breakout space, 85 list parking, 85 list step-free access, 81 list a lounge and 37 have a restaurant on site. Meeting rooms sit in that same category: they exist, they are bookable, and they are not yours.
Three things you do not get, and it is better to know now. You do not get instant booking: a private office is requested, quoted, toured and signed, in that order. You do not get the headline price on a short term, because the “from” figure on a Canadian listing is the rate at 24 months or longer. And you do not always get the room this month. What a private office costs in Canada
A private office Canada listing shows one monthly figure, and that figure is a floor, not a fee. It is the rate for a term of 24 months or longer, and the same listing carries a second, higher rate for a term of 12 to 24 months. At King Street West in Sherbrooke, a one-person office is listed at C$169 a month at 24 months and C$267 at 12 to 24 months. At Brookfield Place, the same size is C$645 and C$1,145. Shorter terms exist; you agree them with the operator, not on a page.
Those two figures also mark the national range for a single desk. Across the country the cheapest listed private office is that Sherbrooke room at C$169, and the largest is the 85-desk floor at Brookfield Place at C$54,825. Almost everything people actually rent sits in the low hundreds to low thousands.

How much do people pay for office space in Canada?
It depends far more on the city than on the operator. A one-person room starts at C$169 in Sherbrooke, C$245 at Commerce House in Moncton, C$255 at 2125 11th Ave in Regina, C$305 at 116 Lisgar St in Ottawa and C$509 at Park Place in Vancouver. One cost that is not on the listing: what the operator adds on. Telephony, extra parking, a dedicated meeting-room allowance and printing are usually quoted separately. Ask for the all-in monthly figure in writing before you sign, not the headline.
How much space you need: team size, desks and room size
Start with desks, because that is how these rooms are sold. Listing names carry the number: 1-person, 3-person, 12-person. Treat it as a ceiling rather than a target. A room named for six seats six comfortably and eight badly, so if you are six today and eight by spring, look at the eight.
Canada has no single legal floor area per office worker. The Canadian Centre for Occupational Health and Safety is direct about it: “there is no one clear-cut answer”, because the right amount depends on the work, the equipment and the storage. The closest thing to a Canadian benchmark it cites is the Government of Manitoba’s 2018 office planning standard, which puts a staff workstation at about 6.7 square metres, or 72 square feet, roughly eight feet by nine.
Room dimensions are the one number worth ignoring on these listings. The floor areas do not line up with the team sizes beside them, and the same building can record a 29-desk office as smaller than a 16-desk one. Who can rent a private office: individuals, startups and established companies
Anyone can, including one person with no company behind them. Of the 161 buildings in the private office Canada inventory, 130 list a one-person office. That matches the shape of the country.
