Office Space Markham: The 6 Best Locations and Costs (2026)

Type office space Markham into Google and the first page fills up with commercial lease listings, hundreds of them across the property portals, almost all whole floors on multi-year terms. That is a different product from the one most growing teams in York Region actually want. A lease asks you to guess how big you will be in five years. A serviced office asks you to guess how big you will be next month.

Wezoo lists six serviced buildings in Markham, holding 118 private offices between them. This guide covers what they cost, which building suits which kind of team, where each one sits, and what you are signing when you take one. It is the Markham chapter of our national guide to private offices in Canada.

Markham is the largest of the nine communities in York Region and calls itself Canada’s high-tech capital, with more than 400 Canadian head offices and over 1,000 technology and life sciences companies inside the city limits. The serviced supply follows that pattern: of the nine buildings Wezoo lists with private offices across York Region, six of them are in Markham. For an overview of every option, see all private offices in Markham.

What does office space in Markham cost?

Office space Markham prices start at CAD 269 a month on Wezoo and run to CAD 7,362. Each price covers the office itself, not a desk and not a square foot. Price is the easy part. Term is the part that bites.

Every one of the 118 listings carries a minimum rent of one month and is marked as a serviced office. Conventional Markham space is quoted per square foot per year, usually net, with operating costs on top, and you pay for the fit-out, the furniture, the internet and the cleaning. A serviced office is one monthly number for a furnished room with WiFi, utilities, reception and meeting room access already in it.

Size moves with price. The smallest listing in the city is 39 m² and the largest is 720 m², which is also the most expensive. Capacity runs from one person to 18. Of the 118 offices, 58 are external, meaning they sit on the window line, and 60 are internal.

When should you choose a serviced office over a commercial lease?

The office space Markham market splits cleanly in two, and the split is not really about price. Choose the lease when you know your headcount two or three years out, you want your own front door and your branding on the wall, and the fit-out pays for itself over the term. Brokerage listings are the right tool for that job, and Markham has hundreds of them.

Choose a serviced office when the honest answer to “how many desks next spring” is “it depends”. You get three things a lease withholds: a one-month commitment instead of a five-year one, furniture and connectivity already in the room, and the option to move into a bigger office in the same building when the team grows. You give up designing the space yourself and, usually, a reception that carries only your name.

A third option sits underneath both. If nobody needs a desk in Markham and the point is the address, read our guide to virtual offices in Markham instead. All six buildings below sell that product too.

Office space Markham: the 6 best private offices on Wezoo for 2026

The six are listed by how many private offices each building publishes on Wezoo, largest choice first. Every price is the lowest starting monthly price in that building, and every capacity is the ceiling the operator publishes for the biggest office there.

1. Allstate Corporate Centre — Highway 7 technology corridor

office space Markham - Allstate Corporate Centre lounge

Allstate Corporate Centre by Regus, Highway 7 technology corridor

Twenty-nine private office listings sit inside this six-storey glass building at 15 Allstate Parkway, more than any other address in the city. It stands in the middle of the Highway 7 technology corridor, surrounded by the Canadian head offices of major technology firms, with the Markham Civic Centre a short drive away.

What to expect: offices from CAD 455 a month, for 1 to 10 people, between 50 m² and 400 m². Seventeen of the 29 listings carry no published free-up date, so availability is a conversation rather than a calendar. Free covered parking, a gym and a coffee bar are on site, and there are restaurants and hotels within walking distance for the client lunch you did not plan for.

Operator: Regus. The nearest bus stop on Cochrane Drive is around 870 m away, so most people here arrive by car.

2. 7100 Woodbine Ave — Markham Civic Centre

7100 Woodbine Avenue by HQ, Markham Civic Centre

This is the cheapest way into a private office in Markham and the only building on the list run by HQ rather than Regus. Suite 400 holds 23 listings in a state-of-the-art, open-plan floor, with the Markham Civic Centre and its public services next door.

What to expect: offices from CAD 289 a month, for 1 to 12 people, between 39 m² and 459 m². The 39 m² room is the smallest private office anywhere in Markham on Wezoo, which makes this the obvious first stop for a founder or a pair who want a door that closes without paying for space they will not use.

Operator: HQ. Central Toronto is about 22.6 km away and Toronto Pearson International Airport about 30.3 km, both figures published by the operator.

3. 675 Cochrane Drive — Trillium Executive Centre

675 Cochrane Drive by Regus, Trillium Executive Centre

Three towers and a glass atrium make this the building to pick when the office itself has to do some of the talking. It sits in the Trillium Executive Centre, a technology hub near the Markham Centre district with Highway 404 close by, and it carries the widest range on this list by a distance.

What to expect: offices from CAD 409 a month, for 1 to 18 people, between 64 m² and 720 m². That 720 m² room for 18 people is the largest single private office Wezoo lists in Markham. Large windows, a terrace, an on-site coffee bar, a lounge and a restaurant are part of the building, and it is wheelchair accessible.

Operator: Regus. A bus stop on Cochrane Drive is roughly 355 m from the door, the shortest walk to transit of any building here.

4. 7300 Warden Ave — Warden and Denison

7300 Warden Avenue by Regus, Warden and Denison

The DeMarco Atrium sits on the corner of Warden Avenue and Denison Street, minutes from both Highway 407 and Highway 404. Its 17 listings occupy bright fourth-floor space, and the mix here is narrower than elsewhere in the city, which turns out to be useful.

What to expect: offices from CAD 430 a month, for 2 to 7 people, between 82 m² and 279 m². No single-person rooms and nothing above seven people: this one is shaped around the small team that has stopped being a side project. The most expensive listing here is CAD 1,505, the lowest ceiling of the six, so budgets stay predictable.

Operator: Regus. Pacific Mall and the Markham Public Library are both a short hop away.

5. 125 Commerce Valley Drive W — Commerce Valley

office space Markham - reception at 125 Commerce Valley Drive West

125 Commerce Valley Drive West by Regus, Commerce Valley

CAD 269 a month is the lowest starting price for a private office anywhere in Markham, and it is here. The building sits just north of Highway 407 and west of Highway 404, with Highway 7 close by and central Toronto around a thirty-minute drive, which is the reason this corner of the city fills up with firms that split their week between client sites.

What to expect: offices from CAD 269 a month, for 1 to 8 people, between 49 m² and 311 m². Fifteen listings, fully furnished, with kitchens and lounges on the floor. An RBC branch and a Canada Post outlet are nearby, which matters more than it sounds when you are incorporating.

Operator: Regus. Parking is about 152 m away and the South Park Road bus stop around 658 m.

6. Woodbine Steeles Corporate Centre — Markham Centre

Woodbine Steeles Corporate Centre by Regus, Markham Centre

At 7030 Woodbine Avenue, this one trades choice for position. Twelve listings make this the smallest count on the list, but the building has direct access to Highway 404 and sits in the heart of Markham Centre, close to hundreds of businesses on the Toronto side of the city.

What to expect: offices from CAD 415 a month, for 1 to 9 people, between 75 m² and 365 m². An atrium, modern decor and large windows carry the daylight into the workspaces, and there is a coffee bar on site with shops and restaurants around it. Six of the twelve listings carry no published free-up date.

Operator: Regus. Transit is the weak point: the nearest bus stop on Don Mills Road is more than 1.7 km away, so plan on driving.

How do you choose, and how far ahead should you ask?

A private office is not a slot you book. You send an enquiry, the operator confirms what is free and at what price, and you sign. So the useful question is not how early you can book but how early you should ask.

Of the 118 listings in Markham, 52 publish a date on which they come free, the earliest in November 2026 and some running into 2028 and beyond. The other 66 carry no date, which means you ask the operator rather than read a calendar. With a fixed start date, give yourself four to six weeks.

  1. Fix your ceiling first. Pick the capacity you need and the monthly number you will not cross, then filter. Capacity on every listing is a maximum, not a suggestion.
  2. Pick two buildings, not one. Availability in serviced space moves weekly, and a second choice saves a fortnight.
  3. Ask what the price includes. Furniture, WiFi, utilities, reception and meeting room credits vary by operator and by plan.
  4. Visit at the hour you will actually arrive. Parking at 9am and parking at 2pm are different buildings.

Best Markham neighbourhoods for office space searchers

The six buildings fall into three clusters, and the right one depends on where your people drive in from.

Markham Centre and the Highway 7 corridor hold three of the six: Allstate Corporate Centre, 675 Cochrane Drive and Woodbine Steeles Corporate Centre. This is the technology end of the city, nearest the head offices, and the cluster to pick if clients visit you. It also carries the deepest choice, 63 of the 118 listings.

Commerce Valley, west of Highway 404 and north of the 407, has one building and the lowest entry price in the city. It is the easiest address to reach from both highways at once, which suits a team spread across the northern GTA.

Warden and Denison, south towards Steeles, covers 7300 Warden Avenue and 7100 Woodbine Avenue. These two sit closest to Toronto proper and hold the smallest rooms, so they fit a founder splitting the week between Markham and the city.

Looking wider costs you choice. Wezoo lists one private office building each in Vaughan, Richmond Hill and Aurora, against six here. Our guide to private offices in Vaughan covers the nearest, and private offices in Toronto the downtown market if the commute runs the other way.

Office space Markham — FAQ

Where can I find office space for rent in Markham?

Wezoo lists six buildings in Markham with private offices in them, holding 118 listings between them: Allstate Corporate Centre, 7100 Woodbine Avenue, 675 Cochrane Drive, 7300 Warden Avenue, 125 Commerce Valley Drive West and Woodbine Steeles Corporate Centre. Five are run by Regus and one by HQ. Commercial lease listings for whole floors sit on the property portals instead.

How much does a private office in Markham cost per month?

Starting prices on Wezoo run from CAD 269 to CAD 7,362 per office per month, depending on the size of the room and the building. The lowest is at 125 Commerce Valley Drive West and the highest is the 720 m² office at 675 Cochrane Drive. Each price covers the office itself rather than a desk.

Why is office space quoted per square foot elsewhere but per month here?

Because they are two different products. A commercial lease prices the floor area per square foot per year and leaves the fit-out, furniture, utilities and internet to you. A serviced office prices the finished room per month with those things already in it. Comparing the two headline numbers directly will mislead you in both directions.

What is the shortest term I can take?

One month. Every one of the 118 private office listings Wezoo shows in Markham carries a minimum rent of one month. That is the clearest single difference between this market and the lease market next to it.

How many people fit in a Markham private office?

Between 1 and 18, depending on the room. The largest capacity on Wezoo is an 18-person office at 675 Cochrane Drive. 7300 Warden Avenue is the narrowest, with nothing below two people or above seven.

Can I rent office space in Markham for just one person?

Yes. Five of the six buildings list offices with a capacity of one: Allstate Corporate Centre, 7100 Woodbine Avenue, 675 Cochrane Drive, 125 Commerce Valley Drive West and Woodbine Steeles Corporate Centre. Only 7300 Warden Avenue starts at two. The smallest room in the city is 39 m² at 7100 Woodbine Avenue.

The short version

Office space Markham comes down to three starting points. If price leads, start at 125 Commerce Valley Drive West. If choice leads, start at Allstate Corporate Centre. If the room has to impress someone, start at 675 Cochrane Drive. Six buildings, one city, and not one of them asks you for five years.
