Search for office space Langley and most of what comes back is a commercial lease: a floorplate priced per square foot per year, a multi-year term, and a broker on the other end. That works when you know exactly how big your team will be in 2031. Wezoo takes the other route and lists serviced offices you can take by the month, the same way the rest of our private office Canada coverage works.
Two buildings is the entire office space Langley inventory on Wezoo, and both are run by Regus. Between them they hold 42 private office configurations, for teams of one to eight, starting at CAD 495 a month. Below: what each one costs, who it suits, which part of Langley it sits in, and how to ask for it. For an overview of every option, see all private offices in Langley.

What does office space Langley cost per month?
On Wezoo, a private office in Langley starts at CAD 495 a month for a one-person room at Langley Business Centre, and at CAD 605 a month at 20727 Willoughby Town Centre. The top of the range is CAD 3,960 a month for an eight-person suite on 201st Street. Those are starting prices, quoted per month, with a one-month minimum term on every configuration listed.
That is a different number from the one you will see on a brokerage listing for the same city, where Langley office space is priced per square foot per year and the term runs for years, not months. Neither price is wrong. They are answers to different questions. A square-foot rate tells you what an empty shell costs; a monthly serviced rate covers the room, the furniture, the internet, the utilities, the reception desk and the meeting rooms in one line. The cheapest square foot costs you the most in fit-out.
The spread between the two Langley buildings is narrow. Langley Business Centre runs from CAD 495 to CAD 3,960 across 28 configurations; Willoughby Town Centre runs from CAD 605 to CAD 3,630 across 14. Where they differ is in how many options sit at each team size, which matters more than the headline figure.
When should you choose a serviced office over a commercial lease?
Pick the serviced office when the team size is still moving. Every configuration at both Langley addresses carries a one-month minimum, so the cost of being wrong about headcount is one month, not five years. The listing for both buildings includes furniture, high-speed WiFi, utilities, on-site support and reception, 24/7 access and meeting room access, which means there is no build-out to fund and no separate internet contract to sign.
Pick the lease when the team is fixed, the horizon is long, and you want the space built to your own plan. A lease gives you control over the layout and a rate that is usually lower per square foot once you have paid to make the space usable. Take the room by the month. Sign the lease for the decade.
Most Langley enquiries land somewhere in between, which is why both buildings carry offices for one person and offices for six or eight. You can start at one size and move within the same building.
Office space Langley: the 2 best private offices on Wezoo for 2026
1. Langley Business Centre, 201st Street

Langley Business Centre by Regus, 201st Street
What to expect: 28 serviced private office configurations at 8661 201st Street, from CAD 495 a month for a single room up to CAD 3,960 for an eight-person suite. Team sizes run one, two, three, four, five and eight, with the heaviest concentration at two and three people. Twelve of the 28 carry no future start date, so they are listed as available now; the rest are dated, the earliest of them 1 November 2026.
Operator: Regus. The building sits on 201st Street with direct access to Highway 1 and the Carvolth Park and Ride close by, which is the part of Langley that works if half your team drives in from Surrey or Vancouver. There is on-site parking, a lounge, a coffee and tea bar, breakout space, catering and step-free access. Floor-to-ceiling glass runs the height of the facade, and half the offices here are listed as external rooms rather than internal ones.
This is the bigger of the two addresses and the one to start with if you want choice at a specific headcount, or if a short drive to Highway 1 matters more than a walk to lunch.

2. 20727 Willoughby Town Centre, Willoughby

20727 Willoughby Town Centre by Regus, Willoughby
What to expect: 14 serviced private office configurations, from CAD 605 a month for one person up to CAD 3,630 for six. Six of the 14 carry no future start date and are listed as available now, with the earliest dated option opening on 1 November 2026. Eleven of the 14 are listed as external offices, the highest proportion of the two buildings.
Operator: Regus. The office sits inside a recently built mixed-use development, with shops, restaurants and homes in the same few blocks, and the operator lists a bus stop 51 metres from the door at SB 208 Street at Willoughby Town Centre Drive. Breakout space and catering are on site, and the Willoughby Town Centre shopping centre is the lunch run.
Choose this one when you want people to be able to walk to a coffee, a meeting and a bus without getting back in the car. It is the smaller inventory, so the specific size you want may be the dated option rather than the immediate one.

How to choose, and how far ahead to ask
Shortlisting office space Langley takes four steps, in this order, because getting them out of order is what makes people tour three rooms they were never going to take.
-
Fix the headcount first. Both buildings list offices for one to five people; only Langley Business Centre goes to eight, and only Willoughby Town Centre has a six. Your number removes one of the two addresses on its own more often than you would think.
-
Decide the term. Every configuration here allows a one-month commitment. If you already know you want three years in a shell you fit out yourself, you are shopping for a lease and this is the wrong list.
-
Check the date before the price. Eighteen of the 42 configurations carry no future start date. The dated ones open from 1 November 2026 onward, and some of the larger suites are dated into 2027.
-
Send one request and ask for a tour. A private office is a quote, not a checkout. You give the headcount and the move-in month; the operator comes back with the term and the all-in figure.
On timing: if you want an office that is listed as available now, a few weeks is enough. If you want a specific size at a specific address, work backwards from the dates above, because at this inventory level there is no second identical room waiting behind the first.
Which part of Langley should you look in?
Both Wezoo addresses carry V2Y postal codes and sit in the Township, which is why listings for this search turn up under both Langley and Langley Township. They are a ten-minute drive apart and they are not interchangeable.
201st Street is the highway side. It is built around the car and the Carvolth Exchange, which the Township’s own Willoughby profile describes as a major bus loop and park and ride facility with express service toward SkyTrain. If your team is spread across Metro Vancouver, that is the commute that works today.
Willoughby Town Centre is the walkable side: shops, restaurants and housing around the block and a bus stop at the door. It also sits on the corridor TransLink is planning to upgrade. The Langley to Haney Place bus rapid transit project is in detailed planning and would serve Carvolth Exchange and connect to the future Surrey Langley SkyTrain at Willowbrook Station.
If Langley turns out to be the wrong side of the valley once you have mapped the team, the same monthly model runs across the region: ten locations for office space for rent in Vancouver and four for office space for rent in Burnaby.

What is the difference between a serviced office and a commercial lease in Langley?
A serviced office is one monthly figure for a furnished room, utilities, internet, reception and meeting room access, with a term you can take by the month. A commercial lease is a rate per square foot per year for an empty space, plus your own fit-out, over a term of years. The serviced route is a request and a quote; the lease route is a negotiation.
The short version
Langley has two serviced buildings on Wezoo and no third one hiding behind them. Take 201st Street for choice at a given headcount and a straight run to Highway 1. Take Willoughby Town Centre if you want the bus and the lunch within walking distance. Either way, office space Langley on a monthly term is a question you send, not a contract you sign on day one.
