If you are pricing office space Farringdon for a team of two or a team of twenty, the number you need is not the headline rent — it is the monthly rate per desk. Wezoo lists eight private-office buildings within a 500-metre walk of Farringdon station, and across them a desk runs from £300 to £1,070 a month. That is a 3.6× spread inside a ten-minute radius.

Farringdon is the only station in Britain where the Elizabeth line, Thameslink and three Underground lines meet under one roof. Every instinct says you pay for that. The data says you do not. This guide compares all eight buildings on desk rate, suite size and move-in date, sets Farringdon against every other central Elizabeth line stop, and shows you which door actually fits your headcount. For the wider product background, start with our complete guide to private office space.

Office space Farringdon at a glance: eight doors, one interchange

Every figure below comes from live Wezoo listings, not from an estimate. The desk rate is a building’s monthly suite price divided by the number of desks in that suite.

Does Farringdon charge you for the best transport links in Britain?

No. Farringdon has the cheapest private-office desks of any central Elizabeth line station, and it is the only one of them with Thameslink running through it as well.

We took every priced private-office building within 500 metres of each central Elizabeth line station and took the median desk rate. One line, seven stops, no change of train:

Elizabeth line stop Buildings on Wezoo Median desk rate vs Farringdon
Tottenham Court Road 11 £899.08 +42.5%
Bond Street 12 £774.98 +22.9%
Paddington 4 £723.89 +14.8%
Liverpool Street 26 £717.19 +13.7%
Farringdon 8 £630.75 —
Canary Wharf 4 £508.66 −19.4%
Whitechapel 0 no serviced office listed —

Farringdon sits below every central stop on the line. Only private office Canary Wharf comes in cheaper, and that is the far eastern terminus, not the centre.

Tottenham Court Road is two stops west of Farringdon. The train takes three minutes. The desk costs 42.5% more. Meanwhile Farringdon’s own median, £630.75, sits just 5% above the Greater London median of £600.92 — which is the real headline. Britain’s best-connected station charges an ordinary London price.

The Elizabeth line, Thameslink, the Circle, the Metropolitan and the Hammersmith & City all call here, putting Heathrow, Gatwick, Luton, Canary Wharf and Brighton on a single direct train. You can check the full route map on the Transport for London Elizabeth line page.

The connectivity is free. The door is not.

What does office space Farringdon actually cost per desk?

Between £300 and £1,070 per desk per month, and the gap between those two numbers has nothing to do with Farringdon. It has everything to do with which building you walk into.

Here is the comparison that matters. Spaces Farringdon, at 77 Farringdon Road, sells a two-desk office for £730 a month. Fora at 24 Greville Street sells a two-desk office for £2,139 a month. The two front doors are 227 metres apart — a three-minute walk, the same station, the same postcode area, the same coffee.

That is £705 per desk per month of difference, or £16,908 a year for a two-person team who chose the wrong side of the street.

The reason is the shape of the price list, and it splits cleanly by operator:

  • Flat-rate houses. Spaces Farringdon lists 27 suites in 16 different sizes, from 2 desks to 63 — and every single one costs £365 per desk. Buy two desks or buy sixty-three; the rate never moves. The Clubhouse on Fetter Lane does the same at £659.
  • Per-suite houses. Fora at 24 Greville Street runs £1,070 per desk on its 2-desk suite and £488 on its 17-desk suite — a 2.19× swing inside one building, same lift, same postcode. WeWork at 3 Waterhouse Square swings 2.37×.

So there is no single Farringdon rate for office space Farringdon buyers to quote. There is a rate per door, and a rate per room inside that door.

The closest private office to the station, and the most expensive small suite in the district. Fora’s Greville Street house sits on the Hatton Garden side, 121 metres from the Elizabeth line escalators, in the jewellery quarter. Five suites: 2, 3, 13, 16 and 17 desks. Note the gap — there is nothing between 3 and 13, so a five-person team here buys the 13-desk suite at £7,812 a month. Beautiful building, and one that rewards a bigger team: the 17-desk suite drops to £488 per desk.

This is the door for a company relocating a whole department into Farringdon, not for a startup taking its first room. If that is you, the scale is genuinely rare this close to the station.

The building’s five suites are 16, 70, 88, 89 and 132 desks; the 16-desk entry suite is £453 per desk. Waterhouse Square is a handsome red-brick campus on the Holborn Circus side, a six-minute walk from the station.

Desk rates run £300 to £709. A two-desk suite is £1,260 a month. Of the eight doors here, this is the one with the deepest size ladder.

Named Farringdon, and sitting on Giltspur Street by Smithfield Market — 417 metres from the station, closer to St Paul’s than the name suggests. Twenty-one suites from 4 to 29 desks, £496 to £669 per desk. A strong middle option for a team of five to fifteen that wants the Smithfield end rather than the Hatton Garden end, and it has the most move-in dates on the books of any door here.

Sixteen suites, 2 to 22 desks, and — like Spaces — a completely flat rate: £659 per desk at every size. You pay for the club, the front-of-house and the lounges, and you always know the arithmetic. A two-desk office is £1,318 a month.

How far in advance should you book office space Farringdon?

Sooner than you think if you want a specific room, and not at all if you just want a size. Of the 100 suites listed within 500 metres of the station, 61 carry no move-in date at all — they are available now. The other 39 carry a future date, and those dates are lease ends, not estimates.

Availability is not evenly spread. Elementa Farringdon dates most of its rooms, so the room you want may be three months out. WeWork at 3 Waterhouse Square dates almost none of them. Spaces Farringdon publishes dates on some suites and not others, so the two-desk office may be free today or free next September — the listing tells you which.

The practical rule for office space Farringdon: if you need a particular size in a particular building, check the move-in date before you fall in love with the building. If you are flexible on the door, you can be in this week.

Which office space Farringdon door is right for your team?

Match the door to the headcount, not to the brand.

  • Best for 1–4 people: Spaces Farringdon, £365 per desk, no size penalty at any scale.
  • Best for 5–15 people: 3 Waterhouse Square or Elementa Farringdon — both publish a suite at almost every headcount, so you are not forced to buy empty chairs.
  • Best for 20+ people: 1 Waterhouse Square, where the desk rate falls to £300 once you take a floor.
  • Best for a 70–130 person move: 26 Hatton Garden or 1 Waterhouse Square — the only two doors within 500 m with plates that size.
  • Best for a members’ club feel: The Clubhouse on Fetter Lane.

That is the whole office space Farringdon shortlist, one line per team size.

One warning worth more than any of the above. A “from” price tells you the size of a building’s smallest room, not the value of its offer. Fora’s Greville Street “from” price is £2,139 and WeWork Hatton Garden’s is £54,550 — yet Hatton Garden is the better rate per desk. Do not compare “from” prices. Compare the suite you will actually sit in.

The same rule applies across London. It held in our comparison of office space Shoreditch, where campus operators price room by room, and again in office space Soho, where half the district’s famous premium turned out to be its operator mix rather than its postcode. Farringdon is the third London district to show it.
