Between £33.00 and £112.20 for a full day, with a median of £51.48 taking each building once. The whole sector runs on nine rates: £33.00, £38.28, £39.60, £46.20, £51.48, £59.40, £77.88, £99.00 and £112.20. That is fewer prices than buildings, so you are choosing between a handful of rungs rather than a continuum.

Operators publish a headline rate; Wezoo adds a 10% booking fee and then 20% VAT. Multiply the headline rate by 1.32 and you have the figure you will be charged. Because most buildings publish several desk listings at the same rate, the median across the 216 listings is lower than the median across the 21 buildings — £46.20 against £51.48. This page quotes the per-building figure throughout.

A desk listing is one separately bookable desk product, not a count of chairs: one building can publish several. If you need more than one desk in the same building on the same day, the listing count will not tell you whether that is possible — ask the operator.

Does a longer commute buy you a cheaper desk?

It lowers the ceiling much more clearly than it lowers the typical price. Sort the 21 buildings by straight-line distance from Charing Cross and take the ten nearest against the ten furthest — the eleventh, Putney, sits on the line — and the median is £48.84 on both sides. Put Putney into both halves and both read £51.48: equal either way. The cheapest rate does not move much either. The two buildings at £33.00 are The Gatehouse at 7.2 km out and Clockwise Bromley at 12.6 km out, while Vauxhall charges £38.28 at only 2.1 km from Charing Cross, cheaper than 17 of the 21.

What does change is the top of the range. Cut the 21 into three equal groups of seven by distance — an even split, chosen before looking at the prices — and the dearest rate in each group falls at every step.

Read the Dearest column: £112.20, then £77.88, then £59.40. Read Cheapest and it moves once, £38.28 to £33.00 and then stops; the Median moves once too, £51.48 to £46.20. Beyond 11.2 km, none of the 21 is dearer than £59.40.

The same fact holds without cutting the set at all. Rank the 21 buildings by price and rank them again by distance: the three most expensive are the fourth, fifth and sixth nearest — London Bridge The News Building at £112.20, London Bridge More London at £99.00 and Battersea Power Station at £112.20. If price and distance were unrelated, all three would fall inside the nearest six in exactly 20 of the 1,330 ways of picking three buildings from 21, which is about a 1.5% chance.

What these numbers will and will not carry

  • The ceiling falls with distance. Dearest rate per third: £112.20, £77.88, £59.40.
  • The typical price falls far less. The two halves are level at £48.84; the tercile median moves once, £51.48 to £46.20.
  • A modest gradient cannot be ruled out. Fitting a slope to price against distance gives -1.7% per kilometre, with an interval from -4.7% to +1.3% — on 21 buildings and 9 rates a small real effect would be invisible. The straight-line correlation is -0.30, and it is carried almost entirely by the two £112.20 buildings: take those two out and it falls to -0.06.

None of it makes distance a useful filter for a Coworking space South London shortlist.

One more thing these figures do not show: that South London behaves differently from the rest of the city. The same slope across the other 94 day-priced London buildings is -2.4% per kilometre, and the gap between the two cannot be told apart from chance. Three things are worth filtering on instead, and the rest of this page is about them: the rate, the closing time and the cancellation figure.

One thing the rate table and the distance column show together: the same rate turns up at both ends. 141-142 Lower Marsh at 1.2 km from Charing Cross and Sutton Point at 17.0 km both charge £46.20, and they are 16.4 km apart on the map. Vauxhall and Croydon Lansdowne Road both charge £38.28, 12.7 km apart. With only 9 rates for 21 buildings that is partly arithmetic rather than geography — but it is what you meet when you shop.

None of this contradicts the wider point, made further down, that southern addresses are cheaper than central ones. This page is about something narrower: once you are already south of the centre, going further out lowers what you might pay at most, far more clearly than what you will pay.

How long is the day you are buying?

Start with the closing time, because it eliminates more shortlists than the price does. Eleven of the 21 shut at 17:30, eight shut at 17:00, one shuts at 16:00, and exactly one stays open until 18:00: Battersea Power Station, at £112.20. If you work past half past five, that is the whole list, and it is the dearest rate in the sector.

At the other end, three open at 08:00 — Croydon Interchange House, HomeWork Fulham and Mosaic East — twelve open at 08:30 and six at 09:00. Battersea Power Station and HomeWork Fulham share the longest published day at nine and a half hours; Kangley Bridge Road in Lower Sydenham has the shortest at seven hours, and still charges £46.20. The spread between them is two and a half hours, which is worth checking against your own working day before you compare rates.

None of the 21 publishes Saturday or Sunday hours, and neither does any of the 116 hot-desk buildings Wezoo lists across London, of which 115 publish a day rate. A clean zero across a whole city says what these listings record rather than proving any door is locked — if you need a weekend desk, ask the operator.

Booking at short notice, and what the cancellation figure means

The cancellation figure splits the 21 into two groups and no building mixes them. Five record 1,440 minutes, which is 24 hours: Clockwise Bromley, Flex @ Tide, Fulham Works, The Gatehouse and The Landing. The other 16 record 18,720 minutes, which is 13 days. What the listing does not say is which way that number runs: whether it is notice you must give, or a window you have. The two readings differ by a fortnight, so if you are booking this week, or booking for several people, ask the operator which of the two it is before you pay — and those five buildings are the ones where the answer matters least.

It is tempting to read that split as the independents on one side and the IWG brands on the other, and it very nearly is — but not quite. Five of the six independent buildings record 24 hours; Battersea Power Station, run by The Engine Room, records 13 days like every IWG building. Read the column rather than inferring it from the brand.

Two other fields are worth a look before you book. Phone booths appear at only four of the 21 — The Gatehouse (£33.00), Flex @ Tide (£39.60), Fulham Works (£46.20) and The Landing (£46.20) — and all four sit at £46.20 or below, so a quiet corner for a client call is not something the dearer buildings here are selling you. Step-free access is recorded at twelve of the 21.

Chosen to mark the edges of the market: the two buildings at the cheapest rate, one of the two tied on the longest published day, the cheapest building closest to the centre, the furthest building on the list, and the dearest.

Clockwise Bromley publishes a single desk listing, a 09:00 to 17:00 day and a 24-hour cancellation figure, the shorter of the two values recorded here. At 12.6 km out it is the further of the two buildings on that rate, and the low rate is not explained by the distance — the other one, The Gatehouse, sits 5.4 km closer in on the same money. Where is the choice deepest?

SE1 holds six of the 21 buildings — more than any other district, and by itself it spans almost the whole price range, from Vauxhall at £38.28 to London Bridge The News Building at £112.20. After that the sector thins fast: CR0, SW6, SW15 and BR1 have two each, and SW11, SW18, SW19, SE13, SE26, CR9 and SM1 have one apiece. Twelve districts, 21 buildings.

When should you choose a southern desk over a central one?

When the top of your budget is the binding constraint, or when the trip is. Per building, the median here is £51.48 against £59.40 across the other 94 day-priced London buildings. Counted per desk listing the gap is wider, £46.20 against £64.68 across London’s 1,140 day-priced listings, because the cheaper southern buildings publish more listings each. The bigger difference is at the top: nothing in South London is dearer than £112.20, while London as a whole reaches £143.88.

The other reason is the journey. If the people on your team already live in SE or SW postcodes, a desk in Croydon, Wandsworth or Lewisham can save a daily trip into the centre that the price difference alone would never pay for. What it will not do is get cheaper the further out you push it.
