Does a windowless office cost less in Glasgow?

Of the 70 listings, 62 say whether the room is external, with a window to the outside, or internal, off a corridor — 36 external and 26 internal. Only Clockwise Glasgow leaves that field blank, on all eight of its band listings. That is enough to run the test properly, and the answer is unusually clean: there are eight cases, spread across three of the buildings, where one address lists both an internal and an external office at the same stated capacity and the same published floor area. Relax the match to building and capacity only, ignoring floor area, and 12 combinations hold both room types. Eleven of them tie exactly. The one that does not is at Orega on St Vincent Street, and Orega turns out to be the exception to the flat-rate arithmetic as well.

Pool all the internal rooms against all the external ones across the city, which is the comparison anyone would reach for first, and the numbers appear to say the opposite. Internal offices look dearer at three people, at four and at five, and marginally cheaper at six. That pattern is not a window premium in reverse. It is a composition effect: the two pools are not the same set of buildings. At three people the internal listings come from six addresses and the external ones from four, and the dearest building in the set contributes two internal rooms and no external one at all. Change the size and the mix of addresses changes with it, which is why the gap swings and then reverses at six people. That table ranks buildings, not rooms.

Four findings from 70 live Glasgow listings for three to six people: the building sets the rate, the headcount multiplies it, the window is not priced, and neither is the floor area.

So what does move the price?

Two things, and only two. The building, and the number of people on the door.

Seven of the eight buildings quote a single rate per person and multiply it by the stated capacity, with nothing left over — 66 of the 70 listings sit on that arithmetic exactly. Tay House is £149 a person, so its three-, four-, five- and six-person offices are £447, £596, £745 and £894 a month. The seven rates run from £129 at Spiersbridge to £295 at Clockwise. Pick the address and you have picked the multiplier; the rest is headcount.

Floor area is inside the price the way the window is: nowhere. Of the 26 building-and-capacity combinations in the band, 24 carry a single price; 17 of those 24 cover more than one published room size, and four of the 17 cover three different sizes. At 100 West George Street the four-person rooms are 10, 11 and 12 square metres and every one is £900 a month. You are buying a stated capacity at a building rate, and the floor area that comes with it can vary by as much as two square metres.

Is there a discount for taking a bigger room?

Not inside this band, and the market-wide figures will tell you otherwise if you let them. The derived median per person falls from £249 at three people to £202 at six, which reads exactly like a volume discount. It is not one. Across all eight buildings there is exactly one address where a larger office carries a lower rate per person: Orega, whose cheaper five-person room works out at £310.80 a head against £327.33 and £359.67 for its two three-person rooms. Its other five-person room, at £507.60 a head, does the opposite.

The fall is composition again. Spiersbridge, the cheapest address at £129 a person, lists only a four and a six, so it pulls the six-person median down and never touches the three-person one. Clockwise, which carries the dearest of the seven flat rates at £295, lists only threes and fours, so it does the reverse. Change the mix of buildings and the apparent discount changes with it.

The practical version: going from four people to six at the same address costs you two more multiples of the same rate, not a better rate. If you want the per-person figure down, you move building. That comes at £295 a person a month, the highest of the seven flat rates, and it lists threes and fours only.

Its two three-person rooms are £982 and £1,079 a month at 9 and 10 m²; its two five-person rooms are £1,554 and £2,538 at 15 and 20 m². Divided by capacity that is between £310.80 and £507.60 a person a month, and two of the four do not divide into whole pence. In both pairs the dearer room is also the larger one, so the floor area moves with the money and neither can be read on its own.

What 3-6 person office space Glasgow listings say about terms, availability and floor space

Six of the eight buildings publish a minimum term, and at all six it is one month — 58 of the 70 listings. Clockwise and Orega publish none, which means you have to ask — not that their terms run longer.

Availability is patchier and it comes through two separate fields that never appear together. Of the 70, 14 carry a start date, 12 carry a note instead, and 44 carry neither. Of the 14 dates, 13 are still ahead — 5 later in 2026 and 8 through 2027 — and one has already passed. Of the 12 notes, 10 read “Available now” and 2 still read “Available August 2026”. The 44 blanks say nothing at all, and it would be wrong to read them as free today. Check the date on the exact unit before you plan a move.

Room sizes are published on every listing in the band, from 8 to 22 square metres, median 13. Divided by capacity that is 2.5 to 5.5 square metres a person. Clockwise is the only building whose band offices all go above four square metres a head; every other building sits between 2.5 and 4.0. What no listing carries is a tax label, so treat every figure above as the number on the card and confirm the VAT position when you enquire. Business rates are a separate matter in Scotland, charged under the non-domestic rates system; whether they sit inside the monthly figure is a question for the operator, and not something the listing answers.

How to choose between the eight buildings

Start with the multiplier, because it is the only number that compounds. Spiersbridge and Clockwise both list a four-person office: £516 a month and £1,180. Same stated capacity, £664 apart, every month, before anything else is considered. Within any of the seven buildings that quote one rate, nothing else moves a pound — not the window, not the floor area.

All eight are private offices quoted the same way, by the room and by the month, so the comparison is like for like. Then decide what the premium is buying, because it is not always the same thing. At Clockwise it is floor space — up to twice the band median square metres a head. At Buchanan Street it is the address: the only G1 postcode in the set. At Spiersbridge it is the opposite trade: you take the out-of-centre postcode and keep the difference. What it is never buying, at any of these eight, is a window.
