What does 3-6 person office space Leeds cost in 2026?

Between £507 and £4,022.45 a month for the whole office. That is the full 3-6 person office space Leeds range, and the spread is 7.93× from cheapest unit to dearest. The median across all 81 listings is £1,295 per office unit per month.

Two labelling points first — they govern every number on this page. Every figure Wezoo publishes here is the price of the whole office unit for a month, not a per-desk rate. And maximum occupancy is a ceiling on how many people the operator says the room takes; it is not a count of desks in the photograph. Any per-person figure in this guide is therefore derived — the unit price divided by that stated maximum occupancy, rounded to the nearest penny with halves rounded up — and it is labelled as derived every time it appears. The listings do not state a tax basis, so treat these as the operator’s published starting figures and confirm VAT when you enquire.

Seven of the thirteen buildings list a four-person room; the other six start at five or jump straight to six, so a four-person team is choosing from seven addresses, not thirteen. The medians climb with the band; bigger rooms cost more in total. The number worth reading is the width of each range: at six people the cheapest unit Wezoo lists in Leeds is £745 and the dearest is £4,022.45, and both of those rooms hold the same stated maximum of six.

The building sets the rate. The size sets the multiplier.

Divide each unit price by its stated maximum occupancy and you get a pattern in the 3-6 person office space Leeds data that the size table above cannot show. Across all 81 listings there are only 18 distinct derived per-person rates, and of the eleven buildings that list two or more rooms in the band, six price every one of them at a single rate.

3-6 person office space Leeds - how 13 buildings price the band
The three ways the 13 Leeds buildings price the 3-6 person band. Wezoo listing data, 5 September 2026.

The thirteen split three ways. Six list two or more rooms in the band and price every one of them at a single derived rate per person. Five list two or more and use more than one rate. Two list a single room, so the question cannot arise there. Six, five and two — that is all thirteen.

At those six addresses the price is pure multiplication. A three-person room at City West Business Park Building 3 is £657 and a six-person room in the same building is £1,314 — exactly double, because the rate never moves. What you are choosing when you pick one of these buildings is the rate itself; the headcount only sets the multiplier.

What the rate does not tell you is what you get for it. City West lists five three-person rooms, all at £657, and they run from 8 to 10 square metres; three are flagged internal and two external. Inside a flat-rate building the price is settled before you start, so the floor area and the aspect are what is left to compare.

Where the flat rate breaks: five Leeds buildings

At the other five the derived rate is not constant, and the variation is not the volume discount you might expect. Fifteen times in this data, two rooms at the same building share a stated capacity and carry different prices. All fifteen fall at the five buildings below. Stepping up a size is not the only thing that moves the money.

Twice the floor area is identical as well. Platform lists two four-person rooms of 19 square metres at £1,700 and £1,740. Clockwise Leeds lists two six-person rooms of 18 square metres at £2,100 and £2,250. Same building, same stated capacity, same floor area, different price.

Nor does the rate move in one direction. Take each building’s cheapest derived rate at each size it lists. On that reading West Village never falls as the room gets bigger; Clockwise Leeds and White Rose Park never rise; Platform and No.1 Whitehall Riverside move both ways — Whitehall runs £300 and £325 at three people, £240 at five, and £350 at six. One building only rises, two only fall, and two do both. At three of them the building’s own cheapest derived rate is not at its largest room. If you assume that stepping up a size buys you a better rate per head, this is the group — five of the thirteen buildings, 26 of the 81 units — that will prove you wrong.

Does a bigger office cost less per person in Leeds?

Not reliably. The derived per-person rate across the 3-6 person office space Leeds band runs from £124.17 to £670.41, a spread of 5.40×, and both extremes are six-person rooms: the cheapest per head is the single room at Plateworks House out at LS14, at £124.17 derived; the dearest is a room at West Village on Wellington Street, at £670.41 derived. Headcount is not what separates them. The address is.

At the top end it is the floor area, not the headcount, that separates the units. The band spans 8 to 57 square metres, and the median works out at 3.00 square metres per person of stated maximum occupancy. That West Village unit is 57 square metres for six — 9.50 per person, more than three times the band median — so it is a large room sold to a small team, not an expensive small room. Priced by area it is £70.57 per square metre per month, which is below the band median of £87.60. Two defensible ways to rank the same office, and they disagree.

Six buildings worth a closer look

Two of these six sit at the extremes of the derived per-person rate. Two anchor the ends of the flat-rate group. One holds the deepest inventory in the band, and one is the only LS1 building with a single room in it. In that order.

Plateworks House holds the cheapest office per person in the whole band, and it is a six-person room. The address is Riva Park in LS14, and the room carries the lowest derived rate in the band by a wide margin — though it is one listing, not a pattern. It is the only room here in the band, so it is take it or look elsewhere.

What the listings say about term, availability, floor area and aspect

Four fields decide whether a shortlist holds up once you start ringing round, and the Leeds listings publish them unevenly. Where a field is blank, that is reported here as blank.

  • Minimum term. 51 of the 81 units publish a minimum rent period, and every single one of those says one month. The other 30 publish no minimum term at all — which is silence, not a promise. Ask.
  • Availability. Wezoo holds two separate availability fields, and in this band they never appear together. 27 units give a dated available from, running from 2026-09-01 out to 2031-06-01. 25 give a free-text note instead: nineteen say “Available now”, two say September 2026, two say October 2026 and two say “Under Offer”. The remaining 29 give neither, and an empty field is not the same as a room that is free today.
  • Floor area. This is the one field with full coverage — all 81 rooms publish a size, from 8 to 57 square metres, with a median of 15. Per person of stated maximum occupancy that works out between 2.50 and 9.50 square metres — a different pair of rooms from the 8 and the 57. Floor area is the one number here you can compare across every building without an assumption behind it.
  • What the price covers. Nothing in the listing says. There is no field for furniture, internet, cleaning, service charge or business rates, and none for a tax basis either — so the monthly figure is a starting price and not a quote. It is the first thing to pin down when you enquire.
  • Aspect. 46 units are flagged as external rooms and 16 as internal; 19 say nothing either way. The smallest rooms in the band are 8 square metres for three people — there are three of them, and one is flagged internal. On a room that size a window is not a detail.

How to compare 3-6 person office space Leeds listings

A 3-6 person office space Leeds listing is not an instant booking. You send an enquiry through Wezoo, the operator comes back with a quote and a viewing, and the figures below are where that conversation starts. Four moves, in this order.

  1. Fix your rate before you fix your size. Eleven of the thirteen buildings list more than one room in the band, and six of those eleven hold the derived per-person rate constant across all of them — so there the building you pick is the whole decision. The remaining two buildings list a single room each, where nothing can vary.
  2. On the other five, compare rooms of the same stated capacity. At White Rose Park two six-person rooms are listed at £1,500 and £1,800; at West Village three six-person rooms run £2,640, £2,640 and £4,022.45. Across all fifteen of those pairs the cheaper room is never the larger one — but at Platform and Clockwise Leeds the two rooms are exactly the same floor area, so ask what the gap is buying.
  3. Read the square metres. Stated maximum occupancy is the operator’s ceiling, not a floor plan. 3.00 square metres per person is the Leeds median in this band and 2.50 per person is the tightest in it — check the area before you accept the headcount.
  4. Ask what the listing did not say. 30 of 81 units publish no minimum term and 29 publish no availability at all. Those are the two questions to lead with.

The Office for National Statistics publishes UK business counts broken down by employment size band, and Leeds City Council is where the business rates and licensing questions land once you have moved in. Neither publishes what a room costs.

For the wider cost picture beyond this one size band, see how much a private office costs in Leeds, or the ten-building guide to private office Leeds options. The same listing data drives every guide in this series, including office space Marlow.

3-6 person office space Leeds: frequently asked questions

How much does 3-6 person office space Leeds cost per month?

Between £507 and £4,022.45 per office unit per month, across the 81 units Wezoo lists in 13 Leeds buildings. The median is £1,295 per office unit per month. Divided by stated maximum occupancy, the derived per-person rate runs £124.17 to £670.41 a month.

Is 3-6 person office space Leeds priced per desk or for the whole office?

For the whole office unit, for a month. Wezoo publishes a single starting figure per unit; there is no per-desk price in the data. Any per-person figure on this page is derived by dividing that unit price by the operator’s stated maximum occupancy, and it is labelled as derived wherever it appears.

Does a six-person office cost less per person than a three-person one?

Six of the thirteen buildings list two or more units in the band and carry the same derived rate per person on every one, so size makes no difference to the rate there. At five it varies, and not in a consistent direction — at three of those the lowest derived rate is not at the unit with the highest stated occupancy. The remaining two list a single unit each, so nothing can vary. The cheapest and the most expensive rooms per person that Wezoo lists in the band are both six-person rooms.

What is the shortest term on a Leeds private office in this size band?

51 of the 81 units publish a minimum rent period and every one of them says one month. The remaining 30 publish no minimum term, which means the listing is silent rather than flexible — confirm it with the operator.

Which parts of Leeds have 3-6 person office space?

Nine of the thirteen buildings are in LS1, the city centre. Four sit outside it: LS28 Pudsey, LS12 in west Leeds, LS11 at White Rose Park and LS14 in east Leeds. Three of those four hold the three lowest derived per-person rates in the band.

How big is a 3-6 person office space Leeds unit in square metres?

From 8 to 57 square metres, with a median unit size of 15 square metres — 9 m² at three people, 12 at four, 14.5 at five and 18 at six. Per person of stated maximum occupancy the median is 3.00 square metres. All 81 units publish a floor area, so this is the one field you can compare across every building without an assumption.

Every building in the band is in the thirteen-row table on this page, with the sizes it lists, its rate and its postcode. For 3-6 person office space Leeds the order that works is: settle the rate by picking the building, then compare the square metres inside it.
