If you are looking for a virtual office south London address, the useful question is not how many providers exist. It is which buildings are real, which borough they sit in, and how much the listing will actually tell you before you pick up the phone. Wezoo lists 62 virtual office south London addresses across 11 of the 12 London boroughs south of the Thames. This guide counts them, shows what each one publishes, and names ten worth a shortlist. For the national picture first, read our guide to choosing a virtual office in the UK.
One thing to settle before the list. South London is not a postcode. It is a river. Every address below was placed by taking the building’s own postcode and resolving it to its London borough, then keeping the 12 boroughs south of the Thames: Bexley, Bromley, Croydon, Greenwich, Kingston upon Thames, Lambeth, Lewisham, Merton, Richmond upon Thames, Southwark, Sutton and Wandsworth. Two buildings publish a postcode the national lookup does not carry, and for those the building’s own coordinates decided. That rule keeps Richmond, Twickenham and Teddington in, even though their postcodes start TW. It keeps Chelsea, Fulham and South Kensington out, even though their postcodes start SW. Bexley is the one southern borough with no Wezoo address at all — not a virtual office, and nothing of any other kind either.

What a virtual office south London address actually gives you
A virtual office is a business address you can use on the register and on your letterhead, in a building where you do not rent a desk. On Wezoo it is a lead-gen product: you send an enquiry to the operator, agree what is included, and the operator sets it up. There is no basket and no instant booking.
Every one of the 62 southern addresses sits in a building that also lets private offices, and so does every virtual office address Wezoo carries in London — 375 of 375. That is worth a caveat rather than a fanfare: the private-office listing sits on 390 of the 398 London buildings, and the eight without it are hotels and conference venues. It is a floor, not a promise. Your letterhead will be a working office building, which is not nothing, but it does not by itself mean someone is at a front desk. What tells you that is what the listing publishes.
How much does the listing tell you?
This is the split that decides how much phoning around you do, and it is sharper than you would expect. Eighteen of the 62 southern addresses publish a virtual-office panel. Where it appears it is the same shape every time: three service groups — Address & mail (business address, mail handling), Communications and Workspace access — a short description of the package at that building, and a five-question FAQ. All eighteen answer a question about mail in that FAQ. Bromley Town Centre, for instance, publishes that post is received and handled on site at One Elmfield Park for collection or forwarding.
A further 18 publish a staffed reception as a building amenity instead, and the two sets do not overlap at all. So 36 of the 62 tell you something about front of house, and 26 tell you nothing: an address, a building, an operator, and an enquiry form. None of the 62 publishes how often post is forwarded, or what any of it costs.
What does a virtual office south London address cost?
Wezoo does not publish one. Across all 375 London virtual office listings there is no price field of any kind, and the building pages carry no virtual-office rate either. The listing tells you the operator offers the service, and at 18 of the 62 it tells you what is in the package. The number comes from the operator when you ask. Every figure elsewhere in this guide belongs to a different product in the same building — a meeting room, a desk, an office — so read those as a signal of how the building is priced, not as the cost of the address.
So put every question in the first email: what it costs, how soon the address can be live, whether it may be used as the registered office as well as a trading address, and how post is handled. One thing you do not need to ask about is the meeting room. Rooms on Wezoo are booked one at a time, with no membership and no subscription, so you can book a room at any of the 24 southern addresses that list one, whether or not you hold the virtual office there.
Can you meet a client at your own registered address?
Sometimes. 25 of the 62 let you book a room, a desk or a day office at the same building. 37 do not. That is the biggest practical difference between two south London addresses that look identical on a letterhead, and it is the thing most worth checking before you commit.
In detail: 24 of the 62 list a meeting room, 19 list a hot desk (a desk for the day in a shared room), 20 list a day office (a private room taken for the day), and 17 list all three. Where a price is published, meeting rooms across these buildings run £23.10 to £237.60 an hour (median £66.00), hot desks £38.28 to £112.20 a day (median £51.48), and day offices £99.00 to £343.20 a day (median £130.68). All three figures include tax and the booking fee. Three buildings list a meeting room without publishing a rate.
Before you read anything into that tenfold spread on rooms, look at what is in them. All 24 publish a capacity for every room, 75 rooms between them, seating 2 to 70. The entry rate tracks the size of the smallest room in the building almost exactly (r = 0.85 across the 21 that publish both), so the range is mostly a room-size range rather than a location premium: the £23.10 buys a two-person room at The Enterprise Hub in Elephant and Castle, the £237.60 an eighteen-person boardroom at Borough High Street. If you need to seat six to eight — the usual size for a client meeting — 18 of the 24 have a room that does it, and 21 have something seating six or more.
It is an operator split, not a map
Whether a building publishes anything bookable is close to a property of the operator rather than of the building. Across London, 31 of the 35 operators are all-or-nothing — every one of their buildings lists something bookable, or none of them does — and those 31 cover 271 of the 375 addresses. Fora, for instance, lists nothing bookable at any of its 60 London buildings; Orega, HQ and Signature publish at every one of theirs.
In the southern set that shows up as 18 of the 20 addresses run by Regus, Spaces or HQ against 7 of the other 42 — a rule of thumb for where to look first rather than a measured effect, since it compares a handful of operators rather than 62 independent buildings. It also explains the panel above: the 18 addresses that publish a virtual-office panel are exactly the 18 Regus, Spaces and HQ buildings that also publish something bookable, and the 18 that publish a staffed reception instead are all run by someone else. Our virtual office West London guide lands on the same conclusion from a different set of buildings.
The largest single group on the southern list is Unit Management, with 14 buildings, and those are let by the office rather than by the hour: an address, a private office and, at most of them, parking, breakout space and a staffed reception. That is a different model, not a gap. It also means absence of a listing is not absence of a room — a building can have a perfectly good meeting room and simply not put it in this catalogue. Ask the operator.
The compass direction decides nothing by itself: southern addresses list all three bookable products at much the same rate as the other 313 in London, and 62 addresses are too few to tell a real difference from none. Operator is the thing to check.
Where the 62 virtual office south London addresses are
Southwark holds 25 of the 62 — Bankside, Borough, London Bridge and the Shad Thames riverside. After that the supply thins out and spreads, and the second-largest cluster is nowhere near the centre: nine addresses in Kingston upon Thames, and only two of those carry a Kingston postal town — the other seven are in Surbiton, New Malden and Chessington.
| Inner borough (south bank) | Addresses (per building) | Of those, with something bookable | Of those, publishing a panel |
|---|---|---|---|
| Southwark | 25 | 8 | 3 |
| Lambeth | 8 | 2 | 2 |
| Wandsworth | 3 | 2 | 1 |
| Greenwich | 1 | 1 | 0 |
| Lewisham | 1 | 1 | 1 |
| Inner total | 38 | 14 | 7 |
The outer boroughs are where the pattern flips. Croydon and Bromley list fewer addresses, but almost every one of them is a building you can also walk into and book a room or a desk in.
| Outer borough | Addresses (per building) | Of those, with something bookable | Of those, publishing a panel |
|---|---|---|---|
| Kingston upon Thames | 9 | 0 | 0 |
| Richmond upon Thames | 7 | 4 | 4 |

One note if you compare lists. Our office space South London guide draws the southern line on postcode districts rather than the river, which pulls Chelsea, Fulham and South Kensington in and leaves Richmond, Twickenham and Teddington out; our virtual office West London guide stops at the W, UB, HA and NW districts and hands the TW addresses south, which is where the seven in Richmond, Twickenham and Teddington above come from. For the whole capital rather than the southern half, our virtual office Greater London guide covers it as a whole, and virtual office London covers setup and providers.
Registered office or trading address — which one are you buying?
These are two different jobs and a virtual office can do either, or both, depending on what you agree with the operator.
A registered office is the statutory address on the public register. Since March 2024 it has to clear a test written into section 86 of the Companies Act 2006: a company “must ensure that its registered office is at all times at an appropriate address”, and an address is appropriate only if a document delivered there by hand or by post “would be expected to come to the attention of a person acting on behalf of the company” and if delivery “is capable of being recorded by the obtaining of an acknowledgement of delivery”.
That wording arrived through section 28 of the Economic Crime and Corporate Transparency Act 2023, which also requires the address given at incorporation to be an appropriate one; Companies House explains the wider package of changes in its guide to the new company law rules. In practical terms the second limb is the one a staffed building satisfies easily and an unattended box does not.
Changing it is a filing with Companies House, not something you agree only with the operator. A trading address carries no statutory test. It is the address you put on your website, invoices and email footer, and you can use one address for the register and another for trade, or the same for both. The difference that usually matters to people is publicity: the registered office is searchable by anyone on the Companies House register, which is exactly why founders working from home take a virtual office in the first place.
One thing worth knowing if the point of all this is to get your home address off the public register: changing the registered office does not do it by itself. Every director also has to give a service address, and GOV.UK is explicit that this “will also be publicly available”, and that a director who has used their home address “can ask Companies House to remove it from the register”. A virtual office can serve as both, if you agree that with the operator. Change one and you have moved half of the problem.
VAT is a separate question again. You register for VAT once your taxable turnover for the last 12 months goes over £90,000, or you expect it to in the next 30 days — a threshold that has nothing to do with which address you use. If your address arrangement needs to satisfy HMRC as a place of business as well as Companies House, say so in the enquiry, because that is an agreement with the operator rather than a feature of the listing.
10 best virtual office south London picks for 2026
Ten strong southern addresses, picked to put at least one in every borough that has supply of its own and to cover both kinds — the ones where you can also book a room, and the ones that are an address and nothing more. Croydon’s three are already written up in the virtual office Croydon guide, so they are not repeated here.
1. Clock House — Kingston upon Thames, KT1 2TU

Clock House by Unit Management, Kingston upon Thames
A Wheatfield Way address a few minutes from Kingston town centre. Unit Management runs it with parking, climate control and breakout space; the listing publishes one private office and no rate for it, and nothing here is bookable by the hour. Take it if you want a Kingston postcode without a Kingston commute.

2. Sandbox Colechurch House — Southwark, SE1 2SX

Sandbox Colechurch House by Sandbox Workspace, London Bridge
London Bridge Walk, which means the address sits on top of the station. Sandbox publishes bike storage, breakout space, phone booths, a bar and step-free access here, and it is one of five Sandbox buildings in the southern set. No hourly booking and no virtual-office panel — this is an address-and-enquiry building in the busiest SE1 block.

3. Vauxhall — Lambeth, SE1 7TL

Vauxhall by HQ, Lambeth
The widest range on this list, and the lowest day-office rate of the 62. HQ lists all three bookable products — meeting rooms from £39.94 an hour, hot desks from £38.28 a day, day offices from £99.00 — alongside 21 private offices starting at £239 a month, and it publishes the full virtual-office panel including how mail is handled. If you want one address that covers the register, the occasional desk and a room for a client, this is the one to enquire about first.
4. Sutton Point — Sutton, SM1 4FS

Sutton Point by Spaces, Sutton
The only Wezoo address in the borough. Spaces lists 29 private offices from £219 a month, the second-lowest room rate of the 21 southern addresses that publish one, at £32.63 an hour, hot desks at £46.20 and day offices at £117.48, plus a full virtual-office panel. Sutton Plaza is a short walk from the station.

5. Lewisham High Street — Lewisham, SE13 6EE

Lewisham High Street by Regus, Lewisham
The only Wezoo address in Lewisham, at Romer House. Regus lists all three bookable products plus 24 private offices from £265 a month, with parking, a lounge and step-free access, and it publishes the virtual-office panel. A solid inner south-east address for a business that wants to stay on its own side of the river.
Request Lewisham High Street on Wezoo →
6. Greenwich — Greenwich, SE10 0ER

Greenwich by Elementa, Greenwich Peninsula
Mitre Passage on the Greenwich Peninsula, run by Elementa, and Greenwich’s only address. It lists a meeting room at £100.32 an hour and a day office at £343.20 — the highest day rate in the set — with 21 private offices from £1,560 a month and a published reception service. A more corporate letterhead than most of the outer south.
7. Causeway House — Richmond upon Thames, TW11 0JR

Causeway House by Spaces, Teddington
The deepest single menu in the borough. In Teddington, Spaces lists 32 private offices from £279 a month here, plus meeting rooms at £34.39 an hour, hot desks at £51.48 and day offices at £130.68, and the virtual-office panel. A south-west address that reads nothing like a central London one.

8. The Grange — Merton, SM4 5PQ

The Grange by Unit Management, Morden
Central Road, Morden, at the bottom of the Northern line. Unit Management publishes parking, climate control and breakout space. One private office, no published rate, nothing bookable by the hour — an address for a business that wants a Merton base and will handle its own meetings.
9. Battersea Business Centre — Wandsworth, SW11 5QL

Battersea Business Centre by Unit Management, Wandsworth
On Lavender Hill, the quieter of Wandsworth’s three addresses. Unit Management lists parking and a staffed reception, and nothing bookable by the hour. The other two Wandsworth addresses are Putney and Battersea Power Station, and both list all three bookable products.

10. Kangley Bridge Road — Bromley, SE26 5AL

Kangley Bridge Road by HQ, Lower Sydenham
Lower Sydenham. Bromley borough has exactly two addresses and this is the second — the other, One Elmfield Park in Bromley town centre, is written up in our virtual office Bromley guide. HQ lists 16 private offices from £418 a month, meeting rooms at £57.74 an hour, hot desks at £46.20 and day offices at £117.48 — the full set, in a borough that has only two addresses to choose from. An SE26 postcode does the same job on the register as an SE1 one.

Interested in a private office in South London? View private offices → Across the 62 addresses Wezoo lists 570 private offices; 37 of the buildings publish a starting price, from £195 to £36,000 a month, median £1,400.
Which virtual office south London address should you choose?
Work backwards from what the address has to do. If it only has to receive statutory post and look right on an invoice, go outward — Kingston, Merton, Sutton and Bromley, where the letterhead still reads London. If clients will occasionally turn up, you need one of the 25 buildings with something bookable, and that rules Kingston out entirely: its nine addresses list nothing bookable at all. Of the outer boroughs, Sutton, Bromley and Merton each still have one. And if you would rather read the terms than ask for them, start with the 18 that publish a virtual-office panel. Pick the address for the register. Check the building for the meeting.
If your shortlist has drifted north of the river, our guide to virtual office cost in the UK and the rules on whether a virtual office is legal in the UK cover the two questions that come up next.

Virtual office south London: frequently asked questions
How many virtual office south London addresses does Wezoo list?
Sixty-two, counted per building rather than per listing, spread across 11 of the 12 London boroughs south of the Thames. Southwark holds 25, Kingston upon Thames 9, Lambeth 8 and Richmond upon Thames 7. Bexley is the one southern borough with no Wezoo address of any kind.
How much does a virtual office south London address cost?
Wezoo does not publish a price for it. None of the 375 London virtual office listings carries a price field, and the building pages carry no virtual-office rate either, so the figure comes from the operator after an enquiry. The prices quoted in this guide belong to other products in the same buildings, such as meeting rooms and private offices.
Which postcodes does this guide count as south London?
It counts boroughs, not postcodes. Each building’s postcode was resolved to its London borough, and the 12 boroughs south of the Thames were kept: Bexley, Bromley, Croydon, Greenwich, Kingston upon Thames, Lambeth, Lewisham, Merton, Richmond upon Thames, Southwark, Sutton and Wandsworth. That includes TW postcodes in Richmond, Twickenham and Teddington, and excludes Chelsea, Fulham and South Kensington despite their SW postcodes. Two buildings publish a postcode the national lookup does not carry, and their coordinates decided instead.
Can I use a virtual office south London address as my registered office?
That depends on what you agree with the operator, and the address has to be an appropriate address under section 86 of the Companies Act 2006: post delivered by hand or by post must be expected to reach someone acting for the company, and delivery must be capable of being recorded by an acknowledgement of delivery. Ask the operator to confirm registered-office use in writing before you file.
Do these addresses include mail forwarding?
Eighteen of the 62 publish a virtual-office panel that names mail handling alongside the business address, and every one of those eighteen answers a mail question in its FAQ — Bromley Town Centre, for example, says post is received and handled on site for collection or forwarding. The other 44 do not publish it, and none of the 62 states how often post is forwarded or what it costs. That comes from the operator.
Can I book a meeting room at my virtual office south London address?
At 25 of the 62 buildings, yes. Twenty-four list a meeting room, 19 a hot desk and 20 a day office, and 17 list all three. Where a rate is published, rooms run from £23.10 to £237.60 an hour including tax and the booking fee.
Which south London operators publish the most detail?
The IWG brands. The 18 southern addresses that publish a virtual-office panel are all Regus, Spaces or HQ buildings, and they are the same 18 that publish something bookable. Bookability is close to an operator-level switch across the whole catalogue: 31 of London’s 35 operators either list something bookable at every building or at none. It reflects what each operator lists rather than what each building physically has.
Is a south London address worth less than a central one on the register?
Companies House applies the same appropriate-address test wherever the building is, so a Morden or Sutton address satisfies the statute exactly as an SE1 one does. What differs is what the postcode signals to your own customers, which is a judgement about your market rather than a legal question.
About this guide. Supply figures were read from the Wezoo catalogue on 15 September 2026 and change as operators update their listings. A building whose postcode and coordinates disagree can be placed on the wrong side of the line.
On the north-south comparison: southern addresses list all three bookable products in 17 of 62 cases against 69 of 313 elsewhere in London, the odds ratio is 1.34 with a 95% confidence interval from 0.72 to 2.48 — consistent with southern addresses being somewhat less likely, or two and a half times more likely — so that comparison settles nothing either way.
Company-law references are to the law of England and Wales as it stood on that date. This is general information about workspace listings, not legal, tax or accountancy advice; confirm registered-office and VAT arrangements with Companies House, HMRC or a qualified adviser, and with the operator, before you file anything.
