What does a virtual office for GST registration cost in India?
Not one of the 129 Indian virtual-office listings on Wezoo carries a monthly price, so the figure reaches you from the operator when you request the address. The state moves it, because a Maharashtra GSTIN needs a Maharashtra address whatever your team’s postcode, and so does the plan — mail handling, a registration-ready document pack, and a registered office for incorporation are three different products often sold under one name. What documents does the GST portal ask for?
Start with a distinction the marketing never draws: there is no such thing as a virtual office for GST registration in the portal’s own vocabulary. The portal has instead a nature of possession of premises field on the registration form, and its guidance says that where your principal place of business is a co-working space you select Shared, unless you hold a valid registered sub-let agreement with the provider. A serviced business address is filed under that same heading. The nature of possession you declare determines which documents the portal then wants.
CBIC Instruction No. 03/2025-GST, issued on 17 April 2025, sets out what officers may ask for in each case. For shared premises with a rent or lease agreement, you upload the agreement plus any one document establishing the owner’s title — the latest property tax receipt, a municipal khata copy, an electricity bill, or a similar document prescribed under state or local law, such as a water bill. If the agreement is registered, no identity proof of the lessor should be sought. And where the electricity or water connection is in your own name as tenant, that document with the agreement should be accepted without anything further from the lessor.
- Possession document — a rent or lease agreement, or, where the premises are held with the owner’s permission rather than under an agreement, a consent letter on plain paper
- Owner’s title — any one of: latest property tax receipt, municipal khata copy, electricity bill, or a similar document under state or local law
- Identity proof of the lessor or consenter — where the agreement is unregistered, or where you are on a consent letter

Rented premises with no agreement available — an affidavit on non-judicial stamp paper, sworn before a First-Class Judicial Magistrate, an Executive Magistrate or a Notary Public, plus a document showing your own possession, such as an electricity bill in your name. At a serviced address you will not have one, so this route is rarely open to you
The instruction matters for a second reason. It was issued because officers were querying applications on presumptive grounds and asking for documents outside the prescribed list, and it tells them not to raise presumptive queries or seek additional documents that are not essential. It does not put those documents permanently out of reach: an officer may still seek something beyond the list, but only with the approval of the concerned Deputy or Assistant Commissioner. Answer a query rather than arguing with it.
When should you choose a virtual office for GST registration over a physical private office?
Choose a virtual office when the address is the deliverable. An online seller registering in a second state, a consultant billing clients in a city they visit twice a year — neither needs a room, and paying for one is paying for the wrong thing.
Choose a private office, or the warehouse itself, when people work there or when you hold stock. This is the part most guides leave out: rule 21 of the CGST Rules makes a registration liable to be cancelled where the registered person does not conduct any business from the declared place, and rule 18 requires your registration certificate to be displayed at that place and your GSTIN on the name board at its entry. An address is a registration requirement, not a workaround for one. Where your stock sits in a third-party warehouse, that warehouse is usually the stronger principal place of business, and it is worth asking your accountant whether a second-state registration is needed at all before you buy an address for it.

How to choose an address, and how long approval takes
Work in this order when you are choosing a virtual office for GST registration.
- Pick the state first. The principal place of business has to be inside the state you are registering in, so the state decides the shortlist before any building does.
- Complete Aadhaar authentication when the portal prompts you. Not opting for it, or failing it, is one of the conditions that moves your application from the seven-working-day lane to the thirty-day lane with a site visit. It is the part of the timetable you control.
- Ask the provider three things: which possession and ownership documents they supply and in whose name; whether the centre is staffed during business hours; and whether they will display your GSTIN on the name board at the entry, as rule 18 requires. Ask before you pay.

Then compare price and term, across two or three addresses in the same state on the same plan.
On timing: rule 9 of the CGST Rules gives the officer seven working days to approve a complete application. Where Aadhaar authentication is missing or not opted for, or where the officer decides with approval from an Assistant Commissioner or above that a visit is warranted, registration is granted within thirty days and after physical verification of the premises. A query has its own clock on top: the notice issues in FORM GST REG-03 and you have seven working days to answer it in FORM GST REG-04. Plan for thirty days, not seven.
Your principal place of business is also a core field on the registration: changing it later needs a tax official’s approval and has to be filed within fifteen days of the change, and you cannot amend it across a state line at all — that means cancelling and reapplying. Choose the state carefully the first time.
Which Indian cities and states can you register from?
Wezoo lists addresses for a virtual office for GST registration in 37 Indian cities across 19 states and union territories: Maharashtra, Telangana, Karnataka, Tamil Nadu, Uttar Pradesh, Gujarat, Haryana, Madhya Pradesh, Punjab, Kerala, West Bengal, Rajasthan, Uttarakhand, Chhattisgarh, Assam, Odisha and Andhra Pradesh, plus the union territories of Delhi and Chandigarh. Maharashtra, Telangana, Karnataka, Tamil Nadu and Uttar Pradesh carry the most listings; Delhi and Chandigarh are separate GST jurisdictions in their own right, so an address in either covers only itself.
Within a city, the locality matters less than sellers assume. State and Centre jurisdiction is displayed from the PIN code you enter, so which side of a city you sit on is an administrative fact rather than a quality one. Pick for the state line, the document pack and whether the building is staffed; pick for the postcode only if you have a specific reason to. Can I use a virtual office for GST registration in India?
There is no “virtual office” category on the GST portal, so the question is which nature of possession you declare and which documents you upload. The portal’s guidance on a co-working space says to select Shared unless you hold a valid registered sub-let agreement with the provider, and a serviced business address is filed the same way. You upload the possession document and one document proving the owner’s title, plus the lessor’s or consenter’s identity proof where the agreement is unregistered. The separate question, which no document answers, is whether you actually conduct business from that address — under rule 21 of the CGST Rules a registration is liable to be cancelled if you do not.
What documents do I need from a provider for a virtual office for GST registration?
Ask for either a rent or lease agreement, or a consent letter from the owner on plain paper, and in both cases one document establishing that owner’s title — a property tax receipt, a municipal khata copy, an electricity bill, or a similar document such as a water bill. Where the agreement is unregistered, the owner’s identity proof is needed too. CBIC’s April 2025 instruction tells officers that any one of those ownership documents is enough, and that they should not demand the lessor’s PAN or Aadhaar as a matter of routine.
Do I need a separate virtual office for GST registration in every state?
For GST, yes, if you are liable to register in that state. Registration is state-specific, so the principal place of business has to sit inside the state you are applying in. The GST portal is explicit that you cannot amend a registration to move the place of business from one state to another — you cancel the old registration and apply fresh in the new state. Before buying an address, check with your accountant whether the state needs a registration at all: where your stock sits in a third-party warehouse, that warehouse is often the better principal place of business, because there are goods and people in it.
How long does GST registration take once you have the address?
Rule 9 of the CGST Rules gives the officer seven working days to approve a complete application. Where the applicant has not completed Aadhaar authentication or does not opt for it, or where the officer decides with approval from an Assistant Commissioner or above that a site visit is warranted, registration is granted within thirty days and after physical verification of the premises. A query is its own clock: the notice comes in FORM GST REG-03, and you have seven working days to answer it in FORM GST REG-04. Choosing a virtual office for GST registration rather than a leased office does not change those limits.
Will an officer visit a virtual office for GST registration?
Sometimes, and the address is what is being checked. Physical verification is triggered where Aadhaar authentication fails or is not opted for, or where an officer decides a visit is warranted with approval from an Assistant Commissioner or above. The officer reports whether the declared place of business exists and uploads a GPS-tagged photograph of the site. Rule 25 also allows verification after registration has been granted, so the visit is not only a registration-stage risk.
Can I add more addresses to my GST registration later?
Yes. Additional places of business can be declared on the same registration, each with its own possession and ownership documents. Adding or changing a principal or additional place of business within the same state is a core-field amendment, which needs a tax official’s approval and has to be filed within fifteen days of the change. Rule 18 also requires your GSTIN on the name board at the entry of every one of those places.
The address is the first thing an officer checks
A virtual office for GST registration is a compliance product with a real-estate name. The building is real, the postcode is real, and the questions in front of you are narrow: does this address sit in the right state, will the provider hand you documents the portal accepts, and will anyone be there when an officer calls? Get those right and the rest is a form. Get them wrong and no amount of prestige in the address will save the application.
