  1. Pick the district before the building. Your pin code is what the GST portal turns into a jurisdiction, so decide between South Delhi, Aerocity in South West Delhi, and East Delhi first.
  2. Send the request through the listing and ask two questions in it: the monthly figure, and the exact list of documents the building will issue in your company’s name.
  3. Match that list against what the registration actually needs — the GST portal’s own checklist is public and short, and it is the list your application will be read against.

What the paperwork behind a virtual office in Delhi asks of you

The GST portal defines your principal place of business as “the primary location within the State where a taxpayer’s business is performed”, generally the address where your books are kept. For proof of that address, the GST document checklist accepts a property tax receipt, a municipal khata copy, an electricity bill, a rent or lease agreement, a consent letter, or a document issued by government. What decides most applications is whether your agreement is registered. CBIC’s Instruction No. 03/2025-GST tells officers that where the rent or lease agreement is registered, the agreement plus one ownership document should suffice and no identity proof of the lessor should be sought; where it is not registered, the lessor’s identity proof is needed too. The same instruction sets the clock: a complete, unflagged application should be approved within seven working days, while a risky one, or one without Aadhaar authentication, is granted within thirty days after physical verification of the place of business.

That verification is the part worth reading twice. The officer must give “a specific report regarding existence/non-existence of principal place of business declared by the applicant” and upload a GPS-enabled site photograph. An address is only as good as the person standing behind the door when the officer knocks. That is the argument for a staffed building, and it is why the weekday hours listed at all six matter more than they look.

Is a Gurgaon or Noida address the same as a Delhi one?
