Office Space West London: 10 Best Picks From 29 Buildings (2026)

Two teams of eight sign for a West London private office on the same morning. One pays £1,320 a month in UB10; the other pays £7,192 in W2. Same operator, the same published floor area per person — and 5.4 times the bill. That gap is why office space West London rewards reading building by building rather than by district.

For an overview of every option, see all private offices in London.

West London here means the W postcode districts outside the West End — W2 to W14 — plus the outer-western and north-western districts UB, HA1 and NW10. W1 belongs to the office space Central London guide, and TW is left out because Wezoo’s own Twickenham and Richmond guides call that borough south-west London. Inside that boundary Wezoo lists 33 buildings; 29 of them publish a priced private office and 4 publish none. Everything below is drawn from those 29 buildings and the 750 individual offices they list, read from the live listings on 13 September 2026. For the capital as a whole, our office space London guide covers every district.

What counts as West London on this page?

There is no single official West London. The line drawn here is the one Wezoo already uses elsewhere, so the guides agree with each other: W2–W14, plus UB, HA1 and NW10. W1 sits in the Central London guide. Richmond, Twickenham and Teddington are treated as south-west London, so the TW districts are out even though a map would put them west.

If you want desks rather than a room of your own instead, the same sector is covered in our coworking space West London guide.

What does office space West London cost in 2026?

Between £235 and £116,655 a month for a whole office, with the middle of the market at £2,680. Divide by the team size each listing states and the spread is £165 to £1,500 per person a month, median £375. The first is what leaves your account, the second is what lets you compare a four-person room in Greenford with a four-person room in Notting Hill.

The capacity on a listing is a maximum occupancy, not a count of desks that are already in the room, so “per stated occupant” means per person the listing says the office can hold. It is a fair basis for comparing offices and a poor basis for planning a seating plan.

Every West London private office Wezoo lists, grouped by the team size each listing states. Rows count offices (listings), except the Buildings column, which counts distinct buildings.

The bands are not evenly served. 9 of the 29 buildings list an office for more than fifty people, and the single largest room in the sector holds 303 — Chiswick Park at £116,655 a month across 1085 m² / 11,679 sq ft. At the other end, 14 buildings will sell you a one-person room.

The same office, 5.4 times the price: what the postcode costs

Comparing a Uxbridge office with a Paddington one usually founders on the rooms being different. In West London they often are not. 16 of the 29 buildings list an office of exactly 4 stated occupants and 12 m² / 129 sq ft — the same capacity, the same published floor area, the same month. The cheapest is £660 at Hillingdon House, UB10. The dearest is £3,596 at Paddington Kingdom Street, W2. That is 5.4 times for a room the listings describe identically, and the median of the 16 is £1,388.

It is not one lucky pair, either. Across West London there are 81 specifications that two or more buildings both list — every exact capacity-and-area combination that appears twice. The median gap between the cheapest and dearest building offering the same specification is 1.88 times, and 20 of the 81 differ by three times or more.

The five specifications the most West London buildings have in common. One row per specification; the price columns are that building’s cheapest office at that exact capacity and area.

Same room, same month — and neither the postcode nor the operator explains it on its own. Group the 29 buildings by outward code and the district differences account for most of the spread in rate per stated occupant; group them by whether they belong to the Regus, Spaces, HQ and Signature group or to an independent and that split accounts for a large share too. With 15 districts across 29 buildings, 8 of them holding a single building, the district figure flatters itself, and once that is allowed for the two explanations come out about equally strong. Neither is a substitute for checking the building.

The clearest illustration sits inside one postcode. Two of the 16 are Regus centres at the same W2 address, 20 metres apart, and on this same 4-person room one asks £2,020 and the other £3,596 — 1.78 times, with no district, no operator and no published floor area between them.

Two cautions before you act on any of it. Picking a district narrows the range; it does not set the price — inside W8 alone the buildings run 2.73 times apart per stated occupant, and across the postcodes holding more than one building the typical spread is still 1.65 times. And the two choices are not independent out here: of the 10 buildings beyond the W postcodes, 8 belong to that same operator group, so “go further out” is in practice also “go with that group”.

And that 5.4 times is a like-for-like figure. Taken across every listing and every operator, without matching the room at all, West London private offices run from £165 to £1,500 per stated occupant a month.

One more thing to know before you read any quote here: 17 of the 29 buildings price every office as one flat rate per person multiplied by the capacity, so growing the team never changes the rate; the other 12 price each room on its own, so it can. That is why the per-occupant column above repeats the same figure across several team sizes. Which convention a shortlist is on changes what you should ask for, and our office space Central London guide works that difference through in full.

The same split decides how short a commitment you can sign. Every one of those 17 flat-rate buildings publishes a minimum term of one month, on all 592 of their listed offices between them. The other 12 publish no minimum term at all, so ask for it in writing before you set their headline rate beside anyone else’s. Our office space Central London guide covers how the two conventions differ across a larger set.

10 best office space West London picks for 2026

Ten buildings, picked to span the sector end to end — both pricing conventions, nine postcode districts and seven different operators. Prices are the starting monthly figure each listing publishes. That figure carries no fee or tax component in the listing — amount, currency and interval are its only fields — so treat it as the operator’s headline rate and confirm what is added when you enquire.

1. Pavilion Kensington — Pavilion, W8

office space west london — Pavilion Kensington, W8
Pavilion Kensington by Pavilion, W8 4SG

The highest rate per head in this guide, and the most floor per person with it. Pavilion lists seven offices at 96 Kensington High Street, from a single room to one for twelve, and that twelve-person room runs to 125 m² — a shade over 10 m² a person, nearly four times the sector median. Rooms are priced one by one rather than off a single rate, and the building lists a reception service, a lounge and a coffee and tea bar. It is the only building here that publishes neither a move-in date nor an availability note on any of its offices.

Address: 96 Kensington High Street, W8 4SG · Offices listed: 7 across 6 team sizes (1–12 people) · Smallest bill: £900/month for up to 1 person — 6 m² / 65 sq ft, no move-in date published · Rate: £900–£1,500 per stated occupant

The listed services are breakout space and catering.

Address: Hillingdon House, Wren Ave, UB10 0FD · Offices listed: 12 across 9 team sizes (4–24 people) · Smallest bill: £660/month for up to 4 people — 12 m² / 129 sq ft, free from 1 January 2027 · Rate: a flat £165 per stated occupant

3. White City — Central Working, W12

White City private office, 84 Wood Lane, White City, W12
White City by Central Working, W12 0BZ

The only building in West London outside those four brands that prices off one flat figure per person, applied across thirteen team sizes from a single desk to nineteen people. That makes it unusually easy to model growth against: double the team and you double the bill, with nothing else to negotiate. It is at 84 Wood Lane in W12 and lists public transport and a public car park nearby. Six of its nineteen offices carry a published move-in date.

Address: 84 Wood Lane, White City, W12 0BZ · Offices listed: 19 across 13 team sizes (1–19 people) · Smallest bill: £515/month for up to 1 person — 2 m² / 22 sq ft, no move-in date published · Rate: a flat £515 per stated occupant

6. Uxbridge – The Belmont — Orega, UB8

Uxbridge - The Belmont private office, Belmont Rd, Uxbridge, UB8
Uxbridge – The Belmont by Orega, UB8 1HE

Orega prices each room on its own here, so the rate per person is not fixed — and on these listings it tends to rise with the room, not fall. Its one six-person room is the cheapest per head at £273; the thirty-two-person one is the dearest at £373, more than a third more. Nine listed services, including phone booths, lockers and climate control, and eighteen of its nineteen offices carry the note “Available now”. The address is Belmont Road, UB8.

Address: Belmont Rd, Uxbridge, UB8 1HE · Offices listed: 19 across 12 team sizes (3–32 people) · Smallest bill: £852/month for up to 3 people — 10 m² / 108 sq ft, marked “Available now” · Rate: £273–£373 per stated occupant

Fifty offices across twenty-one team sizes, the largest catalogue among these ten picks, running from a one-person room to one for eighty-three, all on the same rate per head. It is the only building in West London that lists both on-site parking and a restaurant. The address is 77 Fulham Palace Road, W6, and twenty-two of the fifty carry a published move-in date.

8. 2 Eastbourne Terrace — WeWork, W2

2 Eastbourne Terrace private office, 2 Eastbourne Terrace, W2
2 Eastbourne Terrace by WeWork, W2 6LG

Twenty offices, every one of them marked “Available now” — the largest block in this sector where every room carries that note. Rooms are priced individually, and the big floors work out far cheaper a head than the single rooms do: the seventy-five-person floor is £346 per stated occupant against £530 for a one-person room. The ladder is not tidy, though — the four-person rooms are the dearest per head in the building, at about £525 each. It is at 2 Eastbourne Terrace, W2.

Address: 2 Eastbourne Terrace, W2 6LG · Offices listed: 20 across 12 team sizes (1–86 people) · Smallest bill: £530/month for up to 1 person — 3 m² / 32 sq ft, marked “Available now” · Rate: £346–£618 per stated occupant

Where a large team actually fits. Fifty offices across twenty-five team sizes, topping out at a room for 303 people at £116,655 a month across 1085 m² / 11,679 sq ft — the biggest single office Wezoo lists in West London by a wide margin, and more than twice the next largest. Everything in the building is priced off one rate per head, so that vast room costs exactly what a one-person room costs, multiplied out. The address is Building 3, Chiswick Park, W4.

Address: Building 3 Chiswick Park, W4 5YA · Offices listed: 50 across 25 team sizes (1–303 people) · Smallest bill: £385/month for up to 1 person — 5 m² / 54 sq ft, free from 1 October 2026 · Rate: a flat £385 per stated occupant

Which part of West London should you choose?

Three groups, and the medians fall in the order you would expect — but the ranges overlap heavily. The inner W districts — W2, W6, W8, W11 and W14 — hold 16 of the 29 buildings at a median of £509 per stated occupant. The middle ring of W4, W5 and W12 holds 3 at £385. The outer districts, UB and HA1 and NW10, hold 10 at £294. Every figure is a median of building medians, one vote per building.

3 of the inner-W buildings still price at or below the dearest outer one, and 8 of the 10 outer buildings belong to the Regus, Spaces, HQ and Signature group, so the outer figure is as much an operator average as a district one. The group tells you where to start looking, not what you will pay.

The comparison most teams actually arrive with is not between West London districts but between West London and the City. On these listings the EC postcodes hold 88 buildings with a priced private office at a median of £580 per stated occupant a month, against £375 across West London — a difference of £205 a person a month before anything else is weighed. Our office space City of London guide covers that side.

The buildings inside each group differ more than the groups do. Where a district already has its own guide, that is the better place to compare doors one by one: office space Paddington for W2, office space Hammersmith for W6, office space Kensington for W8 and W14, office space Ealing for W5, and office space Uxbridge for the UB districts.

When can you actually move into a West London office?

Most of them do not say. Of the 750 offices in this guide, 233 publish a dated move-in, 139 carry a written note instead — 132 marked “Available now”, 4 marked “Under Offer”, 2 marked “Available October”, 1 marked “Available December” — and the remaining 378 say nothing at all about when they come free. One room carries both a date and a note. A listing that says nothing is not the same as an empty room, and it is the first thing to ask about.

Which kind of answer you get mostly follows the pricing convention. All 17 buildings that price off a flat rate publish dates and none of them use notes. The 12 that price room by room lead with notes — 11 of them carry at least one — though 6 also date a handful of rooms, and one publishes neither. If you need to move soon, the room-by-room buildings are where the “Available now” marks sit: 2 Eastbourne Terrace has 20 of 20, Uxbridge – The Belmont has 18 of 19, 5 Merchant Square has 17 of 19. That mark is the operator’s own note rather than a confirmed date, so check it.

Dated does not mean soon, either. These are the dates current occupiers are due to leave, so they run years ahead as often as weeks: of the 233 dated offices, 33 come free before 1 November 2026 and the furthest out is 1 September 2031. A further 6 carry dates that have already gone by, which tells you the listing has not been refreshed rather than that the room is standing empty.

The window column, and what it does not tell you about price

Whether the office has a window. 21 of the 29 buildings publish it: 398 of the 750 listed offices are external and 238 are internal, with the rest not saying. That is close to a third of the West London market in a room with no outside wall.

What it will not do is show up in the price, and the reason is the pricing convention rather than the market. Holding the building and the team size fixed leaves 92 like-for-like pairs, but 91 of them sit in flat-rate buildings, where two rooms of the same capacity cost the same whatever the window. That leaves one real comparison in West London: at Huckletree Kensington, the internal 6-person room is £4,000 against £4,500 for the external one. One pair is not a market rate. Ask which room a quote refers to rather than assuming either direction — our office space Central London guide runs the same test on a larger set.

Where these numbers come from, and what they leave out

Every figure above was read from Wezoo’s live London private-office listings on 13 September 2026 and filtered to the 29 of the 33 matching buildings that publish a priced office, all inside W2–W14, UB, HA1 or NW10. Prices are the starting monthly figure each listing publishes. That figure carries no fee or tax component in the listing — amount, currency and interval are the only fields — so it is quoted here exactly as listed and nothing is added or removed. Capacity is the maximum occupancy stated by the listing. Floor areas are the ones published with each office; the square-foot conversions are calculated from them. “Building” here means a separately listed location: two of the 29 are Regus centres at one W2 postcode and three more share a postcode on Eastbourne Terrace.

What it leaves out: buildings that are not on Wezoo, conventional leases, and anything an operator has not published. Business rates are charged separately on most non-domestic property in England and are billed by the local council, which is worth confirming against any quote — the government guide to business rates explains how they are set. For journey times across the sector, Transport for London publishes Elizabeth line information, including its services to Heathrow.

Office space West London FAQs

How much does office space West London cost in 2026?

Between £235 and £116,655 a month for a whole office across the 29 West London buildings Wezoo lists, with a median of £2,680. Measured per person the listing says the room holds, that is £165 to £1,500 a month, median £375. The starting figures carry no fee or tax component in the listing, so confirm what is added when you enquire.

Which postcodes count as West London on this page?

On this page: W2 to W14, plus UB, HA1 and NW10 — 15 districts in all (HA1, NW10, UB10, UB11, UB6, UB7, UB8, W11, W12, W14, W2, W4, W5, W6, W8). W1 is covered by our Central London guide instead, and Richmond, Twickenham and Teddington (the TW districts) are treated as south-west London.

What is the cheapest office space West London on Wezoo?

Hillingdon House in UB10 at £660 a month for a room holding up to 4 people, 12 m² / 129 sq ft. Per person that is £165 a month, which is also the lowest per-head rate that Regus, Spaces, HQ or Signature publish anywhere in London on Wezoo.

Can you rent a West London office for one or two people?

Yes. 14 of the 29 buildings list a one-person room, the cheapest at £235 a month, and 21 list a two-person room. The smallest rooms are also where the per-person rate is at its least forgiving, because a flat-rate building charges the same per head whether you take one desk or eighty.

Why does office space West London vary so much in price?

Because the sector stretches from Paddington to Uxbridge, and the room is often not what changes. 16 of the 29 buildings list an office of exactly 4 stated occupants and 12 m² / 129 sq ft: the cheapest is £660, the dearest £3,596, a gap of 5.4 times for a room the listings describe identically. Across the 81 specifications that two or more West London buildings both list, the median gap is 1.88 times. The district and the operator each explain a large part of that, and on these 29 buildings neither clearly beats the other — inside W8 alone the buildings still run 2.73 times apart, and two Regus centres at one W2 postcode are 1.78 times apart on the same room.

How much room do you get per person in a West London office?

A median of 2.75 square metres per stated occupant, about 30 square feet, across the 748 listed offices that publish a floor area. Half of all listed offices fall between 2.60 and 3.00 square metres a head, and the most generous, at Pavilion Kensington, reaches 10. Three listings come out under two square metres a head, which reads like a data entry rather than a room.

When can you move into a West London private office?

It mostly follows the pricing convention rather than the room. Of 750 listed offices, 233 publish a dated move-in, 139 carry a written note instead such as “Available now”, and 378 say nothing at all. All 17 flat-rate buildings use dates; the 12 room-by-room buildings lead with notes, though 6 of them also date a few rooms. Dated does not mean soon — these are the dates current occupiers are due to leave.

How long do you have to commit to a West London office?

It depends which pricing convention the building uses. All 17 buildings that quote one flat rate per person publish a minimum term of one month, across 592 listed offices between them. The other 12 publish no minimum term at all, so ask for it in writing before you compare their headline rate with anyone else’s.

Do West London offices come with a window?

Not all of them, and the price will not tell you. 21 of the 29 buildings publish it: 398 of the 750 listed offices are external, 238 are internal, and the rest do not say. In 92 cases a building lists both an internal and an external office at the same stated capacity, and in 91 of those the two cost exactly the same — so an internal room is not the cheaper option, and it is worth asking which one a quote refers to.

How many West London buildings does Wezoo list private offices in?

33 buildings inside the W2–W14, UB, HA1 and NW10 boundary appear in Wezoo’s private-office results. 29 of them publish at least one priced office; the other 4 publish none, so every figure in this guide is built on the 29.
