£495 per desk per month, at the median. That is the honest headline, and it is worth sitting with, because every directory in this search quotes a district average and none of them tell you how wide the distribution behind it is.
The distribution is very wide. The cheapest desk in the catchment costs £235 a month. The most expensive costs £1,157. That is a 4.9× spread across four buildings standing within 1.2 km of each other, all served by the same two Tube lines.

The £4,200 question: why two identical offices in one building cost different money
Here is the fact that no listing site in this search will show you. At Huckletree Kensington there are two suites of exactly fourteen desks. One is listed at £12,000 a month. The other is listed at £16,200.
Same building. Same fourteen desks. Four thousand two hundred pounds a month apart — £50,400 over a year.
Nothing is wrong with either price. The building is simply pricing the room, not the desk: the corner, the light, the floor, the ceiling height. The "desk rate" you get by dividing is a result, not an input. Three hundred and fifty-nine metres down the road, Regus Kensington High Street does the opposite. It lists 39 suites across nine repeated sizes, and every pair of same-size suites carries an identical price, to the penny. £495 a desk, from a single desk to twenty of them, without exception.
In some buildings the desk rate is the price list. In others it is the result. Both are legitimate. Only one of them lets you predict your bill from your headcount.
How common is this? We counted all 283 London buildings
Of the 283 private office buildings Wezoo lists in Greater London, 141 publish two or more suites of an identical desk count — which makes them testable. We compared every same-size pair:
- 88 buildings (62%) charge exactly the same for two suites of the same size. Capacity is the price.
- 53 buildings (38%) do not. The median gap between the cheapest and dearest same-size suite is +17%.
- The widest gap in London: two 18-desk suites in the same Holborn building, at £12,600 and £21,000 — a 1.67× spread.
- Closer to home, Spacemade’s Studio Y in Notting Hill lists four 16-desk suites at £6,000, £6,000, £6,400 and £7,600.
The split runs almost perfectly along operator lines, and it is the single most useful thing to know before you enquire about office space Kensington.

The closest private office building to Kensington High Street station — 119 metres, roughly ninety seconds on foot. Huckletree is a design-led operator and it prices like one: five suites, five bespoke prices, ranging from 6 desks at £4,200 to 26 desks at £28,000. Its strongest member scores are design and ambiance and hospitality, which tells you what you are paying for. All five suites are available now.
What it will not do is sell you a single desk. The smallest unit here is six. If you are three people, this building is not open to you at any price — a genuinely useful thing to learn before you book a viewing.

2. Regus Kensington High Street — W8 6SN

Four hundred and thirty-one metres from the station, and the deepest menu in the district by a distance: 39 suites, running from 1 desk to 20, at a flat £495 per desk per month. Every size from one to twelve exists. If your team is nine people, there is a nine-desk suite; you are not rounded up to twelve and billed for the three empty chairs.
It also scores 4.8 out of 5 on reachability, the highest of the four — which, sitting on Kensington High Street itself, is not a surprise. Fourteen of the 39 suites carry a future move-in date, so the price list and the available list are not identical. Ask for both.

3. Fora United House — 9 Pembridge Road, W11

983 metres north, at the Notting Hill Gate end — a twelve-minute walk from Kensington High Street, or one stop on the District line. Eight suites, 3 to 27 desks, £2,057 to £20,203 a month. Fora is the one building in the catchment whose desk rate genuinely falls as the suite grows: £686 a desk at three people, £611 at twenty-seven. A real volume discount, which is rarer in London private offices than you would expect. All eight suites are available now.
4. Spaces West Kensington — Avon House, Avonmore Road, W14

1,182 metres west, and the whole economics of the district change. Flat £235 per desk per month — less than half the Kensington High Street rate, and the cheapest desk of the four by a wide margin. Twenty-six suites, from 1 desk to 97.
Ninety-seven. No other building in the catchment lists anything above 27. Twelve of the 26 suites carry a future move-in date, out as far as July 2029, which is what a building looks like when the big floors are actually letting.
How big can office space in Kensington get?
Twenty-six desks, if you insist on a W8 postcode. That is the largest private office suite listed inside Kensington proper — the top floor at Huckletree. Regus stops at 20. Fora, over in Notting Hill, reaches 27.
Then the catchment falls off a cliff, and one building catches it. Spaces West Kensington lists suites of 33, 44, 53, 79 and 97 desks. If your company grows past thirty people, there is exactly one address in this part of London that can still hold you, and it is 1.2 km west of the one you probably had in mind.

Notice the fourteen-person row. Regus has no 14-desk suite, so it rounds you up to 19 and bills you for five empty chairs. Huckletree has two 14-desk suites — and they are the £12,000 and the £16,200. Which one you are quoted depends entirely on which one you ask about.
Where the offices are not: South Kensington, Earl’s Court and Chelsea
A word of honesty, because the search term is broader than the supply. Wezoo currently lists zero flexible private office buildings in the SW7, SW5, SW3 and SW10 postcode districts — South Kensington, Earl’s Court, Chelsea and West Brompton.
This is not an oversight. South Kensington is museums, embassies, Imperial College and some of the most protected residential streets in Britain; it does not have an office stock to let. The entire flexible office supply of this part of London sits on a single axis running north-west from Kensington High Street: W8, then W11, then W14. If someone shows you "South Kensington office space", look at the postcode before you look at the price.

The listings all show you a price. None of them show you the three numbers that actually decide your bill.

The bottom line
Office space Kensington is not expensive. At £495 a desk it is the London median almost to the pound, and the district’s reputation is doing work its price list does not support. What is expensive is asking the wrong question in the wrong building.
Four addresses. Seventy-eight suites. One flat-rate ladder that will sell you a single desk, one design-led floor that will not sell you fewer than six, one Notting Hill building that genuinely discounts volume, and one address a kilometre west that is half the price and will still be there when you are ninety-seven people.
