Office Space Paddington: The 6 Best Private Offices Compared (2026)

Anyone searching for office space Paddington gets the same answer from every listings site: somewhere between £700 and £1,000 per person per month. Wezoo lists six private-office buildings within 500 metres of Paddington station, and between them they publish 119 individually priced suites — so we checked that average against the actual price lists.

It does not survive. The median desk in Paddington costs £723.89 a month, and not one of the six buildings charges it. Two of them are the same brand, share a postcode, and sit twelve metres apart — and one is 84% dearer per desk than the other. If you want the wider picture first, our complete guide to private office space covers how the product works before you compare doors.

Wezoo snapshot — Paddington private offices (within 500 m of the station)

  • 6 private-office buildings, 119 priced suites
  • Desk rate range: £346.17 to £1,331.50 per desk per month
  • Median (of building medians): £723.89 per desk per month
  • Greater London median: £600.92 per desk, across 227 priced buildings
  • Operators: Regus, WeWork, Fora — two buildings each

That snapshot is the whole market for office space Paddington sells by the month. Six doors. Three brands. Read on for what each one actually bills.

Office space Paddington: what does a desk actually cost?

£723.89 per desk per month is the median of the six buildings. It is also a number nobody can pay. The two buildings nearest it charge £620.00 and £827.78, and the full range runs from £489.00 to £899.00 once you take each building’s middle price.

Set against Greater London, Paddington reads as a 20.5% premium — £723.89 against the city’s £600.92. That figure is true and it is useless, because the spread inside Paddington is wider than the gap between Paddington and London. The cheapest building here charges £489.00 a desk, which is exactly the median price of every private-office suite in Greater London. Paddington is not one market with a premium. It is six price lists that happen to share a station.

Building Operator Suites Median £/desk/mo
Paddington Sheldon Square Regus 41 £489.00
2 Eastbourne Terrace WeWork 20 £512.14
5 Merchant Square WeWork 19 £620.00
19 Eastbourne Terrace Fora 5 £827.78
20 Eastbourne Terrace Fora 5 £895.86
Paddington Kingdom Street Regus 29 £899.00

Six buildings, a 1.84× spread. The district average sits in the gap between them.

The twelve-metre gap: one postcode, two price lists

Regus runs two buildings in Paddington. Both are in W2 6BD. By coordinates they are 11.8 metres apart — the same corner of the Paddington Central estate, the same walk from the same platform.

Paddington Sheldon Square charges £489.00 per desk. Paddington Kingdom Street charges £899.00 per desk. Both price lists are perfectly flat: every one of Sheldon Square’s 41 suites works out at £489.00 a desk, from the 2-person room to the 41-person floor, and every one of Kingdom Street’s 29 suites works out at £899.00. There is no volume discount at either, and no room-by-room variation. Two single numbers, and they are 83.8% apart.

Twelve metres. Four hundred and ten pounds a desk.

Priced as a team rather than as a desk, the gap is a budget line:

  • 4 people: £1,956 at Sheldon Square, £3,596 at Kingdom Street — £19,680 a year apart.
  • 8 people: £3,912 against £7,192 — £39,360 a year apart.
  • 20 people: £9,780 against £17,980 — £98,400 a year apart.

Both are Regus buildings and both are well-run. The honest reading of office space Paddington is not that one is wrong: it is that the two doors are different products — different floors, different fit-outs, different views — and the price list is the only place that difference shows up. What the API does not publish is what the extra £410 buys. What it does publish is that the brand on the door does not tell you.

Which brand disagrees with itself the most?

Paddington offers a rare clean test. All three operators run exactly two buildings here, so you can ask a question nobody asks: how far apart are a brand’s own two doors?

Operator Price list Doors apart Median £/desk Internal gap
Regus Flat — one rate per building 12 m £489.00 / £899.00 1.84×
WeWork Priced suite by suite 360 m £512.14 / £620.00 1.21×
Fora Priced suite by suite Adjacent buildings £827.78 / £895.86 1.08×

The ranking is upside down. Fora’s two buildings are physically joined and agree within 8%. Regus’s two buildings are twelve metres apart and disagree by 84%.

That matters because a flat price list feels like a market price. One number, every suite, no negotiation, no surprises — it is the most legible price list in commercial property, and readers treat it as the going rate. It is not. It is a promise about the office next door, not about the building next door. Flatness makes a building predictable and tells you nothing about the street.

So the rule for office space Paddington is not “pick a brand”. It is: pick a door, then read its list.

The 6 office space Paddington buildings, door by door

Nineteen suites, 1 to 53 desks, median £620.00 a desk, on the water at Merchant Square 316 metres from the platform. Its headline £620 buys a single desk — but that one suite is let until 1 August 2026, so the real entry today is a two-person room at £1,150.

Next door to number 19 and the highest median in the district at £895.86 per desk. It is also the one building here with no small office at all: its smallest suite is six desks, at £5,050 a month. Five suites, 6 to 19 desks, all five available today. If your team is four people, this building is not on your list — whatever its desk rate says.

How far in advance should you book office space in Paddington?

Ninety-three of the 119 suites here are free today, so supply is not the problem. The size you want is. Run the same table again over suites with no move-in date and the bill moves.

Sheldon Square lists three six-desk offices at £2,934. All three are let — to March and April 2027. A six-person team moving in this month buys the seven-desk suite instead, at £3,423: 16.7% more, and one empty chair. Merchant Square’s single-desk office at £620 is gone until August. Kingdom Street’s ten-desk suite is let until November 2027, so a nine- or ten-person team there steps up to twelve desks at £10,788.

The price list is the menu. The calendar is the real menu. Always ask for the smallest suite that is free, not the smallest suite that is listed.

What is office space Paddington best for?

Connectivity, and it is not a marketing claim. Paddington is a terminus for the Great Western main line, an Elizabeth line station, and the London end of the Heathrow Express — roughly fifteen minutes from the airport. If your business runs on people arriving from Bristol, Cardiff, Reading or a plane, this is the address that shortens everyone else’s journey.

What it is not is a cheap address. Paddington’s buildings sit above the London median, and the six of them are concentrated into two postcodes on two streets. That concentration is why the door matters so much more than the district here. For a broader look at west London’s planning and business context, Westminster City Council publishes the local development picture.

If your team wants desks by the day rather than a suite by the month, our guide to coworking space in Paddington covers the same buildings on a different contract. And if the Paddington premium is not doing anything for you, compare it with office space in Fitzrovia — twenty minutes east, a very different catalogue — or with office space in Hackney, where the price ladder starts a long way below this one.

Office space Paddington: frequently asked questions

How much does office space Paddington cost per desk?

Across the six private-office buildings within 500 metres of Paddington station, the median is £723.89 per desk per month. Individual buildings run from £489.00 to £899.00, and individual suites from £346.17 to £1,331.50. Greater London’s median is £600.92.

What is the cheapest office space Paddington has for a small team?

For one to three people, 2 Eastbourne Terrace (WeWork) is cheapest — £530 a month for a single desk, £920 for two, £1,390 for three. From four people upward, Regus Paddington Sheldon Square usually wins at £489 a desk.

Why do two Regus buildings in office space Paddington charge different prices?

Paddington Sheldon Square and Paddington Kingdom Street share the postcode W2 6BD and sit 11.8 metres apart, but they are separate buildings with separate fit-outs and separate price lists: £489.00 and £899.00 per desk. Both lists are flat, so the difference is a single 83.8% gap that applies at every suite size.

Can I rent a one-person office space Paddington today?

Yes, but only at one building. 2 Eastbourne Terrace lists single-desk offices from £530 a month with no move-in date attached. 5 Merchant Square’s single desk is let until August 2026, and Regus, Fora and the rest start at two desks or more.

How quickly can I move into office space Paddington?

93 of the 119 priced suites are available now, so most sizes can be taken this month. The gaps are specific: six-desk offices at Sheldon Square are let until spring 2027, and Kingdom Street’s ten-desk suite until November 2027. Always check the smallest free suite, not the smallest listed one.
