The average was never the story anyway, and the real spread inside office space Hammersmith is far wider than any district figure suggests. What does office space Hammersmith actually cost?

Between £299 and £492 per desk per month, depending on which side of the Broadway you land on. The median across Hammersmith’s four priced buildings is £444. Greater London’s median, measured the same way across 227 priced buildings, is £495 — and £601 if you weight every building equally instead of every desk.

So office space Hammersmith trades at a discount to the city. That is the opposite of what the listing sites report, and the reason is simple: they average asking rents across a handful of premium floors near the river. We are counting every serviced desk that is actually bookable, including the 36 suites sitting empty at the cheapest building in W6.

Hammersmith is a four-line Tube interchange — District, Piccadilly, Circle and Hammersmith & City all stop within one block of the Broadway.

That matters for a boring reason. A district with this much transit and this little Zone 1 prestige is exactly where the serviced-office operators put their big, cheap, high-capacity buildings — and where their pricing gets strange.

Here is the finding, and it is the cleanest natural experiment we have run on the platform.

Spaces operates two buildings in Hammersmith. 12 Hammersmith Grove (W6 7AP) and Hammersmith The Foundry at 77 Fulham Palace Road (W6 8JA). They are 632 metres apart. They are 313 and 321 metres from the same station. Same operator, same product, same district, and an identical operator satisfaction score — 0.84 overall, 0.94 on reachability, 0.72 on value for money, byte for byte, because the score is a brand average and both buildings inherit it.

One charges £449 a desk. The other charges £299.

The obvious hypothesis: the dearer building has more in it. So we opened the facilities list — a building-level field we had never checked on private offices.

Read that facilities row again. The cheaper office space Hammersmith building lists five times the amenities of the dearer one.

The £150 premium does not buy a restaurant. It does not buy a lounge, a bike rack, parking, a coffee bar, or step-free access. The building without any of those is the one charging more. For a team of five that is £750 a month — £9,000 a year — for a shorter list of things.

One pair of buildings is an anecdote. So we ran it across every priced private-office building in Greater London: 227 buildings, 15 distinct facility types, and the correlation between how many facilities a building lists and what it charges per desk.

r = −0.249. Negative. The more a London building lists, the less it charges.

  • Buildings listing 6–9 (82 buildings): median £624
  • Buildings listing 10 or more (13 buildings): median £450

The middle of that table wobbles, and we are not going to pretend otherwise. The two ends do not.

The least-equipped buildings in London are the most expensive, by a factor of nearly two. And the pattern survives the only control that matters — holding the operator constant. Of the six operators running 13 or more London buildings, five produce a negative or nil correlation and not one produces a clean positive: Fora −0.12 across 56 buildings, Regus −0.07 across 34, WeWork −0.30 across 27, Spaces −0.09 across 27, Spacemade −0.52 across 13. Only Elementa nudges positive, at +0.13.

Here is the honest explanation, and it is more useful than the headline.

The facilities list is a disclosure, not a bill. A 90,000 sq ft serviced campus by a station ticks every box, because it genuinely has a restaurant and a bike store and a step-free entrance. A boutique floor in a Zone 1 townhouse ticks two, because it is a beautiful room and a kettle — and it charges £1,000 a desk for the address. The list is telling you what kind of building this is, and the expensive kind cannot be bothered to fill in the form.

Which is precisely why using it as a quality ranking sends you to the wrong door. And in Hammersmith the effect survives even that explanation: both Spaces buildings are the same kind of building, run by the same firm, five minutes apart — and the fully-listed one is still the cheap one.

The amenity list is an inventory of the building. It is not a bill.

One more thing the two buildings settle, and it is a warning about porting a price level between products.

Private office, hot desk and day office all rank the two buildings the same way: Grove above Foundry, every time. The meeting room inverts it. The Foundry’s rooms run £54.41 an hour; the Grove’s run £24.66 — and now the “expensive” building is the cheap one, by more than half. A building’s price level travels across the desk products and dies at the meeting-room door. Never quote one from the other.

The value building in W6, and it is not close. Fifty suites from a single desk to an 83-person floor, all at a perfectly flat £299 per desk per month, and 36 of them are free today. It carries the longest facilities list in Hammersmith: restaurant, lounge, on-site and nearby parking, bike storage, coffee bar, step-free access. A solo founder can take a private door here for £299 — the cheapest one-person office in the district, available now.

2. 12 Hammersmith Grove — Spaces (W6 7AP)

The Foundry’s twin, 632 metres north, and £150 a desk dearer. Forty-three suites on a flat £449 list, running from one desk to a 106-person floor — the largest single suite in Hammersmith by a wide margin. Twenty-nine are available now. If you need one big contiguous floor with a Grove address, this is the only building in W6 that can do it. If you need a desk, walk south.

3. One Lyric Square — Fora (W6 0NB)

The design-led option, right on Lyric Square, 206 metres from the station. Fourteen suites, median £439 a desk — but Fora does not publish a flat list, and its curve is the strangest in the district. The 20-desk suite is £17,194 a month. The 22-desk suite is £8,900. Two more desks, £8,294 less. If you are sizing a team here, price every rung of the ladder before you sign, because the ladder is not a ladder.

Note the entry rung: Fora will not sell you fewer than three desks in Hammersmith. There is no solo office at this address.

4. 184 Shepherds Bush Road — WeWork (W6 7NL)

Brook Green, 490 metres from the Broadway, and the priciest published desk in Hammersmith at a median £492. Seventeen suites from two desks to 66, thirteen free now. WeWork’s London list is not flat either — the 16-desk suite works out at £425 a head while a 2-desk room runs £580 — so the per-head number swings by more than a third depending on how many of you there are.

5. Mindspace Hammersmith — 1 Butterwick (W6 8DL)

The closest building to the station: 152 metres. Ten facilities listed, including phone booths, climate control and a coffee bar. Mindspace does not publish a private-office price here — you request a quote — but it does carry something almost nothing else in W6 does: a building-level rating of 4.85 out of 5, from 103 reviews, against a brand average of 4.15. The building beats its own brand by two-thirds of a star.

Its day office runs £192 a day and its meeting rooms £72 an hour, so you can test the building before you ask for an office quote.

An independent, 753 metres out, and the other quote-only door in the district — also rated 4.85 out of 5, from 22 reviews. Nine facilities, meeting rooms from £60 an hour. Worth a note that Hammersmith’s two best-rated buildings are the two that will not print a price. Silence is an operator’s habit, not a verdict on the building.

Use the building more than about five days in a month — barely more than one day a week — and the private office is the cheaper of the two. At 12 Hammersmith Grove the same sum gives 5.8 days.

That is why the two Spaces buildings are the right test and the district average is the wrong one. Hold the operator constant, hold the product constant, walk 632 metres, and the price still moves 50%.
