Malta has four business centres with private office suites available through Wezoo, together holding 80 lockable offices. Three of them sit in St Julian’s and one in Swatar. Suites start from EUR 385 per month and the smallest rental term on offer is one month, which is what separates this part of the Maltese market from a conventional commercial lease.
This guide sets out what is in each building, what the suites cost, how much room a team of a given size actually needs, and how to request one.
What you get with office space in Malta — and what you do not
A private office here is an enclosed room with a door that locks, inside a serviced business centre. It comes furnished with desks and chairs, and the building operator runs the rest: the reception, the cleaning, the internet, the power and the maintenance. You take the room, not the building.
What is in each building differs, and it is worth reading before you shortlist:
- Dragonara Business Centre, operated by Regus in St Julian’s, lists breakout spaces, catering, a lounge, parking, nearby public parking and a public transport stop within walking distance. It is wheelchair accessible.
- Portomaso Business Centre, operated by Signature in St Julian’s, lists breakout spaces, catering, climate control, bike storage, parking and nearby public parking. It is wheelchair accessible.
- Junction Business Centre, operated by Regus in St Julian’s, lists breakout spaces, catering, bike storage, parking and nearby public parking. It is wheelchair accessible.
- Tower Business Centre, operated by Regus in Swatar, lists breakout spaces, catering, a coffee and tea bar, parking and a public transport stop within walking distance. It is wheelchair accessible.
Now the honest part, because it is where expectations usually slip. The breakout spaces, the catering and the lounge are building facilities, shared with every other tenant. They are not dedicated to your suite. None of the four buildings lists a meeting room reserved for your office alone; where a meeting room is needed, it comes from the building’s shared stock and is arranged separately. Climate control is listed at Portomaso Business Centre and not at the other three. Parking is listed as a building service at all four, which is not the same as a named bay assigned to you. And the fit-out is the operator’s, so the room arrives as it is rather than as you would design it.
One more distinction, because a good share of the people searching for office space in Malta are looking at estate agents rather than at serviced centres. Those are two different products. An agent lets you a shell, usually a whole floor or a whole unit, on your own lease, for a term measured in years, with the fit-out, the utilities, the furniture and the insurance on you. What is described on this page is the other kind: a finished, furnished room inside a managed building, with the services included in one monthly figure, available from one month at a time. If you need a floor of your own and intend to brand it, an agent is the right route. If you need four people working on Monday without a capital outlay, this is.
Where office space is available in Malta — the cities and how many buildings in each
Malta is small enough that a national list is really a list of localities, so this section reads as districts rather than as cities.
- St Julian’s: 3 buildings. Dragonara Business Centre and Portomaso Business Centre both sit in the Paceville and Portomaso corner on the seafront, a few hundred metres apart. Junction Business Centre is just inland from them; its postcode, SWQ 3334, places it on the Swieqi side of the boundary, which is worth knowing if you are judging the walk from home.
- Swatar: 1 building. Tower Business Centre is inland and central, with a BKR postcode that puts it within Birkirkara. It is the one address of the four that is away from the coast and nearer the middle of the island.
That concentration is the thing to take from this section. Three of the four addresses are within about a kilometre of each other on the northeastern coast, and the fourth is roughly five kilometres inland. There is no serviced office stock on Gozo, in Valletta or in the south of the island in this inventory. If your requirement is a Valletta address specifically, Malta’s serviced market will not currently meet it.
What office space costs in Malta
Every price below is a starting figure for the least expensive month on that suite. It is a floor, not a quote: the final figure depends on the suite, the term and what the operator includes, and it is confirmed by the building rather than here. All four buildings price in euro.
- Portomaso Business Centre: 18 suites, from EUR 385 to EUR 4,620 per month.
- Junction Business Centre: 27 suites, from EUR 419 to EUR 3,771 per month.
- Tower Business Centre: 15 suites, from EUR 518 to EUR 2,849 per month.
- Dragonara Business Centre: 20 suites, from EUR 790 to EUR 3,555 per month.
Across all 80 suites the published starting figures run from EUR 385 to EUR 4,620 per month. The low end of that range is a one or two person room; the high end is a suite for a team of ten or more. Every one of the 80 carries a published starting price, which is not true of every market, and the minimum rental term listed against them is one month.
Portomaso Business Centre has both the lowest entry point and the highest ceiling of the four, which is a function of its range of suite sizes rather than of its position. Tower Business Centre has the lowest ceiling, so if your requirement is a large single room, it is the narrowest of the four options.
How much space you need: team size, desks and floor area
Two numbers decide this, and both are limits rather than targets. The occupancy figure on a suite is a maximum, so the rule is simply that the maximum has to be at least the size of your team. The floor area is the top of the range the suite is described within.
- Portomaso Business Centre: suites for 1 to 12 people, 5 to 37 m².
- Tower Business Centre: suites for 2 to 11 people, 8 to 36 m².
- Junction Business Centre: suites for 1 to 9 people, 3 to 28 m².
- Dragonara Business Centre: suites for 2 to 9 people, 7 to 29 m².
In practice: a sole trader or a pair has the run of all four buildings, though only Portomaso Business Centre and Junction Business Centre list suites rated for a single person. A team of four or five is comfortable everywhere. A team of ten rules out Dragonara Business Centre and Junction Business Centre, whose largest suites top out at nine, and leaves Portomaso Business Centre at twelve and Tower Business Centre at eleven. Above twelve, no single suite in this inventory will hold you and the conversation becomes one about taking two adjacent rooms.
On floor area, treat the smallest figures with care. A 3 m² suite at Junction Business Centre is a one person room in the literal sense, which suits a quiet desk and little else. If you want a room where two people can sit without hearing each other type, the middle of each building’s range is the more realistic place to look.
Malta sets its workplace requirements through its own occupational health and safety framework, and the minimum floor area per worker is not something to take from a page like this one. If you are close to the limit, ask the operator what the suite is rated for and confirm it against the current national guidance before you commit.
Who can rent office space — individuals, startups and established companies
All three, and the one month term is why. A sole trader can take a single room without signing away three years. A startup that has outgrown a kitchen table can take a four person suite and move to a larger one in the same building when it needs to. An established company can use a serviced suite as a Malta presence without putting a lease and a fit-out on its balance sheet, which is the usual reason an overseas business takes one here.
Who it does not suit, stated plainly. If you want a registered address and mail handling without a physical room, a private office is more than you need. If you want a floor of your own, your own entrance and your own branding on the door, a serviced suite will frustrate you and a commercial agent is the better call. And if you need an address in Valletta, Mdina, the south of the island or on Gozo, this inventory has nothing for you.
The four buildings with office space in Malta
All four are listed below with what the operator publishes about them. Each links through to its own page, where the individual suites and their current availability are shown.
1. Portomaso Business Centre — St Julian’s

The largest range of the four and the widest price spread: 18 suites, from EUR 385 to EUR 4,620 per month, for teams of 1 to 12 in 5 to 37 m². It is the only one of the four that lists climate control, and it is the only building here not run by Regus. It sits in the Portomaso complex on the St Julian’s waterfront, with bike storage, parking and nearby public parking, and it is wheelchair accessible. If you want either the cheapest entry point in Malta or the largest single room, this is the building that holds both. Request Portomaso Business Centre on Wezoo →
2. Junction Business Centre — St Julian’s

The deepest inventory on the island: 27 suites, more than any other Maltese building on this list, from EUR 419 to EUR 3,771 per month for teams of 1 to 9 in 3 to 28 m². Its SWQ postcode places it on the Swieqi side of St Julian’s, slightly inland from the seafront pair. It lists breakout spaces, catering, bike storage, parking and nearby public parking, and it is wheelchair accessible. With 27 suites it is the building most likely to have something free at short notice. Request Junction Business Centre on Wezoo →
3. Dragonara Business Centre — St Julian’s

Twenty suites from EUR 790 to EUR 3,555 per month, for teams of 2 to 9 in 7 to 29 m². Its entry price is the highest of the four, and in exchange it is the best connected: it is the only building besides Tower Business Centre to list a public transport stop within walking distance, and it adds a lounge to the usual breakout spaces and catering. Parking and nearby public parking are listed, and it is wheelchair accessible. It sits in the Dragonara and Paceville corner of St Julian’s. Request Dragonara Business Centre on Wezoo →
4. Tower Business Centre — Swatar

The only inland address of the four: 15 suites from EUR 518 to EUR 2,849 per month, for teams of 2 to 11 in 8 to 36 m². Swatar sits within Birkirkara, central on the island and away from the coastal traffic that defines the St Julian’s commute. It lists breakout spaces, catering, a coffee and tea bar, parking and a public transport stop within walking distance, and it is wheelchair accessible. If your team drives in from across Malta rather than from the north east, this is the address that works for the most of them. Request Tower Business Centre on Wezoo →
How to request office space on Wezoo
A private office is not something you pay for in a checkout. You send a request and the operator comes back with the suites that are actually free, the current figure and the available start date. The published starting price gets you to the right shortlist; the operator confirms the rest.
The sequence is short. Pick the building from the four above and open its page. Choose the suite size that matches your team, remembering that the occupancy figure is a ceiling and yours has to fit under it. Send the request with your team size and your intended start date. The operator replies with what is free and what it costs, and you arrange a viewing from there.
Two things worth putting in the request itself, because they shorten the exchange: say how long you want the room for, since one month and twelve months are priced differently, and say whether you need parking, as it is listed as a building service at all four addresses but is not automatically part of a suite.

Office space in nearby markets
Malta is the smallest serviced office market in this region, and four buildings is a short list. If your search can cross a border, three neighbouring national guides are worth reading next.
- Private office space in Ireland, the closest comparison in English and in euro, with 47 buildings. Useful if you are weighing two small EU markets against each other.
- Private office space in the United Kingdom, with 898 buildings, which is the fullest English language inventory we hold and the usual alternative for a business choosing between an EU and a UK base.
- Office space in Tunisia, geographically the nearest market to Malta at roughly 380 kilometres. That guide is written in French.
