Virtual office in Malta: 4 business addresses in St Julian's and Swatar

A virtual office is an address, not a room. In Malta that address can sit in one of four business centres: three in St Julian’s and one in Swatar. This page lists all four, explains what each one actually publishes, and is honest about the two things most buyers want nailed down before they commit, namely price and whether the address can carry a company registration.

Malta is a small market and the inventory reflects that. Four addresses is the whole national list on Wezoo at the time of writing, which makes this a page you can read end to end rather than a shortlist cut from a hundred options.

What you get with virtual office in Malta — and what you do not

What you are buying is the right to use a commercial address in Malta as your business address, at a building that is staffed and that exists. That is the core of the product in every market, and Malta is no exception.

What you are not buying is a desk. A virtual office gives you no workstation, no private room and no guaranteed meeting space. If you need somewhere to sit when you are on the island, that is a different product on a different contract, and the sister page on office space in Malta covers the same four buildings from that angle.

It is also not a lease. You are not taking a floor from a landlord on a multi-year contract through an agent. The distinction matters in Malta because the same four buildings appear in both conversations, and the thing that changes is what you are entitled to once you have signed.

One honest caveat about services. Our inventory records twelve service categories per building, and not one of them covers post handling, mail scanning or telephone answering. Those are the services buyers ask about most, so the shape of that gap is worth stating plainly rather than papering over: what each operator does with your post, whether it is forwarded, scanned or held for collection, and whether calls can be taken in your company name, is agreed with that operator when you make the request. It is not something this page can promise on their behalf, and any page that lists those services per building without naming its source is guessing.

What our inventory does record, and what each building publishes for itself, is set out per address further down.

Where virtual office is available in Malta — the localities and how many addresses in each

Malta is small enough that the usual city breakdown becomes a locality breakdown. The four addresses sit in two places:

  • St Julian’s: 3 addresses. Dragonara Business Centre, Portomaso Business Centre and Junction Business Centre. This is the island’s business and hospitality strip on the north east coast, and it is where three of the four sit within walking distance of each other.
  • Swatar: 1 address. Tower Business Centre, inland, on the Birkirkara side and closer to the centre of the island than to the coast.

A note on how those three St Julian’s addresses are actually spread. Dragonara carries an STJ postcode and Portomaso a PTM one, both squarely in the St Julian’s and Portomaso waterfront area. Junction carries an SWQ postcode, which places it on the Swieqi side, slightly inland from the other two. All three are recorded under St Julian’s in our inventory and all three are within the same cluster, but if the precise spot matters to you, that is the difference.

There are no city pages for Malta yet, so there is nowhere narrower to send you. Four addresses in two localities is the national picture, and this page is it.

What virtual office costs in Malta — and is there a free option?

None of the four Maltese buildings publishes a price for its virtual office. That is worth stating directly rather than leaving as a blank: all four carry no starting price at all in our inventory, so pricing for this product in Malta is on request without exception.

This is not missing data. A virtual office is priced on what you need from it, and the variables are not visible from a listing page: how your post is handled, whether you want it forwarded off the island, whether the address is going on a company registration, and how long you are committing for. Operators quote on that conversation. The same four buildings do publish monthly prices for their physical office suites, which is why the sister page can show a range and this one cannot.

On the free question, which buyers ask in every market: no, there is no free virtual office address in Malta on Wezoo, and you should treat a free business address offer anywhere with care. An address that costs nothing is usually either a mail drop with no staff behind it or a loss leader attached to something else you are expected to buy. What you are paying for here is that the building is real, staffed and reachable, which is precisely the thing a registrar or a bank will want to be true.

Practically, that means the cost step is a request rather than a checkout. Each of the four addresses below links to its own page, where you ask the operator directly and get a quote against what you actually need.

Is virtual office legal in Malta, and which addresses the registrar accepts

This is the question the product lives or dies on, and it is the one place on this page where we are going to be careful rather than confident.

We have not verified Malta’s registration rules against primary sources, so this page does not tell you that a virtual office address is or is not accepted as a registered office address in Malta, and it does not name the authority, the statute or the article number that would settle it. Inferring that from how another country does it would be a guess dressed as a fact, and that is the opposite of useful when the consequence is a rejected registration.

What can be said without guessing is this. A business address and a registered office address are two different things, and the second is the one with conditions attached. You can use a commercial address for correspondence, for your website, for your invoices and for your bank’s file on you, and that is a lower bar than entering it on a company registration. The two often get written about as though they were the same product, and they are not.

The conditions that do apply come from two places. The first is the operator of the building, who decides whether they will let their address be used for a registration at all, what documentation they want from you, and whether they will accept service of post on your behalf. That is not a formality; it is the operator’s own policy and it varies. The second is the competent Maltese authority, whose requirements sit outside anything an operator or this page controls.

So the sequence that keeps you out of trouble is: ask the operator whether registration use is permitted at that specific address, get their answer in writing with whatever conditions attach to it, and verify the requirements with the competent Maltese authority before you file anything. Doing it in that order costs you a few days. Doing it in the other order can cost you a registration.

This section is general orientation and not legal advice. Requirements change and are specific to your situation and company type. Verify with the competent authority in Malta before registering. Position as at October 2026.

Who uses virtual office — and who should not

The clearest fit in Malta is a company that needs a credible local presence without local floor space. That covers a few recognisable situations.

Remote and distributed companies whose people are not in one place, but who still need one address that does not change when someone moves. Companies testing the Maltese market before committing to space, where the address is the first step and a desk is a later decision. Founders and consultants working from home who do not want a residential address on a website, on invoices or in a public register. And companies already established elsewhere opening a Maltese point of contact, where the address serves correspondence and credibility rather than operations.

Now the honest negative, because a page that only lists good fits is selling rather than helping.

Do not take a virtual office if what you actually need is somewhere to work. It gives you no desk and no room, and buying one in the hope it solves that is the most common way people end up disappointed with the product. Do not take one if you need guaranteed same-day meeting space at that address, because meeting rooms are booked and paid for separately and availability is not part of this. Do not take one if you are relying on a specific post or telephone arrangement that you have not confirmed with the operator first, for the reasons set out above. And do not take one on the assumption that it will carry a company registration until the operator and the authority have both told you it will.

If you fall into one of those four, the answer is not a different building. It is a different product, or a conversation before you buy rather than after.

The four buildings with a virtual office address in Malta

These are all four Maltese addresses available on Wezoo, with what each building publishes for itself. Each one links through to its own page, where you make the request and the operator quotes against what you need.

1. Portomaso Business Centre — St Julian’s

Portomaso Business Centre, virtual office address in St Julian's, Malta
Portomaso Business Centre by Signature, St Julian’s

The only one of the four not run by Regus, and the only one that publishes climate control. It sits in the Portomaso complex on the St Julian’s waterfront, which is the most recognisable business address on the island and the one that reads most clearly as a Maltese corporate location to anyone who knows the country. The building publishes parking, nearby public parking and bike storage, along with breakout spaces and catering, and it is wheelchair accessible. If the address itself is doing work for you, in the sense that you want it to look like somewhere a company would actually be, this is the strongest of the four on that single criterion. 2. Junction Business Centre — St Julian’s

Junction Business Centre, virtual office address in St Julian's, Malta
Junction Business Centre by Regus, St Julian’s

The inland member of the St Julian’s group. Its SWQ postcode puts it on the Swieqi side, a short distance back from the seafront pair, which in practice means easier approach by road and less of the traffic that the waterfront attracts in season. The building publishes parking and bike storage, breakout spaces and catering, and it is wheelchair accessible. It is run by Regus, so if you have dealings with Regus elsewhere, the operator relationship is the same one. As an address it reads as St Julian’s without being on the strip itself. 3. Dragonara Business Centre — St Julian’s

Dragonara Business Centre, virtual office address in St Julian's, Malta
Dragonara Business Centre by Regus, St Julian’s

The third St Julian’s address, in the Dragonara area at the northern end of the strip, and the only one of the four that publishes a lounge. It also publishes parking, breakout spaces and catering, and it is wheelchair accessible. Like Junction and Tower it is run by Regus. Of the three St Julian’s addresses this is the one closest to the hospitality and conference cluster, which matters if people will occasionally be coming to you rather than only writing to you. 4. Tower Business Centre — Swatar

Tower Business Centre, virtual office address in Swatar, Malta
Tower Business Centre by Regus, Swatar

The only address outside St Julian’s, and the only one on the inland side of the island, in Swatar on the Birkirkara edge. That position is the point of it: it is nearer the geographic centre of Malta and the road network that serves it, rather than the coastal strip. The building publishes parking, catering, a coffee and tea bar and breakout spaces, and it is wheelchair accessible. It is run by Regus. If your reason for a Maltese address has nothing to do with the waterfront and everything to do with being centrally placed, this is the one that fits that reasoning. How to request virtual office on Wezoo

There is no checkout for this product, and that is deliberate. The steps are:

  1. Pick the address. Three in St Julian’s, one in Swatar. For most buyers the choice is coastal visibility against central road access, and both are defensible.
  2. Open that building’s page from the link under its entry above and make the request there.
  3. Say what you need the address for. Correspondence only, or correspondence plus a company registration. This is the single answer that changes the operator’s reply most, so lead with it.
  4. Ask the three service questions explicitly: what happens to post that arrives, whether it can be forwarded or scanned, and whether calls can be answered in your company name. Get the answers before you commit, not after.
  5. Get the quote against that specification, and the conditions in writing.

Virtual office addresses in nearby markets

If Malta is one of several places you are considering, two other English-language markets are covered to the same depth. The virtual office guide for the United Kingdom covers a far larger address list across eight cities, and the virtual office guide for Ireland covers the other small English-speaking EU market, which is the closest comparison to Malta on size and on why companies register there.

Closer geographically, our nearest virtual office hubs are in Tunisia and Greece, but both of those pages are written in French and Greek respectively, so they will only help if you read those languages.

And if what you have concluded from this page is that you need a room rather than an address, the companion guide to office space in Malta covers these same four buildings with their suites, capacities and monthly prices.
