Search for office space in Kochi and the classifieds answer with volume — one of them lists 4,334 shops and offices for rent across the city. Almost all of it is the same product: a bare or semi-furnished floor, priced by the square foot, where the deposit and the lease term get settled long before you see a desk. That is the right answer if you are taking a floor. It is the wrong answer if you have four people and a deadline.
Wezoo takes a narrower cut at office space in Kochi: two buildings where the room is already fitted, priced by the month, and where the shortest term on the listing is one month. Below are both of them, what each costs to start, and which one suits which kind of team. For the product rather than the city, start with our guide to private offices in India.

What does office space cost in Kochi?
On Wezoo, the cheapest office space in Kochi starts at ₹12,690 a month and the dearest is ₹291,870. Both sit at the 24+ month rung. Every listing quotes two prices: the one-person suite at Upper Crest is ₹12,690 on the 24+ month term and ₹13,402 on the 12–24 month term. A 23-person corner office in the same building runs ₹291,870 and ₹308,254 on the same two rungs.
That second number is the one most searches never reach, and it matters, because the minimum rent term on all 35 listings is one month. Nothing obliges you to commit for two years to take the room — the longer term simply buys the lower rate. Read both figures before you decide how long you are willing to sign for.
One more thing the portals will not tell you: the price on a Wezoo listing is the whole room, not a seat in it. A ₹60,450 three-person office at Q1 Mall is ₹60,450 whether two of you turn up or three.
When should you choose private offices over coworking?
A desk you share is cheaper. A door you close is quieter. Only one of them survives a client call. Take a private office when the headcount is fixed, when the work involves client data or recorded calls, when you need somewhere to leave two monitors and a whiteboard overnight, or when the team has to hear each other rather than the room.
A shared desk still wins when headcount is genuinely unsettled, or when one or two of you are in Kochi a handful of days a month. Be honest about which of those you are — paying for a closed room you visit twice a week is the most common way to overspend on office space in Kochi.
Worth saying plainly: in Kochi, Wezoo lists private offices and virtual offices. Hot desks, day offices and hourly meeting rooms are not part of our Indian inventory, so if that is what you need, this is not the page that will find it for you.
The 2 best private offices on Wezoo for 2026
1. Upper Crest — Kakkanad
Upper Crest sits on Info Park Road in Kakkanad, the district Kerala Tourism describes as home to the government-promoted Infopark, the Cochin Special Economic Zone and the Kinfra Export Promotion Industrial Park, with the Collectorate and Civil Station alongside. The building’s own listing puts it 23 km from Cochin International Airport, with a Starbucks on the ground floor and a planted rooftop terrace above.
What to expect: 27 listings for one to 23 people, spread across floors 1 to 6, from rooms of 4–5 m² up to a 62 m² corner office. Nineteen are external rooms with windows; eight are internal.
Operator: Regus, from ₹12,690 a month for a one-person suite on a 24+ month term. Ten of the 27 listings carry a published move-in date, the earliest 1 November 2026; the other seventeen carry none, so ask when you enquire. Request Upper Crest on Wezoo.
2. Q1 Mall — Ernakulam
Q1 Mall puts the whole floor-10 suite in Ernakulam, the older commercial half of the city. The listing has Convent bus stop a few minutes’ walk from the door and Cochin International Airport 22 km out. This is the side of Kochi the metro actually reaches — the Aluva to Thrippunithura line runs through Edapally, Palarivattom, MG Road, Kadavanthra and Vyttila.
What to expect: 8 listings for two to eight people, every one of them on floor 10, from 6–7 m² up to 22 m². Five are external rooms; three are internal.
Operator: Regus, from ₹40,300 a month for a two-person office on a 24+ month term. One of the eight carries a published move-in date, 1 February 2027. Request Q1 Mall on Wezoo.
How to choose, and how far in advance to book
Pick the room, not the postcode. With two buildings the shortlist is short, and the decision comes down to which half of Kochi your people already travel to. Four steps get you there.
- Count the desks you actually need, then match the listing. Capacity on Wezoo runs from one to 23 people, and the listed capacity is a ceiling, not a target.
- Read both prices. The headline figure is the 24+ month rung; the 12–24 month rung is the one you pay on a shorter commitment.
- Check the move-in date. Eleven of the 35 listings carry one; the rest do not, which is a question for the operator rather than a reason to rule the room out.
-
Send the request. A private office is not an instant booking — you ask, the operator comes back with a quote and a viewing.
On timing: give yourself four to six weeks if you want a specific size in a specific building. The one-month minimum term means you are not locked in once you arrive, but the room you want may not be the room that is free. If you need a desk next Monday, ask anyway — seventeen of Upper Crest’s listings show no forward date at all.
Best Kochi neighbourhoods for private offices searchers
Kochi splits cleanly in two, and the split decides your commute. Kakkanad, about ten kilometres east of the centre, is where the technology campuses sit. Ernakulam, MG Road and Kadavanthra are the older commercial core, and that is the half the metro serves — there is no Kakkanad station on the line. Wezoo has one building in each half, which makes the choice unusually simple.
If your team commutes from Aluva, Edapally or Kalamassery, the metro corridor argues for Ernakulam. If they are already inside the Infopark ecosystem, or you recruit from it, Kakkanad saves them the crosstown run. Clients flying in are close to even: the two buildings list 23 km and 22 km to Cochin International Airport respectively.
Two buildings is a small market, and office space in Kochi is early on Wezoo compared with the northern metros. If your search is wider than Kerala, the same building-by-building breakdown exists for office space in Kolkata and office space in Noida.

Office space in Kochi — FAQ
How much does office space in Kochi cost on Wezoo?
Listed monthly prices run from ₹12,690 for a one-person suite at Upper Crest to ₹291,870 for a 23-person corner office in the same building. Q1 Mall starts at ₹40,300 for two people and tops out at ₹161,200 for eight. Every figure is the 24+ month rung.
Why does every listing show two prices?
Each private office is quoted on two terms. The lower figure applies on a 24+ month commitment, the higher one on a 12–24 month commitment. The one-person suite at Upper Crest is ₹12,690 and ₹13,402 on those two rungs.
What is the shortest term I can take?
One month. The minimum rent term on all 35 private-office listings in Kochi is one month — the longer terms buy a lower monthly rate, they are not a condition of taking the room.
Can I book office space in Kochi online?
No. A private office is a request rather than an instant booking: you send an enquiry through Wezoo, the operator confirms what is free and comes back with a quote and a viewing. Pricing and availability shown on the listing are indicative until then.
Do I need a private office to register a company in Kochi?
Not necessarily. A private office is a room your team occupies; a registered business address is a different product with a different price. If the address is what you actually need, start with our guide to the virtual office in India.
