In India a company looking for a private office is offered two very different things: a bare shell on a long lease from a broker, and a seat in an open hall from a coworking operator. A private office is neither. In Indian offices the everyday word for it is a cabin, a lockable enclosed room with a door that shuts, and that is exactly what a serviced private office is, under the name the rest of the world uses.

What you get with a private office in India — and what you do not

A private office on Wezoo is a lockable room inside a managed workspace centre, let to one company, with the building’s reception, internet, cleaning, power backup and meeting areas already running. You bring laptops and people. You do not negotiate a fit out, hire a receptionist or sign a multi year leave and licence agreement.

Every one of the 2,358 listings in India is a serviced office, and every one carries a minimum rent of one month. The rooms split almost evenly between internal and external: 1,244 are internal rooms and 1,114 are external, which in these buildings means a window. That is worth checking on the listing before you shortlist, because the two are priced differently in the same building and the listing says which one you are looking at.

Three things separate this from what sits either side of it. A coworking desk puts you in a shared hall with no door. A conventional commercial lease hands you an empty floor and the responsibility for everything in it. A private office sits between the two: your own enclosed space, on the operator’s infrastructure, on terms measured in months.

What you do not get is the building. Reception, the kitchen, the breakout areas and usually the meeting rooms are shared with everyone else on the floor, and a meeting room you want to yourself for an afternoon is a separate arrangement on top. You do not get the published figure as a final price either: deposit, taxes, parking and add ons are settled with the operator when you send the request. That is why the button on every listing asks rather than books.

Where private offices are available in India — the cities and how many buildings in each

The supply is real outside the metros, which is the part most guides miss. Hyderabad carries the most buildings, but 24 towns hold one or two each, and together they account for a meaningful share of the country.

Those 24 further towns are the reason this page exists in the form it does. Jaipur, Lucknow, Ludhiana, Dehradun, Vadodara, Mysuru, Jabalpur, Jalandhar, Udaipur and others each hold one or two buildings, which means the choice there is not between five options but between taking the one that exists and not opening at all. What a private office costs in India

There is no single number, and anyone who gives you one is guessing. Across the 2,358 listings, the published monthly figures run from ₹4,750 at the low end, for a one person room, to ₹773,110 for the largest rooms in the most expensive towers. 166 of the listings are for a single person.

Read at building level the picture is clearer. The lowest published figure at each building runs from about ₹4,750 to roughly ₹59,000 a month. Inside one building the spread is just as wide: a building in Jaipur on this page starts at ₹14,990 for a one person room and reaches ₹479,680 for a thirty two person suite in the same tower.

Two pieces of context matter before you compare anything.

  • The published figure is a floor, not a quote. It is the starting figure for the cheapest room of that type in that building, on the operator’s longest term. A shorter commitment is quoted higher, so ask for both when you send the request.
  • The figure is for the workspace. Taxes, security deposit, parking and add ons are settled separately with the operator.

The minimum rent on every Indian listing is one month, so a short commitment is genuinely possible. It simply will not be priced at the headline figure.

How much space you need: team size, desks and floor area

The listings publish floor area as well as capacity, which makes this answerable rather than a rule of thumb. Across India the rooms run from 1 m² to 108 m², and from one person to 38. Here is what the listings actually carry at each size.

A common Indian question is whether a 10 by 10 room, roughly 9 m², is too small for an office. On these listings a room of 8 to 10 m² is listed for three people on 384 listings and for four on 133 of them, so it is a genuine small team room rather than a single desk. The answer to the question is that it is not too small for three.

Two rules keep the numbers honest. The capacity on a listing is a ceiling, not a recommendation: a room listed for ten people holds ten, and is more comfortable with eight. And floor area is published per room, so if the number matters to you, compare the square metres on the listing rather than the headcount.

Who can rent a private office in India — individuals, startups and established companies

Anyone can, and the listings reflect it: 166 of the 2,358 rooms are for one person. Four groups take up most of the demand.

Startup teams of two to six who have outgrown a shared hall and need confidential calls to happen behind a door. Established companies opening a satellite in a tier two city, where a lease would be a bet and a private office is a trial. Consultants and professional firms whose clients come to them. And founders who need an address that survives a filing.

That last group matters more in India than the international guides suggest. A company must have a registered office capable of receiving official communications, and its address is notified to the Registrar of Companies in Form INC-22, under the Companies Act, 2013. Separately, most employers have to register the premises with their state’s labour department under the applicable Shops and Establishments Act, which is state law and differs from one state to the next.

One detail catches people out. On the GST portal, the nature of possession you declare for your principal place of business depends on what you actually hold: the official GST registration FAQ says that if your principal place of business is a co-working space you should select Shared, unless you hold a valid registered sub-let agreement with the provider. Ask the operator which documents they issue before you commit, not after.

Two cases where this is the wrong product. If you are one person who mostly works from home and needs somewhere to land twice a week, a room is more than the job requires. And if you already know you need 50 seats in one city for the next five years, a conventional lease is usually cheaper, once you accept the capital and the admin that come with it. How to request a private office in India on Wezoo

Every building on this page works the same way: with a request, not a checkout. A private office is not an instant booking. You send a request from the building page, the operator comes back with what is genuinely free, on what term, and what the total looks like once deposit and taxes are in.

  1. Pick the city from the table above and open the building page.
  2. Pick the room by headcount and by floor area. Capacity is a ceiling, so take the room that fits rather than the biggest one listed.
  3. Check whether the listing is internal or external. The two are priced differently in the same building.
  4. Send the request on two or three buildings at once. Three real quotes beat one refined guess.
  5. Ask for both terms. The published figure is the operator’s longest term; a shorter commitment is quoted higher.

Timing is the part worth planning. 1,036 of the 2,358 listings already carry a handover date, the earliest 1 October 2026 and the latest in November 2031, which means those rooms are committed until then. Four to eight weeks of lead time is realistic for a specific size in a specific building, and more if you want a particular floor.

What is the difference between a cabin and a private office?

Nothing. Cabin is the everyday Indian term for a lockable, enclosed office room; private office is the label operators and listing platforms file it under. Searching for either brings you to the same rooms. Office cabin is a different thing again: that phrase mostly returns portable prefabricated site cabins and office furniture.

What is the cheapest private office in India on Wezoo?
