Office space in Noida: 9 Best Private Offices in 2026

office space in Noida — Wezoo

Search for office space in Noida and the property portals answer with volume: one shows 224 offices, another 2,156. Almost all of them are the same product — an unfurnished floor priced per square foot, with a 36-month expected lock-in and a six-month security deposit. That is the right answer if you are taking a floor. It is the wrong answer if you have six people and a laptop each.

Wezoo takes a narrower cut at office space in Noida: nine buildings where the office is already fitted and furnished, priced by the month, and where the shortest term on the listing is one month. Below are all nine, what each costs to start, and which sector suits which team. For the product rather than the city, start with our complete guide to private office space.

What does office space cost in Noida?

On Wezoo, the cheapest office space in Noida starts at ₹7,950 a month and the highest at ₹490,050. Both sit at the 24+ month rung. Every listing quotes two prices: the one-person suite at Assotech Business Cresterra 2 is ₹7,950 on the 24+ month term and ₹11,100 on the 12–24 month term.

That second number matters, because the minimum rent term on all 190 listings is one month. Nothing obliges you to sign for two years to take the office. You will not get the two-year price if you don’t.

The portals ranking above this page price office space in Noida a different way: one lists Sector 16A towers at ₹100 per sq ft per month, unfurnished, 36-month lock-in, six months’ deposit. Add fit-out, furniture, internet, reception and cleaning. A shell is cheap until you fit it out.

When should you choose private offices over coworking?

Choose a private office when the door has to lock: client data on the desks, calls you cannot take in an open room, a whiteboard that has to survive the night. Choose coworking when headcount moves month to month. The dividing line is not cost — it is whether the room has to be yours when you walk out of it.

Wezoo’s office space in Noida comes in two forms, private offices and virtual offices, so this page has no hot desks to offer you. If what you need is a business address rather than a room, the virtual office listings cover the same nine buildings. The same decision comes up in every Indian market we list; our guide to private offices in Bangalore works through it against a larger inventory.

How to choose, and how far in advance to book

Four steps, in the order that saves the most time.

  1. Fix your headcount, then read capacity as a ceiling. A listing that says six seats six or fewer — not seven.
  2. Decide your term before you compare prices. Every listing quotes two rungs.
  3. Check the availability date on the listing you want, not on the building.
  4. Send the request. A private office is not an instant booking — you ask, the operator comes back with a proposal.

Apply that ceiling and the shortlist changes shape. A team of six fits all nine buildings of office space in Noida — every one lists a room for six or more. A team of twelve narrows it to five: Sovereign Corporate Tower, D-14 Sector 3, Starling Edge, Wave One and Max Towers. Max Towers is also the one building with no single-person listing; its smallest room is listed for two. Prices climb with the room: the fourteen-person office at Starling Edge is listed at ₹199,500 a month on the same 24+ month rung.

On timing, the listings are uneven and explicit about it. The cheapest room at Green Boulevard Sector 62 carries an availability date of 1 March 2027; most carry no date at all. Take the date from the listing you want rather than from the building, and treat a blank as a blank.

Best Noida neighbourhoods for private offices searchers

Office space in Noida clusters in four places, and they behave differently.

Noida CBD, Sectors 16 to 18. World Trade Tower, Max Towers, Wave One and D-14 Sector 3, on or beside the Blue Line of the Delhi Metro, between Noida Sector 16 and Botanical Garden. Best for client-facing teams commuting in from Delhi.

Sector 62, the IT belt. Green Boulevard alone. Sector 62 is a mixed-use sector the Blue Line was extended to reach, and where the outsourcing and product firms cluster. Best for sitting next to your hiring pool.

The Noida–Greater Noida Expressway, Sectors 126 to 136. Knowledge Centre, Sovereign Corporate Tower and Assotech Business Cresterra 2 — the three lowest entry prices on this list, all in one corridor. Best for cost-sensitive teams with cars.

Sector 104, towards Noida City Centre. Starling Edge on its own, retail and corporate, with highway access. Best for splitting the difference.

Office space in Noida — FAQ

How much does office space in Noida cost on Wezoo?

Listed monthly starting prices for office space in Noida run from ₹7,950 to ₹490,050, both at the 24+ month rung. The ₹7,950 figure is a one-person suite at Assotech Business Cresterra 2 on the Noida–Greater Noida Expressway.

Why does every listing show two prices?

Each listing quotes a 24+ month rung and a higher 12–24 month rung. The headline price on Wezoo is the 24+ month one, so a shorter commitment costs more per month on the same room.

What is the shortest term I can take?

One month. The minimum rent term recorded on all 190 listings in Noida is one month, whichever price rung you end up on.

Can I book office space in Noida online?

No. A private office is a request, not an instant booking. You send an enquiry through the building’s page on Wezoo and the operator comes back with availability and a proposal.

How many buildings of office space in Noida does Wezoo list, and who runs them?

Nine buildings, carrying 190 private-office listings between them. Regus operates eight of the nine and Spaces operates Max Towers.

What size teams do these offices fit?

Listed capacities run from 1 to 27 people. Read the number as a ceiling: a listing for eight suits a team of eight or fewer, and the 27-person room at Wave One is the largest single listing in the city.

Nine buildings, one shortlist

Two thousand listings is not a choice — it is a chore. Nine buildings is a shortlist of office space in Noida you can walk in a day. Pick the sector that matches your commute, read the capacity as a ceiling, decide your term before you fall in love with a price, and send the request. Wezoo runs the same format in the other Indian metros — see private offices in Chennai and office space for rent in Hyderabad.
