Kenya has 24 buildings on Wezoo where you can take a private, lockable office, and 21 of them are in Nairobi. This page lists what is actually available, what the monthly floor prices are in Kenyan shillings, how much room a team of a given size needs, and how to request a space. Every figure below comes from the live inventory, not from an estimate.
Search for office space in Kenya and you will mostly meet the property market: whole floors, agent fees, multi-year leases. That is a real option and for some companies it is the right one. It is not what this page is about. What follows is the flexible side of the same question, where the unit is one enclosed office, the term starts at one month, and the fit-out is already there.
What you get with office space in Kenya — and what you do not
A private office on Wezoo is an enclosed room with a door that locks, inside a building that is run as a serviced workspace. Every one of the 24 Kenyan buildings is listed as serviced, which means the desks, chairs, power, internet and cleaning are part of the arrangement rather than something you buy and install yourself.
Here is the honest version of what that means next to a conventional lease, because most people arriving at this page have been looking at both. If you sign a lease for a whole floor through an agent, you take on the shell: you fit it out, you furnish it, you wire it, you hold the contract for a term measured in years, and you carry the space whether or not you fill it. What you get on Wezoo is narrower and more flexible. You take one office, furnished and connected, in a building where reception, meeting rooms, kitchen and cleaning are shared and already running. The minimum rent term on every Kenyan office in this inventory is one month. If your team grows or shrinks, you move to a different room in the same building instead of renegotiating a lease. If you need a whole floor on your own terms for ten years, an agent is the right route and this is not the product for you.
What is shared and what is yours varies by building, and the listing for each location says so. As a rule, the office itself is yours and locks; reception, meeting rooms, kitchens and breakout areas are shared with other tenants in the building. Dedicated meeting rooms inside your own office are the exception, not the norm, and only where a building states it.
Two things are not included anywhere, and it is better to know now. There is no parking guarantee attached to a listing, and the published price is a floor rather than an all-in figure for your particular configuration. Both are settled with the building when you request a space.
Where office space is available in Kenya — the cities and how many buildings in each
The inventory is concentrated, and heavily. Of 24 buildings, 21 are in Nairobi. The rest are single locations in three other towns.
| City | Buildings with private offices |
|---|---|
| Nairobi | 21 |
| Kiambu | 1 |
| Mombasa | 1 |
| Thika | 1 |
Within Nairobi the weight sits in Westlands, where Global Trade Centre, Pramukh Towers and Victoria Plaza all sit on or just off Westlands Road and Parklands Road, and in the corridor running south and west of it through Lavington, Riara Road and Ngong Road. Delta Corner is also in the Westlands cluster. Gigiri is represented at Village Market, and there are buildings in the central postal districts as well. If you are searching for office space to let in Nairobi CBD or for something in Westlands or Kilimani specifically, those are the clusters to look at first.
Outside the capital the picture is simple: one building in Kiambu at Thindigua along Kiambu Road, one in Mombasa at Nyali, and one in Thika. Each of those is a single address rather than a choice of buildings, so availability there is genuinely limited and worth checking early.
What office space costs in Kenya
Prices on this inventory are quoted in Kenyan shillings per month, and every one of the 24 buildings carries at least one published starting price. Two things about those numbers matter more than the numbers themselves.
First, a starting price is a floor. It is the entry point for the smallest configuration in that building, not a quote for the office you end up taking. A larger room, a better position in the building or a different configuration sits above it.
Second, the term that the floor price belongs to is not published. So treat the figure as the opening of a conversation rather than a contract line. The building confirms what your configuration costs when you request it.
Across the named buildings below, the lowest published monthly floor is KES 11,538.85 at Applewood Adams on Ngong Road, and the highest among them is KES 92,987.73 at Global Trade Centre in Westlands. Across the full Kenyan inventory, including the largest configurations in the biggest buildings, published floors run up to KES 2,334,851.25 per month. That spread is not a pricing ladder; it reflects the difference between a room for one person and a suite for a department.
If affordability is the deciding factor, the lower floors in this inventory sit in the smaller Nairobi buildings and in Thika, and the per building figures in the list further down are the fastest way to compare them.
How much space you need: team size, desks and floor area
Two fields in the listings answer this, and both are ceilings rather than targets. The occupancy figure is the maximum number of people a configuration is listed for, so the room works for a team at or below that number. The floor area is the top of the range the building describes for that configuration.
In practice, the Kenyan inventory covers teams from about seven people up to sixty one. The smallest ceilings sit in Thika at Zuhura Place, listed for up to seven people in up to 18 square metres, and at Applewood Adams and The Brick Thindigua, both listed for up to eight people in up to 21 square metres. The largest is Global Trade Centre in Westlands, listed for up to 61 people in up to 182 square metres, with Delta Corner Tower next at up to 33 people in up to 87 square metres.
Reading those two numbers together is the useful move. A room listed for up to eleven people in up to 28 square metres is a working office for a team of eight or nine with room for a visitor chair, and a tight one at eleven. If your team is nine and you expect to be twelve within the year, look at the ceiling rather than the current headcount, because moving room inside the same building is easier than moving building.
Kenya sets its own workplace standards through the Occupational Safety and Health Act, and we have not verified a specific minimum floor area per person against that legislation, so no figure is quoted here. If a statutory minimum matters for your situation, confirm it with the relevant authority before you commit.
Who can rent office space — individuals, startups and established companies
All three, and the route is the same for each. There is no company registration requirement attached to a listing in this inventory, so a sole trader or a consultant working alone can take a small private office on the same terms as a company taking a suite. The one month minimum term is what makes that workable.
For a startup, the relevant feature is not the price but the exit. A conventional lease ties a young company to a fixed footprint for years; a one month term lets you take a room for four people now and a room for ten later in the same building, without a new contract negotiation each time.
For an established company, the usual reasons are a project team, a regional office or a landing spot while a permanent site is fitted out. Several buildings here carry a wide range of configurations in one address, which is what makes that practical.
Who this is not for, honestly: if you want to control the fit-out, brand the floor, run your own access system and hold the space for a decade, a serviced office will frustrate you. That is a lease, and you want an agent.

How to request office space on Wezoo
A private office is requested rather than taken off a shelf, because the configuration, the start date and the final price are settled with the building. The sequence is short: open the building page from the list above, send the request with your team size and the date you need, and the operator responds with what is free and what it costs for that configuration.
Three things make the reply faster and more useful. Give the team size you expect in six months rather than today, since the occupancy figures are ceilings and it is cheaper to size once. Say whether you need the space to be your registered business address, because that is handled differently from a desk. And name the town rather than the country if you are outside Nairobi, since Kiambu, Mombasa and Thika each have a single building and availability there moves.
If what you actually need is a business address and mail handling rather than a room to sit in, our virtual office guide for Kenya covers the 23 Kenyan addresses available for that, including how registered use works. It is the cheaper answer to a question that often gets asked as an office search.
Kenya is still a small market on this inventory, so it is worth knowing where the depth is if your search crosses borders. In South Africa we list a far larger set of buildings in our serviced office guide for South Africa, and for companies setting up a Gulf presence alongside an East African one, our serviced offices guide for the United Arab Emirates covers that market. Both are separate markets rather than neighbours you would commute to, and both are in English.
