What you get with a serviced office in South Africa, and what you do not
What you rent is the enclosed room. The desks and chairs are already there, the internet is already live, and the building runs itself around you: reception, cleaning, security, the kitchen, the coffee. You walk in with laptops.
What is shared varies by building, and the listings say so one building at a time. Design Quarter in Fourways lists parking, breakout spaces, catering, a coffee and tea bar, a lounge, a restaurant and wheelchair access. 169 Oxford Road in Rosebank lists breakout spaces and catering, full stop. Northlands Corner in Randburg lists catering alone. Read that line before you read the price, because it is most of the difference between two rooms that look identical in photographs.
Here is what a serviced office does not give you. No lease you negotiate line by line with a landlord. No street entrance of your own. No hourly or daily use, which is a different product entirely. And no dedicated meeting room attached to your office: meeting space in these buildings is shared and booked from inside, unless the operator has agreed otherwise with you.

Every price on a Wezoo private office listing is a monthly starting price in rand. It is a floor, not a quote. The lowest in the country is R1,350 a month at Northlands Corner in Randburg. The highest is R542,750 a month, for the 597 square metre floor at 169 Oxford Road in Rosebank with a ceiling of 167 people.
Between those two ends, the entry price tracks the address more than the room. The cheapest room at Dock Road Junction on the Cape Town waterfront starts at R4,590, the highest entry price of the eleven buildings above. The cheapest room at The Boardwalk in Faerie Glen starts at R1,490, and at Northlands Corner in Randburg at R1,350.
Why the listed price does not tell you the term
A starting price on a private office listing is tied to a rental term, and that term is settled in the quote rather than shown on the listing. So treat the number as the opening of a conversation: it tells you which buildings are in range and which are not, and the operator fills in the rest. Currency is rand on all 1,841 listings, so nothing needs converting.
When is the space actually free?
Availability splits two ways across the 1,841 listings. 856 carry a specific date, and those dates run from 1 October 2026 out to 1 October 2031. The other 985 carry no date at all, which means the operator has not published one and you should ask. An undated listing is not the same as a room standing empty today.
How much space you need: team size, desks and room size
Listings carry two numbers that answer this: a capacity figure and a room size in square metres. The capacity figure is a ceiling, not a recommendation. A room listed at eight is a room that holds no more than eight, so pick above your headcount rather than at it.
198 of the 1,841 listings carry a ceiling of one person. Those are single rooms, and every building on this page carries at least one, including the Port Elizabeth Harbour View Building with four and 50 Long Street in Cape Town with five. At the other end, 169 Oxford Road carries a ceiling of 167 in a single 597 square metre room, and Design Quarter carries 76 in 226 square metres.
What does South African law require per employee?
The Environmental Regulations for Workplaces, made under the Occupational Health and Safety Act 85 of 1993, put a duty on the employer to make at least 2,25 square metres of effective open floor area available for every employee working in an indoor workplace, excluding workplaces where building work is performed. Room sizes on Wezoo listings are published in square metres, so you can hold a room against that duty before you request it rather than after you move in.
Who can rent a serviced office: individuals, startups and established companies
A sole trader can. The 198 one-person listings exist for exactly that, and an operator does not need you to be a registered company to let you a room. What changes is the paperwork, not the access.
A startup of four to ten people has the most choice of anyone. Rooms in that band exist in nine of the eleven buildings above, so a team of six picks on neighbourhood and commute rather than on what happens to be free. Only the Port Elizabeth Harbour View Building and Northlands Corner in Randburg stop at a ceiling of eight. An established company taking a floor has the least choice and should start earliest: rooms above a ceiling of 60 exist in exactly two buildings in the country, both in Johannesburg.
Who this is not for
If you want a desk for a day or a room for two hours, a serviced office is the wrong product and the wrong commitment. And if all you need is a business address and mail handling, that is a virtual office, not a room.
