Serviced offices in the United Arab Emirates are lockable, furnished rooms inside managed buildings, let on a monthly agreement instead of a multi-year commercial lease. What you get with serviced offices in the United Arab Emirates — and what you do not

Every one of the 39 addresses is listed as a serviced office, not a shell. That is the single most useful fact about the UAE supply: there is no mixed set here of fitted and unfitted floors. The room arrives with desks, chairs and lighting in place, the operator runs reception, cleaning, internet and utilities, and the monthly figure covers them. In 39 of the listings the minimum term is one month.

What sits inside the room varies by building, and the listings say so one by one. Most addresses list both external offices (rooms on the window line) and internal ones without a window; One Central and Hub71 list neither label and instead run from a three-person room up to a fifty-person suite in the same building.

Shared, not dedicated, is the rule for everything outside the four walls. Breakout space is listed at most of the 39 addresses; catering at most of them too; a lounge at a smaller group including CommerCity, JAFZA One Tower A and the Chamber of Commerce Building in Ajman. A coffee and tea bar is listed at two addresses only, CommerCity and ADGM Al Maqam Tower; a restaurant in the building at one, ADGM Al Maqam Tower. Where a listing does not carry a feature, assume it is not there and ask.

Three things are plainly not included. Meeting rooms are a shared facility and usually a separate line on the bill rather than an allowance you can count on. Parking is listed at roughly half the addresses and at the rest only as nearby public parking. And a serviced office is not, by itself, a trade licence: the operator supplies the space and the tenancy paperwork, and the licensing and visa route runs through the relevant free zone or the Department of Economic Development, which is also where the conditions sit. Several of the buildings below sit inside a free zone of their own: ADGM on Al Maryah Island, DAFZA at the airport and JAFZA at Jebel Ali, and each publishes its own licence conditions. If your licence depends on a specific free zone, say which one in your request, because several of the buildings below are inside one.

Where serviced offices is available in the United Arab Emirates — the cities and how many buildings in each

The supply is concentrated, and heavily. Dubai carries roughly two thirds of it and Abu Dhabi most of the rest; the three northern emirates on the list have one or two addresses each, which is worth knowing before you build a shortlist around them.

Inside Dubai the addresses cluster in four recognisable places rather than spreading evenly: the Sheikh Zayed Road corridor and Downtown (Dubai World Trade Centre C1, Sheikh Rashid Tower, Boulevard Plaza Tower 1), the free zones at the airport and Jebel Ali (Dubai Airport Freezone, JAFZA One Tower A, CommerCity), the Marina and Media City side, and Business Bay. In Abu Dhabi the split is between Al Maryah Island, where ADGM sits, and the industrial and business parks inland. The two Sharjah addresses are both in Al Nahda; Ajman and Ras Al Khaimah each have a single tower.

What serviced offices costs in the United Arab Emirates

Operators publish a starting price per office, per month, in dirhams. Across the UAE listings the lowest is AED 839 per month, at DAMAC Smart Heights in Dubai, and the highest is AED 116,480 per month, for the fifty-person suite at One Central. Every price on this page is quoted in AED because every one of the 39 buildings prices in AED.

Two things to understand about that number before you compare anything. First, a starting price is a floor: it is the cheapest room in that building at the cheapest term the operator will write, and the term the figure belongs to is not published with it. Treat it as the point at which a conversation starts, not as a quote. Second, one of the 39 addresses, Hub71 in Abu Dhabi, carries no starting price at all. That is the shape of the product rather than a gap in the data: the operator quotes against your team size and term after you enquire.

Where the price does tell you something is in the ranking of places. The three northern emirates are the cheap end: Ajman from AED 929, Ras Al Khaimah from AED 1,089, Sharjah from AED 1,598. Abu Dhabi runs from AED 2,277 in the inland parks to AED 15,387 on Al Maryah Island, which is the widest spread of any emirate on the list. Dubai starts lower than Abu Dhabi and ends higher. Asking for the same room on a longer term is the usual way the number moves.

How much space you need: team size, desks and floor area

The listings give two figures per office: a maximum number of occupants and a floor area in square metres. Read the occupant figure as a ceiling. An office listed for eight holds up to eight, so a team of eight needs an office listed for eight or more, not one listed for six.

Against the UAE supply that works out roughly like this. A sole trader or a pair: rooms listed from one to two occupants exist at DAMAC Smart Heights, the Chamber of Commerce Building in Ajman, Julphar Tower in Ras Al Khaimah, Dubai World Trade Centre C1, Boulevard Plaza Tower 1 and JAFZA One Tower A, with floor areas listed from one to six square metres. A team of three to six is the best-served size in the country: it is listed at nearly every one of the 39 addresses.

For seven to twelve the field narrows to the larger towers: Dubai Airport Freezone and Boulevard Plaza Tower 1 list up to fourteen, Media City and Metal Park Kezad up to eleven and twelve. Above twenty people there are three addresses in the whole country: One Central and Hub71, both listed to fifty, and Standard Chartered Tower in Dubai, listed to thirty-five.

On floor area, the largest rooms listed in the country are the 129 square metre suites at One Central and Hub71; the next tier is around 44 to 47 square metres at Boulevard Plaza Tower 1 and CommerCity. There is no statutory minimum floor area per person in the UAE that we can point you to, so do not treat these numbers as a compliance test; they are what the operator has measured. If a specific free zone or your own HSE policy sets a figure, check it against the room before you sign.

Who can rent serviced offices — individuals, startups and established companies

Individuals can. A serviced office is let on a monthly agreement with the operator, not a commercial lease registered against a company, so a sole trader or freelancer with a licence can take a one-person room at DAMAC Smart Heights, Julphar Tower or the Ajman Chamber of Commerce Building as readily as a company can. The operator will ask who the tenant is and what the licence covers.

Startups and growing teams are the obvious fit, and the UAE supply is built for them: three-to-six-person rooms at nearly every address, one-month minimum terms, and buildings where you can move up a size without changing postcode. Hub71 in Abu Dhabi is the clearest example of a startup-facing address in the set, inside the ADGM cluster on Al Maryah Island.

Established companies use these rooms in two ways: as a first UAE presence while a longer-term decision waits, and as an overflow or project floor next to an existing headquarters. The ADGM and DIFC-adjacent addresses exist largely for the first case.

And the honest negative. This is the wrong product if you need a bare shell to fit out to your own brand, a tenancy registered in your own name for a specific licensing route that requires it, or a lease long enough to amortise your own fit-out. Those are the whole-floor commercial market, not this one. It is also the wrong product if all you need is a registered address and post handling. That is a virtual office, and it costs a fraction of a room.
