Search for office space Liverpool Street and the first page hands you two numbers that cannot both be true. One listing site quotes £299 to £1,243 per person per month. Another quotes £135 to £415. A price that swings four-fold on a single question is not a price — it is a shrug. So we scanned every private office Wezoo lists within 500 metres of the station: 25 buildings, 308 suites, 300 of them with a published monthly rate. The cheapest desk in the whole catchment is £485. Nothing under it exists.
What follows is the real ladder, the ten buildings worth naming, and one field almost nobody reads — the score attached to the building rather than the brand above the door. If you are still deciding whether a private suite is the right shape at all, start with our complete guide to private office space; if you already know it is, keep reading.

What does office space Liverpool Street actually cost?
Median £608 per desk per month. Range £485 to £1,352. That is the honest answer, and it is a 2.8× spread inside a five-minute walk.
The district sits about 23% above the Greater London private-office median of £495 across 227 priced buildings — a premium, but a smaller one than the gap between two buildings on the same street. Regus at 63 St Mary Axe charges £485 a desk. Elementa at 125 Old Broad Street charges £1,092. They are 340 metres apart.
Neither of the ranges the listing sites publish survives contact with the data. There is no £135 desk at Liverpool Street. There is no £299 desk either. The floor is £485 and it belongs to a single operator.
Liverpool Street is now the busiest railway station in the country, and the Elizabeth line put a third of London inside forty minutes of the concourse. That is what the premium buys: a catchment, not a carpet.
Transport for London publishes the Elizabeth line route and journey times.
The rating nobody reads: the brand score is not the building score
Here is the thing we found while pulling this data, and it changes how you should read every listing page you have open.
Wezoo carries two ratings. One belongs to the operator — an average across every building that brand runs, anywhere. The other belongs to the address, with a review count attached. Almost everyone reads the first. The second is the one that answers your question.
They do not agree. Across Greater London, 78 private-office buildings carry both scores. Sixty-seven of them are rated above their own brand. Eight are rated below. The median gap is +0.105 on a 0–1 scale — a little over half a star. The correlation between a brand’s score and its building’s score is −0.145: functionally nothing, and pointing the wrong way.
The brand score is a floor, not a forecast.
At Liverpool Street the pattern is unanimous. Eleven of the 25 buildings carry a building score, drawn from 827 reviews. Every single one outscores the logo on its door.
| Building | Operator | Building score | Reviews | Brand score |
|---|---|---|---|---|
| Old Broad Street | Elementa | 0.97 | 166 | 0.81 |
| XCHG at 22 Bishopsgate | XCHG | 0.97 | 131 | 0.80 |
| 99 Bishopsgate | Elementa | 0.96 | 4 | 0.81 |
| Liverpool Street (9 Appold St) | Mindspace | 0.96 | 120 | 0.83 |
| Uncommon Liverpool Street | Uncommon | 0.95 | 144 | 0.93 |
| Huckletree 8 Bishopsgate | Huckletree | 0.94 | 133 | 0.75 |
| 110 Bishopsgate | Elementa | 0.93 | 121 | 0.81 |
| Bevis Marks | Elementa | 0.93 | 2 | 0.81 |
| Aldgate | Elementa | 0.92 | 2 | 0.81 |
| Liverpool Street (14 New St) | Elementa | 0.92 | 2 | 0.81 |
| Huckletree Liverpool Street | Huckletree | 1.00 | 2 | 0.75 |
Read that table for office space Liverpool Street the way a tenant would, not the way a brand manager would.
Look at Huckletree. It is the lowest-rated brand in the district at 0.75. It also runs the highest-rated building — a perfect 1.00 at 1 Primrose Street — and an 0.94 from 133 reviews at 8 Bishopsgate. Pick by logo and you would have crossed both off the list.
Does a dearer desk buy a better building?
No. Not measurably, and not anywhere in London.
We took every London private-office building that publishes both a price and a building score with at least 30 reviews behind it — 36 of them — and correlated the two. The result is r = +0.011. Zero.
| London private offices (≥30 reviews) | Median desk rate | Median building score |
|---|---|---|
| Cheapest quarter of buildings | £440 / desk / month | 0.930 |
| Dearest quarter of buildings | £883 / desk / month | 0.940 |
Two times the money. Five hundredths of a star.
The within-brand check says the same. Run the correlation inside a single operator’s own estate and the sign will not settle: Elementa −0.24, Huckletree −0.66, Runway East −0.44, Orega +0.13, Spacemade +0.44. If anything, a brand’s dearer buildings are rated slightly worse than its cheaper ones. There is no premium to buy here. There is only a premium to pay.
The score has a denominator too
One guard rail, and it matters. A building score is only as good as the number of people behind it. Of London’s 81 rated private-office buildings, 17 carry five reviews or fewer. Huckletree Liverpool Street’s flawless 1.00 rests on two.
Fifty-five buildings clear 30 reviews. Those are the scores worth acting on. A perfect ten from two people is an anecdote wearing a number.

Which buildings will actually sell to a small team?
Fewer than you would guess from a map with 25 pins on it.
The size a building is willing to start at is set by the operator, not by the district. Four of the 25 publish a one-desk office. The rest begin at two, three, four, six, twelve, fourteen, sixteen — and at 1 Finsbury Market, forty-eight. The nearest building to the platforms, Fora at 50 Liverpool Street, starts at six desks and has that suite let. Its smallest room available today seats twenty-one.
Then run the calendar over the price list, because they are not the same document. Of the 300 priced suites at Liverpool Street, 179 are free now and 121 are a waiting list — 40% of the published menu is a date, not an offer. At Elementa’s Old Broad Street, 22 of 23 suites are spoken for. At Signature’s Gherkin the menu opens at two desks; the calendar opens at eight.
For one person wanting a key this month, three of the 25 buildings will sell. Spaces New Broad Street House at £575, 8 Devonshire Square at £640, 100 Bishopsgate at £745. That is the real office space Liverpool Street market for a founder — three doors, not twenty-five.
The eight buildings that publish no price
A third of the district takes an enquiry instead of quoting a rate, and the temptation is to read that as expensive. Resist it.
Silence is an operator’s habit, not a building’s verdict. Look at who is quiet: Uncommon (0.95 from 144 reviews), Mindspace (0.96 from 120), XCHG at 22 Bishopsgate (0.97 from 131). Three of the four best-reviewed addresses at Liverpool Street publish nothing at all. Their scores are excellent; their price lists do not exist.
| Building | Operator | Postcode | Walk | Building score |
|---|---|---|---|---|
| Uncommon Liverpool Street | Uncommon | EC2M 7PP | 98 m | 0.95 (144 reviews) |
| Liverpool Street, 14 New Street | Elementa | EC2M 4TR | 116 m | 0.92 (2 reviews) |
| 99 Bishopsgate | Elementa | EC2M 3XD | 224 m | 0.96 (4 reviews) |
| XCHG at 22 Bishopsgate | XCHG | EC2N 4BQ | 325 m | 0.97 (131 reviews) |
| Sixty London Wall | Fora | EC2M 5TQ | 389 m | not rated |
| Liverpool Street, 9 Appold Street | Mindspace | EC2A 2AP | 398 m | 0.96 (120 reviews) |
| 1 Finsbury Market | Knotel | EC2A 2BN | 425 m | not rated |
| Aldgate, 30 Dukes Place | Elementa | EC3A 7LP | 471 m | 0.92 (2 reviews) |
Use the priced buildings as your yardstick when you ask one of these for a quote on office space Liverpool Street. The district median is £608 a desk and the ceiling on a published rate is £1,352. Anything materially above that is a number to ask questions about, not a market rate.

Booking around Liverpool Street
A private suite is not always the right first move. If you need the address more than the room, a virtual office at Liverpool Street covers the registration without the rent. If you need a table for an afternoon rather than a floor for a year, meeting room hire at Liverpool Street starts at £48 an hour in the same buildings.

Why do some Liverpool Street offices show no price?
Eight of the 25 buildings publish no monthly rate at all — they take an enquiry instead. Silence is a decision made by the operator, not a signal about the building or the district. Uncommon, Mindspace and XCHG are among the best-rated addresses here and none of them publishes a number.

In London they disagree: 67 of the 78 private-office buildings carrying both are rated above their own brand, by a median of +0.53 of a star.
