Every listings page for office space Fitzrovia quotes you the same kind of range: somewhere around £705 to £1,019 a desk a month. Wezoo lists 14 private-office buildings inside Fitzrovia, and 88 of the 128 offices in them — 69% — are priced below the bottom of that range.

That gap is not a discount. It is what happens when a district average is calculated from buildings instead of from offices. Between £545 and £1,616 per desk per month. The median office costs £665. The median building costs £904 — and that number is 36% higher only because it counts a five-office townhouse and a forty-two-office block as one vote each.

Two buildings hold 83 of the district’s 128 offices: Spaces Oxford Street (41 offices, flat £639 a desk) and Spaces Fitzrovia at The Harley Building (42 offices, flat £665). Both sit below the district’s own average and below every Fora door. The offices are cheap; the buildings are expensive. Which number you get quoted depends entirely on who is doing the counting.

One Company Owns Half of Fitzrovia — and Prices Every Building Differently

Fora runs seven of Fitzrovia’s fourteen office buildings. Six of them publish prices. If a brand were a price list, those six would rhyme.

They do not. Here is what happens to the rate per desk as the room gets bigger, in each of Fora’s six Fitzrovia buildings:

Same brand. Same square kilometre. Both signs.

At 42 Berners Street, the bigger room costs more per desk: a ten-desk office is £1,210 a desk, a sixty-desk floor is £1,616. Walk 355 metres east to 2 Stephen Street and the rule reverses: a two-desk office is £1,012 a desk, a twenty-six-desk office is £762. One company, two buildings, opposite arithmetic.

Douglas House takes it furthest. Its three-desk office runs £1,351 a desk; its fourteen-desk office runs £814 — a 40% swing inside one lift shaft. Eastcastle Street does something different again: its 8, 10, 11 and 12-desk offices are all priced at exactly £955 a desk, a flat band, while the six-desk room below them is £787.

This is the thing worth knowing before you shortlist office space Fitzrovia: there is no brand rate, no district rate, and no size rule. A desk rate here is not a price the operator sets — it is what falls out when you divide a room’s rent by the chairs in it.

The contrast is right there in the same postcode. Signature at 39 Fitzroy Square lists seven offices from 4 to 14 desks and charges £885 a desk for every single one — including two eight-desk offices priced identically to the pound, at £7,080. That is a rate. Fora’s six buildings are a catalogue.

Neither approach is wrong. But they demand a different question from you. In a flat building, ask how many desks. In a catalogue building, ask which room.

Why Is Office Space Fitzrovia Dearer Than the London Average?

Partly the postcode. Mostly the tenant list. Fitzrovia’s median building charges £904 a desk against Greater London’s £601 — but half of Fitzrovia’s buildings belong to a single design-led operator whose median desk rate at its fifty other London doors is already £826.

Fora’s Fitzrovia median is £976. Against its own London average, that is a premium of 18% — not 50%. The rest of the district’s apparent premium is composition: Fitzrovia’s Georgian and 1930s stock suits operators who sell floors and finishes, and those operators charge more everywhere. The same effect runs in reverse a mile west, which is why office space Kensington — London’s most expensive-sounding postcode — prices almost exactly at the city median.

It is the mirror image of office space Kings Cross, where two large corporate buildings pull the desk average down to £355 while the district’s building average reads £850. Same arithmetic, opposite direction.

You do not rent a desk. You rent the smallest room your team fits into. Here is the cheapest office in Fitzrovia that will actually hold a team of that size, at the list price:

For every team from one to twenty people, the cheapest office space Fitzrovia sells is in one of two buildings — and neither is a building the district is famous for.

Then check the calendar, because a price list is not an availability list. Fitzrovia’s cheapest desk of all — £545, in the seventeen-desk office at 120 New Cavendish Street — is let until 1 November 2026. A seventeen-person team moving in this month pays £11,502 for an eighteen-desk room at Spaces Oxford Street instead: 24% more, and one empty chair. The price list says £9,264. The calendar says £11,502.

Everywhere else the queue is short: at every other team size between one and twenty, the cheapest room on the list is the cheapest room you can move into, give or take 4%.

Office Space Fitzrovia: the 14 Buildings, One by One

Every price below is a monthly starting price taken from the building’s own list, divided by the desks in the room. Wezoo does not operate any of these buildings; it lists them.

Spaces Oxford Street — £639 a desk, 41 offices

W1W 8HF, on the Fitzrovia side of Oxford Street. Forty-one offices from 1 to 29 desks, every one of them at the same rate. It is the cheapest fitting office in Fitzrovia at most team sizes, and the only door in the district that sells a genuine one-person office you can take today.

W1W 6XB, off Great Portland Street. The deepest menu in the district: 42 offices, 1 to 99 desks, one flat rate. If your team is going to double, this is the building where doubling does not change the price per head.

39 Fitzroy Square — £885 a desk, 7 offices

W1T 6EZ, a Georgian square that has been an address since 1794. Signature lists 4 to 14 desks and charges one rate for all of them. Three of the seven rooms — the 4, 7 and 12-desk offices — are let into 2028, so what is on the list and what is on offer are not the same set here.

Douglas House — £814 to £1,351 a desk, 7 offices

131–151 Great Titchfield Street, W1W 5BB. The clearest example of the catalogue in Fitzrovia: seven rooms, seven prices, and the biggest room is the cheapest per person by 40%. A three-person team pays £1,351 a head here. A fourteen-person team pays £814.

Three Buildings Publish No Price at All — and That Tells You Something

Three of the fourteen list no rate: Regus at 85 Tottenham Court Road, Fora at 22 Berners Street, and Knotel at 23 Great Titchfield Street. Knotel’s listing is the informative one — a single unit of 16 desks. It is not selling offices, it is selling a floor, which is exactly why there is no per-desk number to publish.

A building that publishes a rate is telling you it sells rooms. A building that publishes a size and no rate is telling you it sells space. Ask accordingly.

One more honest note on the numbers above: Brock House lists a single 22-desk office at a rate more than four times anything else in its own building. We have left that line out of every median on this page rather than let one outlier move a district.

How Far in Advance Should You Book, and Is the Boundary Worth Crossing?

Most of Fitzrovia is available now. Of the district’s 128 offices, the queue only bites at one size — seventeen desks — and the wait there is four months. Everywhere else, the cheapest room on the list is a room you can take this month. Two to four weeks of lead time is enough for a serviced office here; a lease is a different animal, measured in quarters.

The boundary, though, is worth a walk. Fitzrovia stops at the Euston Road. Two hundred metres north of Fitzroy Square, on the other side of it, Spaces Euston Warren Street lists 25 offices at £415 a desk — £130 a month less than the cheapest desk anywhere inside Fitzrovia, and £224 less than the district’s cheapest available one. Four minutes’ walk, a different postcode, and the same Northern line.

That is not an argument against the district. It is the price of the district, stated honestly: office space Fitzrovia costs about a quarter more than the street on the other side of the road, and roughly a third more than London, and you should know that before you sign rather than after.

Fitzrovia is also one of London’s densest advertising, media and post-production clusters, which is most of why it prices the way it does — the UK’s creative industries are measured annually in the government’s own sector estimates.
