office space for rent in Nepal, Wezoo

If you are looking for office space for rent in Nepal, the flexible market is small enough to read in one sitting. Wezoo lists 2 serviced buildings in the country, both in Kathmandu, holding 33 private offices between them, from NPR 15,900 per office per month. This page covers what those offices include, where they are, what they cost, how much room a team of a given size actually gets, and how to ask for one.

Two buildings is not a long list, and this page will not pretend otherwise. What it will do is give you every address, every size and every listed price, so you can decide in a few minutes instead of mailing agents one by one.

What you get with office space for rent in Nepal — and what you do not

Both Nepalese buildings on Wezoo list serviced private offices. A private office here is a lockable room of your own inside a managed building, furnished and ready to use, with the shared parts of the floor run by the operator. At both addresses that includes breakout space and catering; Trade Tower Kathmandu also lists a lounge. The shortest term listed at either building is one month.

What you do not get is just as worth saying. Neither building lists a dedicated meeting room, a dedicated reception or a dedicated kitchen as part of a private office, so treat those as shared floor facilities rather than something that comes with your room. The listings carry no parking field, no fit out allowance and no signage rights. Nothing on either listing suggests 24 hour access, so if your team works nights, ask before you commit. And if what you actually need is a Kathmandu business address rather than a room to work in, that is a different product: our guide to virtual offices in Nepal covers the same two buildings as an address only option.

There is a second thing worth being plain about, because most of what ranks for this search in Nepal is not this product at all. Most listings you will find are whole floors offered by agents and property portals: you sign your own lease, usually for years, you fit the space out yourself, and you carry the deposit and the running costs. That route can work out cheaper per square metre and it gives you a space that is wholly yours. What Wezoo lists is the other model: a furnished room inside a building someone else runs, charged as one monthly figure, with a term that starts at one month. If you want a floor of your own for five years, an agent is the right door. If you want four desks in Kathmandu next month without a build out, this is.

Where office space for rent is available in Nepal — the cities and how many buildings in each

One city, and that city is Kathmandu. Both buildings sit inside the Kathmandu Valley, and there is currently nothing listed in Pokhara, Lalitpur, Bhaktapur or Biratnagar. Because the whole national list is one city, the useful split is by district rather than by town.

  • Kamaladi, central Kathmandu: IT Plaza, 16 private offices
  • Trade Tower, Kathmandu: Trade Tower Kathmandu, 17 private offices

Both carry the 44600 postcode. The Wezoo listing for Trade Tower Kathmandu gives its address line as a floor rather than a street, so the building name is the reliable way to find it. If you are weighing office space on rent across the valley, the practical question is not which town but which side of central Kathmandu suits your commute.

What office space for rent costs in Nepal

Every price below is the starting monthly figure the operator lists for that office, in Nepalese rupees. It is a floor, not a quote: it is the lowest the operator publishes for that room, and the figure you are given will depend on the term you agree and what you add.

Across the 33 offices the listed starting prices run from NPR 15,900 to NPR 292,500 per month. Trade Tower Kathmandu is the lower half of that range, listing from NPR 15,900 for a one person room up to NPR 159,000 for a ten person room. IT Plaza starts higher, from NPR 39,000 for a two person room up to NPR 292,500 for its largest, a 38 m² room for 15 people.

Nothing here is a per person or per square metre rate, and we have not worked one out for you. Operators price a room, not a seat, and a figure built by division would not be a figure you could hold them to. Ask for the quote on the room you actually want.

How much space you need: team size, desks and floor area

The listings give a maximum occupancy and a floor area for every office, which makes sizing unusually concrete. Maximum occupancy is a ceiling, so look for a room whose ceiling is at or above your headcount, and remember that a room at its stated maximum is a full room.

Listed office Fits up to Floor area From, per month
Trade Tower Kathmandu 1 person 3 m² NPR 15,900
Trade Tower Kathmandu 2 people 7 m² NPR 31,800
IT Plaza 2 people 7 m² NPR 39,000
Trade Tower Kathmandu 4 people 10 m² NPR 63,600
IT Plaza 4 people 12 m² NPR 78,000
Trade Tower Kathmandu 7 people 18 m² NPR 111,300
Trade Tower Kathmandu 10 people 25 m² NPR 159,000
IT Plaza 15 people 38 m² NPR 292,500

Every row above is a real office on one of the two listings, not a size band we invented. If your team is larger than 15, Nepal has nothing on Wezoo that holds you in one room today, and the honest answer is to ask the operator whether two adjacent rooms can be joined.

The 2 Nepalese buildings, address by address

Both addresses are run by Regus. Below is each one with its district, its range of rooms and its own request link.

1. IT Plaza — Kathmandu

IT Plaza by Regus, Kamaladi, Kathmandu

IT Plaza sits on Kamaladi in central Kathmandu, and it is the larger of the two listings by room size. Its 16 private offices start at a 7 m² room for 2 people from NPR 39,000 per month and run up to a 38 m² room for 15 people from NPR 292,500. That 15 person room is the largest single private office listed anywhere in Nepal on Wezoo. Eleven of the 16 offices carry no future start date. The building lists breakout space and catering, and the shortest term listed is one month.

2. Trade Tower Kathmandu — Kathmandu

Trade Tower Kathmandu is the one to look at first if you are one person or a small team, because it is the only address in the country listing a single person room: 3 m² from NPR 15,900 per month. Its 17 private offices go up to a 25 m² room for 10 people from NPR 159,000. Twelve of the 17 carry no future start date. It lists breakout space, catering and a lounge, which is the one facility difference between the two buildings. The Wezoo listing gives its address line as a ground floor rather than a street name.

Who can rent office space in Nepal: individuals, startups and established companies

A serviced private office is a monthly agreement with the building operator rather than a commercial lease, which is why the door is open wider than it is on the agent market. A single founder can take the 3 m² room at Trade Tower Kathmandu. A four person startup fits several rooms at either address. An established company opening a Kathmandu office can take the 15 person room at IT Plaza without signing a multi year lease or fitting anything out.

The honest negative: this is not the right product if you need a space that carries your own branding on the building, if you need to control the fit out, or if you need more than 15 desks in one room. It is also not the cheapest way to house a large team for a long time. The operator sets the conditions and handles the paperwork, and any requirement specific to registering a company at an address is something to confirm with them and with the relevant Nepalese authority before you sign.

How to request office space for rent on Wezoo

Private offices are not booked by the hour, so there is no instant checkout. You ask, the operator quotes. The steps:

  1. Pick the building and the room size that matches your headcount, using the table above.
  2. Open that building on Wezoo and send the request. For example, Request Trade Tower Kathmandu on Wezoo →
  3. Say how many desks you need, when you want to start and how long you want the term.
  4. The operator comes back with a quote for that room on those terms.

Timing is worth a thought before you send it. Of the 33 offices, 23 carry no future start date and are listed as available now. The other 10 are listed as becoming free later: the earliest of those is 1 November 2026 at Trade Tower Kathmandu, and several of the larger rooms at IT Plaza are dated into 2027. If the room that fits your team is one of the later ones, ask whether a smaller room can bridge the gap.

Starting price is a floor, so the quote is where the real number appears. Four questions are worth asking every time: what the monthly figure includes and what is billed on top, whether the term can be rolled on monthly after the first month, what notice you have to give to leave, and what the deposit is. None of those four are published on the listings, which is exactly why they belong in the first message you send.
