Office for rent in Pakistan: private offices in 17 buildings in Lahore, Islamabad and Karachi

Wezoo lists 257 private office listings across 17 buildings in Pakistan, spread over Lahore, Islamabad and Karachi. Every one of those 257 listings is a serviced office that rents from one month, with a starting price quoted per month in Pakistani rupees. This page sets out what is actually in that inventory: which buildings, in which cities, at what floor price, for which team sizes, and how to request one.

For an overview of every option, see all private offices in Pakistan.

It is written for the search most people in Pakistan actually make, which is for an office for rent. That search returns two very different things, and the first section explains which of the two this is.

What you get with an office for rent in Pakistan — and what you do not

Every private office listed here is a serviced office: a lockable, enclosed room inside a managed building, taken on a rolling monthly agreement rather than a lease you sign with a landlord. All 257 listings carry the same two terms. The minimum rent period is one month, and the cancellation leeway is 24 hours. There is no listing in Pakistan on a longer lock-in.

The rooms themselves come in two kinds. 125 listings are external rooms, meaning a room on the building facade with a window. 132 are internal rooms, which sit inside the floorplate and are usually the cheaper rung in the same building. Nearly every building offers both, so the choice between a window and a lower monthly figure is available inside one address rather than across two.

Room sizes run from 1 m² to 71 m², and the published capacity runs from 1 to 26 people. The capacity figure is a ceiling, not a recommendation: a room rated for 6 will take a team of 4 comfortably and a team of 6 at its limit.

At building level, the inventory records a handful of shared facilities. Catering is listed at all 17 buildings. A staffed reception is listed at 8, breakout space at 8, a public car park nearby at 9, on-site parking at 5, step-free access at 3, and public transport within walking distance at 2.

Here is what the inventory does not tell you, and it is worth saying plainly rather than filling in with a generic amenities list. The listings carry no per-room furniture detail, and they do not record whether meeting rooms, the kitchen or the reception desk are included in the monthly figure or charged on top. That varies by operator and by building, and it is settled when you request the room, not before.

If you came here looking for a whole office to lease

Most of what ranks for “office for rent” in Pakistan is a property portal listing whole commercial units: a floor in a Gulberg tower or a unit on Shahra-e-Faisal, taken on a lease you sign yourself, fit out yourself and commit to for a term. That is a real option and for many businesses it is the right one. It is not what is on this page. What Wezoo lists is the other shape of the same need: a private room inside a building someone else runs, furnished and serviced, from one month, which you can leave with a day of notice. If you need 5,000 sq ft on your own name and your own fit-out, a broker or a portal will serve you better. If you need a closed door for a team of 3 next month without a lease, this is the shorter route. And if you do not need a room at all, only a business address in Pakistan for your post and your paperwork, that is a different product again: see our guide to virtual offices in Pakistan, which covers the same 17 buildings from that angle.

Where office for rent is available in Pakistan — the cities and how many buildings in each

The 17 buildings sit in three cities:

  • Lahore: 8 buildings, 110 listings
  • Islamabad: 6 buildings, 79 listings
  • Karachi: 3 buildings, 68 listings

The clustering inside each city is tight. In Lahore, five of the eight buildings are in or on the edge of Gulberg, with the remaining three in Wapda Town and on Main Boulevard. In Islamabad, the set runs across Blue Area on Jinnah Avenue, G-9 Markaz, I-9/3 and the Grand Trunk Road corridor. In Karachi, all three are in the older commercial core: Saddar on Abdullah Haroon Road, and two towers off the main business spine.

Three cities is the whole national footprint for this product right now. Rawalpindi, Faisalabad, Peshawar and Multan carry no serviced private office listings in this inventory, so if your search is anchored to one of those cities the honest answer is that there is nothing here yet rather than something further away.

What an office for rent costs in Pakistan

Every one of the 257 listings carries a starting price, quoted per month in PKR. Across the country the published floor runs from PKR 20,500 a month at the lowest rung to PKR 907,400 a month at the highest.

Two things about that figure matter more than the range itself. First, a starting price is a floor: it is the entry rung for the smallest room in that building, and the figure you are quoted depends on which room, how many people and how long. Second, the inventory does not publish the rent term that the floor price belongs to, so the number should be read as “the cheapest way into this building”, not as “the price of an office here”.

The entry rung by city:

  • Lahore: from PKR 20,500 a month at Icubicle in Wapda Town
  • Islamabad: from PKR 25,500 a month at Karachi Center
  • Karachi: from PKR 27,900 a month at Bahria Complex III

At the other end, the largest rooms in the set are at Redmarker in Islamabad and MM Alam in Lahore, where the published ceiling for a single private office reaches PKR 907,400 and PKR 517,400 a month. We have deliberately not published an average or a per-person figure here: with 257 listings spread over rooms of 1 m² to 71 m², any single number would describe no actual room.

How much space you need: team size, desks and floor area

The useful question is not what an office costs but which of the 17 buildings can actually hold your team. Capacity in the inventory is published as a ceiling per listing, so a team of 6 needs a listing rated for 6 or more. On that basis:

Team sizeBuildings that can take itRoom sizes availableStarting prices
1 person17 of 171 to 71 m²from PKR 20,500
2 people17 of 175 to 71 m²from PKR 39,800
4 people17 of 1710 to 71 m²from PKR 79,600
6 people15 of 1715 to 71 m²from PKR 119,400
10 people11 of 1725 to 71 m²from PKR 218,900
15 people4 of 1740 to 71 m²from PKR 484,500
20 people or more2 of 1759 to 71 m²from PKR 517,400

Read down that table and the shape of the Pakistani market becomes obvious: this inventory is built for small teams. Every building in the country can seat a team of four. Only four buildings can seat fifteen, and only two can seat twenty or more, both of them large rooms rather than a floor of several.

On floor area, the smallest rooms rated for a single person start at 1 m² and the largest rooms, rated for 26, reach 71 m². We are not stating a legal minimum floor area per worker for Pakistan: that figure is set in occupational safety regulation, we have not read the Pakistani source ourselves, and a number copied from another country would be worse than no number at all. Check it with the relevant authority if it governs your decision.

Who can rent an office in Pakistan: individuals, startups and established companies

There is no company requirement attached to any of the 257 listings, and the one-month minimum means the commitment is the same whoever signs it.

Individuals and sole traders. 21 listings in the national set are rated for a single person, and they exist in most buildings rather than being concentrated in one. A freelancer who wants a lockable door instead of a coworking desk can take one from PKR 20,500 a month in Lahore.

Startups and small teams. This is what the Pakistani inventory is built for. 51 listings are rated for three people and 42 for four, and every one of the 17 buildings can seat a team of four. Growing from three desks to six usually means a different room in the same building rather than a move.

Established companies. Workable, with a caveat worth knowing before you start looking. Only 4 buildings carry a room for 15 people and only 2 carry one for 20 or more. Above roughly 26 people this inventory runs out, and the honest answer is that a conventional lease through a broker is the route, not a serviced room.

Who this is not for: anyone who needs their own fit-out, their own signage on the building, or a registered business address without a physical desk. The first two need a lease. The third is a virtual office, which is a different product and is not yet live for Pakistan.

How to request an office for rent on Wezoo

A private office is requested, not booked instantly. You pick the building, send a request through its page, and the operator comes back with the rooms that are free, the figure for your headcount and the start date. The one-month minimum and the 24-hour cancellation leeway apply at every one of the 17 buildings.

Three things are worth having ready, because they are what the operator will ask: how many people, from which month, and whether you need an external room with a window or are happy with an internal one at a lower rung.

Ready to request your office for rent in Pakistan?

Start with the building list above, or go straight to the deepest inventory in each city: Request The Centre on Wezoo in Karachi, Request The Enterprise on Wezoo in Lahore, or Request G-9 Markaz on Wezoo in Islamabad.

Looking beyond Pakistan

If your search crosses the border, the two nearest national private office hubs we maintain are private offices in India, which is a far deeper market with inventory in a dozen cities, and serviced offices in the United Arab Emirates, which is the usual second base for Pakistani companies opening a Gulf presence. Both pages are in English.
