Ethiopia has a very small, highly concentrated market for office space you can rent by the month. Wezoo lists two buildings in the country, both of them in Addis Ababa, and between them they hold 46 office groups available to request, from a single-person room to a suite for seven. This page sets out exactly what is available, what it costs in Ethiopian birr, and how to request a space.
Because the inventory is this small, everything below is specific rather than general: two addresses, their real capacity ranges, and their published starting prices. Where the inventory does not publish something, this page says so rather than filling the gap.
What you get with an office for rent in Ethiopia — and what you do not
Both Ethiopian buildings list their offices as serviced private offices. That means a lockable, enclosed room inside a managed building: you take the room rather than the floor, the room is furnished, and the building runs reception, cleaning and utilities. It is not a desk on an open coworking floor, and it is not a bare shell you fit out yourself.
Every office group in Ethiopia carries a minimum rent term of one month. That is the single most useful fact about this market. Neither listing requires a multi-year commitment, so a team that needs a room in Addis Ababa for one quarter is not forced to sign for a year to get it.
Both buildings publish breakout spaces and catering as building facilities, and Cape Verde Street additionally lists parking. Beyond those, the inventory does not publish a per-group amenity breakdown for Ethiopia, so this page will not claim that meeting rooms, a dedicated kitchen or reserved desks are included in any given room. Those are reasonable things to ask about when you request a space, and they are exactly the kind of thing that varies per building and per room. Treat anything beyond the enclosed room, the furniture, the listed facilities and the building services as unconfirmed until the operator tells you.
One more thing this product is not. If you are searching for office space to rent in Ethiopia, a large share of what you will find elsewhere is conventional commercial leasing: a whole floor or suite priced per square metre, taken on your own lease with a landlord or agent, with fit-out, deposits and a multi-year term as your responsibility. That is a legitimate way to take space and it is simply a different product from this one. What is listed here is a finished room you take by the month, furnished and serviced, with the building handling the running of it. If you need twenty desks on a five-year lease, the conventional market is the right place to look. If you need a closed door in Addis Ababa next month without committing your company to a lease, that is what these two buildings are for.
Where office for rent is available in Ethiopia — the cities and how many buildings in each
The geographic answer is short, and it is better to say so plainly than to pad it. All listed office space in Ethiopia is in Addis Ababa.
- Addis Ababa: 2 buildings, 46 office groups
- Everywhere else in Ethiopia: no listed inventory
There is no listed office space in Dire Dawa, Hawassa, Bahir Dar, Mekelle or Adama. If you need a room outside the capital, this inventory cannot currently serve you, and it is more useful to know that now than after three enquiries.
Within Addis Ababa the two buildings are genuinely separate locations rather than one address listed twice. Cape Verde Street is in Bole Sub-city, the part of the city most business visitors already know, close to the airport approach and the main concentration of hotels and company offices. City View sits to the east of it, a measurable distance away rather than around the corner.
The two buildings with office space for rent in Ethiopia
Each building below is listed with its own range, drawn from its own office groups. The ranges are wide because they span everything from the smallest single room to the largest suite in that building.
1. Cape Verde Street — Addis Ababa

Cape Verde Street is on Cape Verde Street in Bole Sub-city, Woreda 3. It is the larger and more flexible of the two Ethiopian listings: 24 office groups, with capacity running from 1 to 7 people and floor area from 4 to 26 square metres. It is also the only Ethiopian building in this inventory that lists parking alongside its breakout spaces and catering.
Starting prices run from 43,432.74 ETB per month for the smallest group to 304,029.18 ETB per month for the largest. That top figure is the highest in the Ethiopian inventory, and it belongs to the only rooms in the country listed for six or seven people. If your team is larger than five, this is the only address on this page that can hold you in a single room.

2. City View — Addis Ababa

City View is at No:167, Woreda 1. It lists 22 office groups, with capacity from 1 to 5 people and floor area from 5 to 20 square metres, and publishes breakout spaces and catering as building facilities.
Starting prices run from 41,836.27 ETB per month to 209,181.35 ETB per month. The lower end of that is the cheapest published entry point anywhere in the Ethiopian inventory, so if price is the thing that decides it and your team is five or fewer, this is the building to ask first. Its smallest rooms also start slightly larger on floor area than those at Cape Verde Street, at 5 square metres against 4, which is worth knowing if a single-person room still needs to fit a visitor chair.
What an office for rent costs in Ethiopia
Across the whole Ethiopian inventory, published starting prices run from 41,836.27 ETB per month at the bottom to 304,029.18 ETB per month at the top. Every one of the 46 office groups carries a published price, so there is no corner of this market where you have to ask before you get any figure at all.
Three things are worth understanding about those numbers before you compare them.
First, a starting price is a floor, not a quote. It is the lowest published figure for that office group, and the rental term it belongs to is not published alongside it. So it is a reliable way to rank rooms against each other and an unreliable way to predict your invoice.
Second, the spread inside a single building is wider than the gap between the two buildings. Cape Verde Street alone runs from 43,432.74 to 304,029.18 ETB per month. That tells you room size and specification matter far more to what you pay than which of the two addresses you choose.
Third, all prices are quoted in Ethiopian birr. The inventory publishes no second currency for Ethiopia, so any figure you see elsewhere in another currency came from somewhere other than this listing, and the rate it used is not stated here.
What the inventory does not give is a price per person or a price per square metre, and this page will not calculate one. With 46 groups across two buildings, a single average would hide exactly the variation that decides what you actually pay.
How much space you need: team size, desks and floor area
Office groups in Ethiopia are listed by maximum occupancy, and that figure is a ceiling rather than a recommendation. A room listed for five people holds up to five. If your team is five, you want a room listed for five or more, not one listed for four.
Because there are only two buildings, matching a team to the inventory is unusually simple:
- One person: both buildings. City View starts at 5 square metres, Cape Verde Street at 4.
- Two to five people: both buildings.
- Six to seven people: Cape Verde Street only. City View lists nothing above five.
- More than seven people: not available as a single room in Ethiopia. You would need to combine rooms, which is a question to put to the building.
On floor area, the Ethiopian inventory runs from 4 to 26 square metres. The bottom of that range is genuinely small, so if you want space for a visitor chair and a cabinet rather than just a desk and a screen, read the square metres alongside the occupancy instead of trusting the headcount on its own.
Who can rent an office in Ethiopia — individuals, startups and established companies
Nothing in the Ethiopian inventory restricts these offices to registered companies. Both listings are serviced offices with a one-month minimum term, and that structure is what makes them workable for an individual or a brand-new business as much as for an established one.
In practice the people using an inventory this size want different things from it. A consultant or sole trader is looking at the single-person rooms in either building, where the appeal is a lockable door and a professional address without signing a lease. An early-stage team of three to five is choosing mainly on price, and both buildings are open to them. A company opening its first Addis Ababa office for six or seven people has exactly one option in a single room, which is Cape Verde Street, and should ask early because that is the thinnest part of the inventory.
It is worth being equally clear about who this is not for. If you need a whole floor, a long lease in your own name, or a room anywhere in Ethiopia outside Addis Ababa, this inventory will not serve you.
How to request an office for rent on Wezoo
Office space in Ethiopia is requested rather than booked instantly. The buildings quote against your actual requirement, because the published figure is a floor and the term is not fixed in the listing.
The sequence is short:
- Size the room first. Decide your headcount, check it against the occupancy ceilings above, then look at the square metres to sanity-check that the room is more than a desk.
- Ask at both. There are two addresses and they are both in one city, so there is no cost to requesting at both and comparing what comes back.
- Send the request. Use the request link on the building page. State your team size, your start date and how long you expect to stay, because the term is precisely what the published price does not tell you.
- Compare the quotes, not the floors. The figures on this page rank the rooms against each other. The quotes tell you the price.
If what you need is an address rather than a room, the companion page to this one is virtual office in Ethiopia, which covers these same two buildings as a business address you can use without renting space inside them.
Ethiopia is a new market on Wezoo, so there is not yet a city guide beneath this page. If you are weighing Addis Ababa against another hub in the region, our guide to office space in Kenya and our guide to office space in Uganda cover the two nearest markets where we list inventory, both in English, and both with more buildings to choose from than Ethiopia currently has.
