Uganda has a small, concentrated market for private office space. Wezoo lists three buildings in the country, all of them in Kampala, and together they hold 57 office groups available to request ranging from a single-person room to a 13-person suite. This page sets out what is actually available, what it costs in Ugandan shillings, and how to request a space.
Every number below comes from the live Wezoo inventory for Uganda rather than from a brochure. Where the inventory does not publish something, this page says so instead of filling the gap.
What you get with office space in Uganda — and what you do not
All three Ugandan buildings list their offices as serviced. That means the office is a lockable, enclosed room inside a managed building: the space is furnished, the building handles reception, cleaning and utilities, and you take the room rather than the floor. It is not a desk on an open coworking floor, and it is not a bare shell you fit out yourself.
The inventory describes each office group as either internal or external. An external office has a window onto the outside; an internal one sits deeper in the floor plate without an exterior window. Both types are present in all three buildings, and the distinction is usually the clearest reason why two rooms of the same size carry different prices.
Every office group in Uganda carries a minimum rent term of one month. There are no longer commitments baked into the listings, which matters in a market this small: a team that needs three months in Kampala is not forced into a year.
What the inventory does not publish for Uganda is the detail of what is shared and what is dedicated. None of the three buildings lists per-group amenities, so this page will not claim that meeting rooms, parking or a kitchen are included. Those are reasonable things to ask about when you request a space, and they are exactly the kind of thing that varies per building. Treat anything beyond the enclosed room, the furniture and the building services as unconfirmed until the operator tells you.
Where office space is available in Uganda — the cities and how many buildings in each
The geographic answer is short. All three buildings sit in Kampala. There is no listed office space in Entebbe, Jinja, Gulu or Mbarara, and no second city with any inventory at all.
- Kampala: 3 buildings, 57 office groups
- Everywhere else in Uganda: no listed inventory
Within Kampala the three buildings are spread across the central business district and the Kololo side of the city, so “Kampala” is not one location repeated three times. Acacia Mall sits on the fourth floor of the Acacia Mall complex in Kololo. AHA Towers and Course View Towers are both office towers closer to the commercial core.
One note on counting. The Wezoo inventory currently returns Course View Towers twice, under two different listing records with slightly different prices for what appear to be the same rooms. This page counts it once and quotes the fuller of the two records. If you see the same building twice while browsing, that is the reason.
The three buildings with office space in Uganda
Each building below is listed with its own range, drawn from its own office groups. The ranges are wide because they span everything from a one-person room to the largest suite in that building.
1. Acacia Mall — Kampala

Acacia Mall is on the fourth floor of The Acacia Mall in Kololo. It is the entry point of the Ugandan inventory and the most flexible of the three for very small teams: it lists 17 office groups, with capacity running from 1 to 9 people and floor area from 2 to 23 square metres.
Prices start at 683,895 UGX per month, which is the lowest starting price anywhere in the Ugandan inventory, and run to 6,155,058 UGX per month for the largest group. If you are a solo founder or a pair, this is the building with the most rooms at your size.
2. AHA Towers — Kampala

AHA Towers lists 18 office groups, the middle of the three on price and the narrowest on capacity: rooms hold 1 to 6 people and cover 3 to 17 square metres. It is the only building besides Acacia Mall with single-person rooms.
Starting prices run from 855,633 UGX per month to 5,133,799 UGX per month. For a team of four to six people this building has the densest cluster of suitable rooms, since its whole range sits in that bracket rather than stretching up to large suites.
3. Course View Towers — Kampala

Course View Towers is the largest listing in the country, with 22 office groups on the seventh floor. It is also the only building that can take a team into double figures: capacity runs from 2 to 13 people and floor area from 7 to 34 square metres.
Starting prices run from 1,496,830 UGX per month to 9,729,396 UGX per month. There are no single-person rooms here, so a solo user is better served by one of the other two.

What office space costs in Uganda
Across the whole Ugandan inventory, published starting prices run from 683,895 UGX per month at the bottom to 9,729,396 UGX per month at the top. Every one of the 57 office groups carries a published price, so there is no part of the Ugandan market where you have to ask before you get any figure at all.
Three things are worth understanding about those numbers before you compare them.
First, a starting price is a floor, not a quote. It is the lowest published figure for that office group, and the rental term it belongs to is not published alongside it. So it is a reliable way to rank rooms against each other and an unreliable way to predict your invoice.
Second, the spread within a single building is larger than the spread between buildings. Acacia Mall alone runs from 683,895 to 6,155,058 UGX per month. That is a factor of nine inside one address, which tells you that room size and internal-versus-external matter far more than which of the three buildings you pick.
Third, all prices are quoted in Ugandan shillings. The inventory publishes no second currency for Uganda, so any figure you see here in another currency came from somewhere else.
What the inventory does not give is a price per person or a price per square metre, and this page will not calculate one. With 57 groups across three buildings, an average would hide exactly the variation that decides what you pay.
How much space you need: team size, desks and floor area
Office groups in Uganda are listed by maximum occupancy, and that figure is a ceiling rather than a recommendation. A room listed for six people holds up to six. If your team is six, you want a room listed for six or more, not one listed for five.
Matching a team to the Ugandan inventory is straightforward because the ranges barely overlap at the extremes:
- One person: Acacia Mall (from 2 square metres) or AHA Towers (from 3 square metres). Course View Towers has nothing below two people.
- Two to six people: all three buildings, with AHA Towers the most concentrated in this band.
- Seven to nine people: Acacia Mall or Course View Towers.
- Ten to thirteen people: Course View Towers only.
- More than thirteen people: not available as a single room in Uganda. You would need to combine rooms, which is a question for the building.
On floor area, the Ugandan inventory runs from 2 to 34 square metres. The smaller end of that is genuinely small, so if you want room for a visitor chair and a cabinet rather than just a desk, read the square metres alongside the occupancy rather than trusting the headcount on its own.
Who can rent office space — individuals, startups and established companies
Nothing in the Ugandan inventory restricts these offices to registered companies. The listings are serviced offices with a one-month minimum term, which is the structure that makes them workable for an individual or a very new business as much as for an established one.
In practice the three groups that use this inventory look different from each other. A sole trader or consultant is looking at the one-person rooms in Acacia Mall or AHA Towers, where the appeal is a lockable door and a business address without a lease. An early-stage team of three to six is choosing mainly on price and location, and all three buildings are open to them. An established company opening a Kampala office is usually sizing for seven or more, which narrows the choice quickly and often to Course View Towers.
If what you actually need is a registered business address and mail handling rather than a room to sit in, that is a different product. Our virtual office guide for Uganda covers the addresses available in Kampala, what they can legally be used for and what they cost.
How to request office space on Wezoo
Office space in Uganda is requested rather than booked instantly. The buildings quote against your actual requirement, because the published figure is a floor and the term is not fixed in the listing.
The sequence is short:
- Size the room first. Decide your headcount and check it against the occupancy ceilings above, then look at square metres to sanity-check that the room is not purely a desk.
- Pick one or two buildings. With three addresses all in Kampala, there is no cost to requesting at two of them and comparing what comes back.
- Send the request. Use the request link on the building page. Say your team size, your start date and how long you expect to stay, since the term is what the published price does not tell you.
- Compare the quotes, not the floors. The figures on this page rank the rooms; the quotes tell you the price.
