Search virtual office Japan and almost every result is an operator selling its own address. The question underneath the search is harder than that. It is whether the Legal Affairs Bureau will accept the address on your company register, and whether the post will actually reach you afterwards.
The short version: the guidance below sets requirements on the address, not on the floor space behind it, and in practice it is the building’s operator rather than the registrar who decides whether that address may be used for company registration. So the question to ask is an operator question, and it should be asked before you draft anything.
Wezoo lists 212 buildings in Japan that carry a virtual office, from Marunouchi towers to a second floor on Osaka’s Midosuji. This virtual office Japan guide covers what the product is, what Japanese law asks of a head office address, what it costs, which buildings are available, and how to request one.

What is a virtual office in Japan — and what do you actually get?
A virtual office is an address, not a room. You get the right to use a real commercial building’s address as your business address, and an arrangement for the post that arrives there. You do not get a desk, a key, or the right to turn up and sit down.
That distinction matters here, because the address itself is a registered legal fact. A virtual office Japan listing puts your company at a building in Marunouchi or Tenjin on paper, while your team works from wherever it works.
What sits inside the plan varies by building, and this is the honest limit of what we can tell you up front: Wezoo’s listing data for Japan carries the building, the operator and the address, not the contents of the plan. Mail forwarding frequency, whether registered post and parcels are accepted, phone answering, meeting-room credits and — the big one — whether the address may be used for company registration are all set per building by the operator. We do not publish a generic services list here, because a generic list would be wrong for most of the 212.
Is a virtual office legal in Japan, and which addresses the registrar accepts
Start with what the law actually requires, because that is narrower than most pages suggest. The “place of principal office” is one of the absolute matters that must be stated in a company’s articles of incorporation — matters, in JETRO’s wording, “that must be stated for the articles of incorporation to be valid.” That holds for a kabushiki-kaisha and for a godo-kaisha alike (JETRO, Investing in Japan).
That address then decides who your registrar is, which is the part of the virtual office Japan question most pages skip. Commercial registration is handled by the Legal Affairs Bureau — or the district bureau, branch or sub-office — with jurisdiction over the company’s head office, under Article 1-3 of the Commercial Registration Act (Legal Affairs Bureau, Ministry of Justice). Choose a Yokohama building rather than a Tokyo one and you have chosen a different registry office.
Once registered, the head-office location appears on your certificate of registered company information, issued by the Legal Affairs Bureau. That certificate is the document you present when opening a bank account, filing notifications with the authorities and signing important agreements (JETRO, certificate on registered company information). Registering an establishment also involves an examination of identical corporate names at the Legal Affairs Bureau (JETRO, procedures for registering establishment). At a shared address you will not be the only company on the register, so it is worth asking the operator what is already registered there.
And if you move? An application to register the change goes to the Legal Affairs Bureau within two weeks for a subsidiary company and within three weeks for a branch office (JETRO, certificate on registered company information). A registered address is not a setting you switch quietly.
The part nobody can answer for you
None of the sources above sets out a floor-space test, and none of them rules a serviced address in or out. What decides it in practice is the operator: whether that building permits its address to be used for corporate registration. Wezoo does not publish that permission per building, so it is the first question to put in your request — before you draft the articles, not after.
What does a virtual office cost in Japan — and is there a free option?
No virtual office Japan listing on Wezoo publishes a price. Not one of the 212. These plans are quoted after the request rather than listed in advance, so the number arrives with the operator’s reply.
What you can do is ask about the things that change the quote. Whether the address may be used for company registration. How often post is forwarded and where to. Whether registered mail and parcels are accepted. Phone answering. Meeting-room hours.
On the free question, the honest answer for this inventory is short. Wezoo lists no free virtual office in Japan. Every one of the 212 is a commercial arrangement with an operator.
Budget for the calendar as well as the invoice. After incorporation you file a notification with the tax office within two months, and a notification of establishment of an office paying salaries within one month. Prefectural and municipal deadlines are separate and vary — for a head office established in Tokyo, notification is filed within 15 days of the date of start of business. The pension office wants its notification within five days of first hiring (JETRO, notifications required after registration).
Which Japan business addresses are available on Wezoo
Six virtual office Japan addresses, spread across the five cities that carry the most Wezoo listings. Pricing and plan detail come back with the operator’s reply.
1. Pacific Century Place Marunouchi — Marunouchi, Chiyoda, Tokyo

Pacific Century Place Marunouchi by Regus, Marunouchi, Chiyoda, Tokyo
This is the Tokyo address most likely to be recognised by whoever reads your letterhead. Marunouchi is the capital’s financial core, and the tower has direct access to Tokyo Station with subway routes a short walk away. If your counterparties are banks or a parent board back home, the postcode does work that no plan feature can.
Address: Level 13, Pacific Century Place Marunouchi, 100-6213. Operated by: Regus. A fit if your counterparties are financial institutions or a foreign parent company.

2. Hulic JP Akasaka Building — Akasaka, Minato, Tokyo

Hulic JP Akasaka Building by Spaces, Akasaka, Minato, Tokyo
Akasaka reads differently from Marunouchi: an upscale district with a creative edge. This mid-rise sits close to several subway lines, the nearest a couple of minutes away. A Minato-ku address carries weight without the formality of a Marunouchi tower.
Address: 2-5-8 Akasaka, Minato-ku, 107-0052. Operated by: Spaces. A fit for an agency or consultancy that wants a Minato-ku address.

3. Soken Midosuji Building — Chuo-ku, Osaka

Soken Midosuji Building by Open Office, Chuo-ku, Osaka
This is the obvious choice for a company selling into Kansai, and Midosuji is the boulevard its business district is built along. The building is six minutes on foot from Yodoyabashi Station, which keeps a mail collection trip short.
Address: Soken Midosuji Building, 2nd floor, 541-0047. Operated by: Open Office. Suits a Kansai branch, or a trading business that wants an Osaka address on its invoices.

4. Dai Nagoya Building — Meieki, Nakamura-ku, Nagoya

Dai Nagoya Building by Regus, Meieki, Nakamura-ku, Nagoya
Meieki is the district wrapped around Nagoya Station, and this high-rise has the station on the doorstep. That matters if anyone on your side will be coming in by Shinkansen to collect post or take a meeting.
Address: Dai Nagoya Building, 11th and 25th floors, 450-0002. Operated by: Regus. A fit for suppliers and engineering firms who want a Chubu address on their paperwork.

5. Nishinihon Shinbun Building — Tenjin, Chuo-ku, Fukuoka

Nishinihon Shinbun Building by Regus, Tenjin, Chuo-ku, Fukuoka
The city sits closer to Seoul than it does to Tokyo, and carries 12 Wezoo listings. Tenjin is the city’s shopping, media and finance district, and the newspaper building stands on its main artery.
Address: Nishinihon Shinbun Building, 16F, 810-0001. Operated by: Regus. Suits a startup entering from elsewhere in Asia, or a trading company facing that way.
Request Nishinihon Shinbun Building on Wezoo →
6. Yokohama Landmark Tower — Minato Mirai, Nishi-ku, Yokohama

Yokohama Landmark Tower by Regus, Minato Mirai, Nishi-ku, Yokohama
This is a separate registration jurisdiction from Tokyo, while still sitting inside the Tokyo commute. One of Japan’s tallest buildings, it stands by Minatomirai metro station, and the address is legible to anyone who knows the city.
Address: 20F Yokohama Landmark Tower, 220-8120. Operated by: Regus. A fit for a Kanagawa entity, or a Yokohama business address for a company based elsewhere.
Request Yokohama Landmark Tower on Wezoo →
The rest of the 212 reach a long way past those six. Sendai carries 7 listings, Hiroshima 6, Sapporo 4, and the address field carries 54 distinct city values in all — Kyoto, Kobe, Okinawa, Kanazawa and Kumamoto among them. The full Japan list is here.
Who uses a virtual office in Japan — and who should not
The clearest case is a foreign company that wants a Japanese entity before it wants Japanese premises. The address gets the company on the register and the invoices out while the market is still being tested. It is the shape that fits a distributor, a software company or a holding entity.
It also suits a remote team, a consultant who would rather not print their apartment on a contract, and an online seller who must display a business address. Some companies keep a second virtual office Japan address in another region, Osaka alongside Tokyo.
Now the other side. Knowing who a virtual office Japan address does not suit saves more time than knowing who it does. If any procedure you face requires premises that somebody can visit and inspect — a licence for a regulated activity, a residence-status application, a landlord or counterparty check — an address on its own will not answer it, and the authority concerned is the only one who can tell you what would. If you need to receive clients, or a desk your team can sit at on Tuesday, you are looking for a private office, not this.
How to request a virtual office in Japan on Wezoo

The five steps from picking a building to registering the address
There is no instant booking here, and there should not be. A registered address is a commitment on both sides, so every virtual office Japan listing on Wezoo goes to the operator as a request.
- Start with the ward, not the plan. Marunouchi, Akasaka, Tenjin and Minato Mirai each say something different about your company.
- Ask about registration use in the request itself. Permission is set per building and never safe to assume.
- Send the request. Wezoo passes it to the operator, who comes back with the plan and the price.
- Confirm the exact address string with the operator. Take it from them in the form they use for registration, not from a listing page.
-
Register at the Legal Affairs Bureau with jurisdiction over that head-office address, then work down the notification deadlines above.

Virtual Office Japan — FAQ
Can I register my company at a virtual office Japan address?
The law requires the place of principal office to be stated in the articles of incorporation and registered at the Legal Affairs Bureau with jurisdiction over it. None of the government guidance cited below sets a floor-space test. Whether a particular building permits its address to be used for registration is the operator’s decision, so ask in the request before you draft anything.
How many virtual office buildings does Wezoo list in Japan?
212, across 54 distinct city values. Tokyo carries 73 of them, Osaka 23, Nagoya 14, Fukuoka 12 and Yokohama 10.
How much does a virtual office in Japan cost?
None of the 212 listings publishes a price, because the plan is quoted after the request. Registration permission, mail-forwarding frequency, parcel handling, phone answering and meeting-room access are what move the number.
Is there a free virtual office in Japan?
Not on Wezoo. Every one of the 212 is listed by an operator on commercial terms; none is free.
Can I book a virtual office online?
No. Private offices and virtual offices on Wezoo are request-based, not instantly bookable. Meeting rooms, hot desks and day offices are the products you book.
What happens if I change my registered address later?
You file to register the change with the Legal Affairs Bureau: within two weeks of the change for a subsidiary company, within three weeks for a branch office.
In short
A virtual office Japan decision comes down to one question asked in the right order: which building, then which registrar, then which plan. Confirm registration use with the operator in writing, and keep the notification deadlines in the same calendar as the invoice. The address is the product. Everything else is a plan feature.
One thing this guide does not cover: the rest of incorporation. Who may be your representative director, the company seal, the capital deposit, certified translations and who actually files — normally a shihoshoshi — are a separate job from choosing the address, and one for a qualified adviser.
Reading in Japanese? The same ground is covered for readers in Japan in our Japanese-language virtual office guide. For Tokyo specifically, see Virtual Office Tokyo. If you decide you need a room after all, the companion guide to private offices in Japan covers all 212 buildings, and there are closer looks at serviced offices in Tokyo and serviced offices in Yokohama.
This guide summarises publicly available Japanese government guidance as consulted on 29 September 2026 and is general information, not legal, tax or immigration advice. Registration requirements are decided by the competent Legal Affairs Bureau and the relevant tax, prefectural and municipal authorities, and whether a specific address may be used for corporate registration is set by the building’s operator. Confirm your own position with a qualified shihoshoshi, tax accountant or the authority concerned before you file.
